Canadian condo market remains stable
A
lthough record growth is not predicted in the foreseeable future of the Canadian condo market, the latest Conference Board of Canada condo report released by Genworth Canada says the market is stabilizing. “As condo starts near past averages and inventories edge closer to demand, we are seeing the condo market stabilize both in terms of the price of existing units and the volume of new construction,” said Robin Wiebe, Senior Economist at the Centre for Municipal Studies at The Conference Board of Canada. “Softer prices and positive economic factors continue to make condos an affordable way for Canadians to achieve homeownership.” In Vancouver, Montreal and Toronto, which have been of particular concern, the Summer 2013 Metropolitan Condo Outlook says growth in population and employment along with a gradual rise in interest rates are all factors that support a demand for the current supply of inventory. “Whether it’s first-time homebuyers entering homeownership, empty-nesters looking to downsize or professionals seeking a shorter commute, condos appear to remain a popular option for urban Canadians,” said Brian Hurley, Chairman and CEO of Genworth Canada. While Vancouver still boasts having the most pricey housing market in the country, condos remain an affordable option. The report suggests that it will continue to be a buyer’s market in 2013, with sales and prices picking up in 2014.

o matter what stage of the home searching process you’re at right now, you’ll eventually have to move into that home of your own. I’ve yet to meet a person who likes moving, but it’s an obvious necessity to get from home A to home B, and most people get pretty excited at the possibility of filling a new space with their hopes and dreams. This New Home Guide, we’ve got some great moving advice from Dan Hopkins in “Avoid common packing mistakes.” And for those of you who prefer to think about how you’ll fill a new space and make it a haven all your own, we’ve got an article from regular contributor Yanic Simard (“Designing spaces big and small”) that outlines how to punch up a new space of any size, which provides pracitical design advice to those who are downsizing and those who are upsizing alike. For a balanced perspective, I’d suggest reading both of these articles, as well as the rest of the helpful advice that we have for homeseekers in this issue, but I’ll leave that to your discrection. private and beautiful,” Ken says pointing to three large evergreens that have been planted along the back fence. As we continue our tour, it’s ever more apparent why Ken says Radius offers tremendous value. On the upper floor, I discover three bedrooms plus an open, loft-style family room that could easily be converted to a fourth bedroom if the family grows. The master features an ensuite with oh-so-luxurious, extra-wide soaker tub crowned with a sparkling chandelier as well as a frameless-glass shower. There’s even a laundry room — as in a real room with sideby-side washer/dryer, counter space for sorting and folding, plus a bank of cabinets for extra storage. Our final stop is the fully finished basement that’s a standard at Radius. new CEO of the Canadian Home Builders’ Association of BC by Diane Duflot DD: First of all, congratulations on your new role as CEO of the Canadian Home Builder’s Association of BC (CHBA BC). NM: Thank you! DD: Prior to taking on this position, you were the executive director of the Canadian Chamber of Commerce in Japan and chair of the Foreign Chambers of Commerce in Japan and your most recent position was as a real estate investment and renovation consultant with links to the Asia Pacific and Japan. How do you think your experience abroad will be an asset to you in your new role? What, in your opinion, can we learn from Japan in regards to housing infrastructure?
I witnessed first-hand how companies needed to adapt in order to be successful in Japan and other Asian regions, regardless of the success achieved in their home countries.
NM: Living overseas in a different culture and environment presents a fantastic opportunity to view everything through a different lens, which certainly helped me gain a better understanding, respect and appreciation for the way a business, or a society, deals with its issues and challenges. I witnessed first-hand how companies needed to adapt in order to be successful in Japan and other Asian regions, regardless of the success achieved in their home countries. Persistence, patience and adaptability of the culture were needed to succeed. My responsibilities included advocating on behalf of Canadian companies doing business in Japan, including members from the building and forestry sector, so there

are some common elements working on behalf of members at CHBA BC. DD: Developers are always improving the quality of living space that fits into a given square footage, and good design can make a small space feel larger. Did you see any housing design in the Japanese market that you found to be a particularly innovative and economical use of space? NM: In Japan, and specifically in Tokyo, where space is limited and very expensive, house builders place an emphasis on functionality and the efficient use of vertical space while maintaining simplicity and luxury. With buildings often very close to each other, windows are limited due to privacy concerns so light is brought in through innovative architecture, helping to create a bright airy concept. Bathrooms in Japan are especially innovative, utilizing technology and energy efficient bath areas. Land size varies and is often very narrow so architects must overcome these challenges, and this results in some unique and innovative designs. In Tohoku, the area affected by the 2011 earthquake and tsunami, a large Japanese house builder is building homes using technology that makes it possible to generate electricity at home through the combined use of fuel cells and solar power. This community is expected to produce more electricity than it consumes.
