Justin Trudeau wouldn’t be the first Prime Minister to break an election promise. During what some dubbed the “housing election” last fall, Trudeau included a number of initiatives on this topic in his campaign platform. Now, several months and one inaugural budget later (see page 44), we get a better sense of how important it is to him. While his plan to “modernize” the Home Buyers’ Plan (HBP) was nowhere to be found in Budget 2016, it’s apparent the Canadian housing landscape is fixed in his sights. Indeed, a commitment to develop a
National Housing Strategy, and heavy spending on affordable housing, are good indications he’s paying close attention to a topic that is important to Canadians. Wisely, though, he stopped short of imposing new tools or regulations that could hamper the housing industry – which is key to the Canadian economy. As for the HBP, whether not addressing this program or others in this budget qualifies as promises broken or merely delayed, remains to be seen. One thing is clear – his focus on housing will likely sharpen in the months and years ahead.

ABOUT 15 PER CENT of the population
has some form of disability, according to Statistics Canada, and the GTA’s home builders and land developers are designing residential and commercial buildings to be more accessible and barrier-free. When constructing any building in Ontario, builders must comply with the Ontario Building Code, and in 2015 the Code was updated to include more accessibility requirements for new offices, industrial and multi-residential buildings. The Code now requires that 15 per cent of homes within a new multi-unit residential building have a barrier-free path. Doors and hallways have to be wider to allow room for a wheelchair and ramp dimensions have been updated to make new buildings easier to access. For people who have low vision, there are new requirements for tactile walking surfaces that indicate the top of stairs and platform edges. Also required under the updated Code is the installation of visual fire and smoke alarms. There also has to be barrier-free access in between storeys in most buildings and building entrances, barrier-free washrooms, and common areas, such as party and movie rooms in condominiums, need to have power door mechanisms. It takes an innovative design approach to incorporate accessible aspects into new residential buildings. Designing accessible units, wider hallways and other elements can
be challenging especially in midrise buildings where space is already limited. It’s not impossible but takes some thought about where the units go within the building and how to accommodate for the expanded interior space. Rockport Group has a multifaceted revitalization project starting construction this summer at Weston Road and Lawrence Avenue called The Weston Hub and 22 John Street. It’s a collaboration with the City of Toronto, Artscape Toronto Inc. and Woodbourne Capital Management Inc. that will rehabilitate a vacant building into livework spaces, a community cultural hub and add a 30-storey market rental building to the site next door. Both buildings will be accessible with ample corridors and wider suite entryways. Both will also have a wheelchair lift where there are staircases in common areas, barrier-free washrooms and accessible amenities. In The Diamond on Yonge in
North York, Diamante Urban Corp’s building, 10 per cent of each type of unit is barrier-free. This allows homebuyers to choose their suite knowing it will have a barrier-free path throughout and at least one washroom will have space for a wheelchair to fully turnaround. The Code requires existing buildings that are being renovated to follow the new rules, but existing homes, and new single-family, semi-detached and townhomes are not required to implement these changes. The only one that applies to new lowrise home construction is that smoke alarms must be installed with a visual component. First-time buyers left out of Budget 2016 By Wayne Karl
FIRST-TIME HOMEBUYERS —
particularly those in expensive markets such as the GTA — thought they had a powerful friend in Prime Minister Justin Trudeau. Leading up to the election last fall, one of Trudeau’s campaign promises was to modernize the federal Home Buyers’ Plan. The plan as it stands now allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. They then have up to 15 years to repay the funds. In 2009, then Prime Minister Stephen Harper raised the withdrawal limit to $25,000 from $20,000. In his own 2015 re-election campaign, Harper was proposing to increase it further, to $35,000. Trudeau had proposed to bring the HBP up to 2016 standards to allow Canadians impacted by sudden and significant life changes to buy a house without tax penalty. He said this would ease the burden on Canadians facing job relocation, the death of a spouse, marital breakdown or a decision to accommodate an elderly family member. However, in his inaugural budget — Budget 2016 tabled on March 22 — here’s what Trudeau’s first financial plan included for first-time homebuyers: absolutely nothing. No update or revision to the HBP was to be found. It would have been welcomed news to first-time buyers. Housing costs in the GTA are rising (which is a good thing, once you own a home, as it’s an indication of market health). But saving and otherwise obtaining the funds to take that important first homebuying step are becoming increasingly difficult. This is especially true in Toronto, where

