12 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

he tuxes were dusted off and the glam gowns out in full force in a display of elegance not often seen in this laid-back city. On February 27th, everyone at the Hyatt Regency Hotel ballroom settled in at their beautifully decorated tables and hoped that one (or more) of the 2015 Georgie Awards for excellence in residential construction might be theirs to take home. An elegant dinner, and a few glasses of wine were expected to get the crowd through the ceremony. Then out came Destineak, an electrifying electro-pop duo with live drumming, an energetic dance beat and talented vocals that woke up the room. Then the contortionists got on stage and things got really interesting. I won’t even go into the casino/cabaret afterparty... Props go to Laura Chok of the Canadian Home Builders’ Association BC for shaking things up and providing a truly entertaining evening for all.

Of course the highlight of the event was the celebration of the best of the best builders in the province, who were honoured in true westcoast style. In this issue, Susan M Boyce has an in-depth look at The Georgies judging process and the rundown of all the winners. Next up is the GVHBA Ovation Awards, celebrating the best of building and renovating in the Lower Mainland. I’m not sure what will be happening for entertainment, but this awards show is always an exciting opportunity for our builders and designers to showcase their amazing talents. I have high hopes for this ceremony, as the reception to announce the winners on March 4th at the Pinnacle Hotel included champagne and a serve-yourself poutine bar. So, cheers to all the Georgie winners, finalists, and to everyone involved in the upcoming Ovations happening on April 25th. Promise to keep you posted, especially if contortionists are involved.

Breeze

FABULOUS IN SOUTH SURREY » by SUSAN M BOYCE

Breeze has matured into such a welcoming community, and for the people who live here it’s great to know that once we’re finished, there will be no more construction in the area. — Eric Andreasen 16 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

It’s been a darling of the South Surrey townhome market since the day it opened, and on February 27th, 2015, Breeze celebrated another achievement when it was named Best Townhouse Development in BC at the prestigious Georgie Awards®. And if you want to be part of the Breeze community in South Surrey, you’ll have to hurry because less than 15 homes remain — and once they’re gone, they’re gone for good. “This has been a tremendously successful project — sales have been on fire for months, even during the holidays when activity usually slows down,” says Eric Andreasen, Adera’s vice president of marketing and sales. “Breeze has matured into such a welcoming community, and for the people who live here, it’s great to know that once we’re finished, there will be no more construction in the area. It’s actually going to be a bit sad when we have to leave.” GREAT OPPORTUNITY

Good news for anyone who just can’t wait to settle in and start enjoying life in the ’hood, all Breeze homes are move-in ready except four, very special ones. “We’re in the

process of getting our showhomes prepared for sale,” Eric explains. “People love buying our display homes because we always add so many designer extras — things like wallpaper, custom millwork and built-ins, luxury fixtures, plus upgraded flooring and appliances — to jazz them up.

brimming with colourful flowers as soon as spring arrives. Spontaneous games of street hockey are an everyday occurrence — for kids of all ages. There’s no doubt in my mind that this is a community with spirit and a sense of pride.

ENGAGING COMMUNITY

Ready to talk proximity? Breeze has that too. Easy access to the famous Promenade at White Rock Beach, the US border, the freeway to Vancouver or the airport, plus multiple golf courses and top-ranked schools. Eric and I compare notes on our favourite amenities at the Morgan Crossing Lifestyle Centre just a few blocks away and decide Mink Chocolate Café has the best lattés and hot chocolate, Everything Wine is the place to go for your favourite vintage, and fashion fanatics will be able to enjoy many pleasant hours indulging in the quest for the perfect outfit.

There’s no question part of this community’s unique vibe comes from the West Coast Club at Breeze. This 3,700-square-foot, freestanding amenity building never fails to amaze me. Not only is it an elegant structure and the centerpiece of the neighbourhood, it’s always in use — literally. “I don’t think I’ve ever passed by when there hasn’t been someone in the gym working out,” Eric says in agreement. “And I’m surprised how frequently I’ll be driving past in the evening and see people shooting pool with friends.” He laughs. “I’ve actually had to reschedule meetings because the lounge was booked solid. And having amenities like a gym, infrared sauna, and yoga room right on site is a huge bonus.” Personally though, it’s Breeze’s vibrant ambiance I enjoy. It just feels good here. I’ll see people out walking their dogs or jogging. Decks and patios are inevitably meticulously cared for and