Complete communities can provide a diversity of housing types and affordability, a balance of jobs for the local labour force and create social, cultural and economic opportunities for its residents. DD: What do you see as emerging trends in housing in Vancouver? NM: One trend that has emerged is the popularity of laneway homes, coach homes and other forms of housing. Laneway homes provide consumers with a choice that could allow a relative or aging parents to live close by, eliminating the need for cross-town travel in some cases. These homes are functional, efficient and blend in well with their surrounding area. DD: The Vancouver housing market is often seen as a hard market to get into. How do you see Vancouverites finding ways to meet this challenge? And what are builders doing to help first-time buyers enter the market? NM: Vancouver is an attractive city that is appealing to people from all over the world. Like many great cities, there is usually a higher price associated with living in a top destination that features the amenities found in the Lower Mainland. In recent years, there has been a shift towards smaller housing. Since city approval in 2009, popularity for laneway housing and carriage-style homes has increased, which provides additional affordability options. The shift away from large homes has created more opportunities and builders are adapting to this change. Townhomes provide an alternative housing solution for younger buyers and for those not yet ready to downsize from a large house into a condominium. Multigenerational homes where the younger members of the family are able to house aging parents are on the rise and can offer some real benefits for those choosing this route.
DD: Are consumers increasingly demanding homes that allow for alternative methods of commuting, be it public transit, cycling, or using one of the many car share programs now available? NM: I think you can see this in the development of homes near the Skytrain and Canada Line and planned Evergreen Line. You will see additional development along these lines as consumers seek an alternative to commuting in their cars and more convenience. The Metro Vancouver 2040: Shaping Our Future – Regional Growth Strategy (RGS) proposes to freeze industrial lands along the sky trains. Private developers should be able to have their lands re-designated in the RGS from industrial to an alternative designation to support affordable market housing while protecting the overall intent of the RGS. DD: We’ve heard a lot about living local over the past few years. How is Vancouver making inroads to ensure that homebuyers can find the daily essentials close to home and embrace community living? NM: The ability to make convenient walking trips from home to destinations such as stores, parks and trails, the perception of having safe and aesthetically pleasing surroundings for walking and ready access to greenspaces can be found in many areas of Vancouver. An increase in bike lanes, as well as residences built with commercial space below, contribute to creating community living and less reliance on vehicles for daily needs. DD: How do you see this occurring in your own neighbourhood in White Rock? NM: The White Rock Official Community Plan (OCP) designates its center as ‘Town Centre Mixed Use’. It includes high density, mixded use (primarily residential and commercial) development specific to the Town Centre. Complete communities can provide a diversity of housing types and affordability, a balance of jobs for the local labour force and create social, cultural and economic opportunities for its residents. I’ve spoken with some senior residents of White Rock, and they have expressed their desire to be central so they can step out of their door and go shopping and still feel they are a part of the community. They want the convenience and interaction. This applies to all ages and can create a healthier lifestyle.

