We bought our home because we dreamed of making over each space and our bedroom was a huge priority to make cozy. When quarantine began, it felt like the perfect time to move out of our room for a few weeks and start the reno. We chose neutrals tones, clean lines, and crisp white walls in the bedroom and bathroom to improve the natural light in the morning streaming from across the house. Adding the barn door to the bathroom created more space in the bathroom and adding height plus texture to our room (we never close that door). Our favorite is the shower door and we get asked constantly about it! We love space that inspires us!

West + Main agent Alexandria Reed has only lived in her home for two years...but the constant struggle to find storage without a pantry was already getting really old. The kitchen definitely didn't need a full remodel, but the strange space next to the fridge just felt like an un-used waste, no matter what Alex tried to fill it with. Inspired by all of the new-construction homes that she was busy showing to clients, the answer became clear: by framing and drywalling a brandnew pantry enclosed with a modern barn door, and filling in the rest of the nook with a coffee bar and reading corner, several problems were solved with just a minimal investment!

Wallpaper Magic Everything old truly is new again... and we would be remiss if we didn't include wallpaper in the Old Meets New Issue of West + Main Home Magazine! We're seeing wallpaper EVERYWHERE - from small accents in renovated homes to incredible murals in new-builds at every price point...and we're totally here for it. When West + Main agents April + Rob Schmidt scored the mid-century house next door to theirs for April's mom to live in, their goal was to help her feel like it was 100% her from the moment she walked in the door...which meant that the entryway had to be warm, welcoming + stylish just like she is. This bold + whimsical wallpaper print is not only an homage to the home's

architectural history, but also to the new owner's affinity for gardening, as well as her love of art in every form. The mid-mod walnut shelf unit found itself perfectly at home beneath a vintage mirror, which, placed across from the modern door, also follows one of the main tenets of feng shui by reflecting elements of nature + light into the space. Exterior Refresh West + Main agent Cathy Rossano and her family had been putting off this exterior project for a while. Even though they knew their siding should be replaced, there was always something more fun to tackle....until Stay at Home orders inspired them to get it done. "Our house tends to have two entirely different temperatures. In March, when my husband started working from home regularly, he was freezing all the time...so we added cellulose insulation into all the walls (they do it from the outside by removing pieces of the siding) on the upper level, and also 32 ISSUE#2

air sealed the attic. Instead of filling and repainting all the holes that were made during the insulation install we decided to just redo the siding as it was so tired looking." "The crew worked so hard that they knocked out the whole house in 2.5 days. They did great work, cleaned up before they left each day and the finished product is even better than we' d hoped. We noticed a huge difference in the temperature upstairs right away and our cooling bill is running about $40 less per month- in the middle of a really hot summer!" Architectural Forecast AN INTERVIEW WITH DEAN RICCI

We sat down with architect Dean Ricci to talk about his career, his advice and insights into the current market of home and building design. West + Main has had the pleasure of representing multiple properties that Dean has designed, including the recent Coach Homes at Jefferson Park and Condor Townhomes projects.

COACH HOME S AT JEFFER SON PA R K

Q: How long have you been an architect... and what motivated or inspired you to pursue a career in building + development? I have been practicing for about 25 years. I was first drawn to architecture because of the creative nature of the profession. I think It also appealed to me that the process was not absolute and there is not a single answer to any question so you could always keep learning. The fact that something that youâ€™ve designed can be realised and influence the way people live was also a pretty enticing. Q: It sounds like one of those dream jobs where you get to be so creative and make people's dreams come true, but we know that there must be a down + dirty side, too...along with all of the pretty, exciting stuff, what's the reality of your day-to-day? The best way to describe the day to day is varied, and no two days are alike. Most days involve some effort on design and design development and some time dealing with the "down + dirty" side, the percentage of each depends on the project type and scale.

On smaller projects, such as a single family house, the effort is much more focused on assisting the client develop their program and the design and less on the administration side. On the larger multi-Family projects it's the reverse. The methods of construction are more complex and require more detailing.

