Doing our part for the rebuild of Calgary

T

hank you for picking up this issue of New Home Guide. While Metro Vancouver continues to thrive and build new-home and new-condo communities, Calgary is busy rebuilding and is proud to be on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. As a Wall2Wall Media publication, this publication is owned by Yellow Pages Group (YPG). Thinking outside the box, YPG has used its corporate resources to help Calgary’s flood relief efforts in several ways. In terms of media, YPG has donated online advertising space across all of Yellow Media properties to the Canadian Red Cross to promote their flood relief efforts. It has made a $25,000 contribution to the Canadian Red Cross directly at redcross.ca. As well, YPG has created a portal to facilitate employee donations. In terms of a contribution of physical time and effort, 60 YPG staff have volunteered at Calgary drop-in centres and neighbourhood clean-up efforts. While efforts will continue in the post-flood relief, we will keep bringing you the best of the real estate market across Canada. We hope you enjoy this issue and look forward to hearing from you.

Downsize your space Upsize your life

W

hen my family moved to Vancouver from Ottawa, it was definitely a downsize. Often, people downsize when their kids move out of home, but we had a nine-month-old at home, so getting rid of all our kids’ stuff wasn’t an option. We said “goodbye” to the comfy sectional that had lived in our rec room in Ottawa (no rec room here!) and various other odds and ends that wouldn’t fit into our North Van home, but there was so much stuff that we couldn’t get rid of: clothes that our son had yet to grow into, heaps of toys, and all the various enormous paraphernalia that accompany a tiny baby (parents, you understand: Pack ’n’ Play, ExerSaucer, Swing, Bouncy Seat, etc., etc.). A serious focus on organization post-move was required, and I pulled out all the stops: vacuum-seal bags in large storage containers stowed away all those baby clothes, as well as unused linens; labelled baskets on shelving units kept everything but the bare necessities out-of-sight yet easy-to-find. We also did a serious purge and let go of all the things that we were holding onto “just in case” we might need them. The end result? A streamlined space that makes me happy. Space planning is not solely the territory of downsizers, I now realize. It pays for us all to keep our homes organized, however big or small they might be. And although our Vancouver home is smaller than our Ottawa home, the move from Ottawa to Vancouver was ultimately no downsize. With everything Vancouver has to offer, I’d say we’ve upsized our life, and this is confirmed every time I step onto our deck and see our magnificent view of downtown or sit on our front porch to take in the views of Grouse Mountain.

The Station You Have Arrived by Susan M Boyce

C

ool, trendy, and with a downright playful outlook, The Station is putting a whole new spin on convenience and style. “We wanted to create something that was unique and innovative in the Port Moody market,” explains David Wan, Aragon’s director of sales and marketing. One look is all it takes to see this collection of 106 townhomes and apartment residences achieves that goal and then some. Interior Pizzazz Inside, The Station draws inspiration from the industrial-chic style of neighbourhoods like New York’s Greenwich Village and SoHo. “In the upper units, you’ll see the reclaimed brick feature wall that Aragon’s known for,” David says, pointing out that The Station has two layers of two-level townhomes stacked one above the other. “But we wanted to do something different for lower level homes, so in these we’ve introduced exposed concrete walls. It’s a feature you don’t often see here on the West Coast because it’s actually very difficult to do correctly.” The result, though, is a showstopper — warm and inviting yet oh-so-funky too. Finishings are unabashedly upscale — GE Cafe stainless steel appliances to indulge your inner chef, quartz counters, hardwood flooring, plus lots of big, bright windows that fill every home with sunshine. Many homes even have views to the Burrard Inlet and North Shore Mountains — a feature David says is often a huge, totally delightful surprise. One buyer who’d been looking for over a year says he fell in love instantly. “I took one look at the wide hallways, the amount of space in the living room 16 metro vancouver new home guide | july 12 - 26, 2013

“We wanted to create something that was unique and innovative in the Port Moody market.” David Wan

and the six-person dining room table they have set up, and I was on the phone to my realtor. Sure, I don’t have a six-person dining table yet, but I will. And a full-sized couch too. I can even fit a king bed plus end tables in the master bedroom — so many places I looked at you can’t even fit in a queen-sized bed without tables. I saw my place for the first time on a Sunday, and by Tuesday, all the papers were signed.” Get Anywhere from Here “The Station gets its name from the fact it’s literally a block to the West Coast Express station and will be next to the new Evergreen