HVAC: Don’t let a new home love affair

When it comes to that new dream home, love can be blind. Buyers are often willing to spend tens of thousands of dollars on luxury upgrades such as tile floors and marble countertops, while ignoring the heating, ventilation and air conditioning (HVAC) systems that make a house comfortable. And this limited view can, in a worst case, turn your dream into a nightmare. “A home is usually the largest investment in a person’s life. Yet most buyers don’t even think about the HVAC system. They just assume that things will work properly. Sadly, some find out that’s not always so,” says Warren Heeley, president of the Heating, Refrigeration and Air Conditioning Institute of Canada (HRAI). “If you’re concerned only about what the house looks like, you’ve probably lost sight of the fundamentals. You need to check out the mechanical systems as well, or you could end up owning a gorgeous home that is unpleasant to live in,” warns Karen Somerville, president of Canadians for Properly Built Homes (CPBH). Industry and consumer groups join forces HRAI and a small group of allied heating industry associations have joined forces with the consumer protection group CPBH to raise public awareness about the problems — and solutions — related to poorly performing HVAC systems in newly built homes. According to CPBH, heating and cooling troubles are among the most commonly cited problems in newly built homes, and can include: extreme temperatures (house is too hot or too cold), significant temperature variances (in different parts of the house), stale/stuffy air, poor ventilation, extreme humidity or dryness, and health issues related to indoor air quality. The building code does not ensure home comfort Newly built homes are supposed to meet the building code, and purchasers therefore assume that their HVAC will deliver the proper level of home comfort. Wrong on two counts. First, the building code sets minimum standards to ensure safety, but there is nothing requiring a minimum level of comfort. HRAI, CPBH and other organizations are lobbying government for improvements in the building code that would 46 metro vancouver new home guide | september 6 - 20, 2013
raise HVAC standards, but this is a long process. Secondly, measures to ensure comfort in the home will only be achieved if home buyers protect themselves and place specific demands on builders. So what can new home buyers do to ensure that these systems have been properly designed, installed and commissioned? Here are some steps you can take to protect yourself • Have your lawyer include a clause in the purchase agreement indicating that you want the right to have the HVAC inspected (and tested if necessary) by your own independent HVAC expert, before the drywall is put up, and if you are not satisfied with the HVAC system, you can get out of the deal. If the builder will not include such a clause in the agreement, think twice about proceeding. • When thinking about upgrades, remember to invest in home comfort and efficiency. These might include: » a higher efficiency furnace fan motor (know as an “ECM” or electronically commutated motor) » sealing the air ducts (leaky ducts are a major factor in home comfort issues) » having an air balancing test conducted (this will tell you if the air flow in the home is adequate) » an air cleaner » a humidifier The above should cost no more than $3,000 and will pay back the investment in a few short years. • Before taking legal possession of the home, ask the homebuilder for copies of the following: the report of the municipal building inspector, confirmation that the air ducts have been sealed, the air balancing report, and a report called the “heat loss/gain calculation” which is used in determining the proper size of the furnace for the home. Have your independent expert review these reports with you.

Designing Spaces Big and Small
Like the story of Goldilocks and the Three Bears, it seems
impossible to find a home that’s juuuust right: some are too big, many are too small, and finding that perfect balance between comfortable and cozy can leave you wanting to just lie down. However, if you combine some cleverness with some realistic solutions, and maybe trading in or selling a few items, any sized space can feel like home. Whether you need to expand or slim down, follow my tips to fit in everything you need — and plenty of style. Pick a Focal Point › Rooms of any size need a focal point — the human brain wants to be given a place to look, so the most beautiful schemes always give the eye something to zero in on as a starting point. › Wallpaper is back in full force, and it’s a perfect way to create an accent wall — try using it just around the fireplace, on one end of a dining room, around a vanity or behind your bed’s headboard (or even framed as the headboard itself). › If you don’t want to commit to paper, you can achieve a similar effect with paint — go all-in on a bold colour for just one wall and let the rest be a neutral or a much lighter shade. › In a very tall space, let the ceiling be the focal point for a surprising effect; in a tighter space, dress a wall that’s broken up with an architectural feature (window, fireplace, shelving, etc) to make this bold focal statement without feeling overwhelmed. 52 metro vancouver new home guide | september 6 - 20, 2013
Anchor’s The Way › One key way to anchor a living or dining space is with an area rug. It’s a perfect opportunity to inject some colour into a neutral palette, or add a peaceful oasis where the look is busier. Even kitchens have been getting textural touches lately, with long runners (rectangular strips) giving the chef a little underfoot padding and a less utilitarian look. › Your rug should be big enough to tuck under the legs of your seating — not float between them like an island or bump into the walls. As a budgeting guideline, consider the cost of your best sofa — an investment rug deserves about the same. In a very small space, use one large rug that lets everything connect seamlessly; for a large room use multiple rugs, or use one in just a central area, defining smaller zones. › An organically shaped cowhide is great for awkwardly shaped rooms with virtually any scheme. › For pattern and colour, try a timeless Persian carpet — the look is classic and trendy, and pairs well with both modern and traditional furnishings. Look to Ikea for accessible options if you aren’t prepared to spring for an antique. › To add demure luxury in a more neutral tone, try a low-pile shag in champagne, ice blue, pale pink or “greige” (grey-beige).
