A MESSAGE FROM WEA WHERE ARE WE HEADED? We are three quarters into 2021 and our real estate market has been extraordinary. By any metric, both the number of transactions and the sale prices have increased dramatically. Sellers have been controlling the market and interest rates remain historically low. When priced right, homes in the lower price range ($1M-$5M) have been generating multiple offers. Homes in the stratospheric range are a bit different. Some mega-mansions have sold for phenomenal prices while others have remained on the market for long periods of time. These homes have more of an aspirational pricing strategy where sellers may not want to sell unless they get the asking price (or close) and, unfortunately, they may not get that price. One example of this is a home that recently sold for $16M when it was originally priced at $42.5M over two years ago. Many speculative home builders have also suffered from unrealistic pricing and wind up selling through foreclosure, auction, or forced sales, which result in sales far below what they were originally priced at. Sellers need to be truthfully told what their properties are worth. They need to know that many brokers will take a house at any price just to get a listing and hope they hold on to it while the price is eventually reduced. It’s best to interview several brokers and find the one that is most honest about pricing rather than the one who just accepts any price the seller throws out. The market should continue strong through the remainder of the year given that inventory is still very slim, and demand remains high. Good luck to all,

In the words of Stephen Shapiro, “Negotiations conducted with intelligence and integrity result in what we call the ‘triple win.’ Great results for the buyer, the seller, and WEA.” In 1999, Shapiro and Rappaport opened Westside Estate Agency with a focus on the most expensive and prestigious homes and estates in the prime Westside areas of Los Angeles. In 2015, WEA opened its Malibu office to service that world famous community. Today, WEA has a clientele without parallel, at the pinnacle of the business, financial, technology and entertainment industries generating billions in sales and the highest average price per sale in the industry.