Line station,” David says. “More and more people, especially young first time buyers, are realizing that living this close to transit is a huge financial advantage. And even for couples who decide to keep one car, it’s an easy, bridgeless commute to downtown Vancouver.” And although he adds that Port Moody is still the smallest of the Tri-Cities, there’s lots going on here. “The City has spent millions of dollars improving infrastructure and amenities including a new waterpark, pool, and boat launch pad at Rocky Point Park just down the road. Retail is expanding, and people are discovering this is a very family friendly place to call home.” The Station offers a total of 106 homes priced from the $340,000s for townhomes and the $240,000s for apartments. Presentation center and seven showhomes are open noon to 5 p.m. daily, except Fridays, at 2732 St. John St. in downtown Port Moody. It’s never too early to begin your

TAX PLANNING by WAYNE KARL

I

t’s July, summer has officially begun and many Canadians are planning or heading off on vacation. What better time of year to be thinking about... taxes? Indeed, if “nothing is certain but death and taxes,” as several famous authors have waxed in various forms, Canadians have a curious way of preparing for the inevitable. While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and that for filing a return is April 30, many Canadians take it right down to the wire — especially on the first point. With the 2012 tax season now behind us and next year’s deadlines many months away, it may not seem like a great time to discuss tax planning. But it is. As many experts suggest, the best tax planning should begin during the year — not at tax deadline time. But perhaps Candians would just as soon think about death as taxes, viewing them as equally unsavoury topics. How else can it be explained, looking at the bigger picture, that we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught in any depth in our public education system. David Chilton lamented this fact

22 METRO VANCOUVER NEW HOME GUIDE | JULY 12 - 26, 2013

WAYNE KARL is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@ wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

in his 1989 best seller, The Wealthy Barber. Almost 25 years later, the challenge to conquer personal finance still exists — for Canadians of every age. CONSIDER, FOR EXAMPLE: » A recent CIBC poll conducted by Harris/Decima shows that many Canadians across a wide range of ages say they do not feel financially prepared for retirement. » According to a new TD Retirement Realties Poll, too many Canadians procrastinate in saving for retirement; 15 per cent plan to save for retirement for less than five years before leaving the workforce. More than two-thirds (69 per cent) of retirees say, in hindsight, they should have saved for retirement for 25 years or more » A recent BMO study found that more than a third (40 per cent) of Canadians are unclear on the differences between an RRSP and a tax-free savings account. » If, like many Canadians, you believe that you pay too much tax, then tax-planning, and thinking of ways to minimize tax, should be a year-round task. SOME SUGGESTIONS, COURTESY OF A VARIETY OF SOURCES: » Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement. » Contribute to RRSPs regularly, even in smaller amounts throughout the year, to avoid having to come up with a large lump sum at deadline time. » Manage and budget your spending, to better control where and how you spend and identify opportunities to save. » Remember that your finances are connected. Making progress on one aspect of your goals can lead to an opportunity to improve in others. » Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.

The true cost of

bad mortgage advice by Peter kinch

I

had a conversation with a couple of clients recently that really bothered me. They started by informing me that they had been through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into home ownership. At first I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily qualified for one much sooner, but that wasn’t the worst of it. I asked if they had re-established any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look. As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that they had perfect credit for the past seven years, they also had not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you have paid them diligently. This proves to a lender that your bankruptcy was an isolated incident and you now have the ability to manage your debt. So, what did this mean for the couple? After waiting patiently (based on poor advice), and doing absolutely nothing for seven years while waiting to apply for a mortgage, they now have to spend another two years re-establishing credit (such as a Visa, line of credit or car loan) before any prime lenders would look at a mortgage application. That’s nine years in total! If they had gotten the right advice from the beginning and established new trade lines — which they could easily have done within a month of being discharged — they would have been able to apply for a mortgage at fully discounted rates five years ago.