Mix It To Max It › Even if you have strictly modern or traditional taste, a room of any size needs a little bit of mixing to achieve the best recipe. Combining multiple textures is very important to give a small space visual variety (especially since you can then keep the colour consistent and airy), and just as important to keep a large space from feeling monotonous. Try to include at least five of these in every space: wood, glass, metal, leather, fabric, plastic and paint (not just your walls, but also art). › Mixing high and low gets better results that spreading out your budget evenly across the board. Invest in a few pieces you really love, and then support them with budget finds — I do this often even in the most highend designs. For small accents like pillows, you really can find amazing pieces at discount outlets; just keep some money aside for that last must-have piece you absolutely need to finish off your scheme and give yourself permission to splurge. › I believe any space should have at least one Midcentury Modern piece. The classic BRNO cantilevered chair mixes sleek metal curves with natural leather to create timeless style statements that always read as sophisticated — I recently saw a set in an uncommon warm mauvetoned grey for a client’s dining room with traditional trimmings, and the combination blends exquisitely.
Plumb Perfect › Although it may seem counterintuitive, large tiles can help make any bathroom appear bigger — and who ever has a bathroom too big? Cladding the floor or even walls with a stone showing little colour variation such as clean porcelain, pale slate, or softly veined marble (grouted minimally) will create the illusion of an unbroken plane, maximizing visual length. › Powder rooms are the perfect place to experiment and embrace styles you might otherwise find too wild — nobody has to “live” in the space so you can opt for high drama. The relatively small vanity space is a great opportunity to splurge on marble, and you can likewise tile the entire wall surface in an evocative pattern. Hang a high-impact pendant or chandelier in the centre to make guests say wow every time. The Rest but Not Least › In any sized space, you don’t want the bedroom decor too loud when you’re trying to get some quiet rest. Use tone-on-tone patterns, mirrored surfaces and cool hues to add visual interest in the daytime that will fade away under moonlight. › Whenever possible I like to incorporate a seating area into the bedroom. Adding a chair next to the bed gives you a place to read the paper or tie your shoe, but also a place to drop a book or glass as you drift off. In a tight space, go for a lightweight metal or plastic chair — transparent “ghost” chairs are perfect for maintaining visual openness. In a larger space you can opt for a more plush upholstered piece, and add a serving tray went you want a flat surface. Then, add a floor lamp (or sconce) for a reading light. It’s a quirky look full of personality, and functional too.

Come late afternoon, both commuters and tourists jam in to Translink’s SeaBus terminal for the 12-minute ride from Vancouver’s Waterfront Station across to Lonsdale Quay. Locals will likely have their heads hunched over their smartphones, checking kids’ soccer schedules or texting spouses to see what they can pick up for dinner at the public market. Tourists, though, will be standing at the windows, mesmerized by the North Shore scenery. An impenetrable-looking curtain of forest-clad mountains dominates the skyline. Gleaming concrete towers with expansive decks and, no doubt, million-dollar views, rise from water’s edge. The indistinct murmur of many languages can be heard. out and instantly beam Facebook and Instagram images around the world. After docking, everyone swiftly decamps down the ramp and out to Lonsdale Quay. Home to over seventy shops and services, the Quay’s merchants specialize in locally sourced produce, fish, meat, poultry and even floral bouquets. Indeed, the Lonsdale waterfront has always been a busy place — ever since North Vancouver’s incorporation in 1907. The new community became the centre of BC’s first major real estate speculation boom and nearby streets like Grand Boulevard feature gorgeously refurbished Victorian-era homes, bounded by leafy boulevards and grassy parks. Lonsdale really took off during World War II, when tens of thousands of workers thronged to the Burrard, Wallace and Versatile shipyards to support a large scale war effort that ran twenty-four hours a day, seven days a week. You hear a lot of talk these days — from media and government — about debt and how the average Canadian has too much of it. Although it may well be true that many Canadians need to rein in their spending habits, there is a flip side that doesn’t get talked about enough: a record number of Canadian homeowners are sitting on an unprecedented amount of home equity. Given today’s economic environment, the mere mention of spending home equity is considered taboo — especially in light of the recent sub-prime mortgage crisis in the United States. We’ve gone from the free-wheeling days leading up to 2008, where those investing in real estate thought they could do no wrong, to an about-face, where spending home equity was akin to an evil deed. And, like most things in life, the truth lies somewhere in the middle.
