A WELCOME ADDITION TO THE FAMILY E

thically, I know I shouldn’t pick a favourite family member, but my Roborock Qrevo Edge 2 Robot Vacuum and Mop – better known as Rocky – is a couple of crumbs away from the top of my list. Rocky features 25,000 Pascal hyperforce suction and a dual anti-tangle system which is fantastic for hair cleaning. These features are vitally important because this sweet little robot was adopted into a house of fur. Its siblings include a domestic shorthair cat and a Siberian husky. I wasn’t sure how the three of them would get along at first. I’ve heard cautionary tales about robot vacuums choking on pet hair, but so far, excess fur has been of no concern to Rocky. Rocky also features an upgraded mopping system to defeat deep grime, and it’s ultra-slim 7.98cm design allows it to reach every low surface. The reactive AI obstacle recognition ensures Rocky glides around my home smoothly with no bumps against furniture, no accidental collisions with the family pets, and no cords destroyed. Even better, when it locates an obstacle, it takes a photo that I can access on my Roborock app. In addition to being the best cleaner in the household, Rocky is also the most low maintenance. It features 80 degrees Celsius hot water dock self-cleaning, a detachable dock base, w a r m w a t e r aut o -r e filling, auto dust emptying, and 55 degrees Celsius warm air drying. That is all a fancy way of saying

when Rocky docks after vacuuming and mopping the house, it self-cleans. I also really enjoy Rocky’s built-in voice assistant – especially when it announces the cleaning is done. My only critique is the app’s user-friendliness. When mapping the house, it took Rocky a couple of tries to get it right, and on the final attempt, I had to manually make changes. Rocky also occasionally finds reflections confusing. If it spots a sock or dog toy in the mirror, it marks it down as an obstacle.

“IN ADDITION TO BEING THE BEST CLEANER IN THE HOUSEHOLD, ROCKY IS ALSO THE MOST LOW MAINTENANCE”

Overall, I can’t complain. My personal vacuuming schedule has reduced by 50 per cent, and the house is now consistently tidier because I keep everything off the floor before I run Rocky as I head out the door in the morning. The satisfaction I feel upon coming home to a fur-free house after working for eight hours is indescribable. – Ally Hall

LOAD MANAGEMENT: GETTING BALANCE RIGHT L

HANNAH NORRIE OnePointHealth 4732 5188

oad management is essential for athlete development, ensuring training provides enough stimulus to improve performance while allowing the body time to recover and adapt. For strength and conditioning coaches, load management involves carefully structuring training demands to ensure athletes are challenged enough to improve while being supported to recover and perform consistently throughout the season. Building capacity through training Athletes improve when they are exposed to training demands that challenge their current abilities such as strength, speed, power and fitness. However, training load needs to progress appropriately. If the demands placed on an athlete are too high without sufficient preparation or recovery, fatigue can accumulate and impact performance. Effective program-

ming aims to build an athlete’s capacity while preparing them for the physical demands they will experience during competition. Understanding the individual athlete A training session does not affect every athlete the same way. Factors such as age, injury history, current fitness levels, sporting demands and recovery all influence how an athlete responds to load. This is why coaches must monitor how athletes respond to training and make adjustments when required. Sometimes this may mean increasing training demands, while at other times it may involve modifying sessions to allow the athlete to recover and continue progressing. The role of recovery Preparing athletes for competition requires exposure to the high-intensity demands of their sport, but effective programs also include periods of lower-intensity

training and recovery. Adjusting training intensity and volume throughout the week and season helps athletes continue improving while managing fatigue. Managing load for consistent performance Managing training load requires coaches to consider the demands placed on an athlete

and how they are responding over time. Through appropriate planning, monitoring and adjustment of training variables such as volume and intensity, coaches can develop the physical qualities required for sport while managing fatigue and injury risk. The goal of load management is not to reduce training demands, but to ensure athletes are exposed to the right level of stress to promote adaptation. By progressively building capacity and preparing athletes for competition demands, they are positioned better to maintain consistent training and performance throughout the season. PET HEALTH The Experts

