The $2 billion SEED project within the Western Sydney Aerotropolis began construction this week.
Mirvac, Australian Retirement Trust (ART), and government officials attended the turning of the sod on May 25, marking the history-making beginnings of the world-class industrial precinct that will blend industry with nature.

Mirvac’s CEO, Development Stuart Penklis said this project will provide a major economic boost for the region, with more than 3,000 jobs to be created across the two stages of the precinct’s development.
“SEED was the first large-scale industrial precinct to receive State Significant Development Application approval from the NSW Government within the Aerotropolis,” Penklis said at the event.
“Early customer interest reflects the strength of the location just 800 metres from Sydney’s only 24-hour airport and the M12 Motorway in one of Australia’s most strategically important growth corridors.
“SEED offers customers the access and capacity they need to scale with confidence as the region evolves.”
SEED’s location on Elizabeth Drive connects occupiers to major road, rail, and future aviation networks.
It will comprise 90 hectares of
developable land adjoining 42 hectares of natural open space across two stages, with flexible warehouse opportunities ranging from 2,500 to 100,000 square-metres across 17 future buildings.

The buildings are designed to support logistics, advanced manufacturing, technology, and aviation–linked enterprises.
The first warehouse is targeted for completion in mid-2027, and Penrith Mayor Todd Carney said this milestone is significant for locals.
“About 60 per cent of Penrith residents currently travel outside the Local Government Area for work, so creating jobs close to

home is a priority for Council,” Mayor Carney said.
“This development is evidence of our City and region delivering as a major driver of productivity, innovation and employment growth in Greater Sydney.”
Mirvac and ART are also partnered on Aspect Industrial Estate in Kemps Creek – one of the largest industrial estates in the Mamre Road precinct.
“Through our ongoing partnership with ART and with the support of the NSW Government, SEED builds on the strong foundations established at Aspect Industrial Estate, Kemps Creek and our shared ambition to deliver leading, sustainable industrial precincts for western Sydney,” said Richard Seddon, Mirvac’s CEO, Investment.
“A second SSDA application for SEED, which also forms part of Stage One of the project, will soon be lodged.”

Hearing the words “heart murmur” during your dog’s vet check-up can be concerning – but what does it really mean? A heart murmur is not a diagnosis in itself but a sound, detected with a stethoscope, that indicates turbulent blood flow within the heart. It replaces the usual rhythmic “lub-dub” with a “whoosh” or “shushing” sound. Heart murmurs are classified as either innocent or pathological. Innocent murmurs are commonly found in young puppies and usually resolve by five months of age. These murmurs don’t indicate disease and often don’t require treatment – just monitoring. However, murmurs in older dogs are more likely to stem from underlying heart conditions and may signal acquired or congenital heart disease.
Veterinarians grade heart murmurs on a scale of I to VI.
Grade I murmurs are barely audible, while Grade VI murmurs are so loud, they can be felt through

the chest wall. It’s important to understand that the loudness of a murmur doesn’t always correlate with the severity of heart disease. There are many potential causes of heart murmurs. Some are congenital, meaning the dog is born with them. Examples include conditions like Patent Ductus Arteriosus (PDA) or Pulmonic Stenosis. More commonly, acquired murmurs develop later in life due to diseases such as Myxomatous Mitral Valve Disease (MMVD), seen in breeds like Cavalier King Charles Spaniels and Miniature Poodles, or Dilated Cardiomyopathy (DCM), more common in Dobermans and Great Danes.
Detecting a heart murmur often leads to further diagnostic testing. Your vet may recommend an echocardiogram – an ultrasound of the heart – to evaluate the heart’s structure and function. Chest x-rays may also help assess lung health, check for fluid accumulation, and determine whether the heart is enlarged or
putting pressure on the airways.
Signs that a murmur may be affecting your dog’s health include coughing, reduced exercise tolerance, difficulty breathing, fainting, or a swollen abdomen. These symptoms could indicate progression into

congestive heart failure, a potentially life-threatening condition. Fortunately, with the right treatment and regular monitoring, many dogs with heart murmurs live happy, active lives. Innocent murmurs may need no treatment at all.
For dogs with cardiac disease, management might include medication, dietary changes, and six-monthly check-ups, including repeat imaging.
Remember – heart murmurs are not a death sentence. Early detection, proactive care, and a supportive veterinary team can make all the difference in your dog’s quality of life and long-term health.

How to beat Str8ts –
Like Sudoku, no single number can repeat in any row or column. But... rows and columns are divided by black squares into compartments. These need to be filled in with numbers that complete a ‘straight’. A straight is a set of numbers with no gaps but can be in any order, eg [4,2,3,5]. Clues in black cells remove that number as an option in that row and column, and are not part of any straight. Glance at the solution to see how ‘straights’ are formed.








What You’ll Need:
– Pan
– Peeler
– Muffin tin
Ingredients:
– 2 large potatoes
– 1 1/2 cups frozen veggies (peas/carrots/corn)
– 1 can coconut cream
– 2 tbsp vegetable stock
– Puff pastry (1 sheet makes 4 pies)
– Spices (I use salt, black pepper, white pepper, paprika, onion powder, garlic powder, oregano)
Optional:
– Chicken breast
– Chopped spinach
– Cheese



Method:
1. Preheat pan on medium heat with butter. Peel and cube potatoes, adding to the pan.
2. Add in frozen vegetables and spices, stirring. Add in stock mixed with hot water and cover for 5-10 minutes
3. Once the potatoes are soft, add the coconut cream and more spices, if needed. Cover and let simmer, while preheating the oven at 200°C.
4. Grease a muffin tin and cut the pastry sheet into 4 squares. Place 1 square over a muffin hole, lightly pushing the pastry into the hole with your
knuckles. Leave edges overhanging.
5. Once the vegetable mixture is ready, spoon into the pastry cups until full. Use the 4 corners of pastry to overlap and cover the mixture. Spread a small amount of butter on the top to help with browning, and top with cheese if you wish.
6. Bake for 20-25 minutes or until golden brown. Enjoy!
