Get some advice I get to hear about a lot of rental experiences. People ask me about different property management companies, about the rules of renting – and even about ways to deal with roommates and neighbours. Don’t get me wrong, I don’t mind giving advice – but I’m not a legal expert and I don’t always have the answers. However, someone does. Each province has its own act governing rental and tenancy rules and laws. While friends, family and industry professionals can offer anecdotal experiences and may have some insight, if you want the real answers, you need to go right to the source: to the governing body. Whether you’ve got a small issue or a very serious problem, it’s likely that you’re not the first person to experience it. In fact, whatever it is, it’s likely covered by your province’s act. You may have your own

solution, but your solution may not be the legal route to solving your problem. For example – many people think they can withhold rent to get the landlord to fix something. In reality, if you withhold rent, you provide the landlord with grounds for evicting you. You’re never allowed to withhold rent unless you’ve go a ruling against your landlord through the board. In fact, the board can even rule for an abatement of rent – getting you a refund for some of your rent for the duration of the issue. Court isn’t the only route, most residential tenancy acts make it clear what your legal entitlements and remedies are. You can opt for mediation as an intermediary step. of weddings occurring in the month of August, planning is no doubt in full swing. Likely all the major decisions will have been made by now – venue, wedding party and menu. But wait! Has the happy couple discussed their finances yet? Finances are one of the major causes for marriage problems – and unfortunately, one of the primary reasons for divorce (60 percent of Canadians cited money related conflict as the number one reason for divorce according to a Bank of Montreal survey conducted in 2014). The reason for this is likely the differences in spending habits and a general lack of communication about things like debt and credit history. According to a recent survey from TransUnion, one of Canada’s leading credit reporting companies, the majority of Canadian couples (86 percent) are familiar with their spouse/ partners credit history. Canadians earning under $40K annually are significantly less likely to know their spouse or partner’s credit history, while younger Canadians (age 18-24) are significantly more likely to be unfamiliar with their spouse or partner’s credit history. Financial experts say couples should carefully explore topics such as income imbalances, debt and savings before tying the knot. But often, these topics are ignored because they can be difficult to discuss. The question is really - how do you know if you’re really credit compatible? Consumer Division, shares some “watch-outs” for couples heading to the altar: 1. Surprises are not always good. Talking with your significant other about current debts and expenses you both have can eliminate any surprises when it comes time to finance a larger purchase. 2. That diamond ring may have to wait. Lenders focus primarily on credit when determining the conditions of your borrowing allowance. Couples with lower credit could receive higher interest rates or even be rejected for loans. 3. Credit scores don’t marry up. Married life brings shared financial responsibilities that can make it difficult to keep credit histories completely separate. Your credit may be excellent, but you can expect some challenges if you marry someone with bad credit. When jointly applying for credit, the lower score can dictate the rate and terms you’re offered. 4. Discuss debt before marriage. Like marriage, your combined debt is a contract. A person’s credit history can affect everything from getting a mortgage to qualifying for professional licensing and even getting the best rate on car insurance. To avoid unexpected marital stress, couples should fully disclose their credit histories prior to tying the knot. While a variety of circumstances can lead to a poor credit history, bad credit

can also be a sign of underlying problems handling money. 5. Talk about it. The majority (83 percent) of Canadian couples talk to their spouse or partner at least twice a year with more than six-in-ten talking at least once a month about their debt. “We talk hypothetically a lot to ensure that we are properly planning for both unexpected money coming in (like a bonus) or if we have a housing improvement (or need an urgent upgrade) and how we can plan for this accordingly,” say Lindsay and Kipp from Toronto. Openly discussing finances with your partner is the best way to prevent future disagreements or unwelcome surprises. Don’t forget to review your credit report. TransUnion recommends couples do this at least once a year. 6. Prepare to build a love nest. Be sure that your budgeting tactics and financial goals are aligned before marriage. “We set aside time each month to talk about the finances and both have input into how we are managing our money,” say Lindsay and Kipp. TransUnion suggests that couples assign responsibilities to each partner to help manage the budget as one person should not completely own the family’s financial system. Battison explains that while talking money isn’t always the most comfortable thing for some people, it can pave the way to a happier (and more prosperous!) future together.

