Buying with confidence Makes a world of difference

W

hen you tell people you’re shopping for a home, you’ll find almost everyone will want to share their own home-buying experience with you. Some will offer their own personal advice and suggestions, while others will frighten you with gruesome details about a “friend’s” disastrous home-buying experience. With so many variables, it can be hard to figure out what’s necessarily good advice. It’s always best to get advice from the experts, especially when it comes to purchasing a big-ticket item such as a home. No matter what your Uncle Joe says, when you’re equipped with the right advice for your situation, you can move forward by making confident decisions that are right for you and your family. Much of what you’ll want to know about the road to home ownership is right here in this magazine. If you don’t find what you’re looking for, write to us and we’ll help get you an answer from one of our experts. Take us along for the ride and let us know how it turns out. You can also read our magazines on your phone, your tablet and your computer. Visit www.newhomeguide.ca anytime.

Make the most Of the space you have

N

ew homes in Vancouver are being built with such close attention to design detail that buyers can get the highest-quality living space in exchange for their investment. Carefully thought-out floorplans take into consideration how and where a family spends the bulk of their time, and allot space accordingly, leaving wideopen areas where family members remain in view of each other, as well as quieter retreats where individuals can seek privacy. This month’s New Home Guide helps you think about how to make the most of your new home. Whether you’re a downsizer or a first-time homebuyer, you’ll likely need to store something, and Hellen Buttigieg’s article “Boxing Match” helps you find the appropriate box for the job. Laura Stein’s “Master Bedroom Retreat” is an inspiring look at a couple’s private sanctuary inside their family home and Sara Duck’s “Fabulous Feature Wall” offers a fun do-it-yourself project perfect for those who want to begin personalizing their new home. Take these ideas along on your home shopping expeditions and use them to imagine what you might do with the spaces your looking at. Happy home shopping!

ummertime and the livin’ is easy. Barbeques with friends, an afternoon browsing the shops at nearby Morgan Crossing, perhaps an afternoon of yoga or an evening wine tasting and cooking demonstration. When you’re living at Breeze, the choices seem endless. “Breeze is now beginning to evolve into a dynamic, total neighbourhood,” says Eric Andreasen, Adera’s vice president of marketing and sales. “But here’s the big news… the news people have been waiting for. In September, we’re introducing our Cirrus Collection featuring a release of brand new models as well as the reintroduction of our most popular models, all part of Breeze’s award-winning pedigree. The Cirrus Collection launch is the start of a lead up to the official opening of our spectacular West Coast Club at Breeze later this fall.” He points to an elegantly sloped roofline that appears to float above the two-storey clubhouse. “West Coast Club at Breeze is all about wellness, socializing with friends and neighbours and feeling like you can get away from every14 metro vancouver new home guide | aug 23 - sep 6, 2013

thing without having to get into your car and drive somewhere.” Rapidly he lists off a few of the features residents will be able to savour: workout facility, yoga space, outdoor lounge with barbeque, entertainment kitchen and fireside lounge for larger gatherings. “This amenity is truly going to become the heart and soul of our community.” Exotic, Dramatic, Inspired The Breeze experience, Eric stresses, starts right from the street. Dramatic flat rooflines, cedar soffits and horizontally-oriented siding, plus a portico-style entryway to each home — there’s no question this is Adera’s signature Live West Coast architectural style at its finest. Inside, too, there’s the open ambiance that’s become an Adera hallmark. Spaces flow together effortlessly, and there’s not an inch of wasted space to be found. “Now that’s smart,” says a woman admiring the first showhome’s centre island. “Mitered corners on the eating bar so you’re not always bumping into the pointy bit — why don’t more builders think of that?” In fact, thinking about even the smallest details is something Adera pays special attention to. “We listen to customer feedback and are always evolving our plans,” Eric says. “For example, people told us they want even more openness on their main floor — our brand new 2014 Current Plan will provide that. Customers said they wanted bigger ensuites with more spacious showers — so we’ve enhanced the layout to give it to them. In fact, this plan is designed specifically as a response to the things our buyers tell us they want in a home.” Also new for the Cirrus Collection will be select homes designed with an at grade front entryway as well as a new fourbedroom plan priced from $384,900 — a value he describes as “absolutely awesome in this market.” Location, Location, Location “This part of South Surrey is always such a sought after neighbourhood because of its proximity to Morgan Crossing,” Eric says. “Everything — from fashion to dining to sports and services to banks and coffee shops — is right there. Plus access to the Peace Arch border is a snap for anyone who likes to pop across to Blaine for cheap gas and groceries, and if you do need to get to downtown Vancouver, you can be there in about 45 minutes — this morning I drove it in just under 40.”

