far as Mission Street following the Red River west along Tache Ave. and later Lyndale Dr. A large area with francophone residents, Saint Boniface extends east past Archibald St. to Plessis Rd., reaching the Perimeter Highway. St. Boniface offers dance at the Franco-Canadien Cultural Centre, theatre in the cemetery, a stop at the chocolate shop or a bite at Chez Sophie walking on the Esplanade Riel. Life is enjoyed by most on the street every day of the week. There is great diversity, and definitely francophone culture.
St. Boniface is affordable for a middle income bracket, though it caters to high end condo owners along the river. A small budget can live here resourcefully within reach of city services. Traffic is constant over the bridges, so there are several traffic lights and mildly congested routes. The airport is not convenient and there is a smoky industrial area in the east consuming large plots of land. Close to downtown, there are several bus routes and river walks for pedestrians. St. Boniface hospital dominates the landscape. Parks are plentiful,
like Whittier or King George park, with three golf courses and trails throughout the area. There is St. Boniface City Hall, the Mint, St. Boniface Cathedral and the Universite de Saint-Boniface. St. Boniface is loved by those who enjoy a bit of French culture, history and who like to live close to downtown. Shopping and services are ample. Health and business sectors thrive, but work is not available for everyone. Young families or those who favour the suburbs may prefer more childcentred neighbourhoods.

How to host
a (big) holiday party in a small space

WHO CARES IF YOUR HOME is small, you can still host a great, big holiday party. You just need to know how to create space where it’s limited, decorate so the smallness is forgotten and appreciate how close you are with your friends! Tip #1: Move the furniture: If you live in a one-bedroom apartment, chances are the party is happening in your living room and in your kitchen. I host an annual holiday party, and the guest list continues to grow. Every year, we move our small furniture pieces into our bedroom and leave only the couch. The couch gets pushed to the corner so that it still provides seating, but we make room for dancing. The guest list peaked at 37 people last year, so this year I plan to move the couch completely out of the living room. It’s too big to be shoved into our bedroom, but it will fit cozily in the corner of our kitchen. Open space is important, but people do like to be seated at the start of a party — especially if there is food. Nobody likes juggling a plate and a beverage. My kitchen table stays in its place, but we move the chairs to the perimeter of the living room so that people can sit before the mingling and dancing starts. Make smart furniture choices.

A dog crate can easily be turned into a table by throwing a festive tablecloth over it. I have a side table that is chair height and that can be turned into a stool. Work with what you’ve got. Tip #2: Choose your party food wisely: Every party needs snacks. At my event, everyone brings something. Potluck or not, your best bet is to make food that is easy to eat without a table. Don’t make tacos, for instance. People will be picking at this food all night and you’ll be thankful when you’re throwing out napkins and toothpicks, instead of washing a full set of dishes. Choose your dishes carefully too. Do you own 40 cups? I sure don’t. Paper cups and plates will be your best friends. They make for an easy cleanup and you can buy some fun stuff to match your holiday decor. Tip #3: Decorate using your environment: It’s easy to create a warm and cozy atmosphere in a small space. I have a fireplace and that helps create a nice ambiance. My neighbourhood has a few shops that sell pine mantelpieces around the holidays, and they look (and smell) great. I throw leftover pine into little bunches and leave them around the house — in little clear candle jars, on the window sills, wherever works. Lights around the windows are a must!
My friends have a sunroom that we always end up in, just off of their kitchen. One year, they cut out a bunch of snowflakes and hung them from the ceiling and it looked beautiful. So simple, but perfect for the sunroom. Nobody knows your home better than you do — decorate it as you see fit. If people are impressed with the decorations, they won’t even notice the tight quarters. Tip #4: Use your space appropriately: Your space is small, but you can work around that by rearranging a few areas. Move coats from your front entrance to your bedroom — it’ll provide more space at the front door and eliminate a bottleneck as guests come and go. Open up your fire escape door, use your balcony if you have one, open your home where you normally wouldn’t. If the door is open, it’s okay — it’ll get hot in your tiny home with 40 people in it, and maybe you’ll even invite a few new friends in this way. Tip #5: Take a group photo: Always take a group picture — that way you’ll remember how many people you were able to fit in your place. It will help you plan the next year because you’ll remember what did or didn’t work. Plus, it’ll provide you with a photo of what was surely a fun night. Happy holidays!

RENTING vs OWNING 10 reasons renting is better By Anne Marshall
WHILE MANY PEOPLE idealize home ownership and cling to it as a goal, in this time of less stable employment and rising interest rates, it’s not as appealing you’d think. Especially after retirement, the “perks” of home ownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting is preferable to owning your home. 1. Mobility. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it, and buy a new one. 2. Property maintenance. Whether it’s shovelling snow for 90 days straight in a heavy winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. Fixture repair. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. Interest rate invulnerability. Unlike homeowners, your rent is fixed and can only increase by small increments dictated by law once the lease expires. Not so the financial market, which could see
you renegotiating your mortgage every couple of years as interest rates and property values change. 5. Access to amenities. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. No down payment. All you have to come up with to secure your apartment in Ontario is enough to cover your first and last month’s rent. Elsewhere across Canada some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. Safety. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up.

8. Cheaper insurance. Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters insurance, expect to be paying approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to 30 a month in most parts of the country. 9. No property taxes. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. Lower utility costs. Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of home ownership. Rental units have more compact floor plans, and in the winter you may even benefit from ambient heat from the building around you, depending on its layout.

How do they work? By Elisa Krovblit RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you. How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim. 1. You can’t see the apartment: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam. How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you. You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in. And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you 3 2 YPNEXTHOME.CA
the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access. 2. Cash or wire transfer: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability! 3. Informality: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag. 4. Too good to be true: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is. You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent? Too nice, too big, too new for what the price is? Question it. This is the biggest
warning sign in avoiding a scam. 5. The con: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings. Scammers know how to make people trust them. They aren’t making this up as they go - they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards. Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you. When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.

Canada’s purposebuilt rental vacancy rate increases IN THE PRIVATELY initiated
purpose-built rental market, the average apartment vacancy rate in Canada’s 34 larger centres increased slightly, to 3.4 per cent in October 2016, from 3.3 per cent in October 2015, according to the fall Rental Market Survey released recently by Canada Mortgage and Housing Corporation (CMHC). The Rental Market Survey provides data and analysis for both the primary or purpose built rental market and the secondary rental market covering condominium apartments. Report Highlights Saskatoon (10.3 per cent), StJohn’s (7.9 per cent), Edmonton (7.1 per cent), Calgary (7.0 per cent) and Saguenay (7.0 per cent) are the major Canadian centres with the highest purpose built rental housing vacancy rates. Victoria and Abbotsford-Mission (0.5 per cent), Kelowna (0.6 per cent) and Vancouver (0.7 per cent) are the major Canadian centres with the lowest purpose built rental housing vacancy rates. On average across Canada’s 34 larger centres, rental rates for a two-bedroom apartment rose by 2 per cent compared to last year. The average rent for a two bedroom apartment is $995 per month. CMHC recognizes that there is demand to fill information gaps with respect to Canada’s housing markets. To address this need CMHC has, for the first time, asked property managers to provide information on the total number of units that have been occupied by a new tenant in the past twelve months. The results of this additional question indicate that the turnover rates in purpose built rental apartments in Alberta, Saskatchewan, Manitoba and most centers in the Atlantic Canada were above the national average, while turnover rates in British Columbia, Quebec and Ontario were generally below the national average.