Located between Notre Dame and Ross Avenue from Adelaide to Main Street and across Main, through the Forks near the Red River, the Exchange is alive with culture and currency. With established venues for entertainment, the area is always lively. It is home to the far out Fringe Festival, which hosts wacky plays in intriguing locations; the Jazz festival which boasts beautiful music; and Old Market Square with her terra cotta structures

surrounding City Hall. In The Exchange, the commoners are celebrated on the common grounds. Albert Street ends with a view of the stage at the park. Store owners open their doors during business hours only to have the clubs close theirs because they’re full. Residents in the Exchange District range from semi-retired lovers of culture to 30-something film buffs, but the main demographic for this area is quite distinct: singles in their late thirties with a slightly above average income. Since any locale in this

area is within walking distance of the downtown business district, most can work close to home. Named for the Winnipeg Grain Exchange, the Exchange District, including the Forks, is home to over 150 heritage buildings. The Exchange and especially the Forks’ market has a fascinating assortment of art shops, framing, and clothing. The foodies would love it too and the nightlife beats with the heart of the city. Tourists would be sorry not to see the museums and the river firsthand.

Elevator Etiquette: The 10 Commandments

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.

10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that 1 8 YPNEXTHOME.CA

is impossible, never put your germ-infested hands on the floor buttons. 5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

your share of interesting neighbours. There are neighbours that turn into lifelong friends, neighbours you keep as acquaintances and dog walkers, and then there are the bad neighbours you tell stories about to your friends. The loud neighbour, the nosey neighbour, the barking neighbour, the “I’m a jerk for no reason” neighbour — they all have a special spot in your story repertoire. Like it or not, living with a bad neighbour is almost like a rite of passage in the renting world, and we all have to learn how to deal with it. The loud neighbour Before accusing someone of being a loud neighbour, you need to take a few things into account. If you live in a basement of an old building, your upstairs neighbour is probably going to seem loud. There is a difference though, in regular routine noise that unfortunately echoes through old buildings, from the recklessly loud and annoying schedule an actual loud neighbour insists on keeping. If you have a neighbour that consistently plays music at full volume past 11 p.m., or that is just generally excessively loud at all hours, it can be unpleasant for everyone. So, how to deal with it? The passive-aggressive way: Leave an unsigned note on their door or on the front door of the building for all residents to see in an attempt to embarrass them into submission. The other way: Go chat with them. Sometimes people genuinely don’t realize how clearly others can hear their music (and singing). Asking someone nicely to turn in early occasionally is far more likely to result in a compromise than leaving a note or banging on the ceiling. The nosey neighbour When I think of a nosey neighbour, I picture the old lady that used to live next door to me, who never seemed to approve of male guests coming over. In reality, she was nothing in comparison to a legitimate nosey neighbour — a neighbour who is constantly prying into other tenants’ lives, seemingly trying to catch them doing something wrong, like painting their walls without asking the 2 4 YPNEXTHOME.CA

But you really don’t know, so again, you can go about this one of two ways. The passive-aggressive way: Leave an unsigned note on the door for the owner telling them you’re going to call animal control. The other way: Knock on your neighbour’s door and chat with them about their dog’s barking. It’s likely they don’t know that their dog barks when they aren’t home and they’d appreciate hearing your concern over a threat. The disagreeable neighbour Ah, the worst neighbour of them all. They are loud when you don’t want to be, call the landlord when you do want to be, and they don’t hold the elevator when you’re struggling to run in with multiple bags of groceries. If they have a dog, the dog is always barking. If they don’t have a dog, they are always complaining about yours. All around, they are the jerk of your community. How do we go about living with this kind of neighbour? The passive-aggressive way: There are many options here. Call the cops when they are loud, make up things to try to get them evicted, leave them notes, be mean to them, etc. The other way: Be the bigger person and ignore their quirks. If something big comes up (bigger than them just not holding the elevator), go talk to them, or talk to your landlord about options that might work for everyone. Remember — sometimes we just happen to catch someone on a really bad day. They might not be so bad all the time.