See for Yourself The Breeze presentation centre and three display homes are currently open noon to 5 p.m. every day at 15 – 16223 – 23A Ave. in South Surrey. But be sure watch for the grand opening of Breeze’s Cirrus Collection in early September. “We’ll have a brand new, fourth display home as well as new floorplans including an updated version of the Aeriel Plan that’s been so popular, we simply haven’t had any available for months,” Eric says. Need yet another enticement? The West Coast Club at Breeze is scheduled for opening later this fall. Exclusive access comes with ownership in the community. Breeze offers a diverse selection of homes ranging from twobedroom and den to spacious, family-oriented four-bedrooms. Prices start at just $329,900. The Winds of Change Kjersti and Dan at Breeze

Kjersti and Dan enjoy some ocean breezes while sailing.

by Susan M Boyce

Big windows, big kitchen, big value. From the moment Kjersti and Dan set foot inside the Breeze presentation centre in South Surrey, they knew they’d discovered something special. “We fell in love with it immediately,” Kjersti says. “Dan and I both gasped when we walked in and saw the openness of the design.” “Breeze definitely stands out from other places,” Dan says. “We definitely didn’t want another blah beige, Victorian look. This is very unique, very contemporary, and we love the exterior cedar.”

Amazing Value “We hadn’t really considered South Surrey before,” Kjersti admits. “We live in Kits, and we’d been casually looking at places in Vancouver or North Van. But when we were visiting friends who live just down the road from Breeze, we were shocked by what we found in South Surrey. There was a three-bedroom with garage that we thought would be at least $600,000. We almost fell over when they said it was in the mid $300,000s.” Now, she says, they can’t wait to move to the suburbs. “My job is fairly portable and Dan works from home when he’s not on the road,

“ We’re going from a 500-sq.-ft. apartment to a 1,450-sq.ft. townhouse, so it’s going to be a very big, very exciting change.” Kjersti so we don’t have to worry about commuting to Vancouver. Plus we’re going from a 500-sq.-ft. apartment to a 1,450-sq.ft. townhouse, so it’s going to be a very big, very exciting change.”

Open Living, Connected Lifestyle The couple decided on a corner, four-bedroom home with a central kitchen that’s ideal for the casual entertaining they both love. “For me, having the big, picturesque windows on all three sides was also a huge factor,” Dan says. And he’s looking forward to setting up his home office in the fourth bedroom on the lower level. He laughs. “Plus Kjersti’s already got tons of apps for decorating ideas.” Both Kjersti and Dan say the community’s private clubhouse, West Coast Club at Breeze, was a significant final factor in their decision to buy. “We have a gym where we live now, and we use it at least every other day,” Dan says. “It might not have been a deal breaker not having one, but it would have been pretty close.” With their possession date coming up in early December, the couple says they’re looking forward to celebrating Christmas in their first home. Dan adds they’re also planning to expand their family to include a four-footed member. “We’ve got our eye on either a miniature pinscher or a Jack Russell — a little lively one that will like to run with us.” Breeze is located at 16223 – 23A Ave. in South Surrey. Sort, store, showcase: find the right box for your needs