This is also where the HBP and other initiatives prove their value. Through other measures, however,
it is clear Trudeau is keeping an eye on the housing market, which is increasingly important given economic and affordability challenges in some areas. Tarion announces finalists for Ontario’s best new home builders as chosen by their customers TARION WARRANTY CORP. has announced the finalists
for the 2016 Homeowners’ Choice Awards. These are the only awards that give Ontario’s new-home buyers the power to have their builder recognized for customer service excellence. Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards recognize a builder’s excellence in customer service each year in four categories: Small, Medium, Large Volume and Highrise. The process for selecting finalists has not changed, only the name has changed to better reflect how the award recipients are chosen. “These awards have always been about new home buyers in Ontario and their level of satisfaction with their individual builder,” says Tarion President and CEO Howard Bogach. “Changing the name to the Homeowners’ Choice Awards simply reflects the importance of the customer’s experience in the new home buying process, and how each and every home buyer can have a say in whether a new home builder receives recognition.” Finalists were determined based on the results of a comprehensive survey sent to more than 56,000 Ontario homeowners who took possession of a new home between Oct. 1, 2014 and Sept. 30, 2015. Almost 12,000 completed survey responses were received, representing a high response rate of more than 21 per cent. The results were tabulated by Crunch Research and Nielsen. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. According to Bogach, “This year marks Tarion’s 40th anniversary of protecting new-home buyers in Ontario. Throughout the decades, we’ve witnessed home buyers having an increased impact on the new-home buying experience based on the decisions they make. The Homeowners’ Choice Awards reflects the importance of their opinions, and champions excellence in customer service.” To qualify for the Awards, builders must have at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must have been received. Double-digit price growth expected in Toronto’s new-home market By Ben Myers

FORECASTS FOR the residential real
estate market in the Toronto Census Metropolitan Area (CMA) and the Greater Toronto Area (GTA) look very robust for 2016. I summarized many of the key findings in my latest Market Manuscript report, a housing document published bi-annually by Fortress Real Developments that looks at hot button housing issues in Canada. The report also summarizes the success of housing forecasts from 2015 at a metro level, and what the real estate experts are predicting this year. In 2015, the Canadian Mortgage and Housing Corp. (CMHC) forecast called for lowrise new home prices in the Toronto CMA to increase by 3.6 per cent annually. In reality, new singledetached and semi-detached house prices jumped 13.9 per cent year-overyear, according to CMHC numbers, while RealNet Canada Inc. indicated that asking prices for new lowrise homes overall increased by 17.6 per cent in 2015. I doubt very much that CMHC would publish a forecast calling for 15 per cent new home price growth, even if it thought it would occur. The government agency might get called out for enticing speculative investors, and would likely choose to publish a more conservative assessment of the market. CMHC looks to be conservative again in 2016, calling for 4.6 per cent price growth in the new home market. When making my forecast, I took into consideration that unsold supply in the lowrise new housing
market is near 20-year lows. My forecast for new lowrise house prices in the Toronto CMA is for a 12.5 per cent annual gain. Extremely low supply coupled with high demand is why I expect even higher prices. The typical response is, “of course you’re going to predict high house prices, you’re in the development business!” This is why I produce the Market Manuscript on behalf of Fortress, I put my forecasts up against the independent third-party research firms and other highly trusted sources of housing analysis. I had the closest forecasts for housing starts, new home pricing, and resale pricing in 2015, topping industry stalwarts such as CMHC, The Altus Group, The Conference Board of Canada, Will Dunning Inc. and TD Economics. The key to making successful forecasts is to understand the factors influencing supply and demand, and what sources of data and analysis to trust. Ryerson University’s Centre for Urban Research and Land Development has stated that there are shortages of serviced lots for lowrise housing in major suburban municipalities. The university has no skin the game here; it is the ultimate
unbiased source. This supply problem is not one that gets solved in a year, and it may be a problem that never gets solved. There are a lot of factors that are driving up housing demand, such as population growth and employment, the Toronto CMA added 75,000 new people and a whopping 137,000 new jobs last year. Toronto will only continue to be a top destination of affluent immigrants, and highly recruited university graduates, putting greater pressure on singledetached, semi-detached and townhouse pricing. Is the lowest rate always best? By Alyssa Richard
WHILE AT RATEHUB.CA we’re in the
business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:
Low prepayment privileges Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/ or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lumpsum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debtfree fast, this may not be the right product for you.
Collateral charge If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees).
Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you — even if it doesn’t come with the absolute lowest rate.
Closed mortgage While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product one lender offered recently didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.

