f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. hen you don’t live in the right place, it’s obvious. Whether it’s the constant grumble about commuting time, a losing battle with storage space or just a general lackluster feeling for your home, it’s a signal that it’s time to move. The rewards of living in the right place, of gaining back your commute time, about having enough space, the right flow, an apartment that fits your needs and lifestyle improves your life enough to more than offset the inconvenience and expense of moving. When painting more than one room, Tustin-Fuchs said he recommends planning your entire colour scheme before starting the job.“Paste paint chips of the colours you’ve chosen for each room on a piece of white cardboard to make sure they work well together, and adjust your choices accordingly, keeping in mind that the shades will be much more intense on a large wall.”
That’s the message of leading brand DULUX paint in unveiling its summer 2014 colour palette. According to the DULUX brand, this season’s hottest hues – becoming firmly planted in all areas of the home – include floral pastels, bright reds, yellows and oranges, and field greens. “After a long, cold winter, warm garden-like colours are quickly gaining popularity on Canadian walls as well as in furniture and accessories,” said Martin Tustin-Fuchs, brand manager for DULUX paint.“The trend moves consumers away from the comfort zone of whites and beiges towards brighter tones that emit a feeling of renewed energy and help lift spirits.” Topping the list of summer favourites by DULUX paint are tomato reds such as Tender Rose (10YR 16/407), spicy oranges such as Pagoda (60YR 36/468), pastel yellows such as May Yellow (50YY 75/254), and meadow greens such as Potpourri Green (50GY 66/111). Explaining that paint is the easiest and least expensive way to bring summer’s warm colours into the home, Tustin-Fuchs suggested choosing a main colour for a room and then adding other hues in unequal amounts.“A good rule of thumb is to use the dominant tone in about two-thirds of the room and the other colours in lessening quantities,” he said.“For example, if you select a soft green as the dominant colour, you may want to paint your trim, doors and ceilings in varying shades of that green or another colour of the same concentration.”
To make the paint selection process easier, DULUX paint has introduced several online tools that help take the guesswork out of choosing colours, he explained. The DULUX paint colour visualizer, for example, accessible at www.dulux.ca, enables users to virtually paint sample rooms or their own uploaded photos and explore different colour combinations before picking up a paintbrush. Prices keeP going uP and uP, so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already! Quick tips on organizing your home Use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. » The large clear plastic container that you can buy prewashed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free. Items remain sorted, clean and dustfree. Bonus: no need to label because you can see the contents clearly. Quick tips on organizing your home office Want to reduce the amount of paper piling up in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper. Quick tips on organizing your life Why buy when you can rent or borrow? The next time you need something, rather than automatically driving to the
store to purchase it, take a moment to consider a lessexpensive, clutter-free alternative. Try a rental store, a library, or ask friends/family to borrow the item you need. That way, you don’t have to store it forever. Acquiring and clinging is a habit that can be broken!

You bought new furniture or you brought with you the furniture that you already had and have always loved. You also brought some paintings and art that you already had, and of course some new prints. Let’s not forget: new dishes, cutlery, sheets, throw pillows and blankets. And you’ve found the perfect spot for that big TV, a nook for your computer the stereo and your other tech too. Stop for a second and total the value of all these personal belongings. It all can total to a substantial amount. It may be all what you have. But what would happen in the event of a fire, flood, theft or vandalism? How are you going to replace it? Where are you going to stay in such a catastrophic event? Your landlord’s insurance does not cover it – did you know that? Do you remember a note that advised you to arrange for ‘Renters Insurance’ - also called ‘Tenants Insurance’? You may have forgotten about it among all of the other details you needed to take care of when moving. Don’t wait for tragedy to strike and find out the hard way that you’re not covered and are out-of-pocket for everything you lost. A renter should arrange for Renters Insurance upon renting an apartment, house or a condo unit. The cost of doing so is very low compared to the amount of the replacement cost for your contents. You need to contact your insurance agent for a quote. If you don’t have one, ask a friend or the property manager to recommend one to you. It is important for you to meet with your agent, provide the company with your list of items and the value that you would like them to insure.

Remember that most insurance companies have a deductible. The lower the deductible, the higher the premium will be. Make sure that all the items which you have insured are listed. They may issue a claim against you because they have suffered damages or had an injury, as a result of your actions. You should consult your agent as to the amount of liability insurance that you should have in place. I know that you may say to yourself: What is the likelihood that this will ever happen to me? You may be surprised that the premium is extremely low – and at least you are protected. It is a good idea to keep a copy of your insurance policy certificate somewhere other than in your unit. Please remember to have your agent’s phone number always handy. Remember that when such a catastrophic event occurs, being organized will help you to overcome such an unfortunate event.