Too many consumers who have experienced debt issues are not given this simple advice,so here it is in a nutshell: » Bankruptcy or bad debt will remain on your credit record for seven years, but this is not to be misconstrued to mean that you will not qualify for credit for seven years. » From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating. These include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance). 26 metro vancouver new home guide | july 12 - 26, 2013

› Have a family member or friend act as a co-signor or guarantor to get a secured loan from a lender with you are the primary borrower. › A car loan › An RSP loan » Your loans must report to one or both of the credit bureaus (Trans Union, Equifax) and the limits must be at least $2,500. Once you get new sources of credit, use them and pay them off. The purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. That means that credit lines must be revolving, not static. If you can show that you have reestablished your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp. With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. The same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

What are some factors to consider when throwing an outdoor party? When planning an outdoor event, choose an underlying theme and let it guide your décor, activity, food and beverage choices (maybe even your attire). It will help you focus when making decisions on party elements. Hot themes for summer 2013 include Palm Springs in the 1960s (play croquet, decorate with a Pucci-inspired colour palette, serve retro-inspired drinks in kitschy glassware). A Great Gatsbyinspired garden party (think about making this one a costume party) is also hot for summer. How can you prep your outdoor space for the party? Give your space a quick power wash and clean up any debris. Also, make sure hedges are trimmed back and get rid of any still water. I also like to make sure my pathways and patio are well lit. Use LED lanterns, so your outdoor space is well lit and stylish.

Tips for entertaining al fresco Celebrate the long, warm, summer nights by entertaining outside. Interior stylist and TV personality Janette Ewen gives you advice on throwing the perfect outdoor party. by Sara duck photos by Teddy chau

38 metro vancouver new home guide | july 12 - 26, 2013

How can you arrange outdoor furniture to encourage a comfortable party, yet leave enough room for guests to mingle and enjoy food and drinks? Think about creating designated “rooms” in your outdoor space — living, dining and relaxing. Clearly define the rooms by using outdoor rugs, planters and sculpture. Make sure you leave clear, well-lit pathways between the rooms. I like to set up several drinks and snack stations so the flow of guests keeps moving and doesn’t get stuck in the dining area. What are your top tips and tricks for decorating for an outdoor party on a budget? Think about creating summer centrepieces that incorporate a little rustic charm. Run vintage wine crates

How can you be the perfect host all night while still enjoying the party? Don’t stress! A summer party is all about relaxation. The most important element of a party is a host who expects to have a good time. Let everyone help. The best part of summer entertaining is that it is almost always informal. Your friends are resources — do you have a friend who can mix a mean cocktail? Perhaps someone knows some great magic tricks (perfect to keep the guests amused while you clean up). Use your friends! By assigning one small task to each you will free yourself up for your most important role — host. What are some extra special touches the host can provide for guests? Welcome your guests with a signature cocktail. Fill a large wine glass with Prosecco (as yummy as champagne but less expensive) and place a fruit-flavored Popsicle in each. The presentation looks amazing and the Popsicle keeps the Prosecco ice-cold. Guests can either dip their Popsicle and sip their drink or let the Popsicle melt and enjoy.

When planning an outdoor event, choose an underlying theme and let it guide your décor, activity, food and beverage choices down the centre of a table and fill with seasonal fruit (peaches, apples) place flowers in a varying size of tin cans (labels removed) or vintage tea tins and scatter them among the crates. The look is whimsical, rustic and affordable! For an evening centrepiece, place tall (clear) glass bottles with taper candles down the centre of a table, keep the look casual and non-static by staggering the bottles (don’t place them all in one straight line).

What are your favourite shops to hit when preparing for an outdoor party? HomeSense and The Great Canadian SuperStore are great spots to pick up décor and entertaining must-haves. When I’m on a budget, I always pop into Dollarama for affordable outdoor toys and treats for the kids.