TRYING TO GET through life without
a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support,

So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — such as utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s
what you’ve been spending. Now, for all you toads out there who can’t gather together two months’ worth of paperwork, never mind a year’s worth, here’s the other way to make a budget: You can use the nifty Gail’s Guide to Building a Budget along with the even niftier Gail’s Interactive Budget Worksheet (gailvazoxlade.com). HAVING A GARAGE IS WORTH a lot
of money. So why do almost 70 per cent of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space.
Here are my five steps to helping you create a space that is more than just a spot to put the garden tools.

size of your garage is very important when realizing its true value. If your garage looks big, it’s worth more! Being able to see the entire floor makes a room more spacious. 3. Hide the sports gear. Too often the garage becomes the home of bulky sports gear like hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for a storage unit on wheels to hide all of the uncooperative items behind closed doors. That way everything has a place and is contained.

Choose a garage storage system that allows you to build and customize based on your available areas just like you would a kitchen; adding shelves, racks and storage exactly where you need it. Also consider choosing a system that allows you to grow. Being able to add on or make changes will give you flexibility in the long term.

average price growth as the deciding factor. We chose a four-year window, from 2012 to end of 2015, to provide longer-term, bigger picture context of market performance. It’s East versus West, as city market takes on city market to determine the eventual Canadian slam-dunk champion. Spoiler alert: it’s not Toronto or Vancouver. WHY DID WE USE A FOUR-YEAR WINDOW? Because we thought it would provide a more accurate picture of a real estate market over the long term. There’s no secret, for example, that areas such as Calgary and Edmonton are getting hammered due to the prolonged slump in oil prices. In Calgary, for example, home prices declined by 3.5 per cent in February on a year-over-year basis. Ouch. But looking at it over the last four years, the average price has actually risen 10 per cent. Not bad, eh?

REAL ESTATE IS LOCAL Forget that CREA says the national average price exceeded $500,000 — climbing to $503,057 – for the first time. Sure, it makes for interesting headlines and provides some context on a national basis. But as Toronto-based mortgage expert Calum Ross says: “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’” Or that traffic at one end of the country is the same at the other. “Canada represents one of single largest countries in the world and going from coast to coast, Canada is home to a very diverse group of people with local economics that are vastly different,” he says. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location. If you’re buying a home in Chilliwack, BC, where the average price is $336,000, or Yarmouth, NS, where the average price is $125,066 — what do you care what the national average price is? The fact is, the national average price is heavily skewed by Vancouver and Toronto, as Canada’s most active and expensive housing markets. If these two are excluded from calculations, CREA says, the average is a more modest $355,235, and the year-over-year gain is just 8.7 per cent. HOW DID WE SELECT WHICH MARKETS FACE WHICH MARKETS? How did we “seed” the markets, using March Madness parlance? Initially, geography. Since real estate is local, market performance is most influenced by the economic fundamentals on a provincial, regional and municipal basis. For example, Guelph would naturally take on Cambridge, since these two markets are barely 23 kilometres apart, and therefore are subject to similar challenges and opportunities in that area. While geography was the key determining factor for which cities face off in the first

round, we had to make a handful of exceptions. For example, the 32 city markets in the first round for eastern Canada were all located in Ontario, with the exception of one maritime city, Yarmouth, NS. To help compensate for the large geographical distance, we paired Yarmouth with one of the Ontario cities located farthest east. And while this still doesn’t necessarily make them fair opponents, it wouldn’t be March Madness without a little controversy. As certain cities failed to make it past the first round, proximity became less prevalent, and opposing cities advanced to the next round based on which market had a higher increase in home price growth over the last four years. AND FINALLY... Apologies to Quebec. CREA doesn’t collect the same detailed data on this market.

