Conditions of Sale for Buyers 1. The highest bidder shall be the purchaser, subject to the auctioneer having the right to refuse the bid of any person . Should any dispute arise as to the biddings the lot in di spute will be immediately put up for sale again at the preceding bidding , or the auctioneer may declare the purchaser , which declaration shall be conclusive. 2. No person shall advance less at a bid than the sum nominated by the auctioneer and no bid may be retracted . 3. All lots are sold subject to the right of the seller or his agent to bid or else to impose a reserve . 4. The purchaser shall complete a bidding card before the sale giving name and address . Immediately after the sale the purchaser shall pay 10% of the purchase price in part payment and shall pay the balance within ten days of the date of the sale unless prior credit arrangements have been made . 5. The purchaser shall pay to Peter Webb Galleries Limited (Webb's) a premium of 10% of the hammer price together with G.S.T. on such premium at the current rate. 6. All lots are sold as shown and with all errors to description , faults and imperfections whether visible or not. Neither Webb 's or its vendor are responsible for errors of description or for the genuineness or authenticity of any lot or for any fault or defect in it and make no warranty whatever. Buyers proceed upon their own judgement. 7. Webb 's act as agents . They have full discretion to conduct all aspects of the sale and to withdraw any lot from the sale without giving any reason . 8. Each lot is at the risk of the purchaser from the fall of the hammer and is to be taken away at the purchaser's expense immediately after the sale . If this is not done Webb 's will not be responsible if the lot is lost , stolen, damaged or destroyed . 9. No goods are to be removed while selling is in progress. Receipted invoices must be produced prior to delivery of any lot. The auctioneers reserve the right to request identification in the case of any purchaser not known to Webb 's who pays by cheque. Credit cards will not be accepted as means of payment. 10. No person purchasing any item which falls within the provisions of the Antiquities Act 1975 or the Arms Act 1958 shall be entitled to take possession of the item unless and until such person has produced to Webb 's a licence under the appropriate Act. 11 . If a purchaser fails either to pay for or take away any lot Webb 's shall without further notice to the purchaser, at its absolute discretion and without prejudice to any other rights or remedies it may have, be entitled to exercise one or more of the following ri hts or remedies :
(a) To issue proceedings against the purchaser for damages for breach of contract. (b) To rescind the sale of that or any other lot sold to the purchaser at the same or any other auction . (c) To resell the lot by public or private sale . Any deficiency resulting from such resale, after giving credit to the purchaser for any part payment, together with all costs incurred in connection with the lot shall be paid to Webb 's by the purchaser. Any surplus over the proceeds of sale shall belong to the seller and in this condition the expression "proceeds of sale " shall have the same meaning in relation to a sale by private treaty as it has in relation to a sale by auction . (d) To store the lot whether at Webb 's own premises or elsewhere at the sole expense of the purchaser and to release the lot only after the purchase price has been paid in full plus the accrued cost of removal, storage , insurance and all other costs connected to the lot. (e) To charge interest on the purchase price at a rate two percent above Webb 's bankers ' then current rate for commercial overdraft facilities , to the extent that the price or any part of it remains unpaid for more than seven days from the date of the sale . (f) To retain possession of that or any other lot purchased by the purchaser at that or any other auction and to release the same only after payment of all money due . (g) To apply the proceeds of sale of any lot then or subsequently due to the purchaser towards settlement of money due to Webb 's or its vendor. Webb 's shall be entitled to a possessory lien on an y property of the purchaser for any purpose while any money remains unpaid under this contract. (h) To apply any payment made by the purchaser to Webb 's towards any money owing to Webb's in respect of anything whatsoever irrespective of any directive given in respect of, or restriction placed upon , such payment by the purchaser whether expressed or implied . INSTRUCTIONS TO BID AT SALES Absentee bids These are accepted by Webb 's and carried out free of charge. Lots will be bought as favourably as is allowed by the bidding in the saleroom and any reserve imposed . "Buy" (unlimited) bidding directions will not be accepted . Webb 's require confirmation in writing or by fax of bidding directions prior to the sale . Telephone bids Webb's will use its best endeavours to take telephone bids from buyers who have made proper arrangements prior to the sale . Because this method cannot be entirely free from the risk of communication cutoff Webb 's cannot be responsible for losses arising from missed bids .

