ho doesn’t love a good deal? But you know that old saying “You get what you pay for”? Keep it in mind as you look for an apartment.

Some areas are more expensive than others – and there is a reason for premium rent. If you’re unfamiliar with the city you should become aware of these reasons before basing your rental decision on price. Premium rent comes with rental demand. The hottest neighbourhoods command the highest prices. Proximity to the urban centre and landmark locations also cost more. Areas with crime issues can seem like quite a deal in contrast, as can more remote locations. Consider what safety, convenience, or a fashionable address are worth. Familiarize yourself with the prices of same-size apartments in a particular area to get a feel for what the real value of the community is, and be prepared to budget in that range. There are a few red flags when rent is far too low. The most worrisome is fraud. Fraud is most frequently successful when you rent without visiting the property. Fraudsters will offer an lots of pictures and a great description. It’s often too good, and comes with a story about why you can’t see the property. With the glowing representation you don’t want to lose out on a steal. Unfortunately, the only steal will be your rent deposit in the fraudster’s hands. Don’t ever send money orders, ever. Don’t hand over a cheque sight unseen, and never give cash without a receipt that has the landlord’s verified contact info. If you are renting from abroad and need something in place when you arrive, go the safe route and have an acquaintance check the place out for you in person. Bedroom organizing is often last on the list because it’s a room that not many people see, but it should really be a priority because having this room under control will make your life a whole lot easier. Paint them or stain them to match the colour of your bed to make them disappear into the furniture. electronics drawer Dedicate one drawer in one of your night stands to charge your cell phone, MP3 player, headset and the like. Cut a small hole in the back of the bedside table to feed wires of the chargers through, and be sure there is an outlet close by. Close the drawer and the mess is gone! HOW OFTEN HAVE WE HEARD “WE ARE GOING TO RENT AN APARTMENT?” It is a step that most of us will take at a certain point in time of our life. This move, of renting a place to live, can be a very stressful process. A cooperative relationship between the renter and the management company can eliminate some if not all of this stress and make it an TheRentersGuide.ca enjoyable event. In order for you to find a place where you want to live, it is important that in addition to the place, we have a compatible management company TheRentersGuide.ca that you can rely on. The first step in this process

is to decide what kind of home you want to rent – whether it’s a unit in a highrise, a townhome or a house, for example. Then you have to determine in which area and in which building you would like to live. At that time, you will have the first encounter with the management company, that is when actual process of renting a unit will begin. A property management company is the face of the rental property. They represent the landlord, and they are looking after the day-to-day operations and maintenance of the rental building. The management company may have a number of people who represent them. They are the manager, rental agent, and the building’s care-taker. The manager or the leasing agent will be the one to give you a tour of the building. They will show you the unit and equipment which will be provided. You should know what it is that you want and can afford: the rental budget; what floor (are you afraid of heights or do you want an upper floor with a view); the number of rooms; parking availability; what if any utilities are included in the rent. The property manager will show you the amenities in the building (a fitness room, a party room, a movie room, a swimming pool). They TheRentersGuide.ca will advise you of close transportation; supermarkets; pharmacy nearby; and of course when the apartment will be available.

all these questions. This information should be able to assist you in making the final decision on whether to rent a unit in this building. The manager should advise the renter of any rental policies which are in place, such as: the number people that can live in the unit, pet policies and rental qualification requirements, to name a few. Then the rental application process begins. You will be asked to complete a rental application which will require you to provide your personal and financial information, the names of the occupants and the unit identification and if parking is required. The application will also specify the breakdown of the unit rental, parking and utilities (if any). In addition, in the financial information requirement, you will be asked to provide employment and annual income information as well as banking reference. The manager should be able to walk you through it, if you need assistance. The manager or the rental agent should be able to advise you of the rental criteria to be accepted. Please do not hesitate to ask for this information. Once the rental application has been completed, you will have to submit it with a first and last month’s rent deposit to the management company. The manager will then conduct a credit check which will assist management in accepting the rental application. Once the rental application is accepted, a tenancy agreement will be prepared. The tenancy agreement is a legal contract between the landlord and the tenant. The management company will prepare it and ask you to sign it, and will provide you with a copy of the agreement. Please remember to keep it in a safe place. Now the fun part of renting begins: The move in. You should again meet with the property manager to coordinate all the move-in details. The manager will provide you with tips which will help to smooth the move-in process to your new home. Once you arrive at your new rental unit, you should be able to get from the management company a booklet which details some of the necessary information, such as the emergency number for Police, Fire Department, nearby hospitals, after-hours emergency line, management office number, as well as TTC contact information.