WHETHER YOU’RE purchasing a
home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or having it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go see your lawyer. 2. What about a will? If you have a will, is it up to date and does it represent your current situation

It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated — there are two kinds. The first is for your body (what care you will or will not receive). Your representative will determine that. The other is for the
management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner. Prime Minister Justin Trudeau unveiled Budget 2016 on March 22 – his inaugural budget - so New Home Guide took a closer look at it from the housing perspective.
Though perhaps not specifically related to housing, everything evolves around the economy and jobs. After all, a strong economy begets job and wage growth, which begets consumer confidence and the ability to rent or buy – to live. What was promised: To get the economy growing again, Trudeau said we need to immediately invest in helping our businesses and entrepreneurs – including those in manufacturing – become more innovative, competitive and successful. What was delivered: Something equally ambiguous. Budget 2016 “puts people first,” directing billions toward helping the middle class and those less fortunate, with the idea that this will boost economic growth. The hope is that more than 100,000 jobs will be created and the economy will grow by an additional one per cent over existing predictions. The government acknowledges that economic challenges persist in oil and commodities, and is extending Employment Insurance benefits in the hardest hit regions, such as Alberta and Saskatchewan.

Rental/affordable housing What was promised: To encourage the construction of new rental housing by removing all GST on new capital investments in affordable rental housing. This will provide an estimated $125 million per year in tax incentives to grow and renovate the supply of rental housing. What was delivered: Budget 2016 proposes to invest $2.3 billion over two years, starting in 2016-
17. Of this amount, $2.2 billion reflects the government’s commitment to invest in social infrastructure, including $739 million for First Nations, Inuit and northern housing. A significant portion of the $2.3 billion will be allocated to provinces and territories, which can identify communities where the need for affordable housing is greatest. While easy access to the 400 (and all connected highways) makes this area attractive to commuters, within Maple it’s pretty easy to get around on foot, and unlike suburban developments elsewhere, all newer streets feature sidewalks.

Just east of Highway 400, Maple stretches from Rutherford Road in the south to Teston Road in the north. Lifestyle Maple is abuzz with excitement. This is a suburb, but definitely not a sleepy one. Active families on the go and a much younger population than much of the GTA make this a happy, noisy community in which every day has the potential to be a “grand day out.” You can actually smell cotton candy and funnel cakes in the air! Vibe Maple is late twentieth-century suburban paradise. The more
established area near Rutherford boasts perfect cookie-cutter brick houses and townhomes with peaked dormers. Further north, housing continues to expand far into the former farmland – it’ll be a while before these trees mature. The houses get bigger, subdivision streets more byzantine, and new developments are sold out and filled up as fast as they can be built.
In the area With so many expensive recreational options nearby including Canada’s Wonderland theme park, one of the best features of Maple is its many greenspaces and parks. There are at least 25 of them offering free entertainment for the whole family (pets too!). The area is also home to two Montessori schools. Secondary students attend Maple High School or St. Joan of Arc Catholic High School.
Meet the neighbours It doesn’t get more family friendly than Maple, and that’s who you’ll mainly find living here. Few single professionals are drawn to Vaughan for reasons other than work; there’s not exactly a happening scene here. Ethnically Maple is very diverse, and at least 45 per cent of its population are immigrants to Canada, well above the provincial average.
Real estate While attractive shopping and entertainment options draw many visitors to Maple, one has to dig pretty deep to find any of the local and independent businesses that usually define a smaller community. Since most of the development of this area has occurred in the last twenty years, there aren’t a lot of mom-andpop places: this is chain store and franchise heaven.