“It clicked for both of us,” describes Robynn. “After seeing the ridiculous prices out in Richmond and Vancouver for smaller and older townhomes, this one made sense — better investment-wise and a better fit for our needs going forward.” While Robynn is daydreaming about a cheese-and-wine-tasting party in her new kitchen, Sean forecasts the guys will love his built-in media centre and fireplace. WISH LISTS EXCEEDED IN COMMUNITY BUYERS SAY ‘FEELS LIKE HOME’ » by JANINE MACKIE At the Hyde Park sales centre in South Surrey, there’s some serious sizzle in the kitchen. With its contemporary two-tone Italian cabinetry, five-burner gas cook top, stainless steel wall-oven and shimmering pendant lights over the island, even meatloaf could taste amazing in this haute space. The solid slab quartz backsplash was designed for equal parts glamour and easy maintenance. Thoughtful details gleaned from the International Home Builders’ Show: builtin recycling centre, instant hot water and designer steel hardware inside the soft close drawers — add up to an amazing kitchen that can really multi-task! “We put tremendous thought into our design,” says Derek Fenton, Development and Marketing with Zenterra Developments. “The kitchen is the centre point of anyone’s home, so we wanted to make it functional for every family and provide real value for our homeowners.” FAMILY HOMES UP TO 3,000 SQUARE FEET AND MASTER-ON-THE MAIN PLANS

Features, often considered upgrades in other communities — built-in media centre, electric fireplace, built-in pantry or utility storage, heated floors, chandeliers and main floor powder rooms are included in Hyde Park’s prices from $416,990 including GST. Following a yearlong search, first-time buyers Robynn Ypenburg and Sean Thorsteinson found a perfect match at Hyde Park.

Their extensive wish list was met — outdoor living space, flex room for home office, good-size master bedroom and ensuite with frameless glass shower and a location catering to hipsters’ needs — Starbucks, Steve Nash gym and Sushi Bars all within walking distance. The village-like atmosphere at 28th Avenue and 156th St. will have a 5,500 square foot clubhouse at its heart and the community will retain many old growth trees for a natural backdrop complementing the transitional Arts and Crafts architecture. Phase One for mid-August move-ins offers 58 homes available in two-, three-, four- and fivebedroom floor plans. What’s on your wish list? Zenterra Home Store and furnished display suites are open daily from noon to 5pm at Unit 30 2411-160th St. (next to TD Bank) in South Surrey. Learn more at hydeparkliving.ca or call 604-506-1852.

GEORGE

IS MORE THAN A PRETTY FACE » by JANINE MACKIE All the vital necessities are within a five-minute radius — schools with both English and French-Immersion, Peace Arch Hospital, Chan’s Fresh Produce Market and the Roadhouse Eatery. Venture five minutes further and you’re at Morgan Crossing for a shopping excursion and lunch date, or on the golf course. COMMUNITY GARDENS AND OUTDOOR PING PONG

Imagine summer afternoons walking barefoot in the tide pools at White Rock Beach, quality family time playing badminton or planting a garden, or laughs with friends around the island in your fabulous new kitchen. West Coast living is embraced at George, a new South Surrey community just south of the new interchange at 16th Ave. and Hwy. 99 on King George Blvd. “They’re fun, well designed and move-in ready,” says Tracy Burnett, sales manager at George. “Everyone wants the South Surrey lifestyle, but the reality of real estate prices makes it a challenge. Our goal was to bring affordability to this market, while still building a quality home.” FAMILY HOMES IN SOUTH SURREY FROM $329,900

George is right on the mark with two-bedroom-and-den homes priced from $329,900 and three-bedroom homes starting at $349,900. George’s most expensive home, a three-bedroom-and-den corner home at $449,900 is impressive value — living like a single-family home with 1,645 square feet, side-by-side garage and double-sized driveway! For a limited time buyers will receive $5,000 off the home of their choice. “That’s been a great help for first-time buyers, and we love seeing families being able to buy in a community that has so much to offer.” 24 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

“It’s a location that offers convenience but also respite from all the growth around Grandview Heights,” says Tracy. “With just 42 townhomes you have the opportunity to get connected and share the outdoor amenities including picnic area, communal garden plots and outdoor ping pong and badminton.” Charming window boxes, shingle siding and shutters exude cottage charm, while a welcoming warmth continues inside. Kitchens are complete with quartz countertops, stainless steel appliances and soft-close cabinetry. Master bedrooms easily fit a kingsize bed and ensuites are luxurious with their seamless glass shower. Final phase now released. GUILDFORD THE GREAT CLAIM YOUR CASTLE » by SUSAN M BOYCE

There simply haven’t been many new townhomes built in the Guildford neighbourhood for a long time. — Bonnie Tao-Santos these homes are approximately $200,000 less expensive than comparable townhomes in either Burnaby or Coquitlam,” Bonnie says. “So a five-minute drive means you’re keeping a lot of extra cash in your pocket — you have to admit a value like that is tough to beat.” STYLE AND COMFORT