Admission: Admission to the viewing and the sale is by catalogue only. Each catalogue will admit two persons. The tear out insert in the catalogue in divided into four tickets. The first two tickets allow admittance to the viewing on two separate occasions. The third ticket is for admittance to the auction on Friday 26th July and the fourth ticket for admittance to the auction on Saturday 27th July. Footwear: To protect the parquet floors and the carpets, visitors will be required to remove their shoes. Clear plastic bags will be available for carrying footwear during the viewing and sale. Visitors are recommended to bring slippers, gym shoes or over-socks.

No children under the age of fifteen will be admitted to the viewing or the sales.

No animals will be allowed onto the property.
5.
No food or drinks will be permitted on the property and no smoking is will be permitted in the house.

The owners or Webb's, their agents, reserve the right to refuse entry to the property to any person or persons.

Method of Payment: Payment can be made by cash or cheque. Proof of identity will be required for all cheques. The auctioneers reserve the right
to clear cheques before giving delivery. Buyers are required to register with full details prior to the commencement of the sale. 8.
Removal of Purchases: All items purchased are to be paid for and removed from Florence Court by 5 p.m. on Monday 29th July (subject to clause 7). Items not paid for and removed may be placed in storage and insured at the buyer's expense.

Absentee Bids: Webb's will advise on and execute bids on behalf of intending purchasers unable to attend the sale. This service is free. Lots will be bought as cheaply as possible allowing for any other bids or reserves in respect of the lots. In the case of identical absentee bids the first recorded will have precedence. To ensure that the bids are carried out, they should be received by the auctioneers well in advance of the sale.

Telephone Bids: Subject to the availability of lines, Webb's will arrange to make a collect call to an intending purchaser a few minutes before the lot they are interested in is put up for sale. This service may be refused to persons unknown to Webb's who have not made prior arrangements.