The Belcroft

Perfect Place, Fulfilling Life “This is the best price for a new townhome per square foot you’ll find anywhere in South Surrey/ White Rock.” Cliff Armstrong, Sutton-West Coast Realty

It’s where quintessential charm meets urban savvy. A place that celebrates your sense of individuality and relaxed, engaged lifestyle. Say hello to The Belcroft. From the street, this collection of townhomes has an almost whimsical ambiance — swooping gables, cedar shakes, covered porches and front doors decorated with glass insert accented with Art Deco-style mullions. Roadways are gently curved and inviting. Now step inside and discover a fresh, new outlook. Love Your Life The Belcroft’s first display home is, in a word, dramatic — open, flowing and filled with ultra-contemporary detailing. “It’s 20 feet high,” says sales manager Cliff Armstrong noticing my gaze is immediately drawn to a soaring vaulted ceiling above the living room’s fireplace. “Everyone loves the sense of volume.” No kidding. To my right, there’s a ‘let’s get creative’ kitchen with massive, six-burner gas range plus a wall-mounted convection oven and built-in microwave surrounded by a pantry wall, an elegant marble tile backsplash and a centre island that leaves little doubt this will be the focus of most gatherings and parties. “And GE’s top of the line Monogram Series is fantastic when it comes to kitchen appliances,” Cliff says. As I continue exploring, he points out dozens of other above and beyond details. Here’s a hint: all homes have an upper bathroom with skylight, jetted tubs in the ensuite, powder rooms on the main floors, wire-brushed oak flooring in the main living areas, and solid wood, interior swing doors — no bi-folds here — with transom windows above. This home also features an upper-level loft cleverly positioned so sunshine pours in through a window in the living room’s vault. “Plus every Belcroft home has a finished, downstairs flex space, which includes a living room with wet bar, a bedroom, and a full

bath — perfect as a guestroom, nanny suite or a place for teens to hang out,” Cliff adds. Celebrate Your Community “This community already has so much to offer, and it just keeps getting better,” Cliff says. “Southridge School, one of BC’s top ranked private schools, is right across the street, you can walk to two Starbucks and all the shops at Morgan Heights in five minutes, and the local restaurants are amazing.” And here’s a surprise. “Our prices start at $599,900, including GST and HST,” he says. “Look around. This is the best price for a new townhome per square foot you’ll find anywhere in South Surrey/ White Rock. Not only that, it’s by far the best finishings and detailing — so you’re getting top quality and the best price.” The Belcroft’s display homes are open noon to 5 p.m. daily, except Friday, at 15977 – 26th Ave. in South Surrey. Canada’s economic outlook closely tied to U.S. rebound Canada’s economy is muddling along this year, but a better performance is expected in 2014 in line with a revived U.S. economy, according to The Conference Board of Canada’s Canadian Outlook: Spring 2013. Currently a softening housing market, downturn in commodity prices and ongoing government spending restraint are taking a bite out of Canada’s domestic economy. “Overall, Canada’s domestic economy is not expected to muster enough strength to get growth in real gross domestic product above two per cent this year,” says Pedro Antunes, director of national and provincial forecast. “Still, the stronger pace of U.S. growth expected in 2014 should help to lift spirits, resource prices, trade prospects and income here at home.” Some highlights from the report: ›› The Canadian economy is expected to grow by just 1.8 per cent in 2013. ›› In 2014, growth is expected to accelerate to 2.5 per cent, due to a strengthening U.S. economy in 2014. ›› Tightening of mortgage rules is having its intended effect of bringing the real estate market in for a soft landing — the national average price of a home is expected to fall by just 2.5 per cent this year and stay flat through 2014. Despite lacklustre growth in 2012 and 2013, Canada’s economic situation needs to be viewed in perspective, especially when

compared with other developed countries. Business investment surpassed its prerecession peak in 2012, employment and real wages continue to trend upward and the trade picture is improving. The federal government’s tightening of mortgage rules is softening home sales activity and reducing new home construction. The slowdown in building should help rebalance the market and mute declines in real estate values. Following two years of strong growth, resource sector investment is waning because of the swoon in many commodity prices. Struggling to beat back deficits, the federal and most provincial governments have been in belt-tightening mode since 2011. Most governments cinched their belts even tighter in their latest budgets. Overall, little growth is expected in the public sector until at least 2016.

