f renting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

oving day is a tough one, and I’m constantly seeing people make it harder on themselves than necessary. Why make bad turn to worse? You’ve known for months that you would be moving – this isn’t something to procrastinate about. Make a plan, stick to a schedule and save yourself the grief. Here’s the key: From the time you decide to move right up until moving day, don’t stop packing. When you leave the packing until the last minute, three things happen. 1) You get stressed out and exhaust yourself. 2) You pack poorly, moving things that probably should have been discarded, or at the very least, cleaned up, because you don’t have time to think about it. 3) You get in the movers’ way. If you keep them waiting or inconvenience them, make them move extra boxes full of junk or don’t have everything ready so that they can pack the moving truck efficiently, your move will end up taking longer and, as a result, cost more. How do you justify an increased cost just so you can procrastinate? I’m a reformed procrastinator, I speak from experience. Pack early, pack often and don’t make a tough day even tougher to get through. You’ll thank yourself when you unpack. If you want to make the move, we’re here to help. here’s an apartment out there that’s perfect for you – but how do you find it? Knowing what you’re looking for can definitely simplify the process.
Start by getting a small notebook (or electronic tablet, if that’s your style) in which to write down addresses, phone numbers, listings and websites. A pocket folder can be useful for keeping important papers, such as tear sheets of ads and applications in one place. 1. Establish a budget Before embarking on your search, establish a price range you can realistically afford. Financial experts generally recommend that your rent be no more than 25 to 30 per cent of your gross monthly income. Don’t forget that you will have to put down a first-andlast-month’s rent deposit with your application. 2. Location Define the area in which you want to live. At the outset, you may have more than one neighbourhood in mind, which is fine. As you progress through your search, various criteria will help you narrow down your options. Do you need to be close to public transportation or major highways? Do you like the ambience or character of a particular neighbourhood? Do you want to be in the district of a particular school? What you can get in your price range will also have an impact on your decision. 3. Clarify your vision Would you prefer to live in a highrise building – one that is six or more storeys, is likely situated on a main street, has one or more elevators, underground parking, on-premises laundry facility TheRentersGuide.ca and superintendent, and sometimes, onpremises recreation facilities and/or other amenities? Or would you prefer a quieter, low-rise building with fewer residents and amenities, that may be located on a TheRentersGuide.ca quiet side street? Perhaps you envision

Or maybe you’re just starting out, and like the simplicity and efficiency of a bachelor – or fantasize about living in an unconventional, spacious loft that’s a bit out of the way. Knowing what you’re looking for will help you to narrow down the options significantly as you wade through the “Apartments for Rent” ads. 4. Make a list of desirable/essential features and other details to note and carry it with you on your search, such as: # of bedrooms # of bathrooms Air conditioning or window sleeves where one can be added Balcony Cable Children (if applicable) Closets and storage (are they adequate for your requirements) Dishwasher Handicapped access Laundry facility Level of cleanliness (lobby, halls and common areas) Parking Pets Pool Smoking permitted Storage Superintendent
5.Search thoroughly Use a variety of resources including Renters Guide (in print and at therentersguide. ca) along with the Internet to ensure you consider all listings in your price range and preferred neighbourhood. Use the Internet to compare the location, features, prices and availability of different listings before you go to see the apartment in person. Walking around your neighbourhood of choice can often yield additional options, since not every apartment for rent is advertised in print or even on the Internet; many buildings and private accommodations just post “vacancy” signs in front of the building. You may discover a beautiful old gem of a building tucked away near a park or ravine. Sometimes, if you have your heart set on a particular building, and there is a no “vacancy” sign outside, it may be worth trying to contact the superintendent as you could leave your name on a waiting list, or they may have an apartment coming up for rent just at the time you want to move in. Finding the perfect apartment takes time and patience, but if you do your homework carefully you’ll surely succeed!

ore than 4 million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day. 3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.
TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic
wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time.
