This project will give this home the best first impression possible. Whether it's friends and family members coming over and feeling immediately welcome; future tenants feeling like they live in a warm home and not a bland rental property; or eventually future buyers being hooked from the first seconds inside the home. It's all about setting the tone for the rest of the home!
DURING ENTRY
This project isn't something that I felt necessary to do upon moving in. It was absolutely quarantine-inspired. The more I sat and looked at the entryway, the more bored I became with it. Our garage is around back so we always go in and out of the back door so it wasn't in our face everyday. But, realizing that this is the very first space that our friends and family will see, we decided to dress it up to make a good first impression!

For our bedroom, we really wanted to create a relaxing space that we could unwind and reset in after a stressful day of so many unknowns. The geometric accent wall that we designed is really the wow factor of our space. These types of accent walls are quite trendy right now, partially because they are fairly easy to do on your own, but also because they help elevate your space for a relatively low cost. For our room, we went with a playful design to help spruce things up a bit. Once we had our style locked down, the project was fairly easy to execute and we were able to crank it all out in one weekend.

The white box w� not cutting it for � anymore so we started drafting up ide�. Our home was built in the 1970s and hadn't been updated since the 90s. When we moved in the larger projects obviously took priority, so our poor little bedroom was neglected. For the longest time, it was just a bland box with a bed in it. Functional, but not too exciting to look at. However, once lockdown hit and we were forced to spend more time at home, every single room in our house became that much more important.

We sat down with Denver artist Alyson Khan to learn more about her art, creative process and how the pandemic has impacted the art scene. Q: How long have you been a professional artist...and what motivated or inspired you to pursue a career out of creating? I have been a maker since 1996, and became a full-time artist in 2015. I didn’t necessarily pursue a creative career, it sort of unfolded on its own after lots of small shows, odd jobs, serendipitous connections, putting my work online, getting some press, and gradually getting noticed by art consultants, gallery owners, and collectors. Eventually it felt like there was enough momentum behind me that I decided to at least try quitting my job and going full-time. When I took the leap, it was actually quite terrifying. But once I made that commitment, my career started to snowball.
Q: It sounds like one of those dream jobs where you get to be so creative and make people's walls + homes more beautiful, but we know that there must be a down + dirty side, too...along with all of the pretty, exciting stuff, what's the reality of your day-to-day? The reality is that making paintings means spending a lot of hours alone in the studio not exactly knowing what I’m doing. This messy part of the creative process can be very uncomfortable, uncertain and groundless. Another challenge is not putting too much pressure on each painting, and maintaining the sacred space of making the work. I think when you experience some success as a creative, you can get mixed up in wanting your work to be successful before it even has a chance to just be. But the truth is, if the work isn’t originating from a place free of expectations, it won’t be successful--in any sense.

Q: As we're all navigating the pandemic and everything that the past year has brought into our lives, we're definitely seeing people's needs change and evolve...whether they are working/learning from home, needing more amenities, or are just unhappy with how their space is looking now that they have spent much more time than usual in their homes. How has this past year changed for you in relation to your clients + collectors? Gratefully, I am the busiest I have ever been. And I have heard the same thing from many artists and designers. It seems that being forced to stay at home is not only motivating people to dial up their interiors, but also the pent up longing for travel is being soothed by art collecting. Art can invoke that feeling of something foreign and exciting—like visiting a new place. It can also tap into unknown parts of your imagination and emotions like nothing else. Living with art that you love does more than pull a room together; it can transport and transform you. Q: If you had one piece of advice to leave our readers with, whether they also aspire to create on a casual or professional level, or if they are looking to invest in works of art for their own homes, what would that be? If you have the urge to create, go with it. Just start. And also know that a lot of what you make at first will suck. But if you commit to making, it will commit back to you a hundredfold. Another thing to remember is to not wait for inspiration. It is fleeting. The act of taking the time to create is what opens the door for inspiration, connections and new ways of seeing and thinking. You have to take the risk of showing up first. If you are interested in starting to collect art, go with your heart, go with what you love. Jana's Attic Conversion As much as I love that arched pink door (It's a serious conversation starter whenever anyone comes to my home!) my favorite thing about this renovation is all of the much-needed new living space. I added a bedroom, a full bathroom, and a large bonus room in what was a dark, unused attic space.
The stairway is also a total show-stopper, and there is no question that if I ever decide to sell my home, the extra square footage and thoughtful layout and finishes will definitely give me a great return on my investment!