Florence Court Florence Court was originally built for the Hellaby
family in the early 1900s to designs by the architect A.L. Fernyhough. It owes its appearance today to the work of Auckland architect George Tole ~~o was engaged in the late 1930s by its owners Phillip and Lalla Seabrook to enlarge and improve the house. Tole, a partner in the eminent Auckland architectu~al practice of Horace Massey and Tole, m~age~ With great skill to transform a ~o-storeyed villa rnt~ a richly decorated Edwardian ~ar_?que _mansion according to Mrs Seabrook's precise rnstructions. The ornately crested and bracketed tiled roof probably survives from the house's earlier form but Florence Court's exterior detailing with its Palladian windows, engaged and free-standing Roman Doric pill~rs, extensive ballustrading and elegant curved portico make this a most striking house. Inside, timber panelled ceilings of the original house survive in the large nursery and in some of the se~en bedro?ms .. So too does a magnificent wooden staucase which nses through three landings to a wide upper corridor. As well as being elegant in proportion, the mahoga?ypanelled library, dining room ~nd o~al ?~y-ed_ draWing room are distinguished by highly mdividuahsed and detailed moulded cornices and wall panels. Unusually elaborate in conception, Florence Court exhibits a combination of Edwardian Baroque and neo-Georgian stylistic elements which make it unique in the domestic architecture not only of Auckland but of New Zealand as a whole.
Mr and Mrs Philip Seabrook
Its most recent occupant was Mrs Philip Seabrook who planned its remodelling and . sup~rvised the gradual materialisation of he~ design rn _the late nineteen thirties and early forties, and as With many resourceful women, labouring was not an activity to deter her or be left solely to men when a hole need~d to be dug for a lily pond, or bricks needed to be laid. Mrs Seabrook's only daughter, Diana Robinson, remembers with pride how her mother worked for days at a time, building her gardens and making never-ending improvements. When their youngest son died tragically aged th~rtyone in an air accident, Mr and Mrs Seabrook bmlt a private walled garden near the top gates to t?e property, named "The White Garden", as a memonal to him. After Philip Seabrook's death in 1972, possibly in an attempt to compensate for his loss, Mrs S~abrook's collecting gained a new intensity. Wrought uon gates were ordered from England, gradually garden statuary, two sets of armour, large pieces of furniture and much more. To those in the antique trade fortunate to have her as a client, she was in a category of her own, a most favourite amongst favourite clients. When one of her dealers had a piece considered to be outstanding, a phone call would usually be enough to get _her invitation to bring it to Florence Court for appraisal. If Mrs Seabrook accepted the piece, which more often than not she did, a cheque would be written on the spot without horse trading or haggling. Two or three gin and tonics would be enough to consummate the purchase and an unsuccessful dealer might expect to receive an extra gin and tonic out of sympathy. Mrs Seabrook collected for over fifty years and the fruits of her collecting are largely intact and on display in Florence Court today, awaiting the attention of another generation of collectors. Those who know the Seabrook collection, will notice the absence of some of Mrs Seabrook's favourite pieces which have, of course, been retained within the family, but what remains constitutes a magnificent tribute to a woman's passion for fine things, for excellence and craftsmanship as represented in beautiful furniture and works of art, and for her resourcefulness in finding the means to acquire them. Florence Court, although named by a previous owner, is associated almost exclusively in the public mind with the Seabrook name. Philip Seabrook was a founding director of the motor business, Seabrook Fowlds Ltd, well known in the North Island for over fifty years. The company imported and distributed Austin motor cars in an age before the Japanese motor car and when there were scarcely any cars imported from the United States. Philip Seabrook was a much loved and respected man, whether in the environment of the motor industry, the yacht squadron, the Auckland and Northern clubs, or the Auckland Golf Club at Middlemore.

Her creativity was unique, as was her strength and courage. Her hands somehow were ever soft, and her sewing the finest; embroidering with but one thread on organdie, which should be housed only in a museum, along with her magnificent tapestries.
A letter from Diana Yes, all the above, but my Mother not only had a passion for beautiful things, she also had a great love of people, especially children. The word, "magic", when reflecting on her warmth, kindness, humour and hospitality is not an extravagant one when describing her, and the word, "magic", fits easily with my Father, too.

Mummy would squeeze Daddy's hands as she put a pile of bills into them, "Don't open these, angel 'til you get to the office, or it'll bring you bad luck." His phone calls later contained some strong swear words, but all seemed to be forgiven at night when he came home to a special kind of love and a special dinner.
Their entertaining was legendary, and my Mother did everything herself. Whether a morning tea party or a large formal dinner, nothing seemed to daunt her. Her flowers in the hall in front of the gilt Adams mirror were always breathtaking. My parents were brilliant hosts.
Florence Court always seemed to be full. Full of people, of children, and certainly laughter and music, lots and lots of music. But like all families there were many tears too.
When planting the garden for our wedding, Uncle Norman (of Yate's Reliable 'Weeds', as Daddy always called them - Molly Yates is Daddy's sister) told Mum firmly that all the plants she was planting would never be flowering in November, but "Florence Courtyard", as Uncle Norman called it, was in fact a brilliant mass of colour. Not one dared not flower! Sadly the gardens today at Florence Court are nothing compared to their former glory. Her roses, azaleas, hydrangeas, formal boxed hedged gardens, immaculate lawns were once breathtaking.
Raking up the long pine 'leaves' from a huge Norfolk Island pine which was down by the front gate, Scott found one of them half on our property and ha_lf on our neighbour's, and jokingly asked Daddy what to do. "Cut it in half', he said. I don't think Daddy liked it much when I was out dancing or at parties in my teens, because when I got home, Mummy had Florence Court lit up like a Christmas tree, she was so afraid I might get a fright, for Daddy was the finest 'Apple Pier' in the business. If it wasn't the Electrolux in my bed, it was my whole writing desk. The best though, I think, was a dummy man, complete with white shirt, black tie and tails, top hat and walking cane! In fact I don't think anyone thought he'd ever let me get married, and even after we had been married for a long time he'd look hard at Robby, when Robby held my hand. But he thought the world of him, which made it all right.
Florence Court was not always the magnificent home it is today. When my parents first bought it when I was a very small girl, it was dark and somehow horribly windowless, and when my Father was away at the war, it seemed even worse, but my Mother battled on, and it was at that time she built, herself, the sunken garden pond outside what was then the conservatory, as a surprise for Daddy when he safely came home.

