Don’t know where to start? Making a decision can be very liberating – like making the decision to move. Once you’ve got your mind made up and you’re ready to go, though, your momentum can come to a full stop because you just don’t know where to start. Start looking around two to three months before you give notice. You want to be able to gauge where the market is at. Get out and see places. Have your references, depoit cheque, credit check and all other info lined up so you are prepared to jump on any oportunities that arise. One of the most common questions I get is, whether to give notice first or to find a place first. This is a very tough call and depends on your finances and your ability to handle some risk. You need to give notice - it varies from province to province, but most landlords need 60 days – and that 60 days needs to start

from the day your rent is due. Give notice in writing. You can find an apartment first, and then give notice. It’s the safe route, but this will cost you. You’ll likely pay one or two months of rent to both your new and your old landlord where your notice period overlaps your new tenancy. You’re on the hook for the notice period that you’re legally obligated to give. You may ask your landlord if they’re flexible – in a hot market many landlords have a waiting list and can facilitate your early exit – but they don’t have to, so ask. Once you give notice, there’s no going back! I always found that it put the passion in me to find the right place. It can be frightening in a tight market, when apartments are in demand and vacancy is low. Hope this issue of Renters Guide can help. downtown Winnipeg, running south to Fort Rouge, Osborne Village is a densely populated, welltraversed, artsy area of the city. With Wellington Crescent on one side and the Donald Street Bridge on the other, the urban residents are highly mobile, street savvy and aware of their surroundings. The Village hosts fantastic funky shops, trendy nightclubs and unique restaurants known only on Osborne Street. If you’re looking for karaoke or Oprah’s chai tea, you’re looking for Osborne. Osborne Village has an annual Canada Day Street Festival that features First Nations drumming, bands, an open market and street hockey.
Young, well-dressed business professionals enjoy their Starbucks next to street musicians and history students. Osborne boasts an energizing mix, with a marked difference between day and night. During the day, dads with strollers and cyclists swarm the streets. After business hours, groups of friends get together for food and wine or try performance art alone. Many new families call the Village home as well as some older residents enjoying their view from the highrise apartments, but most residents are typically young, single and working in the area. In this neighbourhood, public Transit is the most frequent form of transportation down Osborne
Street, after vehicle traffic. There are at least eight bus routes and the Rapid Transit station is located nearby. Parking is tight so people often walk, bike or bus in order to save a little bit of cash. Osborne Village has more than 500 buildings – one-third is residential use. There are elementary and one middle schools. The Village is close to the Misericordia hospital and famous Firehall Station No. 4 sits on Stradbrook. The River Osborne Community Centre is further south at Confusion Corner.

LIVING WITH ROOMMATES has many benefits: it can be fun, you can often afford a bigger place, and you can all pitch in on furniture and household items that can be kind of pricey to purchase alone. Having said that, living with roomies can get a little tricky if you don’t decide how to deal with the usual living costs that go along with rent. I’m talking about replenishables. the things that everyone in the household will use: toilet paper, food, dish soap, light bulbs, paper towels, etc. The sooner you choose the best way for you and your roomies to buy this stuff, the better. It will help you avoid fighting over who uses the most toilet paper.
Take turns buying: This works if – and only if – everyone agrees to it. If not, it’s chaos. You probably don’t want to buy toilet paper and just assume your roommate will grab it next time, because that roommate might never buy any. But, you also can’t live without toilet paper. Be clear — I’ll buy this pack; you buy the next. In one of my homes, my bathroom was on the main floor by the kitchen, so naturally it was used more frequently by everyone — guests and roommates alike. The two of us on the main floor tried to keep it stocked, but the upstairs roommates weren’t quick to help since they also had another bathroom. We all felt like we were constantly buying toilet paper. Decide who buys what and for where if you’re going to take turns. Same goes for groceries, cleaning supplies and anything else you might share. The slush fund: If you think it’s necessary, create a fund that you all contribute to that will be there
when you need essentials. Placing a jar in the kitchen works as long as everyone agrees not to use the funds for takeout (it can be tempting when you get low on groceries). Decide on an amount that everyone will contribute on a weekly or monthly basis, and confirm what the funds will be used to buy. Will they strictly be used for household supplies or will they pay for groceries too? Keep things separate: If you can’t all agree on the best way to deal with replenishables, it’s best to keep it all separate. If you’re living with someone you strictly consider a roommate, and not necessarily a friend, this is often the best bet. It can get tiresome to split up toilet paper but it can also avoid awkward scenarios and fights about money. There’s nothing wrong with keeping things to yourself, plus it can make your monthly budgeting a lot easier. Embrace family living: If you’re close with your roommates, you might not need an actual system. For some roommates, especially those that have lived together for a long time, these things just work themselves out. You’ll grab toilet paper when it’s on sale, and so will your roommate. You’ll make dinner, they’ll do the dishes, and vice versa. If you like to bake, and your roommates like to eat your baking, they’ll make sure the house is always stocked with flour. When you live like this, you have more of a family dynamic than a roommate agreement. It can be wonderful to have a relationship like this, but it’s not for everyone. Make sure you’re all on board before you start using your roomies’ shampoo or eating their cereal!

Six steps to finding a great rental KNOWING YOUR YOUR RENTAL WANTS and needs before you start looking will simplify your search. CMHC offers some tips to help you find the right place to call “home.”
1. Identify your rental needs: What’s your budget? Which neighbourhood do you prefer? How many bedrooms? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity. 2. Ask questions: Have a list of questions ready to ask the landlord. Is parking included in the rent? Utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle. 3. First impressions count: Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.
4. Take notes: If viewing several apartments, write down key features of each so you can compare later. Better yet, snap a few photos for reference. 5. Review your lease agreement carefully: When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. Ensure all this information is outlined. 6. Take notes – again: It’s time to move in! But before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave. You can even take photos to document the condition of the unit before you move in. Elevator Etiquette: The 10 Commandments

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that 2 8 YPNEXTHOME.CA
is impossible, never put your germ-infested hands on the floor buttons. 5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.
9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!