Love Guildford’s connectivity and proximity to everything? Looking for a new home with style, space, and a price that won’t break the bank? Well say hello to GUILDFORD THE GREAT. Brought to you by Dawson + Sawyer, this collection of townhomes has it all… and then some. “Fleetwood Mac, our previous community and where we’re setting up a temporary GUILDFORD THE GREAT presentation centre, sold out in no time and we’re expecting even more excitement at this community,” says sales manager Bonnie Tao-Santos. “There simply haven’t been many new townhomes built in the Guildford neighbourhood for a long time, so this is a rare opportunity to purchase a brand new home here.” CELEBR ATE YOUR ’HOOD

“Guildford has enjoyed an incredible revitalization over the past few years,” Bonnie continues. “With Guildford Town Centre now completely revamped and the Aquatic Centre opening directly across the street on March 23rd, the whole neighbourhood is discovering a new sense of vibrancy.” She also notes many people are still surprised by this neighbourhood’s commutability. “You’re about 25 minutes to Vancouver via the new Port Mann Bridge, Burnaby and Coquitlam are less than a 10-minute drive, and when you want to head to the Interior, you can be on the freeway in two minutes — literally.” Now here’s the best part. “With prices starting in the low $300,000s, 28 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

Boasting the eye-catching architecture I’ve come to associate with Dawson + Sawyer homes, GUILDFORD THE GREAT will feature gabled rooflines, genuine cedar shingles, covered front stoops and fully fenced yards with layered landscaping. “Many of these homes also include a side-by-side garage which is something people always love,” Bonnie says. Inside, these homes are designed with comfort in mind: gourmet kitchens with quartz counters, powder room on the main floor and the elegance of sunken living rooms. Now be honest, when was the last time you saw a sunken living room in a townhome? Right, me neither. GUILDFORD THE GREAT’s presentation center opens Saturday, March 28th at 15152 – 91st Avenue — a short, five-minute drive from 152nd Street and Guildford Drive where these homes will be located. Be sure to ask about the exciting Referral Program — bring a friend to the presentation centre, and when they purchase you’ll both receive $1,000. //FUNDAMENTALLY SPEAKING

How to find a home? PAY ATTENTION TO LOCATION INFORMATION AND TIMING » by WAYNE KARL Despite what you often hear, buying a home isn’t only about location, location, location. True, this is the time-tested fi rst rule of real estate, but there are other determining factors you should consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@ypnexthome.com or follow him on Twitter at Twitter.com/WayneKarl

LOCATION First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. Th is equates to demand – multiple offers and a higher price. INFORMATION Whether you’re a fi rst-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital

media and mobile technology, all the information you need is at your fi ngertips. From the content in this issue, at newhomeandcondoguide.ca to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of newhome sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. TIMING Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any fi nancial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

The Grove PARKHOMES IN CLAYTON » by SUSAN M BOYCE A sunny spring day always seems like the perfect weather for a visit to The Grove in Surrey’s Clayton Heights neighbourhood. The lush greenery of the community’s central park, the flowers popping up everywhere, the trees in full bloom and the friendly ambiance all add up to a sense of welcome I confess I find irresistible. Seems I’m not alone in that estimation either. “The Grove has evolved into a terrific, outgoing neighbourhood — almost like everyone here is family,” says sales manager Elise Sangster. “And it’s all generations: singles, young couples just starting out, professionals with a couple of kids and downsizers who want the convenience of lock’n’go.” MEET THE NEIGHBOURS

As if on cue, a young girl bursts into the presentation centre with her mom firmly in tow. Gracie is clearly delighted to see the team and flashes the beaming kind of smile only a three-year-old can achieve. Lindsay — aka Mom — is soon telling me all about their new home. 36 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

“Rob and I had been looking at re-sales for a couple of months, but I really wanted something shiny, new and bright because I didn’t want to live in a renovation construction zone for months on end,” she says. “The Grove is all of that and so aesthetically pleasing — lots of forest and greenery, contemporary architecture and having the pool and amenity building is great. I’m going to spend a lot of time at the pool this summer.” After moving in four months ago, she’s also still delighted with yet another feature she says makes their home extra special. “Our master bedroom has unobstructed views of Mount Baker and the little forest Townline is building in the middle of the community. I was raised in the country, so I like having that connection with trees and nature.” Lindsay laughs as she admits that her husband, Rob, is “incredibly fussy” about the way homes are built because he’s a senior supervisor in the construction

