he first time I moved, I had no idea what I was doing. My first place was a great little junior one-bedroom. It didn’t need much furniture – just a futon sofa, two little side tables/coffee tables a kitchen table, some stools for the kitchen island and a little black-and-white TV. I thought I’d just drive my stuff over in loads and have a friend help with the big stuff. I had no idea how many loads it would take for all the pots and pans, dishes, toiletries, pictures, knick-knacks, books, cat supplies... Just my clothes and shoes ended up being a carload on its own. It was in a trendy area, above a store, on a main street. On three separate occasions I ended up getting parking tickets because I couldn’t park in front of my apartment in rush hour. Oops. My second move I rented a van. It took forever. I wasn’t very good at packing a van, and because I underestimated how much stuff I had, I needed to make two trips. I ended up paying a surcharge for keeping the van late, but I did manage to avoid getting parking tickets. My third move I rented a truck. I had lots of friends help. No tickets, no surcharge, but the food and beverage bill for the helping hands added up. By my last move I got smart – I hired a moving company. Moving day is never easy. The organization and preparation it takes to have a move go smoothly takes some effort. It’s one of those things that gets easier with experience – but is never easy. here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

How attractive is the exterior of the building?

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. Yes, you can predict the future! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!

andlords have relatively few legal obligations to compensate tenants for damage to – or loss of – their personal possessions. Tenants, on the other hand, are responsible for the harm they may cause to any part of the building in which they live or to others who live or visit there.
| COVERAGES | Each insurance company packages tenants’ insurance policies differently, or calls the products by different names, but they all (should) include two kinds of coverage – Basic Liability coverage and Contents coverage. Basic Liability coverage protects you if you or your guests cause damage to the building – whether it be your unit or the whole building. If you don’t have TheRentersGuide.ca this protection and you are sued for the repair costs, you could be financially responsible for the whole bill. This coverage is comparable to the liability coverage in a typical homeowners’ policy. TheRentersGuide.ca
Contents coverage replaces your belongings if they are lost or damaged. You may think you have little of value, but you would be very surprised how much it would cost you to replace everything – all at once. You should insure for an amount representing the new replacement cost of all your belongings. Coverage is on a named perils or an all risk basis. It’s a time of life where people start thinking about buying a home, but if you’re a young single, a freshly-at-work professional, or a recently married couple, and you’re wondering what to do, there are many good reasons why you should choose to rent TheRentersGuide.ca instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance from appliance repairs, to landscaping, snow shoveling, etc. in a house). Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. TheRentersGuide.ca The hassle and expense of having to sell your home would unnecessarily complicate any career move.
Some bankers and real estate professionals will try to convince you that with renting you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc. , the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two or three year term investment with a good return. When you run the numbers you will be much further ahead three years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condoquality amenities such as fitness
facilities, concierge, indoor/outdoor pools, etc. decorating upgrades, spectacular kitchens and bathrooms, etc. at a price that won’t leave you cash-strapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing, and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!

t’s true. Apartment renters use 65 per cent less energy per household than people who live in houses! Renters have shorter commutes, take transit more and walk to their destination more, according to a report by the Federation of Rental Housing Providers of Ontario (FRPO) called “Apartment Living is Green”.

This configuration makes it less expensive to heat and cool ... compared to a detached house. Even townhomes and duplexes use less energy than a house,” according to the report. Not only do apartment residents generate less waste, but collecting the garbage from apartment buildings requires less trucks because hundreds are at one stop as opposed to driving to hundreds of houses spread over a wider region. This cuts down on traffic congestion and lowers gas emissions. Only 50 per cent of apartment residents drive to work as opposed to 74 per cent of homeowners. Most apartment underground parking levels in the city have lots of empty spaces. Because they walk to work, and they live closer to their place of business, renters spend less time commuting and have more time for leisure. Renters also add to their leisure time by choosing a lifestyle that does not include shovelling snow, raking leaves, cleaning eaves or any other house maintenance. It’s all done for you! So relax! e all know how essential it is to install smoke alarms in our homes, and to replace them every 10 years whether they are battery powered or hardwired. But one lingering question remains: What type of alarm should be installed in which location?