Securing municipal approvals can take well over a year and construction, with weekly job site meetings and relentless paperwork, can go on for at least another year. Q: We're familiar with several completed projects in your portfolio, including some of your personal residences as well as bigger multi-family projects, which West + Main has had the pleasure of marketing for sale. Can you share some of your favorites? My favorites tend to be mixed-use urban projects. These typically have a commercial component on the ground floor and residential above. I like the variety in scale and the way these buildings engage the street. I currently have a few of these in the office now, one under construction in Jefferson Park and another we're just starting design on Tennyson Street.

Assemble a team that you trust. These are the people that will help you navigate the cost, schedule and quality of the project. There's a near limitless amount of information available with design web sites and television and so much of that information is inaccurate or misleading. It's also important to realize that every project will have its share issues and if you're confident that everyone involved has your best interest at heart you'll be able to take these bumps in stride.

Also, a few years ago I built a new home for myself and having free rein over the entire process was unnerving but also satisfying so that one has a special place. Q: As we're all navigating the pandemic and everything that 2020 has brought into our lives, we're definitely seeing people's needs change and evolve...whether they are working/learning from home, needing more amenities, or are just unhappy with how their space is living now that they have spent much more time than usual in their homes. What kinds of changes + requests are you seeing from your clients?

I haven't really seen any specific trend in what people are looking for, just an enormous increase in people wanting to improve the quality of their space and maybe add a bit more. Q: If you had one piece of advice to leave our readers with, especially when considering a major remodel or a custom home project, what would that be?

West + Main agent Emily Hayduk and her 4-year old daughter Lexie recently purchased an adorable home in a great neighborhood. The outside is a picture-perfect storybook Tudor complete with a white-picket fence and a huge yard with a dreamy garden space....but the inside needed a LOT of updating to make it really feel like home. The hallway bathroom was the perfect project to tackle first, and Emily chose a spa-like vibe, completing a cosmetic face-lift in just a weekend by painting the walls a soothing but cheerful color (Brazilian Citrine by Behr) complimented by the accent wall covered in an easy-to-apply wallpaper, and the cabinet, which provides wonderful storage. Replacing the hardware, sink + faucet, mirror, light and shower curtain were finishing touches, and now bath time is fancy + fun instead of dreary + drab!

"Living in a 1925 Bungalow, I view it an honor to conserve the craftsman charm of this home." West + Main agent Megan Douglas started by reimagining the living space she wanted: to orient her home towards the back since thatâ€™s where neighbors gather, with the back of the

kitchen opened up, eliminating the dark stairwell at the back of the home. "When I purchased this home the kitchen walls were mauve, with cherry cabinets, granite tile, a small window over the sink, and a galley layout. I knew in time Iâ€™ d make changes and have the kitchen of my dreams."

"Galley kitchens can be challenging to work with but you just have to get creative: we expanded the window over the sink six times larger, had extra tall cabinets built, extended a gas line into the kitchen, created a dramatic wall of marble behind the stove vent, and grounded the space with hand made Arabesque Cement Tile in Charcoal." Meg wanted her home to have a fresh feel, but more organic modern with a little bit of Southwestern and Scandinavian flair, so she made sure to choose items that are timeless like the whitewashed oak cabinets, light slab countertops, distressed barnwood trim around the vent fan and the fireplace mantle, and overall choosing options that would make the home lighter and brighter.

"I craved a round dining table because I have become aware the last few years about how different the interaction is at a round table vs an oblong table. The previously odd living room space was just perfect for the round dining table I had my eye on." "It’s an unconventional remodel of a bungalow but it’s oh so beautiful. I encourage more homeowners to reimagine their spaces for how they best live in them and release being held back by finishes or layout the previous owner has established. Spring through Fall I find myself living on the deck outside the kitchen and throwing many more dinner parties than ever before. This remodel will add value at resale as I didn’t add square footage but it added functionality and perceived space, and the light and function of the rooms makes the house feel and look bigger."