industry. “So builder reputation was important. Townline’s done an excellent job with every detail.” Amanda, another new Grove homeowner, agrees. “I probably looked at over 30 townhouses. But when I walked into The Grove it just felt so comfortable. I’d been debating between Clayton and the Willoughby area — the difference was the quality and sense of community we get here. People wave as they go by even if they don’t know you — and whenever you talk to someone, they’re always telling me about the neighbourhood. As a single mom, my son and I are going to feel very safe and welcome here. Hunter and I are moving in three weeks from now and I am super excited.” I’m just about to head back to my car when I spot two seniors walking past. Their stride is determined and they’re deep in conversation leaving no doubt these two are loving the life here. After raising their family in St Catherines, Ontario, Denis explains they are now fulfilling Mary’s dream to live “out west” where they can see the mountains. His smile is filled with affection as he continues the story. “The first home we saw at The Grove, we loved — but we wanted to think about it overnight. When we came back the next day it was gone. So when another one of the same plan became available Mary told me to go straight home and get the cheque book.” They paid the deposit that afternoon. “Everything here is so available on foot,” Denis says with a contagious enthusiasm. “We can walk to four grocery stores, five drug stores, the largest mall in the area, and a real Irish pub, the Dublin Crossing. There’s a fabulous veggie store beside Superstore and a flower store — which is great because even after being married for 47 years, sometimes I just want to put a smile on a pretty girl’s face, so I leave a small flower arrangement on Mary’s dresser.” It’s his final comment, though, that sums up life at The Grove best. “Whenever we walk in, I always get the feeling of ‘aaah, we’re home.’ And you just can’t beat that.”

PART OF THE COMMUNITY

“Townline was one of the first builders in Clayton Heights, and The Grove will be our sixth development here,” Elise says. “So we really are part of this neighbourhood. Buyers regularly tell me they appreciate the value of knowing they’re dealing with a company that has such an established reputation in the area.” The Grove’s presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 19433 – 68th Avenue in Surrey. Prices start at $275,900 with two-bedroom plus den and three-bedroom homes available. For more information call 604.533.6968 or visit thegroveatclayton.ca where you can also take a virtual tour of the community including its lush greenery and surrounding neighbourhood. Why Buying New Makes Sense

10 MINUTES WITH HOWARD STEISS

Howard Steiss, Texor Homes principal.

» by SUSAN M BOYCE It’s a feeling like no other: the day you step through the front door of your just-built home. And whether it’s a single-family house, a townhouse, or a condo that makes your heart sing, being the first person to live there brings plenty of advantages beyond knowing everything is shiny, bright, and brand new. This issue, New Home Guide chats with Howard Steiss, principal at Texor Homes and long time building industry expert and advocate, about why buying new makes financial and environmental sense. Q: Everybody loves being the first person to own something — especially when it’s the home they live in. But looking beyond the obvious, what do you consider the most compelling benefit of buying new rather than resale? A: Peace of mind, definitely. People today are busy. They value their downtime and don’t necessarily want it turned into the ‘hard time’ of constant renovations and repairs. A

40 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

new home gives them confidence their home will be trouble free and require only seasonal maintenance over the long term. In BC we have the most stringent residential building code in Canada — possibly anywhere in the North America. A 10-year warranty is mandatory here, but given the durability of today’s new materials and rainscreen construction techniques, my expectation is that a new home will perform beautifully for generations to come. Q: How does sustainability fit into the debate of new versus resale? A: There’s no question in my mind that people want to reduce their environmental footprint and live in a more sustainable world. Knowing many of the materials used in today’s new homes are designed to increase energy efficiency and be less stressful on the environment is a welcome benefit.

For example, windows today have higher insulation values and UV reflective capacity than they did even a decade ago — meaning homes stay warmer in the winter and cooler in the summer. Cement fiber siding panels like HardiPlank are not only a greener alternative to using wood, they’ll withstand years of the toughest weather. Use of low VOC materials mean better indoor air quality — something every homeowner should be entitled to but often don’t get in an older building. And while at first glance it might not seem like much, contemporary restricted flow faucets, showerheads, appliances and toilets have a huge impact on water conservation. Energy we can get from multiple sources — hydroelectric, solar, wind, natural gas, uranium even the tides. But there is no substitute for water — period. It is a precious commodity we need to conserve. Q: You’ve always been a strong advocate for the BuiltGreen program, and even before its value was widely recognized, your homes were designed according to those principles. What are some of BuiltGreen’s ‘behind the scenes’ features that benefit people who purchase a brand new home? A: Sourcing products locally is one intangible that’s not apparent when you look at a home. When you think about it though, buying locally not only provides employment, it reduces the pollution, road congestion, and use of fossil fuel associated with trucking materials over long distances. The other thing many buyers aren’t aware of is the fact a BuiltGreen home provides a performance rating similar to what you’d get when you comparison shop for a car or appliances. This rating guarantees your new home is built to a specified level of energy efficiency. Not only do you get the benefits of greater energy efficiency while you live in your home, you’ll have an advantage over a non-certified home if you do decide to sell. Q: As we move to higher density living, homes are becoming more compact. How does the new home marketplace ensure this size change is comfortable? A: Functional efficiency means prioritizing space in the rooms that are most important for everyday living — for most people that’s the kitchen, living room, bedrooms, and bathrooms. Consumers are moving away from having spaces like a formal dining room — rooms they might only use two or three times a year for events like Thanksgiving or Christmas dinners — and demanding more casual, connected design. Designers are responding with floorplans that focus on the ability to utilize every square inch of space. For example, at our Parkgate development in North Vancouver, the entire ground floor is a single, open and extremely flexible “living kitchen” with a movable centre island so you can expand the space when you’re entertaining large groups

