he fact is, it’s not an easy market for renters. There’s a lack of great rental opportunity. While condos continue to go up in rapid succession, new apartment buildings are few and far between. With a growing population, most major urban centres are finding the same bottom line, historically low vacancy rates. What does that mean for you? It means that there are less options and more competition. When landlords and property managers have a vacancy they often have a waitlist to go to and multiple applications for a single apartment. If there’s a specific community you’d like to live in, it would be to your advantage to go in for a visit and get yourself on that waitlist. It may be word of mouth that helps you find that elusive vacancy – telling friends, classmates and colleagues that you’re apartment hunting may give you some leads that you’d otherwise never unearth. ver time I’ve become familiar with our advertisers as well as numerous other property management companies and property owners. I’ve learned that, like any other business, no two are the same.
I I find it funny when people tell me where they live. The first thing that pops into my mind is “Oh, I know who manages that building!” and then the second thing is either “You picked a good one!” or “Is it as bad as I think it is?” Of course I keep my opinions to myself, for professional and personal reasons. Each rental company has different goals and different management styles. You’ll find some properties committed to modernization and technology while others are complacent and go with the “if it ain’t broke, don’t fix it” management style. Some are very proactive, others prefer bandaids; some ignore the issue altogether. Some are committed to customer services others to the company’s bottom line. More and more I’m finding that companies are developing a social awareness and making the effort to give back to the community and be stewards of the environment. Because of all of the differences, it’s really important to do your homework. There is a lot of information out there, online and in print, about the different companies and communities. When you pay a visit to the communities you may want to chat with current residents. Take the time to have a good look at what’s in good repair and note what upkeep hasn’t been done. Ask lots of questions and make sure you feel that the company is a good fit for your needs and expectations. Preheat oven to 400°F (200°C). Remove frozen pie shells. Place one pie shell on a baking sheet to thaw so it can be used to stencil the pie. Set the other pie shell aside.

Coarsely chop ½ cup (125 mL) of the pecans and set aside. Melt chocolate in double boiler or in microwave on medium for two to three minutes.

Combine melted chocolate, corn syrup, sugar and eggs in a large bowl. Stir in chopped pecans. Pour mixture into one of the pie shell. Arrange remaining pecan halves over top of filling.

Remove remaining pie shell from foil and place on a floured surface, gently flattening edge. Cut snowflake shapes, using decorative cookie cutters and arrange, slightly overlapping on edge of filled crust.

Bake in preheated oven for 10 minutes. Reduce oven temperature to 350°F (180°C) and continue to bake for 20 minutes or until filling is set. Allow to cool before serving with ice cream or whipped cream. Refrigerate any leftovers. NC

Unusual situations and their taxing implications H&R Block accountants Have seen a lot of inteResting deductions, and try to assist clients when they can. Some deductions, though unusual, are permissable because the situation meets the CRA’s criteria – other deductions don’t. Here are some strange situations that have occurred with Canadian taxpayers over the years: The Tax Court decided a farmer was allowed to claim cat and dog food because they were outdoor pets meant to keep wildlife away from their blueberries. Dog food is also deductible if it is for a service dog. Declare income from all sources - legal and illegal. If you fail to claim income earned illegally, if you are convicted of the crime, you can expect to hear from the Canada Revenue Agency (CRA) about unpaid income taxes. If you attend school outside of Canada, the tuition should be tax deductible as long as the school is recognized by the CRA. Lunch time supervision costs are considered child care expenses and can be claimed on your return. This also applies to before and after-school programs.