You need to go out and find art – shows, galleries, installations. You need to learn what kind of art you like and start indulging. Art doesn’t have any rules. You can’t be wrong. You don’t have to buy art to match your walls or your furniture. Pieces don’t need to match each other. You can have different sizes, different subjects and different media. As long as you love it, it’s the perfect piece. There are two reasons that hold most people back from buying art. The first is that they don’t know what to buy. They’re intimidated to try. They don’t know anything about art and are afraid to make a mistake. The second is that people think art needs to be expensive and that they aren’t able to invest in the right pieces. Don’t let either of these things hold you back. Art is supposed to appeal to your emotions, not just your mind. There are no mistakes here. What one person likes, another hates. Art is very personal this way. Look at art without any preconceived notions. What you like is what you like – it’s as simple as that. From style and colour to subject matter, it’s all a very personal decision. The art you’re drawn to is going to be an expression of who you are, and that’s what should fill your walls. You bought your bed because you find it comfortable, you weren’t worried about whether other people would also like it. And like every other item in your home, art should be a response to your needs. “Feed my eyes,” my friend, the Toronto street chalk artist Victor Fraser once painted on a big empty slate. Keep this in mind. Art should feed your eyes. Art doesn’t have to be expensive. You’re not going to start off by hanging original Jackson Pollocks and Matisses. You can find great original art at very reasonable price points. As artists become collected their work becomes more valuable. There are galleries and reps that specialize in discovering new talent. These may best suit your budget. You can check out art online – but it’s better to go into galleries and experience art in person. The size alone can have a real impact when you experience it in person, and also the colours, the textures and the light. Also, don’t forget to look for art in unexpected places. Basquiat used to sell his art on the street $10 for a postcard-sized work, now worth thousands. In 2013 the famed street artist Banksy set up a pop-up shop and sold pieces for $60 – buyers ended up with very valuable pieces, some that earned six-figure appraisals – yet most people just walked by. As you stroll the galleries and visit art fairs, don’t be afraid to ask questions and start discussions with the gallery owner – or if you’re really lucky, with the artists themselves. They’re often at shows and love the rare opportunity to connect with their audience. Ask questions, explore the pieces. If you like something, get it, or at least take a card or a postcard so you can create a file and then go back when you find yourself thinking about that great piece you saw. roommate is a delicate situation and not to mention, a complicated one. Unlike Beyoncé’s 2006 Irreplaceable music video where she put her boyfriend out of the house with one swift kick to the backside, your roomie break-up will require a bit more patience and planning. It wont be as easy as putting all of their belongings in a box and singing to the left, to the left, everything you own in the box to the left. Besides, sometimes friends just need to move on - no drama required. What you and your roommate need is a plan of action. One that will leave both parties feeling at ease and with some sense of security concerning the changes that are about to take place. Once you’ve seen the signs and are ready to move on, consider these steps to ensure you keep the peace and move on from your roommate the mature way. FACE THE MUSIC: You decided

you’re ready to move on, now just tell your roommate already! Don’t leave them in the dark about your plans to move in with your significant other or to get a bigger place. This will be a big change for the both of you and one that requires an upfront conversation. No Post-It Note break ups allowed! Moving can be fun and kid friendly By Chuck Resnick

MOVING CAN BE STRESSFUL FOR CHILDREN. The change can be overwhelming, but there are ways to make it easier on them. It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making. If kids feel included and take ownership of their new-home decision, the transition will go much easier. Moving is a family process so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff. Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and it’s OK to have these feelings. Involve your kids in the packing process and start packing items you will not need ahead of time. Sentimental items your children treasure such as special blankets, beloved stuffed animals and photo albums should be kept in a separate bag or box which they can keep close until moving day, and then bring with them to your new home. Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood parks, soccer clubs and the new school. Check with the local school PTA to determine if there is a Welcome Wagon program, arrange a tour of their new school and meet the teachers ahead of moving day.

Make sure children say goodbye to the important people in their lives. Help them prepare a list of phone numbers, emails and addresses of important people in their lives. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule a few play dates with their friends before your move day. Let your children take as many pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos. It’s easier than every with email. Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make new friends in their new neighbourhood. Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic.
