Happy February, friends and clients. This time of year in San Antonio brings crisp mornings, sunny afternoons, and that familiar feeling that spring is right around the corner It’s also a natural season to check in on your goals, your home, and whether your space still fits the life you’re living
From a real estate standpoint, February is one of the smartest months to make a move Sellers often benefit from less competition before the spring rush, while buyers enjoy a more manageable pace and the chance to negotiate thoughtfully Well-priced, well-maintained homes are moving, and demand remains steady across many of our city’s neighborhoods from historic areas near downtown to newer communities on the city’s edges
San Antonio continues to offer strong value compared to other major Texas markets, making it an attractive place to buy, sell, and invest Today’s buyers are informed and intentional, and successful transactions are rooted in preparation, realistic pricing, and clear communication
February is also a reminder that real estate is about more than numbers. Homes are where life happens where families grow, traditions begin, and new chapters start. Whether you’re considering selling this year, planning to buy, or simply curious about the market, now is the perfect time to start the conversation.
As always, thank you for your trust, your referrals, and your continued support. It’s a privilege to serve you and this incredible city. Here’s to a smooth start to the year and a season full of possibility in San Antonio

The San Antonio Spurs are powering toward a blockbuster downtown arena after voters approved a venue tax increase last November, unlocking $311 million in county funding

The proposed $1.3 billion arena would include $489 million from the City of San Antonio and $500 million from the Spurs, along with a bold $1 5 billion pledge from the team to develop the surrounding downtown area. For now, the agreement remains non-binding, though city officials are already moving to lock it in Bulldozers are already at work, with UT San Antonio and the city largely clearing the former Institute of Texan Cultures site on César Chávez Boulevard The city has also approved plans to acquire nearby federal land within the Project Marvel footprint a $30 million deal the Spurs have offered to help finance with city council expected to take it up in 2026

At Twine Bulverde, set amid the rolling edges of the Texas Hill Country, dining feels less like an appointment and more like a well-kept ritual The restaurant balances refinement with ease, offering a menu of carefully composed dishes that favor bold, satisfying flavors without excess, inviting guests to slow down and stay awhile The wine program is notably intentional thoughtfully curated to complement the kitchen rather than compete with it encouraging exploration whether one arrives with a trusted favorite or a curiosity for something new. Evenings unfold organically here, with diners lingering over shared plates, conversations deepening as glasses are refilled, and the pace gently dictated by pleasure rather than the clock Beyond the dining room, Twine Bulverde opens into comfortable gathering spaces where friends convene, including a relaxed cigar lounge that adds a distinctly social dimension to the experience The atmosphere manages to feel both polished and unforced, striking a rare balance that appeals to locals and visitors alike. In a region known for its casual charm, Twine Bulverde distinguishes itself not through spectacle, but through consistency, intention, and the enduring appeal of a place designed for connection, indulgence, and time well spent Watch our video HERE.

I use a Magic Eraser to tackle scuff marks on my walls, and I like to rearrange small furniture and décor around the house. It’s an easy way to refresh each room and keep my home feeling lively and inviting.

As an indoor project this month, I would like to update my mudroom by building a custom shoe rack and organizing personal items. This will clear the clutter and make the space feel brighter, cozier, and ready for the new season.

I replaced my 23-year-old kitchen can lights with modern LED versions It was a quick, low-cost, and easy way to have an updated look with adjustable brightness levels. An added benefit is that these new lights will last up to 45 years, so I shouldn’t ever have to replace them again
Changing door knobs/handles can freshen a home I did this in two stages (upstairs then downstairs) for a more costeffective approach

Windex does more than windows use it to shine stainless steel, remove wall smudges, clean bathroom fixtures, and freshen sealed tile It’s my go-to Always spottest first
