The Upper East Side had a strong quarter beneath the surface. this time of year. Sales volume dropped meaningfully from Q4 for both condos and

co-ops, a seasonal pattern that’ s familiar if

sometimes unnerving. But the more telling

story is that pricing held. Both product

types posted modest year-over-year gains, and discounts remained in check, suggesting

buyers who did transact were paying for

what they wanted rather than shopping for

bargains. Townhouses were negligible by

volume, but the few trades that closed did so

at elevated levels. Midtown is patient, and

patient markets eventually come back to life.