First and foremost, we need to address some of the issues that face most Canadians today: • It is true that many Canadians are carrying too much debt and need to find a way to spend less than they make. • It is also true that many Canadians are sitting on an unprecedented amount of home equity. • Yet a record number of Canadians are also concerned about their ability to have enough money to retire. • Few working Canadians have faith in their pensions. • A record number of Canadians are now self-employed and have no pension plan. •F ew working Canadians are confident in the ability for CPP and OAP to take care of them when they retire. • Canadians are living longer than ever. Add this up and it begs the question: Can home equity be part of the solution? The concept of using your home equity to invest has fallen out of vogue in the past few years, but in many respects, we have thrown the baby out with the bathwater. Sure, the idea of spending your home equity to buy investments equates to getting further in debt — but perhaps we need to define debt. Is it possible to have good debt and bad debt? Bad debt is easy to define — any debt that is used to purchase an item that adds no value to your bottom line (lifestyle expenses such as a car, boat or vacation). Good debt is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money). When you use credit to subsidize lifestyle, you are simply spending beyond your means and arguably buying items that may not fit into your family budget. The only return on this type of expenditure is immediate personal gratification. However, the potential long-term consequences of this type of expenditure could be increased debt without the ability to pay it off. This is exactly the type of debt the government is concerned about. They don’t want Canadians to look at their houses as personal ATMs — especially at a time when interest rates are at record lows. The real concern is what would happen if a great number of Canadians were to access home equity, go further in debt at a time of low interest rates, only to see those rates increase. If the only thing those individuals had to show for their debt were depreciating consumer goods and a YouTube video of their last vacation, then the government’s concerns would be completely justified. In fact, you should be very cautious of increasing home or consumer debt in today’s economic environment. Interest rates have nowhere to go but up, and any use of home equity should only be undertaken after an analysis of both the long-term benefits and consequences. However, this example should not be confused with the ability to utilize home equity to increase personal wealth, address pension concerns or assist adult children with getting started on their road to homeownership. The key is to analyze the long-term benefits versus potential consequences. It is entirely feasible to utilize home equity in such a way as to improve your personal financial situation over the long-term — even if interest rates were to rise. This process would involve increasing personal debt initially but only through the acquisition of an asset that would create a long-term financial benefit. An example of this would be to access a portion of your home equity for the down payment on the purchase of a rental property that, over time, would shift from a deficit to an asset that could provide a supplement to your pension plan. Many people reading this might still say, “There is no way I’m touching my home
equity.” I completely understand that emotion, but to that I would ask: Are you 100 per cent comfortable that your current pension plan is sufficient and that you will not have any need to supplement it at the point of retirement in order to live the lifestyle you desire? If the answer is yes, then by all means, you should not, nor do you have to, touch your home equity. Your focus would be to stay the current course. However, If the answer is no, then it begs another question: What is your plan to resolve this? A significant number of Canadians fall into the second category and fit the following description: “I know that our current pension plan is insufficient to accomplish our retirement goals and I know that we are sitting on a lot of untapped equity that could be used to purchase some investments. But I’m simply not comfortable with risking any of that equity in an investment venture. What if we ended up losing it all? Then where would we be?” You would be shocked at how common this scenario is and how often that conversation is played out at dinner tables across this country. There are three major considerations: 1. The need to address retirement goals 2. The realization that equity could be the solution 3. The fear attached to taking on more debt As you explore your own personal situation, consider these factors, and how equity might be part of the solution.

packing mistakes by dan hopkins More than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, this works out fine, but others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here are a few tips to help you avoid finding damaged items at your destination:
Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. We then stand plastic-wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on, and this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

and they’re not packed. There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades and cushions; we place these items in the “attic” (the area over the cab) of the truck.