A PAINFUL EYE SHOULD NOT BE IGNORED A

KELLIE TICKNER Orchard Hills Veterinary Hospital 4736 2027

pet with a watery or squinting eye may simply have a speck of dust causing irritation, but it could also be suffering from a corneal ulcer – a painful condition that can rapidly threaten vision if left untreated. Because eye injuries can deteriorate quickly, prompt veterinary attention is always recommended. The cornea is the clear, domeshaped surface at the front of the eye. You can think of it as the eye’s window, allowing light to enter while protecting the delicate structures inside. Although it appears smooth and simple, the cornea is made up of several specialised layers. Damage to the outer surface is known as a corneal abrasion or erosion, while a deeper injury extending into the underlying tissue is called a corneal ulcer. In severe cases, the ulcer can become so deep that the eye is at risk of rupturing, making it a true veterinary emergency. The most common cause of a corneal ulcer is trauma. A

playful swipe from a cat, a grass seed trapped beneath the eyelid, rubbing the eye on carpet or furniture, or contact with a sharp object can all damage the cornea. Chemical irritation, such as shampoo accidentally entering the eye, is another common cause. Less frequently, ulcers develop secondary to bacterial or viral infections, reduced tear production (commonly known as dry eye), eyelid abnormalities that constantly rub on the cornea, or underlying diseases such as diabetes. We often see breeds such as French Bulldogs, Cavaliers and Boxers, with these eye conditions. Corneal ulcers are extremely painful because the cornea contains thousands of nerve endings. Pets will often squint, blink excessively or keep the affected

eye tightly closed. The eye may become red, watery or produce a discharge, and many animals paw at their face or become reluctant to go into bright sunlight. Diagnosis is usually straightforward using a simple, painless test called a fluorescein stain. A harmless orange dye is placed onto the eye, where it sticks to damaged areas of the cornea and glows bright green under a special blue light. Deeper or non-healing ulcers may require additional testing to identify infection and guide treatment. T r e a t m e n t depends on the severity of the ulcer. Superficial ulcers often heal using antibiotic eye medication, pain relief and careful monitoring. More serious ulcers may require surgery to protect the eye and support heal-

ing, while very deep ulcers can require specialised procedures such as a corneal or conjunctival graft. Referral to a veterinary ophthalmologist may also be recommended for complex cases. The key to a successful outcome is early intervention. Corneal ulcers can worsen within just 24 to 48 hours, so never delay having a sore eye examined. Avoid using leftover eye medications or human eye drops unless specifically advised by your veterinarian, as some medications, particularly those containing steroids, can dramatically worsen an ulcer. With prompt treatment and regular follow-up examinations, most corneal ulcers heal successfully, allowing pets to return to a comfortable, pain-free life. If your pet is showing signs of a sore or painful eye, don’t delay seeking veterinary attention. COMMERCIAL PROPERTY IN THE SPOTLIGHT C

STEVEN KORNER The Finance Korner thefinancekorner.com.au

ommercial property has long sat in the shadow of the residential market in the national conversation, but that’s changing. As interest rates look set to ease through 2026 and investors search for more stable, income-generating assets, commercial real estate from suburban shopfronts to warehouses and medical centres is drawing renewed attention. A different kind of income The most commonly cited attraction of commercial property is rental yield. Commercial leases typically return higher gross yields than residential property, often in the range of five to eight per cent compared to two to four for houses and units, largely because commercial tenants shoulder more of the property’s outgoings. Many commercial leases are structured on a “net” basis, meaning the tenant, not the landlord, covers costs such as council rates, insurance, and maintenance. Lease terms also tend to run longer, often three to 10 years with fixed annual rent increases built in, giving owners a more predictable income stream than the typical 12-month residential tenancy. Where the growth is Not all commercial property performs the same way, and location matters as much here

