Good advice If you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease? Occasionally provisions change. Landlords may apply for rent increases above guidelines, there may be a change in services or changes to the property may occur. Your landlord needs to advise you
of those, and let you know how it will affect you well before you feel the effects. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond. Do you know a terrific landlord or property management team? What makes him or her so great? Let us know. We’d love to hear from you!

You can’t just leave. You have to leave properly or you may be on the hood for one or more months of rent. Give written notice, preferable with a paper trail. Your Landlord Tenant Board has official forms, though most landlord accept a written letter stating your name, your apartment address and your final date of residency. Drop a letter off and email too. Some sort of written confirmation that they’ve received it is a good idea. Just because your landlord is only holding onto one month as a rent deposit does not mean that’s all you have to pay them. The standard
is two months notice – 60 days (except in the case of February where 59 days is acceptable) – and it must start on the date you regularly pay rent. If you pay your rent on the 1st of every month, you can give notice on any day, but your notice begins on the 1st. If it’s the 2nd of the month they may give you leeway, but don’t have to. You’ll pay for the month, your deposit is applied to your final month. Don’t get stuck with an extra month’s rent! downtown Winnipeg, running south to Fort Rouge, Osborne Village is a densely populated, welltraversed, artsy area of the city. With Wellington Crescent on one side and the Donald Street Bridge on the other, the urban residents are highly mobile, street savvy and aware of their surroundings. The Village hosts fantastic funky shops, trendy nightclubs and unique restaurants known only on Osborne Street. If you’re looking for karaoke or Oprah’s chai tea, you’re looking for Osborne. Osborne Village has an annual Canada Day Street Festival that features First Nations drumming, bands, an open market and street hockey.
Young, well-dressed business professionals enjoy their Starbucks next to street musicians and history students. Osborne boasts an energizing mix, with a marked difference between day and night. During the day, dads with strollers and cyclists swarm the streets. After business hours, groups of friends get together for food and wine or try performance art alone. Many new families call the Village home as well as some older residents enjoying their view from the highrise apartments, but most residents are typically young, single and working in the area. In this neighbourhood, public Transit is the most frequent form of transportation down Osborne
Street, after vehicle traffic. There are at least eight bus routes and the Rapid Transit station is located nearby. Parking is tight so people often walk, bike or bus in order to save a little bit of cash. Osborne Village has more than 500 buildings – one-third is residential use. There are elementary and one middle schools. The Village is close to the Misericordia hospital and famous Firehall Station No. 4 sits on Stradbrook. The River Osborne Community Centre is further south at Confusion Corner.

SHOULD YOU GET INSURANCE when you move into a property? When many renters move into their first property, there are many things that go through their mind. Meeting their roommates, finding their way around a new part of town or newfound independence. The thing that is usually forgotten is insurance for the Unit. It is usually not a priority when moving into a new place and many renters feel insurance is something they can do without. According to the Insurance Bureau of Canada, about half of all renters do not have insurance. This is even more prevalent amongst young people. However, insurance can save you a lot of headache and heartbreaks when moving into a new property. Tenant insurance can be broken down into two main areas: 1. Contents insurance 2. Liability insurance 2 2 YPNEXTHOME.CA
Contents insurance Contents insurance protects your personal belongings, such as your clothing, furniture or digital devices. This type of insurance usually costs a few hundred dollars and covers your belongings in cases of theft, fires, flooding, freezing or windstorms. It may even bail you out of a simple mistake. For example, you could go on a trip and decide to turn off the heat for a few days. However, while you are away, the temperature drops and the pipes freeze, causing flood damage to all your clothing, furniture and electronic or digital devices. Contents insurance could really ease the cost of replacing your valuables. Be careful, however, as you need to understand the exclusions and limitations in any policy you obtain. Liability insurance Liability insurance can be even
more important than contents insurance. For example, in our flood example above, the flood could leak through the floor and damage the unit and its contents beside or under yours. Even if the landlord has insurance, the insurance company, tenant below, or landlord could go after you for the cost of the damages. Here is another possible scenario: standing on your balcony overlooking the park, sipping a glass of wine, your phone rings; startled you reach for it, dropping the glass, it bounces on the balcony railing and sails into the night. Below a father of eight is walking his dog when the glass smashes him in the head, killing him instantly. The dog runs onto the street and is hit by a car. You face potential litigation of impossible magnitude‌ Liability insurance will protect you to the extent of the insurance, should these issues occur.
Do not believe that the landlord’s insurance will cover your damages. First, the landlord’s insurance only protects the landlord’s own property and personal liability. Your possessions will never be covered by the landlord’s insurance unless the damage was caused by the landlord. Second, if your neighbour’s property is damaged due to a fire or flood originating from your unit, the landlord could sue you for the damages caused to the neighbouring property. This is evidenced in the case Taylor v Allard , where the tenant was 50 per cent liable for the damages caused to the neighbouring property. Third, landlords are not responsible for providing alternative accommodation
should your unit be involved in some accident. Therefore, having a Tenants Insurance policy that will ease the financial burden of moving and staying in a new place while repairs are being made on the rental property (provided you bought that coverage). Lastly, there is case law which shows a landlord can demand that their tenant has insurance. In the 2005 case of Stanbar Properties Limited v. Brooke, the Ontario Superior Court of Justice upheld that tenant insurance coverage, if required in the lease, is enforceable and can be grounds for eviction. Make sure to read the lease to see if the requirement for having tenant insurance is written in the contract. Insurance may or may not be
required when signing a lease, however, it is always a good thing to have. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. So help us!!! WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination location safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving yourself or hiring a professional mover. For example, Items are being transferred to and from the truck or vehicles. How can you be sure nothing will go missing when everyone who is dong the moving is in the house or apartment? At Two Men and a Truck Canada, we dispatch movers in teams of three so that one person can be with the truck at all times, supervising the job and keeping an eye on your belongings. Should you be moving yourself, be careful running your own move with friends and family that those involved don’t get so caught up in carrying items in and out they leave vehicles unattended. This is particularly important when moving out of and into an apartment building or condominium, when elevator trips may mean those carrying the items are gone from the moving vehicle for extended periods of time. Another safety aspect is ensuring that no one gets hurt during your move. Professional movers are trained to lift correctly and have strapping and other aides that help to move bulky items. We also understand fragility and treat delicate items
with the care they deserve. Untrained people who help you may inadvertently cause damage because they lack the know-how of how to move certain items. Movers have special packing materials, labels and loading/ unloading techniques in place to protect these cherished pieces. If you are planning a business move, it is wise to hire a professional mover and sit down with the move consultant to develop a plan. For example, long before the actual move, begin shredding unneeded documents to save time and money, and to avoid unwanted confusion at either end. Moving electronic storage equipment and servers can be tricky. Does your over have a strategy in place with information security as a goal? One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving home or office, it’s a good idea to have specific items appraised and insured personally to protect them.
Be sure to create an inventory of these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but are they actually skilled enough, experienced or even trained to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. You can DIY, but in the end, is it worth it?