the end of a very fine era, and soon I shall be saying goodbye to Florence Court. Theirs was truly a love story, but Daddy did get very nervous at times with Mummy's passion for art and anything uncommon, so whenever out driving, and if passing an antique shop, Daddy would say firmly, "EYES FRONT!"
The Lucky Spider though, goes back a long time. _I think I might have been only twelve when I bought 1t at some fair. It was made of papier mache, painted bright orange with huge bendy black legs. Somehow Daddy and I started to hide it. Simply at first - I in his pyjama pocket or he under my pillow, but if we were caught in the act of hiding it, anywhere, for each other, we were fined. Gradually, though it became very competitive, a game of keen wit and the places found by either of us were clever. Once it appeared in a drink on my table in Christchurch, and yet Daddy was in Auckland. Secretly though, I know we were afraid it would get lost. I know Mummy was, but it didn't, and was buried with Daddy.
I have been very privileged indeed to have been brought up amidst such a wealth of love and caring, and I am very proud to have been born their daughter. With my love Diana (Seabrook) Robinson \
My Father was a great humanitarian, and a very loved man, and like all the Seabrook family was known for his wonderful humour, and his outrageous stories, but apart from that, he was a true lover of the written word and always had a ready quotation to share. He had a passion for the sea and fishing, and was the very proud owner of first the launch, Lady Diana, and later the Makura. Mum encouraged this love of his all the way, and the magnificent food she sent for the annual fishing cruising week with his great friends, Peter Nathan, Puggy Thew (although a Commander in the Navy, Puggy was Daddy's 'cabinboy'), Noel Airey and others, was famous. In her usual wonderful way, she would cook and bake for days, but one day, Daddy pleaded, "N.B.C.S." That turned out to be 'No Bloody Cole Slaw' - she must have been over-doing it! Mandalay, the home of my Grandmother, Mrs MunroWilson whose husband was a Civil Engineer, was not unlike Florence Court. It was in Remuera, opposite the old Tudor Theatre, and the whole top floor was all one huge ballroom. We had endless hours of fun in that ballroom as children, and my Grandmother, too, was a very gracious and darling woman. Her sisters were artists and musicians, and two of Lalla Sweet's paintings are hanging in the stairwell at Florence Court - "Art wins the heart" and "At the Fountain" and at the end of this letter I'm going to write out the recipe of her famous Potato Caramel Cake. I remember it well, Mummy made it often.

(At the top of the recipe Mum has written, 'Mother's Famous Cake, American, so uncommon. It was Mother's before her, and Mother raised money during the First World War with a recipe book, and the potato Caramel Cake was in it. The book had large sales. I only wish I had a copy now.')
Many of my Mother's glorious pieces were only possible because she saved and saved by maintaining, painting, building and gardening herself with Ibby Madsen, my parent's faithful friend who worked both inside and out and who was with them for thirty three years. Even in her early eighties my Mother was up the tallest ladders, painting inside and out. I couldn't stop her. Nobody could.