as it does in the housing market. Industrial and logistics assets have been a standout in recent years, particularly in growth corridors near infrastructure projects. A logistics precinct near the Western Sydney Aerotropolis, for example, recorded strong growth through 2025, while some older CBD office stock has struggled with softer demand. Essential-service properties, childcare centres, medical and allied health premises, and neighbourhood retail have also become popular with investors chasing reliable, longterm tenants rather than pure capital growth. These sectors benefit from steady demand tied to population growth and government support, rather than discretionary consumer spending. Business owners buying their own premises For business owners, purchasing the property they operate from is often about more than investment returns. Paying a mortgage rather than rent builds equity in a fixed asset, offers greater control over fit-out and long-term use of the space, and can provide certainty against rising commercial rents. Some buyers also use structures such as a self-managed super fund to purchase premises and lease it back to their own business, which can bring tax advantages.

The other side of the ledger Commercial property isn’t without its risks and complications, and buyers should go in with eyes open. Vacancy periods can be longer and harder to predict than in residential property; a single vacant industrial unit or office suite can sit empty for months, unlike a house that typically re-lets quickly. Finance is also generally less straightforward: lenders usually require larger deposits, often 30 per cent or more, and apply closer scrutiny to the tenant’s lease strength and the property’s specific use. Loan terms and interest rates can differ from standard home loans as well. Older office stock in particular has faced headwinds, with tenants increasingly favouring newer, more energy-efficient buildings, a trend that’s widened the gap in performance between well-located, modern assets and ageing ones. The bottom line Commercial property won’t suit every investor, and it comes with a different risk profile to residential real estate, less liquidity, larger capital requirements, and more sensitivity to tenant and sector conditions. But for those willing to do the homework on location, tenant quality, and financing structure, it offers a route to stronger yields and longerterm income stability.

oogle Earth came out in 2005 and quickly changed how we explore the world. With satellite images, you can now see almost any place on Earth in amazing detail, right from your computer or phone. Google Earth is a virtual 3D model of our planet, made from satellite images, aerial photos, and geographic data. Instead of just looking at a flat map, you can tilt, zoom, and fly over cities, landscapes, or even remote places. You can use it in your web browser or download Google Earth Pro for free, which has extra features. I prefer using the Pro version. People use Google Earth for all sorts of things, from practical tasks to fun activities. In schools, teachers use it to make geography lessons more interesting. Travellers can look at places before they visit to get a feel for the area. Urban planners, environmental researchers, and emergency services use it to study land, track changes, and plan for events such as

bushfires or floods. Anyone can measure distances, examine the terrain, or see how places have changed over time using historical images. One cool feature is the built-in flight simulator. It lets you control a virtual plane and fly over real landscapes. To try the flight simulator, open Tools and choose Flight Simulator (or press Ctrl-Alt-A). Pick your plane and where you want to start. For example, I took off from Sydney Airport and flew an SR22 propeller over the Harbour Bridge. The controls are simple, but it might take a little practice to get the hang of them. I needed several tries before I could take off smoothly

from Sydney Airport. If you’re using a keyboard: • Arrow keys control the direction of the aircraft (pitch and roll). • Page Up and Page Down adjust your throttle, speeding up or slowing down. • The spacebar often centres or stabilises the aircraft. • G lowers or raises the landing gear. • F can adjust flaps for take-off or landing. If you use a mouse or joystick, steering feels smoother and more precise. I was able to fly around all the way around the world. Even though I’m better at flying now, I still crash every time I try to land.

Relax & Unwind DESTINATION Mollymook

MORE INFO

RETRO CHARM, MODERN “

That was the most impressively designed hotel room that I’ve ever stayed in” was what my wife said to me after spending two nights in fabulous Mollymook, situated along the glorious NSW South Coast. No, we didn’t check in to a Four Seasons, The Ritz-Carlton or even a Hyatt property, instead we pulled into a motel – yes, a motel! – just moments from picturesque Mollymook Beach. Dolphins Motel, located on Shepherd Street, recently reopened following a comprehensive redesign that transforms the classic Australian roadside motel into a thoughtfully reimagined boutique stay, inspired by the optimism and simplicity of mid-century coastal living. With help from Architectural Design firm Lukin Design, interior design by Studio Aquilo and branding agency Swell Design Group, the family reimagined the tired site from the ground up, which resulted in a highly curated retreat that serves up Palm Springs energy with a distinctly Aussie accent.