of family and friends. There’s also a two-piece powder room meaning you and your guests aren’t constantly running up and down the stairs. Then, rather than cramming all three bedrooms, two bathrooms, and the laundry onto a single level above, we’ve spread them over two floors with the master bedroom occupying the entire top floor. This design means we’re able to achieve a private retreat for parents plus two, spacious children’s bedrooms that are large enough to include room for student study areas or use as a media room or home office. Q: How does this impact affordability? A: It’s no secret housing is expensive in Metro Vancouver. It’s straight math that the larger the home, the more it will cost. By designing homes with a smaller footprint, we can make homeownership a reality for more people. So if a 1,200-square-foot, modern townhome lives smarter, saves energy, and lasts longer than an older, 2,000-square-foot resale home in need of renovation, it’s a pretty compelling reason to buy new. Parkgate

NORTH SHORE OASIS » by SUSAN M BOYCE There’s something about North Vancouver. Fresh air, forests, friendly people: this is a neighbourhood that practically sings to anyone who loves the active, outdoor lifestyle. And if you’re looking for a BuiltGreen home that epitomizes the best of the North Shore, you’re going to want to check out Parkgate because these townhomes are truly something fresh, new and different. HOMES TO DELIGHT

Today I’m getting a sneak preview with developer Howard Steiss, and I’m already intrigued by what he describes as Parkgate’s “living kitchens.” The minute he opens the front door, though, it all makes sense. The entire ground floor is a single, open, multi-purpose space that’s an entertainer’s dream. “The heart of every home is the kitchen,” Howard says. “It has to be efficient, functional and look fabulous — which is why we’ve made Parkgate’s kitchen design a priority.” Upstairs the theme continues: two generously sized bedrooms on the second floor plus a master suite that occupies the entire top floor and offers plenty of room for real world furniture, a luxurious ensuite with heated floors, and even it’s own balcony. WALK ABLE NEIGHBOURHOOD

Even though I thought I knew the surrounding neighbourhood, Howard insists on giving me a tour — which is a good thing because it’s an eye-opener. 46 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

Just 200 metres from the showhome’s front door, a small bridge seems to disappear into forest. “Actually, it connects to a path that takes you directly to the shops at Parkgate Village,” Howard says. “So you it’s just a scenic, fiveminute stroll to pick up wine and the fixings for dinner.” As a bonus, the same path also leads to the Parkgate Library and a well-appointed rec centre. Then comes the pièce de résistance. At the end of Parkgate Avenue, there’s a park. Not just any park though — this one is massive and totally unanticipated. Baseball diamond, soccer field, picnic tables, trails, and something I’ve never seen anywhere before — an outdoor gym. No kidding, a functioning gym with multiple stations that include, among other state-ofthe-art equipment, two stair masters and a tai chi wheel. Okay so neither of us know exactly what a tai chi wheel does, but it’s still there. “And it’s all free,” Howard says. “You can exercise, for free, in the fresh air of an evergreen forest. What’s not to love about that?” Parkgate offers 16 three-bedroom townhomes priced from the mid $600,000s. Showhome opens soon at the intersection of Mount Seymour Parkway and Parkgate Avenue in North Vancouver. For more information and to priority register, visit texorhomes.com or call 604.209.3142.

