Big considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If
you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options. St. Boniface offers dance at the Franco-Canadien Cultural Centre, theatre in the cemetery, a stop at the chocolate shop or a bite at Chez Sophie walking on the Esplanade Riel. Life is enjoyed by most on the street every day of the week. There is great diversity, and definitely francophone culture.
St. Boniface is affordable for a middle income bracket, though it caters to high end condo owners along the river. A small budget can live here resourcefully within reach of city services. Traffic is constant over the bridges, so there are several traffic lights and mildly congested routes. The airport is not convenient and there is a smoky industrial area in the east consuming large plots of land. Close to downtown, there are several bus routes and river walks for pedestrians. St. Boniface hospital dominates the landscape. Parks are plentiful,

Health and business sectors thrive, but work is not available for everyone. Young families or those who favour the suburbs may prefer more childcentred neighbourhoods.

WE ALL HAVE our deal breakers when it comes to rental flooring. Maybe you hate carpet, maybe you can’t deal with linoleum or maybe you despise tile. Me, I hate parquet. And when I say parquet, I mean the cheap generic stuff you find in apartment buildings, not the beautiful 17th century flooring in Versailles. I’m not insane, obviously those floors are gorgeous. Parquet originated in France as this amazing new flooring. It was made by gluing small pieces of wood in geometric shapes to the floor like art. Back then, it was beautiful and expensive. Now, parquet flooring is affordable and popular in many rental buildings. Sadly, it’s also annoying as eventually the adhesive glue loses its stick and the flooring tends to tent up during summer months due to humidity. Plus, the generic stuff is boring. Sorry, not sorry. After parquet flooring was invented, years later carpet followed. I’m sure 2016 renters will agree, carpeting does renters little to no favours. Shag rugs, for example, were popularized in the ’60s and ’70s. A shag rug consists of a deep, thick pile of fabric that is usually made up of loops of yarn, giving the rug its shaggy appearance. While shag can be comfy to stand on in bare feet, it is extremely difficult to clean. You can vacuum – but that will only help remove dirt. For a full clean, you will need grooming rakes or professional help. And let’s face it, no renter wants to pay for carpet cleaning, nor do we Carpet in the bedrooms of a

Old carpeting doesn’t have that appeal because it loses its warmth and comfort, and in an unfair exchange, it gains stains and rigidness. Plus, in a rental unit, you can never be sure who was stepping onto that carpet before you. Linoleum flooring is an ecofriendly and versatile option as it comes in many colours and patterns. But, because it is soft, it tears and scuffs easily. It also yellows when it’s exposed to light and so it doesn’t look great if it’s poorly maintained. In rental homes today, you will often find outdated linoleum in the kitchen if landlords have not updated the flooring in a while. It can look cool, especially if the vintage pattern is interesting and reminiscent of the ‘50s, but having flooring that has spanned across that many decades, unfortunately, means it likely holds the stains and dents of tenants past too. It’s to each their own in the rental world. I love hardwood, even grimy old stuff like the wood in my apartment. I currently have a few planks in serious need of repair, but I would still choose this over parquet. I was never that impressed by the tile in my kitchen, but a friend came over once and loved it. My highrise-dwelling friends take no issue with parquet because all you need is a Swiffer to clean it. So hey, whatever floats your boat. As always with renting, it all depends on your likes, dislikes and budget. One renter’s parquet is another renter’s hardwood.

EMPLOYERS CHECK references, landlords check references, and if you’re considering someone as a roommate, you should check their references too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important. The application form will have a spot for references. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them that you will call these
people to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify.
Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Then ask “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters, sharing a space and relying on them to fulfil their responsibilities. How to prepare for the unexpected when moving By Chuck Resnick
MOVING YOUR WORLDLY possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-ityourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches. Checklists are great, but every single move is different – and nothing beats experience for transferring household goods quickly, safely and efficiently. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items like lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home? Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great
preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be as prepared as possible when the packing/ moving begins. As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids? Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever. And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being

able to find those things easily and quickly? All of these considerations and more are covered in the training that Two Men and a Truck franchisees take part in at what we call “Stick Men University” (in honour of the company logo). Among the many things they learn is how to maneuver, wrap, pack and load items ranging from big-screen televisions to china cabinets filled with breakables. Give some thought to what might happen along the way and make contingency plans. And be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.