The good, the bad & the rest In an in-demand neighbourhood such as this one, nothing comes cheap. While some parts of Maple are more reasonable, the presence of so many people and corporate interests means this is the kind of place where it seems to cost $20 just to walk out your front door. Need a little luck to find that perfect home? By Elisa Krovblit WANT TO LIVE AT lucky number
seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next home purchase? You might not think that finding the perfect home has much to do with luck and superstition, but for some, it’s on the list. You have to do your research and check out the tangible factors, but it just so happens that the wrong number can stigmatize a property and hurt the price — or add value because of a luck factor. Numerology plays highly in real estate superstition, because it’s so integral — street names, street numbers, floor numbers, suite numbers and even sale prices. Home pricing strategy, says Realtor Yan Gurevich, is affected by numerology and personal connections to lucky or unlucky numbers, and to personal and sometimes weird preferences. He notes that you’ll see numbers that add to a specific lucky number, or the inclusion of repeated numbers, like an 888 price point. So what are the lucky — and not so lucky — numbers? 4 UNLUCKY
Tetraphobia. In Chinese it sounds like the word for death so 4, and any number with a digit of 4 is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor. You may find buildings like hotels, apartments and even hospitals without a fourth floor and even without a room number 4. In fact, Vancouver has had an increasing problem with developers wanting to omit the fourth floor, 14th floor and any other floor with the number 4 — even excluding suites with the number 4. According to Chief
Building Officer Pat Ryan, as reported in the Vancouver Sun November 2015, it was becoming a safety issue, and the city issued a bulletin to developers that removing floors for cultural or superstitious reasons would have to stop, citing that, for example, it could pose a danger to firefighters in case of emergency, who would not be able to rely on finding an actual floor by numerical sequence if random numbers were arbitrarily missing in some buildings. 7 LUCKY

Triskaidekaphobia, or the fear of the number 13, has long been a superstition. Paraskevidekatriaphobia is the fear of Friday the 13th. Whether it stems from The Last Supper in the Christian faith, where Judas was the 13th apostle to sit at the table, or from Viking lore, we’ll never know — but it’s among the most famous of superstitions, enough so that a great number of buildings — rentals, condos and office buildings — don’t offer a 13th floor. 17 UNLUCKY
In Italy, 17 is not a welcome number. The Roman numerals for 17 (XVII) are an anagram for VIXI — a term implying you’re dead, similar to the term RIP (Rest In Peace). You don’t want your address denoting you’re dead. Real estate, in turn, rules out 17 — which is easier and less intrusive than ruling out the number 4! 18 LUCKY
In Hebrew, the same digits are used for letters and numbers, so every word can be read as a number and every number can be sounded out. From the book of Revelations, John The Apostle’s reference to ‘The number of the beast’ (chapter 13) is associated with Hexakosioihexekontahexaphobia. Though in Chinese culture, the pronunciation of 666 sounds like “things going smoothly” so the number is favourable. I once had a colleague who lived at 668. She joked that she was ”The Neighbour of the
Beast.” This one is pretty universal. There are other superstitions and signs of luck in real estate, beyond buying a home with a yard full of four-leaf clovers on St. Patrick’s Day. The colour red is a symbol of luck in Chinese culture and occasionally comes up, from the paint palette to the marketing material of new developments. Some agents and homeowners believe that burying a little statue of St. Joseph will help their home sell. There are a few differing views about how the statue should be buried, though all agree that the statue
should be wrapped to keep it clean as a sign of respect. You can buy a St. Joseph House Selling Statue Kit online. Feng Shui is also given some consideration. If a property has bad energy or no flow, it can be a deterrent for a sale. Feng Shui can even relate to a residence’s placement on a street and how the energy will interact with the flow in the neighbourhood. A home at the T of an intersection can get too much chi too fast, and that’s not good. But for now, may luck be with you for your real estate ventures.