Jackson Park

– THE ULTIMATE IN SINGLE-FAMILY HOMES » by MICHELLE HOPKINS Newlyweds Andy and Karissa Tedford weren’t seriously looking to purchase a home – let alone a gorgeous new single family home backing onto a park, close to walking trails, schools and shopping. “We spent a few months looking and when we heard that we could buy a stand alone, 2,200 square foot home with two car garage, nice backyard and no strata we had to see them,” says the 23-year-old welder. “Oakvale Developments has great trades and the finishings couldn’t be nicer … I went to school with the builder’s son so I really trust the quality of the homes,” he adds. “To top it off, the price and the natural surroundings are incredible. We really scored big!” What also sold Andy on Jackson Park was the unfinished basement, which they are hoping to complete sometime to have as extra living space. “My wife is so excited about a new kitchen, the nice hardware and the flooring,” he says, adding they move in at the end of August 2015. Welcome to Jackson Park, one of the most exciting single family non-strata homes development in picturesque Maple Ridge. As one of the province’s premier builder, Oakvale’s Jackson Park offers a selection of 28 residences, ranging in size from 2,100 to 2,450 total square feet, in the heart of the vibrant Albion neighbourhood. Discover a family-oriented community of spacious three-bedroom, two-and-a-half bath, fully landscaped, fenced homes surrounded by nature. As a seasoned home buyer, Andy Rassers couldn’t be happier. The fifty-something father of a grown daughter hadn’t been looking either. “I own a 30-plus year old house in Pitt Meadows but when my daughter told me about Jackson Park, I was a little curious,” he says. “I like the thought of a brand new home, especially one with a basement that we can convert for my daughter to live in, side-by-side double car garage that backs onto a green belt.” Rassers added he likes that he can walk out his door and head to the coffee shop or corner grocery store and that right across the street is Jackson Park. 52 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

“Can you ask for more?” he adds. The contemporary heritage-style homes are distinguished by open interiors with nine-foot ceilings and high quality laminate flooring throughout the main living space, stylish energyefficient gas fireplace and a spa-like master ensuite with soaker tub and separate shower. “The gourmet kitchens feature stainless steel appliances, quartz countertops and a kitchen island,” says Justin Hennessey, sales manager at Jackson Park. For those outdoor enthusiasts, your new home borders the Fraser River to the south and Golden Ears Mountain to the north, offering excellent opportunities to enjoy fishing, canoeing, camping or explore its network of trails perfect for walking, biking, hiking, horseback riding and wildlife viewing. At Jackson Park, every detail has been carefully planned to offer superiority and affordable living spaces. Act fast as 40 per cent are SOLD. Prices start at $419,900 (+GST). Occupancy starts from summer 2015 to 2016. The Jackson Park presentation centre is open daily from noon to 4 p.m. (except Fridays) at 24406 102nd Avenue in Maple Ridge. For more information, call 604-805-4669, email at info@jacksonpark.ca or visit www.Jacksonpark.ca.

//MIND OVER MORTGAGE

What’s Your Number? YOUR CREDIT SCORE AND HOW TO TAKE CARE OF IT. » by JORGE & ALISA ARAGON

There are several easy steps to have a high Credit (Beacon) Score and always stay in control of your finances. Your credit score (also known as your beacon score) is a three-digit number that lenders use to predict your creditworthiness. Credit scores range from 300 to 900 points. The higher the score the better. Credit reporting agencies calculate your score based on your payment history, how much you owe, how long you have had credit and how often you apply for new credit. In general, the higher your score, the lower the risk for the lender and the less likely you are to become delinquent on credit. Since your credit score and credit report are constantly changing, it’s important to review them on a regular basis, at least once a year. Since there are two main credit reporting agencies in Canada; Equifax and TransUnion, it’s a good idea to check your records with both companies. When you request your own credit report, it won’t affect your credit score. By checking it, it will help you identify and correct any inaccurate information, detect any fraudulent activity and gauge your overall credit health. COMPONENTS OF THE CREDIT SCORE.

» Payment History (35%): Every month you pay on time is positive to your account. You receive bonus points every year that you continue to pay your accounts on time. You will lose points if you have a late payment, collections, charge-off, foreclosure or judgment placed on your report. » Utilization (30%): This refers to the balances you have on each credit card. This is the fastest way to increase your credit score in a short period of time. You get the maximum amount of points when your balance is 1% to

54 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

9% of your available credit line. You gain points for every 10% you reduce your debt, so if you go from a balance of 80% to 40% of your credit line, you will also gain points. It’s also important that you only have balances on about half of your credit cards. » History (15%): You receive points every year that you have a positive trade line open. » Inquiries (10%): If you have too many inquiries you will lose points in your score. Inquires remain on your report for two years, however they stop deducting points for those inquiries after one year. » Mix Credit (10%): This refers to the different types of credit: mortgages, car loans, credit cards, student loans, etc. You will gain points by diversifying your credit file and using another type of credit. TIMELINE

Credit bureaus update your scores daily based upon the information given by your creditors. Therefore, if you substantially pay down your debt, make sure you have a good mix of credit, pay on time and don’t open too many new lines of credit at once. HOW TO BUILD UP CREDIT HISTORY EASY AND FAST.

» Open 1 or 2 credit cards. If you can’t get approved for a credit card, try a secured card. It’s easy! Secured credit cards require a small saving account which will usually secure the entire credit line on your new card.

