Market Overview
As we close the book on 2025 we have seen perhaps one of the best performing ½ years in recent times. Across all areas of the Upper Hunter region it is evident that buyer interest remains very strong with virtually no housing stock available as we closed down for Christmas. In fact, many properties sold in the months leading to the end of 2025 received multiple offers with multiple buyers competing. What this means is that there are many buyers who unfortunately missed out and will enter 2026 still trying to secure a property suggesting a strong start for the new year.
Property prices grew substantially across the region in 2025 with Scone seeing growth of 4% on previous year to a median sale price of $600,000 whilst Muswellbrook experienced 10.25% growth for the same period to a median sale price of $570,000. What has been also interesting is the growth of out of area buyers seeking to move into the region as they recognise it is good value and is within easy travel distances from Newcastle and Sydney metropolitan. We are bullish about 2026 and expect sales volumes and price growth to continue throughout the year.
The Rental Market

During the latter part of 2025, the residential rental markets in both Muswellbrook and Scone remained tight and competitive, reflecting strong demand amid limited supply in the Upper Hunter region. With vacancy rates remained below typical healthy benchmarks, signalling an undersupplied market and relatively swift occupancy of available rentals. This environment continued to support rent rises into late 2025, making it a strong market for landlords while presenting ongoing challenges for renters in securing affordable homes. We expect this trend to continue through 2026.

Can you tell us a little about The Linga Longa and what you offer locals and visitors?
The Linga Longa is an awesome little pub nestled in the hills of Gundy and positioned right next to the Pages River. It’s had many looks and names over the years, but this current set up is our absolute favourite. What do we offer? Cold beers, good wine and our menu consistently has people coming back.
How long have you been pouring beers in Gundy?
I took over the pub in January of 2024 and its been a ripper 2 years of serving our locals and travellers!
What inspired you to or take on the pub here?
Wanting a challenge and being part of a community.
What do you love most about being part of the Gundy community?
It’s a tight nit little crew out here. With a population of only 180 in the village, the

support and generosity from everyone just makes it all feel very much like home. I’ve worked in a lot of venues and this place has by far been the best for vibes and just bloody good people.
What’s your favourite thing about running a pub?
It’s the couples celebrating their engagement, a baby shower or even a wedding; It’s the locals that come in after work for a beer & a solid chat about what’s going on in our worlds; It’s the travellers that stop in from all over, that share their stories of where they’ve been and where they’re going; And it’s the staff that prevent the place (and my sanity) from falling to pieces. Nothing would be possible without those incredible people that show up for me every single day. So yeah - it’s the people. 100%
What’s next for your pub – any exciting events, renovations, or new offerings coming up?
So in the next few months there will be
some changes and I can’t say too much just yet, but, there will be some new faces running the show and you are going to love them and everything they have to offer. The good times will absolutely keep rolling.
