Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

’m not a huge TV watcher, but I do happen to love the reality TV shows. Specifically, the ones that let you in for a peek at the mega mansions, millionaire lofts and rockstar pads of the insanely wealthy and incredibly famous. I also like those programs that go around the world looking at different homes – a casa in Costa Rica, an auberge in Paris, a London flat. While my city home will never compare to a Kardashian castle, and I’m not moving anywhere exotic any time soon, it’s good to dream big. But more than just dreaming – glimpses of professionally styled, money’s-no-object, exotic setting offer amazing inspiration! With the vacancy rate down around record lows across the country, it’s a bit tricky to find the exact apartment you’re looking to rent. The more rigid your needs, the smaller your selection will be. Budget, size and location dictate your options. Instead of being disheartened because you can’t find the perfect layout, broaden your scope with some vision and creativity. One of my favourite tricks is inspired by a dressing room/make-up table I saw in a star’s loft bedroom. She used a floor-toceiling bookshelf as the headboard of her bed. Behind the bookshelf she created a lavish and lovely make-up table and dressing room – you’d never know her secret niche existed. It’s also a great way for dividing a room if you want the kids to share but still afford them each a lot of privacy, or perhaps create a home office nook. Inspiration comes from all over, I just happen to enjoy all things home and decor, and I’m always impressed by the originality and unusual functionality of a space just by looking at it from a different perspective. Not just TV, but the Internet and magazines, like Renters Guide will give you some great style ideas for your new apartment. We’re always here to help. PACKING TIPS to make your move a little easier Gather boxes in all sizes – purchase them or gather them from friends and neighbours.

Label boxes containing fragile items with large red lettering.

Collect cushioning materials like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper and newspapers to use as padding inside boxes.

Place china in plastic bags and stack plates upright on their sides, not flat.

Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors.

Keep boxes to 50 pounds or less.

Reinforce the bottom of boxes with extra tape for added strength. Label each box with the name of the room in your new home where it should be placed and unpacked. List the contents of the box on its side. Number the boxes and keep a list of which boxes go in which room in your new home. 10

Pack your TV, stereo and computer in their original boxes whenever possible. Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!) Don’t box up flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition. by HELLEN BUTTIGIEG ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what you’re making for dinner. STOP PAPERS FROM ACCUMULATING Are you wasting your valuable time shuffling papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Ask yourself whether you have a specific use for it, and if you don’t have a clear answer, leave it behind (no TheRentersGuide.ca matter how interesting it looks). When you’re at a show or a conference, before you take the pamphlets and handouts, get realistic about what you’ll really have time to read when you get home. PURCHASE FURNITURE THAT DOES DOUBLE-DUTY Consider purchasing a few of the multi-functional furniture pieces that have become readily available in the stores recently. For example, consider an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage. CREATE AN IN/OUT ZONE IN YOUR HOME Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you leave the next morning. ARE YOU BEING HELD HOSTAGE BY YOUR POSSESSIONS? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home. FEELING STUCK If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.