» Use your credit card to make daily purchases instead of using cash or debit card. Don’t use it as a form of financing, but as way of payment. Pay the total balance at the end of the month to build up your credit and avoid paying interest. » Always pay you other bills on time such as hydro, rent, and especially your cell phone. Cell phone companies are now reporting your cell phone bill to the credit bureaus so make sure you pay them on time. HOW TO IMPROVE YOUR BEACON SCORE.

» Pay off any outstanding balance immediately on loans, credit cards, etc. If you have a lot of debt and want to pay some of it off, you should consider debt consolidation.

» Always pay your credit cards and other loans on time. A late payment on a $10 bill has the same impact on your credit than not making a $1,000 payment. Credit is based on trust, no matter what is the amount. » Never exceed your credit limit. PLANNING ON BUYING A NEW HOME OR GETTING A LOAN?

If you are planning on applying for a mortgage or a loan, it’s especially important to check your report

a few months in advance. In order to maintain a good credit score or if your score is lower than you would like, here is how to raise it. » Pay all your bills on time. Paying late or going into collection can reduce your score. » Make sure your credit limit appear. If your credit card limits aren’t listed, you cards are assumed to be maxed out, which damages your credit score. » Staying within your credit limit. By staying below 65% to 75% of your limit it will help you maintain a higher credit score. » Pay past due accounts. Delinquent accounts reduce your score more than anything else. Pay these accounts first. » Don’t close credit cards. Credit score software totals your available credit limits across all your cards. If you close an old card, suddenly you have a lower total limit which means your credit to debt ratio is higher. This drives down your score. Only close old cards if you have no self-control. » Keep old credit cards active. The longer you have had an account open, the less likely you are to default on it, and the higher your credit score. But it’s not enough to simply keep old accounts open, you have to use the card, even if it’s only once every six months. » Don’t apply for credit you don’t need. Too many inquires over a short period can reduce your score. When using a Mortgage Broker, only one credit report will be downloaded and it can be used to go to various lenders. » Correct any negative inaccuracies on your credit report. This can increase your score. If you have any questions about your credit score or how you can improve it talk to a Mortgage Expert. We will be happy to help.

//GEORGIE AWARDS

This year’s Georgie Awards winners showcase the imagination and ingenuity that reside and flourish within our province. — Neil Moody

Hampstead 2 in Silver Ridge helped Portrait Homes garner four gold Georgie Awards including Single Family Production Home Builder of the Year.

THE 23RD ANNUAL GEORGIE AWARDS

The Best of BC’s Residential Construction Industry » by SUSAN M BOYCE 58 METRO VANCOUVER NEW HOME GUIDE | MAR 20 - APR 3, 2015

T

he date: February 27th, 2015. The mood: distinctly celebratory. The event: the 23rd Annual Georgie Awards®. On that evening, more than 500 people gathered at Vancouver’s Hyatt Regency Hotel to honour the crème de la crème of British Columbia’s vibrant residential construction industry — an industry that year after year becomes more innovative, creative, and environmentally savvy. Entries in the Georgie Awards’ more than 40 categories are submitted by builders, developers, renovators, and marketers throughout BC. And Rob Capar, immediate past president of the Canadian Home Builders’ Association-BC (CHBA-BC) and president of maison d’etre design-build inc, was delighted to announce the total number of entries in the

Midori Uchi’s dramatic rammed earth wall was one reason this home won four gold Georgie Awards and helped Naikoon Contracting Ltd win Custom Home Builder of the Year.

2014 competition had increased by 30 per cent compared to 2013 — making this a truly provincial competition. Judging takes place over three intense, exhausting days as a panel of industry experts, all from outside the province to ensure impartiality, choose the winners.

THE ENVELOPE PLEASE… The runaway leader this year was Naikoon Contracting Ltd, whose table was covered with seven gold Georgie Awards — four of them for Midori Uchi in North Vancouver. Boasting a dramatic, ultra-energy-efficient rammed wall as well as a design inspired by the distinctive, linear Japanese minimalism, Midori Uchi is one of the very rare Lower Mainland houses that are completely net-zero — on an annual basis, they return to the grid as much energy as they consume. No one was surprised when Naikoon was named Custom Home Builder of the Year. Named Multi-Family Home Builder of the Year, Adera took top honours in a total of five categories spanning three projects. And it was Breeze, the company’s now wildly popular townhome project in South Surrey that was named the night’s first Georgie Award winner when it was named Best Townhouse Development. Richmond-based Portrait Homes added four more gold Georgie Awards — including Single Family Production

