Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data. Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become
increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed. The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

St. Boniface offers dance at the Franco-Canadien Cultural Centre, theatre in the cemetery, a stop at the chocolate shop or a bite at Chez Sophie walking on the Esplanade Riel. Life is enjoyed by most on the street every day of the week. There is great diversity, and definitely francophone culture.
St. Boniface is affordable for a middle income bracket, though it caters to high end condo owners along the river. A small budget can live here resourcefully within reach of city services. Traffic is constant over the bridges, so there are several traffic lights and mildly congested routes. The airport is not convenient and there is a smoky industrial area in the east consuming large plots of land. Close to downtown, there are several bus routes and river walks for pedestrians. St. Boniface hospital dominates the landscape. Parks are plentiful,

Renting with pets By Jackie Marchildon
FINDING A GOOD RENTAL UNITfor a decent price is hard enough as it is, without the added task of finding one that is pet friendly too. I can accept that not everyone loves dogs as much as I do, but does that mean they can deny me a nice apartment, charge me a fee or evict me? If you’re a pet owner in Ontario, chances are you’ve heard somewhere that landlords can’t really tell you that you aren’t allowed to have a dog or cat in the unit. I myself tell people that all the time; and while it’s mostly true, it’s not really helpful advice. 2 2 YPNEXTHOME.CA
It is true in Ontario that a “no pets” clause in a lease is void (unless you’re renting in a condo building where the condo’s declaration forbids pets). So, if you keep quiet about your pets, sign the lease and move in with your fluffy family, your landlord can’t kick you out just because you signed that lease. Landlords can, however, decide not to rent to you because you have a pet. So either you accept that and solely look for pet friendly places, or you lie and hope for the best. Lying doesn’t exactly lead to a positive landlordtenant relationship. While landlords cannot evict
you for disregarding the “no pets” clause, they can evict you if they are able to prove that your pet is dangerous, causing damage, or interfering with the enjoyment of the landlord or other tenants. You can also be evicted if your pet is causing someone to have an allergic reaction. It works a little differently in British Columbia and Alberta. If a lease states no pets, it means no pets. If you disregard that part of your lease, your landlord can consider you in breach of your agreement and you can be evicted. Ma’am minding her own business in my apartment. In Ontario, it’s illegal for landlords to ask for deposits for anything other than last month’s rent. I’ve seen puppies ruin all sorts of things from walls to carpets to stairs, so I can understand why landlords might not be too keen to take in an unknown pet without some financial reassurance. In Alberta, landlords can charge a nonrefundable pet fee. This fee takes into account actual pet-related damages that could occur. It must be a reasonable amount. B.C. landlords can also ask for a pet damage deposit at the start of a tenancy but it cannot be more than half of one month’s rent, regardless of how many pets the tenant has. This sets an exact amount and leaves nothing to a landlord’s discretion, but given the average rental price in a city like Vancouver, for instance, the deposit can end up being a hefty one. As a dog owner myself, I might argue this could be the way to go. I know we’d all like to avoid extra deposits and fees, but maybe landlords in cities like Toronto would be more open to allowing pets if they had some financial reassurance. On the other hand, why should pet owners have to pay a fee or deposit? There are many other types of damages for which landlords don’t get to take deposits – they can’t ask for a deposit if they think you’ll leave water running in the bathroom, or if they think you look accident prone. There’s an argument to be made that my eight-year-old dog makes less mess and destroys less stuff than I did as a child. I wrote the names of all my crushes on the windowsill in my bedroom. My brother crashed
through a wall while trying to slam dunk on our mini basketball net. My sister’s bed frame was on wheels and she would run and jump on her bed and attempt to slide across the hardwood floor which, naturally, gouged cuts into it. The list goes on. Regrettably, pet ownership doesn’t fall under the Human Rights Code, and so I admit, it’s not really a fair comparison. But still. So, where does this leave you as a pet owner and renter? Well, truthfully, probably right where you started, but hopefully now you at least know your rights and what to expect during your next search.

You don’t want the room to look unbalanced, so to counteract the boldness of a hot pink, introduce another powerful colour such as black, which will even everything out. Keep in mind that the pink doesn’t always need to be in the paint. The black can also be in the upholstery, such as black leather club chairs. The finish that would work well here would be a rich looking type of natural wood, such as zebra wood.
Have you thought about using pink on the ceiling? Deep, dark blue painted walls, like Benjamin Moore’s CC-964 Blue Grotto, paired with 2085-60 Pink Petals as an accent colour for the ceiling looks really classy. This combination works particularly well for a bathroom. Reflective surfaces can help make a space more mature looking. Introduce a copper element into the mix.

for an apartment, I would jump any time someone told me they had or had a friend of a friend who had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out
couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats).
No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help:
footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even tripleduty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck!
Studio Apartments Pros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square
travel through corridors and potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs. Condos Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of. Now it’s time for the hard part. Decisions, decisions, decisions…
Lofts Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned!

WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck – Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems.
we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate.
MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GASPOWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL: This is in accordance with Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods.
MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavyduty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required.
MOVE LIVE PLANTS: Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.
PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE: Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit.
MOVING ANIMALS: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.
INSTALL MAJOR APPLIANCES: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.
REARRANGE YOUR FURNITURE: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service – for a fee – but it shouldn’t be assumed it is automatically included. MOVE PERSONAL VALUABLES: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END: We get paid from the time we leave our facility until the time
LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD: We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

The dreaded rent increase By Amy Hancock
IT IS IMPORTANT TO KNOW the rules for rent increases, especially if you’ve just moved to a new province as the rules vary across the country. Here are the basic rules from province to province. How does your province compare? BRITISH COLUMBIA: Landlords must use the official “Notice of Rent Increase” form and give their tenant three months notice to increase rent. BC has rent control and the allowable increase for 2015 is 2.5 per cent. ALBERTA: Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given and the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date. SASKATCHEWAN: If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year. MANITOBA: Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent once every 12 months. Three month’s written notice is required and must be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. ONTARIO: Landlords must give 90 days written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. The Board can prohibit all rent increases if the tenant has reported outstanding maintenance issues. QUEBEC: A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du lodgement. Upon refusal to accept
the increase, the landlord must apply to ‘fix the rent’ with the courts within a month. NEW BRUNSWICK: There are no rent controls. Three months notice is required to increase the rent in a year-to-year lease and two months for a month-tomonth lease. On a fixed-term lease the landlord can give three months notice if the box on the Residential Lease form has been checked. NOVA SCOTIA: There are no rent controls, but landlords can only increase rent once in 12 months. Notice must be issued four months prior to the anniversary date of the tenancy. PRINCE EDWARD ISLAND: Each year the Island Regulatory and Appeals Commission sets rent increase guidelines. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase. If they want to exceed the rates set out in the guidelines they must apply for approval. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they should be paying the same rent as the previous occupants. NEWFOUNDLAND & LABRADOR: Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months written notice is required. NUNAVUT & NORTHWEST TERRITORIES: Landlords cannot increase rent more than once a year and three months written notice is required. A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. The unit can be re-rented, but the rent must stay the same as stated on the increase notice. YUKON: Rent cannot be increased within the first year of tenancy. After that, a landlord must give three month’s written notice. The Canada Mortgage and Housing Corporation has more information on rent increases and lease renewals for each province.
