id you know that once you sign a lease and take possession of your new digs that an inspection is in order? Landlords cannot hold tenants responsible for normal wear and tear, however tenants are expected to fix damage such as stained broadloom and damaged walls or ceilings. Since the question of who did the damage may come into play at some point during your occupancy, inspecting the condition of the premises on move-in day is important. Be thorough and document everything you notice. The tenant and the landlord should inspect the rental premises together. In some provinces, an inspection report is required by law. This should be a formalized process by which both the landlord and tenant end up with a signed agreement and both parties receive copies of the signed inspection sheet. During your inspection, you’ll review many aspects of the home. Be sure the safety features, such as smoke and carbon monoxide detectors, are included in the inspection too. It’s the law to have working detectors in the home. Be sure to keep them in working order during your stay by testing their operation regularly.

Seriously, nobody knows what to expect from day to day. So where does that leave your apartment? Do you need the heat or the A/C? Whether you’re styling your pint-sized apartment or just your petite poWder room, decorating any small space can be made easy if you go about it in the right way. No matter what the scale of the project, some planning is always required. An undersized area needs an immense amount of thought, resulting in a fully functional and practical, warm and liveable space. Consider my five tips when designing your tiny quarters. 1. multi-purposing: If you have a very small space, you may not have separate living and dining areas. Combine the two by purchasing a high streamline sofa or sofa bed and a few side chairs that can be tucked away when not in use. When dining, bring the chairs in towards the sofa and place a round dining table in the middle. If you decide to go with the option of the sofa bed, this room is now not only a living and dining room, but also a guest bedroom. Also consider multipurpose furniture; a large ottoman with a top that opens can serve as a coffee table, extra seating and even storage for blankets and pillows. 2. proportions: If your furniture is oversized in comparison to the area it’s in, you will not get maximum use out of every inch of your home. Choosing furniture that is proportionate to the space is key when designing your place. Don’t fall in love at first sight. Bring a measuring tape (which should be – or will become – your best friend when furnishing a small space) with you when you go shopping, and if the piece is too big just walk away! You’ll find something better. 3. contain the clutter: Practical storage solutions are a must when space is limited, so make use of your vertical space. Consider hiring a company that specializes in custombuilt closets. Closet organizers will save your life. Floorto- ceiling wall units and book shelves are also a great way to make use of the vertical space in your home, and can be a great place to store items and show off some of your prized possessions. 4. open Furniture: Furniture that has legs tends to create a feeling of more openness in a space. Having a few pieces with closed bottoms such as an ottoman or a few stools is okay, but the majority should be open at the base. Transparent furniture is also a personal favourite of mine to use in small spaces – for example the ghost chair.

5. Visual FloW: Visual flow is the path your eyes take when looking at something as a whole. Your eyes should not focus on one particular area of the home. Your space should balance, creating harmony. I create harmony by using a combination of elements, such as using a variety of textures. Mix different fabrics together – silk, chenille, linen, suede velvet and sheers all together in monochromatic tones. I’m also known for painting the walls and trim work the same colour, the walls in matte but the trim in semi-gloss. Maintenance plays a big role in creating harmony. Visual flow will be obstructed if you’ve got a clutter – you need keep everything simple, clean and organized. Designing your small space may feel like a challenge at first, but if you tackle it in the right way you’ll be amazed with the results, and how it ends up not feeling like a small space after all. To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.
Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!] When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed. When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque

so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your RentersGuide.ca community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted. When your lease expires, you may sign a new lease, or you might
shift to a month-to-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual“wear and tear.” Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. Hiring professional movers can save you a lot of work and aggravation, especially wHen everyone understands wHat’s involved. The best way to ensure that situation is for all parties to communicate effectively. From the mover’s point-of-view, having a contract that is clear and agreed upon is the number-one way to achieve success. In Ontario, service agreements with moving companies come under the umbrella of Consumer and Corporate Affairs. When we provide you with a written quote in person, by law, we cannot charge you greater than 10 per cent over the amount stipulated in the contract – unless you change the conditions of the move. At Two Men and a Truck - Canada, we price by the hour, whatever it takes. If you call and ask to have 100 boxes moved, and we show up to find 200, of course we have to charge more than what we agreed upon. That is considered a change to the conditions of the move. Moving takes time, and there are many unexpected situations that might cause a delay and make your price go up. For example, the person who moves out of your apartment building before you may be running late, and the elevator is tied up longer than you planned. For the mover, the meter is running the entire time. Sometimes customers neglect to tell us that they are giving a large furniture item to a friend or relative and want us to drop it off on the way. This is a change to the conditions of the move and will cost more. The most common glitch is that the key to the new home isn’t available when it should be, and someone has to drive somewhere to get it.
