Hello! Dreams do come true...When we were just starting to plan for our boutique Real Estate brokerage three years ago, we created a budget, a business plan, a mission statement...and a dream board for what would become West + Main Homes. We've made so many of those goals + visions a reality, thanks to hard work, a truly amazing community filled with extraordinary people, and a desire to create a cool, safe, supportive and innovative atmosphere where talented professionals can hang their Real Estate license and help their people live their best lives. One of the things that landed on that first Dream Board back in 2017 was a lifestyle magazine - because we're both print and design fanatics, and we also wanted to give West + Main agents something truly special to share with their clients...something filled with beautiful, useful imagery and information, inspiring content, and pages filled with love, filled with home. 2020 was going to be OUR YEAR...and we're sure you had big plans for it, too. We had our magazine laid out. Photoshoots scheduled. Interviews in the can. Then things like a global pandemic and civil unrest and all of the things...huge, important, revolutionary, life-changing things started happening. We threw our plans for the first issue of West + Main Home Magazine out, and we started over. Months of time at home had us re-prioritizing, resetting, and, along with you, evolving. We hope that you will enjoy this First Edition of West + Main Home Magazine. It's the perfect time to Love Your Home More...and this issue's Before + After projects are close to our hearts...because they were all completed by, and in the homes of, West + Main agents and staff. We can't wait for you to turn the pages, get inspired, take a look at your own home, and think about what would help you Love It More. Enjoy!

We have a pretty large kitchen with a lot of cabinets so the majority of this budget went to a de-glosser, primer, multiple cans of paint, and cabinet hardware. Other small purchases included the paint brushes, tape, tarp, etc.

"All art, especially rugs, comes down to communication and connection" Rugs make the space, but buying them can be a consuming and confusing process as there are so many options. Rug weaving has a long history with stories woven into each piece. We talked to the experts at The Loom House to learn more about the process of rug weaving, what to think about when buying rugs and their favorite Instagram retailers.
W H AT TO CO N S ID ER Mystical pieces of art made of hand-spun sheep and lamb wool dipped and soaked in indigo, madder root, saffron, and other natural vegetables, f lowers, teas, spices, and minerals, then hung and scattered under the sun to dry, to finally be tied one small knot at a time to create an ancient and timeless nomadic masterpiece woven from the fingers of mainly women that have an unparalleled amount of patience, imagination, and soul; this is the first thing to know before you search for your perfect antique or vintage rug. The older the rug, the truer it holds to the process we’ve laid out for you above. Regardless of age, materials, design, and colors – if it was woven by hand, it wasn’t easy. When you’re on the hunt for a rug, be mindful of the way it makes you feel; what does it say? What was the weaver trying to communicate? Is it love at first sight, or is it’s mesmerizing charm growing on you each time you notice something new? Then you can worry about the colors and size, as of course, it needs to work in your space.
5 FAC TO R S FO R B U Y IN G 1. Quality of the wool and dyes (is the wool soft and are the dyes natural and unaltered) 2. Workmanship/Quality of the rug weave (was it difficult and timely to weave – the smaller the knots the more time it took) 3. Does the design of the rug appeal to you? (is it interesting, attractive, well-composed, artistic, expressive, etc.) 4. What makes it different? (where are the birthmarks of the rug, where are the irregularities, where is the human element, where are the imperfections, etc.) 5. Does it speak to you? (Can you see the soul in it? Does it move you?) These weavers create these mystical pieces of art to communicate something personal to the world, our interpretation of their messages either connect with us or it doesn’t. Equally, which rug you buy also communicates something personal about you to the world, and how others interpret that either connects with them or it doesn’t. And remember, it isn’t always about you finding the perfect rug, but also the perfect rug finding you – because imagine the infinite number of coincidences that have to occur for a 100 year old rug woven in a remote village or town thousands of miles away from you somehow magically finding you at the right time and at the right place – there’s something incredible about that.

Bathroom
Sanctuary Bethany's 1978 home has vaulted ceilings and exposed beams, beautiful views of Red Rocks Amphitheatre, a surprisingly functional kitchen layout, a sunken living room, and a zillion things that work perfectly for her family. But when they first bought it, she made her husband swear to do one thing: renovate the couple's bathroom. Its most notable feature? A bathtub in the middle of the bedroom. Literally in the middle of the bedroom. It must have been truly groovy in the 1970’s. Original

We refreshed our 90's bathroom by first painting the orange oak cabinets using Rustoleum Cabinet Transformations. It's an easy kit that requires almost NO sanding! You first use a de-glosser, then prime, paint and seal. The color looked almost exactly like the box! We used a remnant from a granite yard of quartzite for the countertops and they measured and installed in just a few days. Using a remnant (or left over piece) saved us a ton of money. We picked up the new sink and faucet at Lowes and installed ourselves. The whole bathroom got a refresh of paint in Benjamin Moore Shoreline(1471) and then the peel and stick wallpaper went up in under an hour. Finishing touch of the mirror and a new shower curtain and it feels like a whole new space! -MADELINE LINDER

With the weather warming up and spending more time at home during quarantine we knew that now was a great time to knock it out.

Dream Treehouse We have been dreaming of building a treehouse for our kids since we moved into our home in November. We have a lot of trees in our backyard, and we knew from the moment we first toured the property this would be the perfect spot. With the weather warming up and the whole family spending more time at home during quarantine (and of course some persistence from our 4 year old) we knew that now was a great time to knock it out! While this won't add value to our home, it could be a fun feature for another family in the future and it will certainly make our home more special to us. It is easy as a Real Estate agent to look at everything from a resale perspective, but sometimes it makes sense to invest in the way you live and your enjoyment even if you won't make it back directly on a future sale.
We originally planned to complete the entire project ourselves, but we decided to hire out the framing to get us started. We used the same crew that framed our house and they were able to put the main structure up in about two days. We took over from there and did the siding, roof and painting as well as small details like the string lights and curtains. Since we completed the project, my littles spend so much time out there, I can't imagine living without it now...from games of hide-and-seek to sunset storytime sessions and water balloon battles, adding our Dream Treehouse really has made us love our home more!

Kathleen's Colorado home is super unique and full of potential... She has a dozen different projects underway and luckily has a super handy partner who is always up for a challenge. We decided to feature their dining room's limestone accent wall for our Love Your Home More issue, which, along with a fresh coat of paint, freshly stained hardwood f loors and a gorgeous new light fixture took this space from blah to breathtaking!
She was able to source the limestone online from a builder who had some "extra" and negotiated him down to $3 per square foot, a great reminder that heading to the Big Box stores isn't always the only option.

Excess dirt was used to form a raised bed in the front, which now houses a plum shrub, rock features, a cast iron crane sculpture, and sedum ground cover. She planted Iris, Indian Paintbrush, Salvia, and Jupiter’s Beard around the raised bed to add gradual height. Walkways were lined with stones and the remaining beds were planted with f lowers that match the existing, established perennials. This include Quince, Roses, Peonies, and more Salvia and Iris. Everything was topped off with mulch that matches the trim of the house to make this property a showstopper!

This Denver homeowner moved in to find a completely bare landscape in the front and back with mounds of dirt strewn about and rocks in the soil. They aren’t a fan of lawns and don’t have the ability to water every day, so Lauren the Landscaper went with a xeriscape design that incorporates hardy perennials and materials that deter the growth of grass.