The first thing I noticed, after I walked in and fell in love with our 1906 bungalow, was that there was no coat closet. Relocating from NYC, we had A LOT of coats - short coats, long coats, puffy coats, you name it, we have them. With a neverending list of projects in our new home, the coat closet was not the first priority. So, for the first 6 months we used a clothing rack right inside the front door, calling it (jokingly) our "exposed coat closet" - but it was a messy eyesore. When it was time for 22 ISSUE#3
the coat closet project, the first thing we did was sketch out a design including space for all shape and size coats as well as some shelving for miscellaneous items. After many, many trips to Home Depot, and a full weekend of work, we could not be happier or more proud of the finished product. As is the goal with any DIY project, it looks like it has always been there.

I've always loved my front porch. It's where I eat breakfast on summer mornings with my dog + share happy hour drinks with my husband after work. We reused the support beams by stripping the white paint then "weathering" them by using a sledgehammer and random hardware to make impressions in the wood, grinding the corners, burning the entire beam with a blow torch, then sanding + staining. The railing was a custom piece built by drilling anchor holes into the cross pieces to secure the hammered aluminum balusters. Careful attention to the height of the bottom of the rail was a priority to make sure it was a dog-approved chin resting height...and now both Daisy and I love our porch even more! westandmain.co

West + Main agent Kendra Lanterman completely overhauled her home's kitchen for a fresh space that is functional + welcoming. We bought our home from a beloved family member in 2014 and it was our dream home. However, we almost doubled our square footage during the move but our kitchen got smaller! I love to cook for my kids and my family and enjoy my time in the kitchen with a glass of wine so I knew that one day I wanted to transform the kitchen and unused formal dining room into a kitchen of my dreams. This was a project we had been saving for over many years and we were so excited to see it come to fruition! Since we transitioned our formal dining room into additional kitchen space and doubled the size of our kitchen; we made sure we still had space for a formal dining room but everything is so much more open concepts and flows better when we

entertain! The design will absolutely help with resale value! We made sure to protect the features that buyers still want in their homes while maximizing the space and flow. This was a major renovation that included removing walls, moving and upgrading electrical, moving ductwork, completely new everything and because it was the kitchen of our dreams, we did not spare expense. We hired a five-star contractor who got the job done in a timely, well organized manner. Specifically for this project, we prioritized design, efficiency and quality and spent a little more in our budget. Cress kitchen and bath did amazing work and I would recommend them to everyone!

"The addition of these doors has brought us so much joy. We love coming downstairs every morning to the sunlight flooding the front entryway." From the first time we visited our new home, my husband and I knew we wanted to replace the original red double front doors. The house was built in the 1980’s and was very dark in the entryway, so it really needed windows to let more light in. And, the original doors were not energy efficient at all.
We live right along the neighborhood walking path and often catch people admiring the doors...we have received so many compliments from strangers, friends and neighbors as they pass by! The walnut-stained oak doors were purchased from The Door Store for a total cost, including installation and keyless entry hardware, of $9,000.

When we purchased our home it was mustard yellow, purple, teal, and red - the mix of colors didn't match our style or the interior of the home. We knew we wanted to change the exterior but didn't want to simply paint - the wood siding was warped from the sun and the home looked worn. Before we listed our last home with our amazing West + Main agent Ashley Busch, we updated the exterior and I loved how it turned out, so that gave me a sense of urgency to do the house we were living in so that we could enjoy it!