Moving Day Timing your move to minimize stress By Kimberly Leung MOVING CAN BE A REAL CHORE. Between apartment searching, paperwork, giving notice and booking movers, you’re probably finding yourself impatient to get it all over with. As excited as you might be to get out of your current place, it’s a good idea to build in a few days of overlap between your old and new lease. Having extra time to clean, pack and tie up loose ends before turning in your keys can help cut down on moving day stress. But if your old lease ends right when your new lease starts, things can get a little tricky. According to the Landlord and Tenant Board of Ontario, you’re required to be moved out of your unit by 11:59pm on the last day of your lease, and you can take possession of a new unit at 12am on the first day of your lease.

“It’s not ideal to schedule your move on the exact closing date of your lease,” says Nicole McNeely, marketing manager at Park Property Management. If you’re timing your moves very closely together, make sure to talk to your both your old and new landlords. In some cases, they may have some flexibility to add a couple extra days on your lease or let you move in early, so you and your boxes won’t have to resort to couchsurfing at your great-aunt’s house. Also, If there’s currently a tenant living in the unit you’re slated to move into, it wouldn’t hurt to confirm with your new landlord that they’ll be gone by the time you’re planning on moving in, to avoid any unwelcome surprises. In the event you find yourself having to move out and in on the same day, it’s important to be organized. McNeely suggests getting in touch with the
superintendent to book an elevator, if needed, and coordinating with your moving company to ensure your belongings can go straight from your unit into the truck. This way, you’re not wasting time waiting for the movers to show up, or paying extra for your movers to wait around until the elevator opens up. Being organized also includes being fully packed and ready to go on the day of the move. McNeely estimates that it can take two people at least three days to pack a three-bedroom home, so it’s important to give yourself enough time. You may also want to arrange for your mail to be forwarded to your new address, so you don’t miss the delivery of any important items. Even though moving may never be your idea of fun, keeping these things in mind can help make the process headache-free.

RENTING vs OWNING 10 reasons renting is better By Anne Marshall WHILE MANY PEOPLE idealize
home ownership and cling to it as a goal, in this time of less stable employment and rising interest rates, it’s not as appealing you’d think. Especially after retirement, the “perks” of home ownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting is preferable to owning your home. 1. Mobility. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it, and buy a new one. 2. Property maintenance. Whether it’s shovelling snow for 90 days straight in a heavy winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. Fixture repair. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. Interest rate invulnerability. Unlike homeowners, your rent is fixed and can only increase by small increments dictated by law once the lease expires. Not so the
financial market, which could see you renegotiating your mortgage every couple of years as interest rates and property values change. 5. Access to amenities. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. No down payment. All you have to come up with to secure your apartment in Ontario is enough to cover your first and last month’s rent. Elsewhere across Canada some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. Safety. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up.

8. Cheaper insurance. Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters insurance, expect to be paying approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to 30 a month in most parts of the country. 9. No property taxes. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. Lower utility costs. Elevator Etiquette: The 10 Commandments By Jane Herman

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons. 3 8 YPNEXTHOME.CA
5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders. 9. If you’re carrying a backpack, make sure it doesn’t land in
someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!