Home Builder of the Year — to their already lengthy last of accolades for Silver Ridge, the company’s spectacular Maple Ridge master planned community. Hampstead 2, the most recent phase took top honours for Best Single-Family Home over 2,000 Square Feet and under $750,000 as well as garnering Portrait one of its two Consumer Choice Awards of the evening. A relative newcomer to the Georgie Awards, Tavan Development Group was one of three companies to snag three golds including Best Advertising Campaign for South Granville Estate, a 7,300-square-foot Shaughnessy mansion custom home that featured a host of above and beyond features such as a temperature controlled wine wall, genuine gold tiling on the fireplace surround, and a two-sided television in the lower-level sports bar. Vancouver Island’s TS Williams Construction was awarded Best Custom Home Valued $1.5 to $3 million as well Best Oudoor Living Space for Cadence in Lantzville, while All Elements Design.Manage.Build took top honours in the Custom Home Valued Over $3 million and Best Single-Family Kitchen Under $100,000 for Sin~Ceras in Kelowna. Rounding out representation from outside Metro Vancouver was Vineyard Developments for their use of a dramatic, glass-encased interior elevator installed in a custom home in Vernon — a creative solution to ensure aging in place that judges deemed to be this year’s Best Innovative Feature New or Renovation.

BUILDING BC “This year’s Georgie Awards winners showcase the imagination and ingenuity that reside and flourish within our province,” noted Neil Moody, CHBA-BC’s CEO. “The increase in submissions as well as attendees at this gala demonstrates the vitality of the residential construction industry in our province. Congratulations to all the winners on a job well done.” For a complete list of winners and more information about the Georgie Awards visit georgieawards.ca. For information about CHBA-BC, visit chbabc.org.

Located in South Surrey, Breeze by Adera was named Best Townhouse Development. MAR 20 - APR 3, 2015 | METRO VANCOUVER NEW HOME GUIDE 59

//NEW HOME MARKET UPDATE

What happened in Vegas WHAT THE LAS VEGAS INTERNATIONAL BUILDERS’ SHOW CAN TELL US ABOUT THE MARKET AT HOME » by SCOTT BROWN

As President of Fifth Avenue Real Estate Marketing, Scott directly oversees the growth and success of the project marketing and sales teams responsible for delivering sales success and developer partner satisfaction. Throughout his 25 years of work experience Scott has formed and led teams that have set sales records in North America and Asia. Email him at scott@fifthave.ca or visit www.fifthave.ca to download the latest Fifth Dimension, a comprehensive analysis of the multi-family real estate market in Metropolitan Vancouver report with data provided by Urban Analytics.

“What happens in Vegas, stays in Vegas!” During our marketing team’s recent trip to the 2015 International Builders’ Show (IBS) in Las Vegas, I was struck by the number of billboards proclaiming this slogan. It made me think. If “What Happens in Vegas, Stays in Vegas” is true, there must be a catch. Does that mean it’s waiting for you when you come back? Not wanting to find out, I think it’s best I come clean with what happened in Vegas. We have enjoyed an incredible period of market buoyancy here in Metro Vancouver since our quick rebound from the global recession of 2008. This wave of advancement has culminated in a remarkable 14,344 new home sales recorded in 2014. This figure exceeded the extremely optimistic projection we made last quarter of a year-over-year increase of 17 per cent, by a factor of two. The same cannot be said, however, for the major markets in the US. Yet, this year there was a palpable air of optimism at IBS. For the past few years, many of these conferences resembled make-shift, temporary real estate development refugee camps. Here, survivors explored ways to make the most of the little market opportunity they had. Much of the talk then centred around rentals, as it seemed that projects of this nature were more plausible than for-sale condo projects, especially from a financing perspective. In contrast, this year much of the talk centred on responding to emerging opportunities associated with the recovery at hand, and the “internationalization” (read: advanced immigration and multi-culturalism) and “Manhattanization” (read: revitalization and densification of urban cores) occurring in major US cities. While these are emerging trends in the US, I say these trends have been fundamental drivers of the demand that has accelerated our market locally for some time — and will continue to do so. In Metro Vancouver the stories being told and the advice being given can be summed up in one word: Scale. Simply put,

developers are challenging their previous assumptions with respect to what is “large” and “small”. On the small front, developers like reliance Holdings and Tien Sheir would be very in vogue at the 2015 IBS show, as the era of micro-studios has arrived central areas of cities such as Los Angeles. These developments tend to sell the best in locations on transit, near universities or tech centres and within 20-25 minutes of the buyer’s parents’ home. On the large front, developers in the US are realizing the trend that wood-frame apartment and high-rise developers have been adapting to here for several years. The older buyer wants larger floor plans and they are willing to pay a healthy premium for offerings appropriately situated in active urban cores and social, pedestrian-oriented, mixed-use suburban settings. Given the emerging opportunities one should not be surprised to see the talented pool of developers and marketing agencies here in Canada looking to the south in 2015 to realize opportunity. At the same time, based on early polling, 2015 is not showing any signs of a slowdown, which reminds me of another nostalgic saying. “There’s no place like home.”