by hellen buttigieg

Need help clearing clutter and creating

a cleaner look? Use boxes. But beware — all boxes are not created equal. Some are for storing, some for sorting, and some for showcasing. Find boxes that will help you do whichever task needs to be accomplished. For storage, make sure they’re strong and sturdy, and don’t forget to label them effectively. For sorting, make sure they’re big enough, but not too cumbersome to carry from room to room. For showcasing, make sure they’re stylish. Lately, a trend has developed to put great-looking storage containers on display, creating an interesting accessory while keeping necessities close at hand. Name that room Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home room by room and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms. Freeze easy Clear containers, like plastic shoeboxes, work great at keeping small items organized in the freezer. They’ll stay put rather than slip all over each other. Many freezers come with dividers. Have a look at your manual to see if you have the option of ordering these from the manufacturer. Cohesive = Calm. Create both impact and a sense of calm by choosing baskets or boxes in a similar style to use throughout your home. Whether you like wicker or leather, brightly coloured or neutral, consider buying extras as you may not be able to find the same ones again later.

Photos taking over your space? Don’t let your photos become damaged and forgotten by leaving them piled in grocery bags or scattered in various places. Gather them up and use acid-free photo boxes to organize and enjoy them for years to come. Just one of these boxes often holds about 1,000 photos, so it’s a real space saver as well. Create broad categories for each box and label the outside. Next, use the divider cards that come with these boxes to create subcategories. For example, a broad category could be Vacations and subcategories within that could be Disney World 1999, Eastern Caribbean Cruise 2001 and Summer Resort 2002. Alternatively, you could file photos chronologically with each box representing a specific year. Divide and conquer Anytime you have a vast open storage area (like a chest), think of creative ways to subdivide it to keep it organized. Break big areas into smaller ones by using containers of various sizes. You can reuse the packages that regular household items come in: tissue boxes, cheque boxes and baby-wipe containers. In addition, you can subdivide using drawer dividers, shelves and stacking trays. Collections or clutter? If your collections are hidden away and forgotten in the corner of your closet, they’re clutter. Collections have their place but they need to be displayed in a way that reflects their meaning to you. If they bring you pleasure, bring them out of hiding and give them a place of honour. Whether you collect coins, cards or cameras, you’ll get more enjoyment from your collection if you display the items as a group. Small items can be mounted and framed in shadow boxes, which can hang on the wall or sit on a table. Larger items stay dust-free when they’re displayed in a shelving unit with glass doors. Avoid crowding them — items are more esthetically pleasing when they have some breathing space around them.

BMO: Stress-test your mortgage to ensure your housing costs remain affordable down the road Stress-testing your mortgage is important to ensure your housing costs will remain affordable down the road, according to BMO Financial Group. Choosing the right mortgage to fit your specific needs and particular situation is a critical part of the homebuying process. However, it’s important to stress-test your mortgage regularly to ensure that your housing costs remain affordable both in the near and long-term future. “Regardless of the current low interest rate environment, it’s a good idea to be prudent and regularly stress-test your mortgage against a higher rate to ensure you can manage a rise in costs as a result of any potential interest rate increases down the road,” says Frances Hinojosa, mortgage expert, BMO Bank of Montreal. “This is one way to help Canadian homeowners prepare for any potential rise in interest rates.” Hinojosa adds that choosing a shorter amortization allows Canadians to save thousands on interest costs over the life of their mortgage and begin building equity sooner.

“Regardless of the current low interest rate environment, it’s a good idea to be prudent and regularly stress-test your mortgage against a higher rate to ensure you can manage a rise in costs as a result of any potential interest rate increases down the road.”