Public-private partnerships

an important option for improving Canada’s transportation infrastructure: Fraser Institute is that the private-sector partner takes on some of the project’s risks that would otherwise have been borne by taxpayers. For example, if the risks of construction delays are assigned to the private partner, then the private partner has a stronger incentive to finish the project on time; if not, it loses out on some profit. “P3 projects that include private financing for up-front capital costs motivate positive performance since the private-sector partner has its own money at risk. With payment conditional on meeting the public sector’s preset criteria Canadian governments should increasingly consider and penalties levied otherwise, the public-private partnerships (P3s) as they confront the challenge of improving private-sector partner has a strong Canada’s roads, bridges, railways and other public transportation infrastructure, incentive to deliver favourable results,” argues a new report from the Fraser Institute, an independent, non-partisan Lammam says. The report concludes that to ensure Canadian think-tank. “Canadian and international evidence shows that P3s tend to be built on time and successful outcomes, P3s should be used on budget, and they typically outperform conventional infrastructure projects,” says selectively and employed with proper care Charles Lammam, Fraser Institute associate director and co-author of Using Public- on the part of government. “Rather than blindly encourage the Private Partnerships to Improve Transportation Infrastructure in Canada. “P3s also provide greater value for money and opportunities for innovation, adoption of P3s, governments should allowing Canadians to benefit from higher quality infrastructure and often at a focus on establishing a framework in which P3 projects have the ability to reduced cost to taxpayers.” Using Public-Private Partnerships to Improve Transportation Infrastructure in succeed and create value for money,” Canada explains why P3s outperform the conventional process (whereby governments Lammam says. River Walk in Chilliwack

A place to call home by Diane Duflot

“I love the colours and variety, because nothing looks the same, meaning there are homes to suit all tastes here.” Bill Driesen

From the developers who brought you Garrison’s

Crossing comes Lindy’s Crossing in Chilliwack. River Walk, a collection of 49 two and three-storey luxury townhomes is a part of Lindy’s Crossing, and it’s minutes away from the city’s restaurants, boutique shops, Vedder River trail and the Canadian Education Park. Its vibrant buildings range in colour from blacks, greys and whites to caramels and off-whites, to brighter blues, greens and red. Bill Driesen, a partner in Park Lane Holdings Ltd., says, “I love the colours and variety, because nothing looks the same, meaning there are homes to suit all tastes here.” This variety is sure to bring a smile to the viewer’s face and to allow a broad range of homeowners to express themselves. Moving fast And things are moving fast here. Of the 13 buildings that will eventually be built, one is already move-in ready and a second will be completed by the middle of July. Four more will be done by the end of October and the project, which is selling fast, is expected to complete by October 2014. Well-designed floor plans River Walk is an architecturally controlled development that offers well-designed three-bedroom floorplans with the added option of additional flex/media/den spaces. All the homes have basements, many of which are finished, some with additional large bedrooms and all with rec rooms. Bill notes that the homes also include a “generous flooring package,” which includes laminate flooring in the entrance and on the main floor. 56 metro vancouver new home guide | july 12 - 26, 2013

High-quality finishings complete the well-put together feeling of these townhomes. The kitchens feature engineered stone countertops, undercounter lighting, designer cabinetry, subway-tile backsplashes and stainless steel appliances. All homes have nine-foot ceilings on the main floor and crown moulding in the living area, and most also have gas fireplaces with stone accents. Escape to nature in minutes River walk truly offers urban living in a suburban setting, and it has something for everyone. Bill describes the location as one of the most desirable in Chilliwack, offering a “central feel for interactive urban living, while maintaining lots of privacy. Because it’s near the Rotary Trail and Veder River, residents will be able to escape to nature in mere minutes. There are a variety of parks nearby, including a playground, a skate park and another well-laid out park for leisurely strolls or soaking up the sunset from a park bench. River Walk’s showhome is now open and is located 5469 Chinook St. in Chilliwack (Entrance off Lindy’s Drive). Alder Crossing

Raise Your Standards by Susan M Boyce

Rooftop decks are spacious and private.

