ou’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first . If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should be treated with respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is the company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own! Let us know how your search for a new apartment goes. We’d love to hear from you.

here are numerous reasons why one would need furnished accommodations, especially short term. Many lifestyles and jobs require temporary relocation, and the labour and expense of setting up shop and moving at great frequency just doesn’t make sense. renters’help Though similar in accommodation, price is the biggest difference between a furnished apartment and a hotel. Another major difference is that hotel rooms do not have full kitchens and laundry facilities. Depending on the length of your stay, not having a kitchen could be a major inconvenience that would likely add considerable expense to your food budget. In addition, some furnished apartments have special amenities such as housekeeping, concierge services, onpremises spa, underground parking, conference and meeting rooms and fitness facilities.

Furnished apartments can be found in various types of buildings – from a condominium hotel to a luxury apartment building that also contains tenants on regular leases. Several of the larger landlords have furnished suites available in some of their buildings. Depending on the owner/landlord or company you are renting from, the unit can be rented on a daily, weekly or monthly basis. It’s best to discuss the terms of your“lease”or short-term rental agreement with the lessor before you move in. While a lease is not required when renting for less than one year, it’s best to have one. That way the terms and needs of both parties are clear TheRentersGuide.ca and understood. It can ultimately save everyone from miscommunication and aggravation. Because short term needs are

different than in long term tenancies, it’s best to have everyone’s expectations laid out from the start. With a furnished rental you should expect all utilities – including electricity, heat, water, telephone and cable TV – to be included. Most providers also include Internet. The kitchen should have all the basic tools to prepare meals, from dishware and cookware to appliances. The bathroom should include towels, an ironing board, and hopefully at least a complimentary bar of soap and roll of toilet paper. The bedroom should include a bed, bedding and furniture. Standard furniture throughout the unit should include a couch, desk, table for eating, chairs, TV and phone. There may also be in-suite laundry.

If your needs are temporary or you have a specific and finite time period to rent, you may even be able to find a sublet, in which case you’d take over a permanent resident’s apartment for the stated duration, use their belongings and then return the space to them at the end of the agreed-upon period. People often leave for short durations, whether for school or travel, to do an out-of-town residency or other personal reasons, and don’t want to give up their apartment but would rather not pay full rent for an empty apartment, especially if they’re also going to be paying for lodgings in their temporary location. Likewise, if you’ve got to leave your home for a short period, you could consider subletting it instead of giving up your apartment and packing it all up. While the selection of furnished apartments will never be as choice as regular, unfurnished long-term apartments, and you may find the same apartment costs a little more to rent short term than it would on a lease, there’s sure to be something to fulfill your needs. Canada’s Rental VaCanCy Rate InCReases The average renTal aparTmenT vacancy raTe in Canada’s 35 major centres1 increased to 2.7 per cent in April 2013, from 2.3 per cent in April 2012, according to the spring Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “While demand for rental units remains high, substitutes to purpose-built rental market units, such as rented condominiums, have taken some of the overall demand for rental units,” said Mathieu Laberge, Deputy Chief Economist at CMHC’s Market Analysis Centre.“Sustained demand for rental housing from net migration was partly offset by moderating employment growth, notably for young workers aged 20 – 24.” The results of CMHC’s spring survey reveal that the major centres with the lowest vacancy rates in April 2013 were Edmonton and Calgary (1.2 per cent each) and St. John’s (1.5 per cent). The major centres with the highest vacancy rates were Saint John (10.4 per cent), Charlottetown (8.7 per cent) and Moncton (7.4 per cent). The Canadian average two-bedroom rent in new and existing structures was $911 in April 2013. With respect to the Census Metropolitan Areas, the highest average monthly rents for two-bedroom apartments were in Vancouver ($1,255), Toronto ($1,202) and Calgary ($1,202). The lowest average monthly rents for two-bedroom apartments were in Saguenay ($560), Trois-Rivières ($562) and Sherbrooke ($586). Overall, the average rent for two-bedroom apartments in existing structures across Canada’s 35 major centres increased 2.7 per cent between April 2012 and April 2013, up from 2.2 per cent in the previous year. The major centres with the largest increase in fixed sample average rent were Calgary (7.2 per cent), St. TheRentersGuide.ca John’s (5.5 per cent) and Regina (4.7 per cent). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. Excluding new structures and focusing on structures existing in both the April 2012 and April 2013 surveys provides a better indication of actual rent increases paid by tenants. TheRentersGuide.ca