BMO offers a number of products and services that can help Canadians get more out of every dollar they spend. For more details, drop by a BMO branch or visit bmo.com 30 metro vancouver new home guide | aug 23 - sep 6, 2013

CHILL OUT WITH CHEVRON: Master Bedroom at Kendra

4 feel-good bedrooms invigorate the senses and entice a dreamy night’s sleep

I

by Janine Mackie

f you could have a fantasy bedroom, without a thought for budget or practicality, what would it look like? Playful. Romantic. Hotel-chic. Bedroom décor is the perfect place to let your dreams take flight and create a luxurious space that’s uniquely yours. Some interior designers suggest tying in the main floor’s motif , while others see the bedroom as an opportunity to create the ultimate escape from the mayhem of everyday life. From a million-dollar ski chalet to a modest family townhome, local designers are proving that beautiful bedrooms have no boundaries. Catch these designers after a good night’s sleep and they may even share some of their secrets for transforming tired bedrooms into feel-good retreats. “I love designing bedroom spaces because you can always run with a theme and really get creative,” says interior designer Samantha Muller of Kleen Design. “Kids’ rooms are especially fun because I can let my imagination run wild.”

A good bedroom is inviting, alluring and enticing Her Lego-themed boy’s room is proving to be extremely popular with those who’ve previewed the display home at Kendra, a new collection of townhomes in Surrey’s Sullivan Station neighbourhood, which anticipates its grand opening in September. What five-year-old wouldn’t love four walls of everything Lego? And that’s what this bedroom delivers, right down to the bed sheets, custom side tables, wall decals and headboard fashioned from the iconic green platforms. “It’s absolute luxury for children because it makes them feel good and puts them in their happy place,” says Muller who was inspired by her own son’s wish list. Themes are her secret for cohesiveness in home décor. It could stem from a patterned fabric that makes her heart skip a beat or an

incredible set of side tables discovered at a flea market. The key is making that piece the focal point and building from there. Success, she says, comes with having a plan and making a list of what is needed so you don’t end up straying from the desired end result. Trying to recapture the feeling she gets from being at a day spa or a luxurious boutique hotel, Muller decided to play with colour and pattern to set the mood to calm within the showhome’s chic master bedroom. “When I’m in this space I feel relaxed and I certainly don’t want to leave,” muses Muller as she admires the sumptuous surroundings complete with blue velvet headboard, crisp white bedding and the allure of the unexpected — faux-antlers mounted above the bed. Antler-inspired decor adds a subtle touch of animal chic Love them or loathe them, these antlers definitely make a statement in the room and play up the popular new trend of mounting antlers anywhere from the entrance to the ensuite of a home or apartment. Muller’s humane approach to design lent to her choosing this hand-carved wood-style from Roost. “It’s a look that I love right now because it has impact and adds a bit of fun and whimsy to the space,” says Muller. When it comes to home décor trends, Chevron is a must have this season. Found on everything from clothing and dishes to home decor, Sam puts it centre

stage as a feature wall in this bedroom. Its bold graphic zigzag pattern mimics the motion of the sea, bringing a sense of serenity and class to this bedroom. When adding pattern such as Chevron, Muller’s mantra is simple: “Less is more! Use Chevron in just a few places — the headboard, toss cushions and ottoman. Resist the urge to overdo pattern and keep things subtle.”

Splurge where it counts Over at the PNE Prize Home in Vancouver, celebrity designer Jillian Harris has created a serene slumber palace that showcases her personal style — classic, timeless and romantic. “I love a space to feel fresh and clean,” says Harris. “I am without a doubt a white-only linen girl. White sheets, white coverlet and white pillows give you that neutral palette that allows freedom to layer with throws or toss cushions.” She tells people to invest in pieces they’re going to have for a long time, like a quality mattress and bed frame or gorgeous headboard. Not a fan of bedroom sets, Harris prefers the eclectic look of mixing complementary furniture pieces. Since the bedroom is the first room we see each morning and the last space we see at night, Harris’ sees it as a personal sanctuary that she keeps minimalistic and organized. She favours bedside tables with lots of drawers to tuck away magazines, phones and jewellery. While there’s no television in her own bedroom, Jillian suggests that those who do have one encase them in beautiful built-in millwork like that in PNE Prize Home, which is integrated into the room’s decor.