Whether that is a home business, or homework, correspondence, crafts, paying bills or occasional work from home, the spaceTheRentersGuide.ca must fit the purpose. Location, Location, Location Do you have a spare bedroom, den or a basement that can be used for this purpose? “You need quiet, especially if you telecommute. A high-traffic area doesn’t really work,” says Adam Shearer, president of California Closets. In smaller spaces, families must be creative. A spare bedroom can have options for a home office, says Enrico Terisigni, general manager of Organized Interiors. The company even offers a wall bed home office system. It has a double- or a queen-sized bed that pulls down from wall when needed – with space for pillows and clothing. “When the bed is not needed, it goes back up against the wall, and there’s room for a home office, as well as files and secret documents,” he says. Organized Interiors even has an “office in a closet” solution that is very popular. FuLLy equipped and designed For your FamiLy Once you’ve decided where your office will go, think about what will be needed in it. Shearer says that most offices include lower or base cabinetry that could house file drawers, a work surface or countertop, and upper storage. Seating is also very important. Having enough legroom is key. “We recommend a minimum of 30 inches under that countertop for someone to sit and work.” Don’t forget about the little details about the unique people who are going to use the office. Are the people who use it right or left handed? Is the chair at the right height and ergonomic? Is there adequate light at each workspace? Some people may want to combine the home office with a home craft centre if someone in the family is artistic or wraps a lot of gifts. Remember technological concerns such as power. Are there enough electrical outlets and are they where they need to be so that everyone can plug in their computers? If you need help planning your home office, companies such as California Closets and Organized Interiors can send a designer to evaluate your space and create a customized solution for your family. think about the chiLdren Safety is paramount. If kids are going to be using the space, is it childproofed for them? Where should the wee ones sit? A child-sized desk or table is great for little ones to colour or do their homework while you work. Professional organizer Hellen Buttigieg, owner of We Organize U says that “face to face” desks – like for detectives in the movies – “are great for family members that enjoy the
interaction while they work.” If this is too distracting for some people, desks can be placed in each corner of the room. “Keep in mind that each person has their own way of working, and it’s important to set up a space that takes that into consideration,” adds Buttigieg. Sharing some things can make life a lot easier, such as office supplies, and a printer/scanner/copier, says Buttigieg. Shearer suggests a cabinet or file drawer for each family member. Each parent has a drawer for their bills, each child has a drawer for their artwork. Alternatively colour-coded files for each family member can work. Functionality aside, there is the human element of sharing and getting along that makes working together a challenge. How can you make working together pleasant? “Boundaries and respect,” says Buttigieg. “Everyone should have their own space carved out, even if it’s a small section of the room. Family members need to respect and not infringe on someone else’s space. That means one person can’t pile their papers on someone else’s desk when their own desk gets TheRentersGuide.ca buried.”

IT’S NO BIG SECRET MOVING CAN BE STRESSFUL – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves. x Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases.
Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the utmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.

rices keep going up and up, so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!
Quick tips on organizing your home Use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. » The large clear plastic container that you can buy prewashed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free. Next to Christmas, summer is the busiest season for clothing retailers. Before you go shopping, eliminate the clothes you don’t wear to make room for new items. Use the “one in – one out” rule: for every item you bring home, let go of one. The advantages are you’ll spend less because you know what you already have, you can buy clothes that co-ordinate with existing items, and you’ll be able to get dressed faster because there will be fewer decisions to make. Today there are an abundance of accessories available in multiple colours and endless styles. Accessories can range from the obvious furnishings like pillows and throws, to clocks, area rugs and even artwork and lamps. Truly, anything short of the main items in a room required for it to function can be considered an accessory. Even some small pieces of furniture such as ottomans and side chairs can be classified as room accessories, depending on the space. Accessorizing can perform multiple functions within a room, depending on the style desired. For instance, the best way to tie a colour scheme together in a room is with throw pillows, blankets and small objects in a variety of co-ordinating colours. If high impact is your goal, select items in complementary or high-contrast colours to the room itself so they stand out against their surroundings. Or, if your space seems a bit flat, go for pieces that have strong pattern and texture compared to those larger items surrounding their placement. The key to great accessories is to determine the overall goal to be achieved. Once this has happened, shopping for particular items can start. Know what you are shopping for before your begin, otherwise the temptation is to buy multiple items with no overall plan for their display. Accessory placement is as important as the item itself. Where possible, it’s best to stick to groups of objects rather than random placement of things all over surfaces. Groups of objects create mini focal points and reinforce the visual picture to the viewer. Varying heights and sizes of objects together add interest and break up flat walls behind. But remember to always keep it simple. When beginning the process of placing items within a room, clear the space of all existing accessories. Move them to an adjacent room, and then add newly acquired pieces to this group as well. It’s from this group that you will select the pieces for positioning within the desired room.