Perfectly positioned at the

crossroads of urban convenience and the active, outdoor lifestyle that defines Vancouver, Alder Crossing is nearing completion. And if Fairview is the neighbourhood you want to call home, get set to be wowed by this sophisticated collection of just 12 urban-savvy townhomes. Align Your Life “You’re going to be surprised,” says project marketer Ken Leong as we step into a minifoyer that opens onto a sunny, inviting living area with flat-finished ceiling and big, bright windows. “Every Alder Crossing home is 16 feet wide and has both front and back exposure,” he explains. “Not only does it feel more spacious, it makes furniture placement easier.” The linear kitchen to the left is amazing — Bosch and Fisher&Paykel appliances, lots counter space, and full-height cabinets boasting a smooth, uncluttered aesthetic thanks to European-inspired design that’s devoid of

handles. At the far end I spot the second door opening onto the rear walkway — talk about maximizing natural light and cross ventilation. But now here’s the biggest surprise. This home is actually a studio garden flat even though it feels just like a one-bedroom townhome. “Theresa Yoon, our interior designer, was so creative with space and the level of finishing really is exceptional,” Ken says. Next stop on our tour is one of Alder Crossing’s six, two-level townhomes featuring — get this — two bedrooms, two dens, and a private, rooftop deck. “Being able to buy a brand new townhome with over 300 sq. ft. of deck from the mid-$700,000s is unheard of in Fairview,” Ken says as he effortlessly lifts up the skylight-style door. “Getting a view like this? Well, I’d call it priceless.” No kidding. Spread out in front of us are the entire downtown Vancouver skyline and North Shore Mountains beyond. To the east I can see Burnaby and SFU, to the west, Burrard Bridge and English Bay. Best of all, because Alder Crossing tucks neatly onto its sloped site, every rooftop deck is at a different elevation. Translation: big outdoor spaces with great privacy. At the Heart of It All “This location is so compelling,” Ken says. “You’ve really got it all — cool and funky shops on Granville Island, arts and culture at South Granville, the newness of Olympic Village, and traditional big box shopping at Cambie Village.” And, of course, don’t forget the legendary False Creek Seawall is just across the street ready for cycling, jogging, or simply strolling. Alder Crossing is located at Alder and 6th Ave. in Vancouver. Model homes open weekends 1 – 4 p.m. Studio homes from $290,000, city homes from $749,900. Q&A

01

Why Buying New Makes Sense

Q&A

with jamie squires Jamie Squires, senior project manager

by Susan M Boyce

Whether it’s cars, clothes, or furniture, nothing quite

compares with the exuberance of being the first person to own something. Yet many people still hesitate at the thought of buying brand new when it comes to what’s typically the largest purchase they’ll ever make — the place they call home. This issue, New Home Guide chats with Jamie Squires, senior project manager at Fifth Ave Real Estate Marketing about why buying new not only feels great, it’s a sound financial decision as well. Q: Let’s start with the broadest question. Do you believe buying a home in today’s economic environment make sense? A: Absolutely. Interest rates are still at all time lows, meaning in some cases a mortgage payment is now less than what you’d be paying in rent. So why would you want to pay someone else’s mortgage when you could be building equity in your own home? 66 metro vancouver new home guide | july 12 - 26, 2013

02

That said, however, we are seeing some signs of upward movement in rates. So if you’re thinking about moving soon, lock in rate hold with your financial institution. Q: Makes sense, but looking beyond the obvious fact that it’s great to own a home no one else has ever lived in, why would someone choose to buy new rather than resale? A: Right now developers are offering so many great incentives — everything from a straight discount off the price to paying legal expenses or your maintenance fees for a year to giving you a decorating allowance or free upgrades. Some are even matching the $10,000 first time buyer credit that expired at the end of March. Or they’re helping finance the down payment that can be so tough to come up with for young people entering the market. Buying new also gives you the security of a

03

04

minimum 2-5-10 home warranty — which is especially important for the 10-year structural. I’ve had a few friends buy an older townhome or condo and then been hit with a special assessment of well over $100,000. That’s like having a whole extra mortgage. With a warranty, you’re protected. Q: What about buying presale? A: The advantage most people think about right away is that presales typically give you more opportunities to customize your home. You can pick the colour scheme and finishings you want and, in some cases, even make minor changes in the layout. But presale also give you a greater opportunity to gain equity because there’s a good chance your home will be worth more than the purchase price by the time you move in.

01 Located across the street from a new school in Langley, Nature’s Walk is almost sold out. 02 Canvas features stylish interiors and open-concept floorplans.