LUXE LAKESIDE RETREAT: Polygon’s newest addition to its Sunstone development in North Delta

With the PNE Prize Home’s relocation to Sun Peaks Resort, Jillian ran with a sophisticated cabin theme — wide plank hardwood underfoot, built-in fireplace and thoughtful architectural details like barn doors on modern rollers to frame the entrance of the walk-in closet. To this setting, Harris adds elements of luxury. “Incorporating vintage pieces into your bedroom helps give it that feeling of exclusivity and luxury,” said Harris. “Even if that piece doesn’t trigger a memory of your own, you’re reminded of all the stories it holds.” In North Delta, designer Celia Dawson recreates the sophistication of a high-end Four Season’s Hotel in the master bedroom of Polygon Homes new showhome promoting its Lakeside at Sunstone community. Celia achieves the essence of West Coast luxury through the use of warm woods and fabrics which are, by her description, “rich but not busy and paired with a contemporary palette for the accent pillow.” Strategic lighting further enhances this space with LED puck lights casting a down light glow onto the headboard artwork and brass wall sconces providing a symmetrical wide spread glow of light that frames the bed.

Money mistakes couples make by Gail Vaz-Oxlade

S

ometimes a crappy way of relating can really muck up the money. Whether you’re planning a walk down the aisle or you’ve already been hitched for eons, there are some common mistakes couples make that can throw a wrench into their Moneyworks. 1. Keeping secrets. I’m truly amazed at the number of people who hide stuff from their partners. They go shopping, bring home a bag of stuff, and rip off the tags — because, of course, their partners are morons and won’t recognize a new outfit when they see it. One woman shoved her new purchases in the laundry hamper first thing. Another kept her new purchases in the trunk of her car until she could slide ‘em into the house. Many people lie about what they’ve paid for an item because if it’s a good enough deal they can slip it past their buddy. And then there are all the folks who hook up only to find their partner is a financial disaster. If you can’t be open about what you’re buying, that should tell you something. If you think your partner is going to object to your spending; hey, listen up! And if you’re planning to mate and you haven’t sat down to talk about your money, you’re a fool, plain and simple. Communication is Job One in the survival of any relationship, and if you can’t bare your financial soul to your partner, if you can’t trust that person to tell you the truth, you should not be getting married.

Gail Vaz-Oxlade is the host of Til Debt Do Us Part and author of Debt Free Forever and blogs daily at www.gailvazoxlade.com. Follow Gail on Twitter at Twitter.com/GailVazOxlade

2. Not having a budget. It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going. Having come up with a budget you both agree to, it’s easy to decide what to buy and when. You simply ask each other, “Where does this fit in the budget?” If it doesn’t then you work together to make room, cutting a little of her golfing and his beer with the boys to come up with the cash to make the purchase. Working together WITH A PLAN beats the bejezus out of flying solo blind and bumping into each other. A budget can be a relationship-saver when one of you is a spender and the other is a saver, since by having a plan you can address both your needs. It’s particularly important when you are both spenders heading to the brink of bankruptcy. Knowing where you stand financially means you can make informed decision about your spending without a huge debt hangover.