Part Australiana, part 1950s Californian, Dolphins Motel embraces the enduring appeal of the classic beach motel while offering a modern interpretation of the coastal Australian getaway. When we pulled up to the property on a beautiful but chilly Saturday afternoon, we were immediately greeted by friendly Dolphins Motel General Manager Paul Goodenough, who explained to us that people visit Mollymook, which is roughly three hours from Penrith, for the beaches, the coastline, the slower pace and the feeling that you’ve truly escaped. “Dolphins Motel has been designed to reflect that. It’s relaxed and unpretentious, but every detail has been carefully considered,” Paul told us. Inside our stunning Retro King Studio, the design language is unmistakably mid-century. Portuguese cork flooring, Fibonacci terrazzo surfaces, Brodware tapware, locally crafted cabinetry and handcrafted bedheads by Create Estate sit alongside

furnishings from Jardan, Tait, Vincent Sheppard and Vitra. The bespoke bedside table was topped with a Geneva retro alarm clock, while artwork by Studio Elwood, Leigh Vardenega, Studio of the Sun and PTSR Studio brought colour, character and a distinctly coastal sensibility to the room. The 10 Retro King Studios blend modern conveniences with old-school beach holiday charm. Each features a private terrace, kitchenette fitted with Sam Gordon crockery and Smeg appliances, Dyson hair dryers, Steamery clothes steamers, St. Ali coffee, T2 tea and Leif bathrooms amenities. When we arrived, we were welcomed with a curated hamper in our room featuring South Coast producers including Broulee Brewhouse, South Coast Blend Nuts and Woodstock Chocolates Co., which created custom dolphin-shaped chocolates exclusively for the motel – a nice touch! Just beyond the gorgeous rooms, a breezy pool framed by landscaping and soft mid-century curves invites long afternoons in the sun, while complimentary cruiser bikes, soft-top surfboards, garden table tennis and two Porsche EV chargers encourage guests to make the most of Mollymook’s coastal lifestyle. I also loved the property’s towering four-metre illuminated motel sign, which serves as a beacon from the street, channelling the neon spirit of Palm Springs and the golden age of roadside motels while announcing a new chapter for this Mollymook icon.

Gwylo has everyone talking.

FEEL: MOLLYMOOK IS A WINNER comfort of our private terrace. For my wife and I, this was our first time visiting this much talked about beach town, and it certainly lived up to the hype. Not only was Dolphins Motel the truly perfect property, but the food scene in Mollymook was up there with some of the best Australia has to offer. The first restaurant we visited for dinner was Gwylo, located just a five minutes’drivefromDolphinsMotelin Tallwood Avenue. This funky and fully licensed establishment, which opened in 2020, brings together Asian street eats, classic tunes and delicious one-of-a-kind cocktails and house brews all under one roof. Gywlo’s ever evolving menu focuses on big flavours and dishes that are made to share. We selected the $76 per person set menu, which featured seven perfectly crafted dishes including bao buns and the most flavoursome Asian inspired lamb skewers I’ve ever eaten! Our dessert was insane too, we shared a donut with Szechuan sugar, apple ginger jam and coconut ice cream – yum! For our second night in Mollymook we visited the famous Rick

Maddie’s Meals

Homemade Bagels Bagels are a favourite breakfast item for me. Here’s how to make them yourself! What You’ll Need: – Large bowl x 2 – Wooden spoon or spatula – Whisk – Wooden board or bench (for kneeding) – Baking sheets & paper – Large pot

Ingredients: Dough: – 4 cups plain or bread flour – 1 tbsp honey – 1 packet instant yeast – 1 1/2 cups lukewarm water – 2 tsp salt

Waterbath:

– 2L water – 1/4 cup honey or maple syrup

Egg Wash:

– 1 large egg – 1 tbsp water

Method: 1. In the large bowl, whisk the warm water, honey and yeast

together. Cover and set aside for 5 minutes. 2. Add the flour and salt to the bowl and mix until the dough pulls away from the sides. If too sticky, add 1 tbsp more flour. If too crumbly, add 1 tsp water until desired texture is reached. 3. Once the dough is the proper consistency, kneed the dough on a floured surface until the dough feels smooth. After kneeding, the dough should be slightly soft and bounce back if poked. 4. Grease the other large bowl with oil and place the dough in, turning so all sides are covered in oil. Cover with plastic and allow to rise for two hours, or until doubled in size. 5. Line your baking sheets. Once the dough has risen punch it down softly to

release air. On a floured surface, divide it into eight equal pieces. Shape each piece into a ball and poke a hole through the centre to make a ring. Place on the baking sheet and rest for 5-10 minutes. Preheat oven to 220°C. 6. Fill the large pot with water for the waterbath. Whisk in the honey and bring to a boil, then reduce to medium heat. Drop 2 or 3 bagels in at a time, ensuring they have enough room to float around. Boil for 1 minute then flip and boil for a minute more. Lift the bagels out of the water and place back on baking sheets. 7. Brush the bagels with the egg wash and add toppings if you wish. Bake for 20-25 minutes or until the bagels are golden brown. Enjoy!

Legal career beckons for Emmaus graduate driven to give back A

s he studies a Bachelor of Laws/Bachelor of Arts (Psychology) at Western Sydney University, Emmaus Catholic College alumni Biar Achuoth is reflecting on the people and experiences that helped shape his journey – and encouraging current students to make the most of every opportunity. Graduating in 2025, Biar is one of nine children and has become the first in his family to attend university. Pursuing a career that combines law and psychology, Biar credits the supportive learning environment at Emmaus with giving him the confidence, resilience and determination to pursue his ambitions beyond school. “My time at Emmaus Catholic College played a significant role in helping me to achieve my goals,” Biar said. “The teachers continuously encouraged me to strive for excellence, challenge myself and believe in my potential. “Through hard work, dedication and a strong foundation in faith, I developed the confidence, discipline and resilience needed to pursue my aspirations beyond school.” The commitment of the teachers at Emmaus and the support they provide for their students continues to create opportunities for success both inside and outside of the classroom.

Earlier this year, Year 12 student Angelina Dicenso was one of only two students across the Diocese of Parramatta to attend the prestigious National Schools Constitutional Convention in Canberra engaging with students about key issues facing the nation. She credited the support of her teachers and

the opportunities available to her at Emmaus with providing these real-world learning experiences. Just last month, teacher Danielle Nevin was named as a finalist for Vocational Education and Training (VET) Teacher of the Year at the NSW Training Awards.

Emmaus Catholic College Principal Gabriela Osterlund said these accomplishments reflect the school’s commitment to excellence in learning and to enabling the best outcomes for students and staff. “We hope that these achievements inspire our current students to believe in themselves and aim high,” she said. “Biar embraced every opportunity during his time at Emmaus, and his success is a testament to his dedication and determination.” For Biar, he wants to continue to build on the foundations established during his time at Emmaus and hopes through his studies that he can make a meaningful contribution to the community. “I want to be a voice for those who seem voiceless and help them believe they can do whatever they want if they put their minds to it,” Biar said. “It’s something I’ve always wanted to do. Not just help my [South Sudanese] community, but all Australians, because I feel like we all deserve a chance. My goal is to combine these experiences to create real change, whether that’s through legal advocacy, community support or policy work. “Emmaus taught me that belief and action go hand in hand, and I’m carrying that forward every day.”

hoosing the right school is one of the most important decisions any family will make. As a registered and accredited school under the NSW Education Standards Authority (NESA), Bethel delivers the NSW curriculum while integrating Christian values throughout every aspect of school life. people with values that will serve them well throughout their lives. Combined with dedicated teachers and a caring school community, Bethel provides an environment where every student is known, supported and encouraged to reach their full potential.
