In your mind, that new apartment is already yours – right location, right size – right price! But don’t glance over the most important part - signing the lease. Don’t just look it over, read it. It’s a contract and you’re legally obligated to uphold all of the clauses in that agreement (barring anything illegal). Whatever is in the lease is what will come into play while you live in your new apartment. Is the rent amount correct? Does it include everything you thought it did – like utilities? Make sure that’s in there, in writing. There’s an old bit of legalese to live by: If it isn’t in
writing, it never happened. Are there any weird stipulations that make you uneasy? Are there any stipulations you won’t adhere to? While many things, like smoking bans or tenants insurance, aren’t mandated by law, if they’re included in the lease, they’re binding. Make sure you can live with what you sign, because those will be the rules you’ll live by for the duration of your lease. And make sure you get a signed copy of the lease. It’s usually the first time leaving home, the first time having an apartment and the first time having to pay all of the bills. By Jackie Marchildon IF YOUR APARTMENT BUILDING or rental home doesn’t require you to have proof of renters insurance, you might hum and haw about having to pay an extra monthly fee and decide it’s not necessary. I’m all for avoiding extra monthly payments – but that renters insurance policy might really help you out should you come across a series of unfortunate events. Your landlord probably has property insurance on your building, but their policy doesn’t likely protect your personal belongings, any of the upgrades you’ve made to your unit, or cover you if someone hurts themselves in your home. It will cover certain things, but disregard others – know what’s what when it comes to your landlord’s insurance versus your own.
IF A FIRE BURNS DOWN YOUR BUILDING: Property insurance: Generally speaking, your landlord’s property insurance would pay for the demolition of the building (if necessary), as well as cover the expenses required to repair or rebuild it. This means it would pay to fix the structure itself, as well as any permanant fixtures – lights, built-in cabinetry, etc. Their insurance would not cover your personal belongings. VS Renters insurance: In most cases, renters insurance would cover all of the contents in your unit in the case of a fire. Most policies would also cover your expenses if you needed a place to live while your home was out of commission. IF SOMEONE GETS HURT IN YOUR HOME: Property insurance: Chances are, if you organize a get-together and a partygoer slips on a spill and hurts themself in your home, your landlord’s insurance would not be of any help if that person decided to sue you. VS Renters insurance: If you had liability coverage included in your renters insurance, it would protect
you financially if you unintentionally caused bodily harm to someone in your home. It would also likely cover you if you accidentally caused damage to the property in which you lived. IF SOMEONE BREAKS IN AND STEALS YOUR STUFF… Property insurance: As you now know, the landlord’s property insurance doesn’t extend to the contents of your unit, which means that without renters insurance, you’d be on the hook for replacing everything yourself in this situation. VS Renters insurance: In most cases, your renters insurance policy covers your possessions and personal property if your apartment gets broken into. Whether you’re renting a basement apartment in a home, a unit in a mid-rise or one in a massive highrise, insurance is all the same – the property owner insures the structure and property, and the resident insures the contents. Take a look around your place – how would you feel without everything in your home? Is it all worth paying a small monthly fee to protect?

sink a fortune into your rental, especially if you don’t plan on staying longterm. However, you don’t have to make do with eggshell-painted bare walls either. Even if your living space is temporary, there are many decorating solutions that you can take with you when you go, and make your place feel like home for the time being. Paint. If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one 4 0 YPNEXTHOME.CA
feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space. A variety of stores. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.
Art. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wallhung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a

No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the shortterm or the long run; you can still make your rental an inviting, warm and cozy place to call home.

moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may
transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day. 3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light
items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money! 4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety. So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.