3. Putting One Guy in Charge. It’s not unusual for one person to assume the nitty-gritty of daily finances. It often falls to one partner to pay the bills, check the insurance coverage, decide on how to invest the retirement savings, figure out how much to put away for education savings, negotiate with lenders, pay the taxes… the list is virtually endless. Often it’s because one partner is more inclined toward these tasks. The problem is that when one person is excluded, or totally abdicates responsibility, it means the other can mess things up with no monitoring or grow resentful at always having to do the detail. It’s important for each partner to not only to feel involved in the big financial decisions but also understand the day-to-day details. Taking turns managing the chequebook, and having regular conversations so that both of you are clear about what’s going on, means you’re both in the know and working to the same ends. It also means that one person doesn’t have to deal with all the crap, while the other merrily laughs off the stress and frustration with, “You’re managing the money, so this is your problem to deal with.” (Yes, there are dopes who say this.) 4. Denying the Debt. Regardless of who has the debt, the impact on the family unit will be significant. If you can’t be debt free when you get hooked up, the very least you should have is a plan for how you’ll get that debt paid off. Never sign for each other’s debt. When you do, you assume responsibilities that may choke you to death. If your buddy needs help pay off the debt, you can do that without putting your name on the paperwork. “But he won’t be able to get a car if I don’t help him,” I’ve heard. Then he shouldn’t have a car. “But she’ll pay an outrageous amount of interest.” Then she shouldn’t take the loan. “We’re partners in everything.” Maybe that’s how you feel now, but how will you feel when (s)he doesn’t pull her/his weight on the debt repayment, and you’re on the hook for his or her past self-indulgence? As for blowing your brains out on a big wedding when you’re walking around with a ton of debt, give your heads a shake! Wedding mania, exotic honeymoons, and a houseful of brand new furniture is wonderful, providing you have the money to pay for it. Going into debt for massive self-indulgence is down right dopey. 5. Sweating the small stuff. If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable… for a long time. Or you’re going to get divorced. You have to figure out which battles are worth fighting, and when negotiation makes more sense. If the small stuff adds up to big problems it’s usually because you don’t have a budget and aren’t on the same page when it comes to your priorities. It’s not unusual for couples to spend $30 a month here, $25 a month there, $60 on this, $97 a month on that, and when it’s all added up, it’s a whopping amount of money. If you’re tracking your expenses, it’s easy to decide what has to go and when to stop shopping. One of the ways some couples deal with the Money Of My Own issue is to allot each partner a weekly or monthly “allowance” that can be used for any that body desires. Since the allowance is part of the budget, the plan stays in place while the individuals have some personal freedom when it comes to how they’ll spend their personal money. Once you have a slush fund you can each spend as you wish without questions or recriminations, you can then agree that on purchases above a certain amount you’ll consult with each other before buying.

6. Failing to plan for emergencies. While no one likes to think about bad things happening, the fact is that bad things do happen to good people. If you don’t have a stash of cash at the ready to deal with whatever life throws at you, you won’t have the means to cope. One of the big upsides of joining up is that you’re able to act as a safety net for each other through life’s storms. But that doesn’t happen magically. And often couples over-estimate their partner’s ability to take over the entire financial burden should one partner lose a job, someone become ill, or suffer some other disaster. It takes a plan. And part of that plan includes creating a pretty hefty emergency fund. Another part includes reducing your risks in whatever ways possible. Every couple should have enough money available to cover six months’ worth of living expenses. And each partner should make it a priority to get adequate insurance coverage. Communication and negotiation are the keys to dealing with money issues when you partner. ‘Course you also need some practical money-management skills to actually pull the whole thing off.

Casa d’Oro Metrotownhomes a bargain in burnaby by Diane Duflot makes an easy bike ride to either Royal Oak or Edmonds SkyTrain stations, from which downtown is an easy car-free commute. If you prefer the comfort of your own car, every unit at Casa d’Oro has space for two cars, in the form of a garage and a covered carport, and the community’s proximity to the Kingsway makes getting around a breeze. Not, of course, that there will ever be any goods or services that you can’t find nearby! Casa d’Oro is close to several schools, grocery stores, restaurants, and it is a quick drive to Metrotown, Highgate Village, Crystal Mall, Old Orchard Mall and Marine Way Shopping Centre. Master Bedroom Retreat by LAURA STEIN / Photography by DAVID BAGOSY A DEPRESSING BEDROOM IS,

well, depressing. How can you start off your day feeling good when the first thing you see each morning puts you in a bad mood? After years of neglecting their bedroom, that’s what the owners of this home began to wonder. As avid art collectors and frequent travelers, the rest of their house was a beautifully decorated gallery of treasures. Their master bedroom, however, was anything but. They had lived for years with inadequate furniture and no storage. The rug was hopelessly stained and the ceiling had been left unfinished after a repair from water damage. The walls were painted a shade of dark brown blah. The homeowners were at their wits end. Afraid of making a mistake they turned to Laura Stein Interiors for some help. 56 METRO VANCOUVER NEW HOME GUIDE | AUG 23 - SEP 6, 2013