Filling your walls Here’s some help for finding great art for your new home By Elisa Krovblit
YOU’VE BEEN WAITING to move in. You’ve thought about your furniture and dreamed about colour schemes. You’ve been eying decor accessories and keeping tabs on the trends. But what about art? How are you going to fill those big, fresh, new walls? Moving into a new home is a great time to re-evaluate your art. Perhaps you’ve got a great mix of family portraits and old favourites — you may want to change frames or clean them up. Or do you need new art to fill those big, beautiful new walls? Generally, people find buying art to be daunting, but it doesn’t have to be. People also assume it’s exorbitantly expensive — but again, it doesn’t have to be. Galleries, dealers and art shows make it easy to explore what you like and want to live with on your walls. Art Interiors is a favourite Toronto gallery. Known for discovering and launching many great talents, it’s a perfect example of the gallery experience. They carry a huge array of media, and in every shape, size, colour and theme you might want. Owner Lisa Diamond suggests working with a reputable dealer or gallery. If you need guidance, having someone that professionally curates art on your team can help you put together a collection with confidence. If you want a more basic starting point, start by exploring to discover what you like. Sometimes it’s a matter of defining your style. Do you know what you like? Many people feel they’re at a disadvantage when looking at art because they don’t have a background. They can’t talk periods or styles or even feel comfortable with terminology.

You go to a financial advisor for your finances, you go to a mechanic for your car, so go to a gallery, work with a dealer, and talk to the artists when it comes to those walls. While it’s easy enough to go, questions may come up when you start trying to understand what to buy. One piece is easy, perhaps finding a few
for a room is not as difficult as you’d imagine, but buying a quantity for your new home can become harder as you try to decide what works together and how you’ll display it all. If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home. Organizing your home Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. What did I do with that manual? Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where’s the remote? Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys).
Where are my keys? Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers
so you don’t have to rely on your memory when you need to find something quickly. Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and cell phone behind and delight in some of life’s simple pleasures without interruption. This is especially crucial if you are selfemployed and your boss is a tyrant! We can’t get very far in life on an empty fuel tank; we have to get off the busy highway once in awhile to refill it. thread count. Thread count refers to the number of threads per square inch of fabric. Traditionally, we’ve been told to purchase sheets with as high of a thread count as you can afford. Thanks to new innovations in the bedding industry, natural fibres like bamboo, linen and cotton can be just as luxurious as a 1,500 thread count Egyptian cotton bed sheet. You’ll want to get the right shapes and dimensions to coordinate your pillow shams, bed runners, sheets and duvet covers. Which brings up the question about investing in a down duvet — are they worth the hype? It’s actually more than just hype, down has some incredible properties that make it the perfect material for a blanket option. Down will keep you warm and cosy, while allowing your skin to breathe while you sleep. They are also very durable and will retain their shape much longer than a synthetic option. The same goes for down pillows and cushions. Creating a space that reflects your personality and taste is just as important as your comfort. You want to accessorize well, and create
layers of bedding, pillows and covers. You want to introduce just the right colours and patterns to ensure your room is in line with your style, but is also a soothing and relaxing space for sleeping. Some people prefer bright colours, some prefer layers of tones. The all-white bed is always in style, while the ever-changing array of popular patterns change with the seasons. A great way to mix trends with your classic favourites is through the accessories. Add a throw with a pop of colour. Pick a patterned flat sheet with a coordinating solid fitted sheet. Go monochromatic with different shades of the same colour or go big and bold with patterns that work well with each other. This is where your taste can be satisfied. You may even want to consider customizing some elements to tie it all together, though there are a great many solutions straight off the rack. The bedroom has become so much more than just the place you catch your six to eight hours of sleep, it has become a second living room in the home. Many people use it as a place to relax, to read or to work — ultimately the products you choose to live with should reflect your personal and comfort needs.

Parents tend to put a lot of thought and effort into their baby’s nursery — sometimes more so than their own master bedroom — but according to Albanese, they all require the same things: a crib, changing table, rocking chair and a nice palette. The Chelsea’s nursery, “has a nice elephant theme. We wanted it to be fun and whimsical, but still muted and soft.”
The Chelsea model home also featured both a chick and man cave. Albanese explained that the man cave was essentially “the recreational room [that we targeted to] the man of the house. It has the same soft palette that runs through the house, but this has more of a blue tone. We did a lot of open shelving, big TV, nice sofa, and the most important part is the bar.”
