enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

The truth is, landlords are very interested in keeping their tenants satisfied. Most pride themselves on customer service and a quality rental experience. Tips for hiring movers

WE ARE TALKING ABOUT ENTRUSTING ALL OF YOUR WORLDLY POSSESSIONS to someone so they can get them from your old apartment to your new one. Do you know what you need? We do; here are our tips for hiring movers. 1. A GOOD, DETAILED CONTRACT. A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but we also need to know exactly “what,”“where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH. The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a tried-and-true track record.

3. TELL US EVERYTHING. If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus we need to pack the item so it’s accessible. Let us know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. How NOT to meet your neighbours

WHEN IT COMES TO YOUR HOME SOME THINGS ARE UNAVOIDABLE, like paying rent, taking out the trash and living right next door to someone. Yes that’s right, I’m talking about your neighbours. Unless you live on a private island, chances are you have a neighbour and even have multiple neighbours – those who live next door, down the hall, on the other side of the wall, on top of you and below you. Love them or hate them, you can’t live without them – or at least avoid living right next door to them. As we know, first impressions can often leave a lasting impression. In order to avoid being ‘that neighbour,’ here’s how not to meet your neighbours. 1. WHILE HOGGING THE ELEVATOR: No one takes too kindly to being late. Avoid hogging the elevators at peak hours such as in the morning and at 5 pm. That means don’t have a piece of furniture delivered Wednesday morning or hold the elevator for your kid who forgot their lunch. Larry on the next floor will forever hate you. RentersGuide.ca 2. THROUGH YOUR LANDLORD: If your landlord calls and asks if you have met your new neighbour, it’s not because he’s interested in throwing a dinner party, it’s because you managed to disturb them beyond reason.

Avoid a noise complaint by always keeping noise levels in your home to a minimum. 3. IN YOUR CAR: Whether you’re in your buildings parking lot or in a 5 kilometre radius of your home, watch who you honk your horn at. No one ever gets away with disguising a rude gesture with a wave. 4. IN YOUR UNDERWEAR: If you’re grabbing coffee on your balcony of just stepping outside your door to pick up the morning newspaper, make sure your robe is on and secured tightly. Meeting your neighbours in your underwear will not only be awkward, but will have them either filing a report or commenting on the incident for as long as they live next to you. 5. PAST 11 PM: If you live in close proximity to anyone, whatever it is you have to do, do it before 11 pm. This includes taking out the trash, vacuuming, hanging pictures and attempting to fix the front door. If ever you meet your neighbour past 11 pm, just know that he automatically dislikes you.

Noise can be a pain in your

PERFECT RENTAL LIFESTYLE

A NOISY TENANT CAN BE A PAIN in your otherwise perfect rental lifestyle. It can be excessive noise from music, vacuuming or through the ceiling because the Tenant above removed the carpet. This can adversely affect your sleep, your job performance and your health and emotional well-being. For a Landlord, a noisy Tenant might drive away quality Tenants and give the building a bad reputation, impacting future rentals and income. Do not despair there are ways this issue can be resolved. Generally, Tenants are allowed to make reasonable noise during reasonable hours of the day. Check your local “quiet hours”, by calling City Hall or checking online. There are usually city ordinances or by-laws that prohibit excessive, unnecessary and unreasonable levels of noise. For example, in Calgary, hours between 10pm and 7am Monday to Saturday are considered quiet hours. If your neighbours or Tenants are making noises outside these by-laws, police can be called. For noise outside of these quiet hours you can make an application to your local Landlord and Tenant Board. In order to do so, the noise must be deemed unreasonable. What does ‘unreasonable’ mean? Generally, take into consideration the level of noise, the frequency and whether steps can be taken to reduce the noise. Another factor will be demonstrating how the excessive noise impacts you – and the effect this has. For example, in a case called The Owners, Strata Plan LMS 4555 v. Chan (L040727 BCSC), (It is a condominium case, but applicable) loud piano playing was considered an excessive and unreasonable noise; however, once sleepers were installed into the piano to minimize the noise, the Court decided RentersGuide.ca that it was a reasonable noise level even though the noise had not been completely eliminated. Another example could be loud footsteps from

neighbours above you due to wood flooring. In a situation like this, the noise could be brought down to a reasonable level by the purchase of a rug by the noisy tenant. Quite often there are rules for the building ensuring wood floors are covered. Check this before you rent. Remember, you have to prove that this is happening if you want to take up the issue with the Board. You should keep a log of the time and dates of the noise and make it as detailed as possible. You can record the noise and have witnesses available to substantiate the situation at the Board, if necessary. You could also report excessive noise to your Landlord and find out if other Tenants are also impacted in order to bolster your case. In all probability, if the noise is too loud for you, other people in your building may be experiencing the same problems. You may be tempted to bring an application right away, after establishing that the noise is unreasonable, but the first step should be to talk to your noisy neighbour or if the Landlord, to the Tenant first. This is often the simplest way and sometimes it is all that is required. Your neighbour or Tenant may not even realize the amount of noise they are making. The remedy, if the noise persists even after several requests – and make them in writing after the first – should be an application to your local Landlord and Tenant Board, or go and see a lawyer to determine the best way to proceed. Often a small investment in getting legal advice at the beginning yields a great reward. Only a Landlord can take noisy neighbours to the Landlord and Tenant Board. Tenants need to bring an application against the Landlord if the Landlord does not take steps to stop the offending Tenant. It is always in the Landlord’s best interest to ensure buildings operate properly and to control obstreperous, unruly and inconsiderate Tenants. Landlords and Tenants working together to maintain healthy and happy living environments lead to long and fruitful relationships for both parties.