Their goal was to create an inviting retreat of understated luxury. Cozy, not fussy. A comfortable sitting area to relax and watch TV, a light-filled sleeping area with luxurious linens. Storage for clothing, books and travel finds. A hint of glamour, a touch of masculinity, and a place to exhale at the end of the day. The homeowners wanted the room to feel romantic without being overtly feminine. This called for a carefully balanced colour palette of light and dark, and a juxtaposition of soft fabrics and clean-lined furniture. The starting point was a collection of fabrics in airy natural colours — linen, soft gray, and cream, accented with subdued golden yellow. Rich wood tones in the furniture and drapery rods, along with the dark stripe in the drapery panels, provide just the right amount of contrast to keep the space grounded. The surprisingly vibrant artwork beside the bed makes a perfect, unexpected accent with its bold colour but appropriately serene subject matter. To give the room its cozy feel it was enveloped in Benjamin Moore’s Edgecomb Gray. Used on the ceiling, walls, panel moulding, baseboards and built-in bookcase, it provides a warm backdrop for subtle tone on tone texture. Warm metals used throughout the room add sophisticated elegance. Now a comfortable and romantic retreat, this master bedroom has become the most used room in the house. A pleasure to both start and end the day. The custom detailing, warm palette, luxurious fabrics, and eclectic mix of lighting, art, and accessories make this room what the homeowners call their “perfect little jewel box”.

FIVE TIPS FOR BEAUTIFUL BEDROOM COLOUR:

1. To pull together a cohesive palette start by choosing your bedding. Once you’ve found bedding you love it will be the springboard for the rest of the room. 2. For a serene, calming palette, choose soft neutral colours and fabrics in a variety of textures and tones. Varying the texture and contrast are key to making a neutral palette interesting. 3. Cream-coloured drapery filters the morning light and creates a beautiful soft glow. Instead of using black-out lining, layer with black-out blinds that can be raised in the morning to let in the light. 4. Paint baseboards the same colour and finish as the walls to make the walls seem taller and the ceiling higher. 5. For an up-to-date look use hardwood flooring and area rugs rather than wallto-wall carpet. If you have a light colour palette a darker wood floor will help ground the space. A lighter wood floor will feel airy and open. LAURA STEIN Interiors is a Toronto-based firm specializing in custom interior decorating and design for residential clients. Don’t miss this last opportunity to own a brand new home in this riverside community. For more information, visit mosaichoes.com or call 604.465.8712.

Fremont Blue:

Port Coquitlam Rowhomes

Laying claim to being the Tri-Cities’ only riverside, masterplanned community, FREMONT BLUE is the first phase of the new Riverfront District by MOSAIC. Priced from the mid $300,000s, these two-, three-, and four-bedroom rowhomes feature eye-catching Saltbox architectural details including rich, red brick and bold, blue shingles that create an intriguing visual texture. Exceptional access to schools, transit, and parks plus a bridgeless commute to Vancouver. For more information, visit mosaichomes. com/fremont or call 604.552.0319. You can also visit the showhomes and the Home Store located at 2332 Ranger Lane in Port Coquitlam.

FOLLOW THese sTeps TO see IF YOu’LL QuaLIFY FOR a MORTgage ON Your dream home

01

Calculate the combined monthly before-tax income of you and your spouse.

02

Divide by three. This figure is the monthly payment you can afford to make on your home.

03

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 06

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

07

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