Now, people stop and take pictures and ask who designed and completed the work on our house all the time. The home really stands out in our neighborhood filled with 1950's ranch homes. When West + Main agent Brogan Rossi and her husband were looking for a new house, they wanted a way to make supplemental income through a rental in their existing home. "Houses with mother-in-law units are few and far between so when we toured this one, the unique second entrance to a large room in the back of the house caught our attention immediately. When it was listed, this space was used for storage...but with a separate entrance, it had income potential!

This project totaled around $15,000. We hired contractors to do the major things: they installed new vinyl flooring, built a wall to section off the apartment from our house, installed a thick private door for our in-house entrance, kitchen cabinets and sink, replaced the old bathtub and shower tile, and ran a new electrical line for the stove. Then, we got to do all of the fun finishing touches: cabinet hardware, paint, new fan and light fixtures...and found the perfect renter!"

New homeowners Jordan and Scott Knight reimagined their house. Q: Tell us all about your project! Both the remodeled kitchen and the upgraded railing (page 34) were on our "must-do list" from the time we bought the house. In fact, we tried to have contractors walk through before closing to estimate the costs and start the projects from day one. However, contractors

were weary to conduct consultations before closing and their estimates were extremely high. So, instead, we moved in and then started the projects a couple of months later. Q: Will this add value at resale? We sure hope so! Based on some internet research and discussions with

between $25,000 and $35,000. We reduced the costs by managing the project on our own and hiring subcontractors to perform individual tasks. We also reduced costs by hiring people to restore, paint, and install hardware on the existing kitchen cabinets (~4,000 compared to ~10,000 for new cabinets).
Q: Give us a quick outline of your budget and break it down: Materials? Source? Labor Cost? Or DIY? Railing – Our first estimate for the railing was $13,000! It was absurd. At the end of the day, we were able to hire someone, purchase materials from Amazon, and complete the job for ~$4,000.

Stepping Up Staircases are usually front and center and at the heart of the home, so updating them makes a huge difference. POPUL AR OPTIONS:
Remove the carpet. If you already have wood stairs underneath, give them a good sanding and staining and let that wood shine! Paint the treads + risers. Stairs are a great place to add a pop of color...or stick with a neutral like white, black or gray. Replace the balusters. If your staircase is stuck in the orange oak 80s, it's definitely time to update - there are so many options, from heavy-duty airline wire to wrought iron in all shapes + styles. Switch out the newel posts. Sometimes even just paint, stain or a new cap can make a huge difference!

Sam upcycled an old dresser with a butcher block counter that serves as a work surface and holds her circular saw. Her tools are artfully displayed on the pegboard and within the drawers providing function and visual interest. We're excited to share some of Sam's most recent projects with you here. This spacious kitchen came with a expansive kitchen island and West + Main agent, Lauren Crippen and her husband went with the vibe by adding shiplap and installing open shelving to match the modern farmhouse style.

"Going into quarantine and seeing everyone getting the time to embark on their home project lists was what pushed us to purchase a house in the first place. We were eager to make our own project list and the second we toured our now first home, we knew our dream of a DIY farmhouse could come to life. At the top of our DIY to-do list was our kitchen. We have a very unique and massive kitchen island in a room that seemed so bare. It was as if you would walk in the room and all your attention went to the island and nothing else. An accent wall was exactly what this room needed to steer your attention to other parts of the kitchen. Before we even moved in, we started the shiplap
accent wall ourselves, and it made the perfect addition to our farmhouse. With that, we needed more cabinet space but didn’t want to take away from the shiplap, so we added floating shelves. During our home search, the ability to turn a room into an office was a must, especially with my husband who works from home. I wanted to create something modern but still work with our overall theme of a farmhouse. We decided to create a seamless look while still incorporating shiplap by securing the panels vertically. Next, we wanted to add wood accents and what better way to do that than DIY hanging shelves and butcher block countertops. While having a home office can increase the marketability of our home for resale and possibily make our home more desirable to buyers, we also made sure the desk was still removable if, down the road, buyers wanted to turn