Q: With so much choice available in today’s market, how do you decide which home is right for you? A: Make sure you know all the features you need, why you need them, and whether those needs may change in the future. For example, a powder room on the main floor may not be important if you’re newlyweds, but if you’re thinking about starting a family, you’re going to really appreciate the convenience when you start potty training. Or if you’re downsizing but still very active and energetic, having a master on the main may be a convenience now and means you won’t be forced to move later if you start experiences mobility limitations. And it’s not just the home itself, finding a location that works for your lifestyle is important. Some people want to be away from it all, others 04 want to be walking distance to city amenities. For downsizers, being near medical services, shops, and public transit will probably be important. For young families it’s more likely to be proximity to schools. And remember that many master-planned communities now incorporate new schools into the overall master plan, so you’ll often have access to some of the newest, stateof-the-art educational facilities available. Q: What are your top tips to help in the new home buying process? A: First, stay aware of the reality. Don’t get blinded by the glitz and glam of a showhome, because all those great features might not be what you’re buying. Make sure you understand exactly what’s included and what’s not. Second, find out who the builder or general contractor is and then do your homework. You hear people saying all the time saying how important it is to check out the developer — which is completely true. But you also need to follow up on who will actually be building your new home. There are some extremely innovative, new developers out there working with well respected, long term builders and GCs. Don’t be scared of buying from a new developer just because they’re new.

03 Teo townhomes include plenty of outdoor space for play and entertaining. 04 Great views are part of the lifestyle at Highcrest in North Surrey.

Tsawwassen Shores

Come Home to

Oceanside Living by Susan M Boyce

You could say it’s the seaside

location and fresh ocean breezes. Perhaps it’s the miles and miles of trails located just outside your front door. Maybe it’s the spacious, sunny floorplans or the upcoming Tsawwassen Mills Shopping Centre down the road. But one thing’s for sure, Tsawwassen Shores is turning heads and capturing hearts. Big Value “Finally, there’s an opportunity to buy a brand new single-family home in Tsawwassen, and with prices starting in the high $400,00s for ranchers and in the low $500,000s for twolevel homes, you’re paying about half what you’d pay for a resale in most existing Tsawwassen neighbourhoods,” explains Marketing Manager Steve Anderson. Savvy buyers, he says, are responding with enthusiasm. “We’re already seeing lots of local downsizers and empty nesters who want to cash

Fabulous Living Inside, Tsawwassen Shores’ two showhomes are both sundrenched, two-level designs with a flowing sense of interconnectivity. Big, bright windows are everywhere, there are vaulted ceilings and generous yards — some even feature an optional outdoor fireplace and built-in barbeque — plus the open-concept kitchens that are part of our West Coast entertainment style statement. Gary and Catherine say they chose the master-on-the-main plan because it just felt good. “We like the way they’ve used the space, and Falcon Homes, the builder, was so good about allowing us to customize,” Gary says. “Everything here just keeps getting better.”

Finally there’s an opportunity to buy a brand new singlefamily home in Tsawwassen. Steve Anderson

out the equity of their older house, buy a brand new home here, and then buy a second home somewhere hot.” He grins. “It’s a no-sacrifice way to own a great lifestyle here and in Palm Springs. What’s not to love about that?” For early buyers Gary and Catherine, it was this lifestyle opportunity that sealed the deal. “We want to sell our big house and get something smaller that we’ll be able to live in for 20 years or more,” Catherine explains. “Tsawwassen Shores means we can buy a brand new home and a boat, and we still won’t owe anyone anything. Plus, we love running and biking, so having the Blue Heron Trail right there is going to be fantastic. A couple of nights ago we walked for 45 minutes and still didn’t get to the end of it. ” 70 metro vancouver new home guide | july 12 - 26, 2013

CALCULATE YOUR MORTGAGE PAYMENTS INTEREST RATE

AMORTIZATION PERIOD

CHART FIGURE

EXAMPLE: 5%

25 YEARS

5.82

MORTGAGE AMOUNT ÷ 1,000 (MORTGAGE AMOUNT $125,000)

125

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME

01

Calculate the combined monthly before-tax income of you and your spouse.

02

Divide by three. This figure is the monthly payment you can afford to make on your home.

03

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

74 METRO VANCOUVER NEW HOME GUIDE | JULY 12 - 26, 2013

05 06

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

07

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
