How to find the right home? Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? In this issue of New Home & Condo Guide, like we do in every edition, we have a variety of content designed to help you determine your own answers to these questions.

It began in 2012 with a desire to have a fresh perspective on the industry, backed with management experience in residential and commercial land development throughout southern Ontario and western Canada. Its guiding principles were to offer superior customer care, foster

close relationships with buyers and to provide a wide range of quality homes with quality features. “We’re a young, bold, passionate builder,” explains Jordan Taylor, marketing coordinator. “We demonstrate that in everything we do.” Dunsire aims to do more than just provide housing. It strives to guide the homeowner through the entire process and to nurture the relationship with customers at every step. “We understand that a house in most cases is the largest single investment that a customer will make in their lives, and we set out to make sure that they feel at home,” says Taylor. Happy customers create a positive image, and this radiates throughout the community and truly brings it to life.

Dunsire’s approach seems to be paying off. Its Kitchener-based Mill Creek Village project, its inaugural effort, has been a great success. Dunsire built a community with 87 townhomes, almost all of which have been sold. Just over a dozen units remain – likely not for long. Until the end of March, a special promotion puts $5,000 on the table for homeowners to be used as a closing bonus, or for upgrades, or for a vacation. The brisk sales at Mill Creek can also be credited to the fantastic location of this development. It’s wonderfully central, close to surrounding universities, museums, downtown shopping and open spaces. Those seeking maintenance-free living have loved the wealth of services wrapped into living here, from snow removal to landscaping. Dunsire Developments is moving ahead with other projects around Ontario. The new Crown Collection in the northwestern part of Mississauga, near the historic Meadowvale Village, is already generating positive buzz. The freshly launched initiative will feature elegant, Georgian-style estate homes, starting at $1.2 million, with views of Meadowvale Conservation Area. They will have all the bells and whistles, including double-sided fireplaces, walk out basements, upper and lower porches. Construction is expected to commence in fall 2014.

South Mississauga is an area that Dunsire strongly believes in and will be undertaking two major projects there. The Anchors at Lakeview, a mix of condos and townhomes, focuses on quality living next to the lake. Great things are ahead for this pocket of Mississauga, thanks to Inspiration Lakeview, a 20-year regional plan in the works to redevelop the land with a mix of retail businesses and residential. The Anchors is part of the momentum to make this area truly unique. The builder will introduce the project to the public in May. Also on the books is Barca Verde, luxury semi-detached homes in the same area; and further afield, White Cedar Estates, one of a kind luxury bungalows in Guelph. Though just over a few years old, Dunsire Developments is out to make a big impression on the building front – and, fresh out of the gate, is already succeeding. W

hen you build in the Dairy Capital of Canada, rest assured that farmland and pastures are just a breath away, with a calming landscape that sets the stage for a peaceful location. That’s what you’ll find at Havelock Corners, a new master-planned family community by Senator Homes that is emerging in Woodstock. Adjoining the lush Pittock Conservation Area overlooking the Thames River, Havelock

24

Corners is a warm community, rich in character and distinctive in charm. It’s where homes designed in classic old-Ontario style architecture fit perfectly within a town that is steeped in history. With its country roots, Woodstock may appear to be off the beaten track, but offers every lifestyle amenity and then some. The Friendly City sits at the crossroads of Hwys. 401 and 403, making it a hub for industry and manufacturing and the home base for Toyota and Sysco that have seen recent expansions bring increased employment and growth to the city. Senator Homes selected Woodstock as a community on the rise, while also offering a perfect blend of working and living environments – a fine balance of employment opportunities, business, culture and recreation.

Woodstock is home to a transit system, five golf courses, three ice pads, two convention centres, a seniors’ centre, community centre, three pools, tennis courts, ball diamonds, OLG Slots and, of course, a weekly farmers’ market. There is a downtown of shops and services, and a power centre. In this city of almost 40,000, there are 350 hectares of parks with 52 neighbourhood parks and parkettes, and 21 kms of trails. The continent’s largest theatre festival is less than 30 minutes away in Stratford, and the culture and diversity of KitchenerWaterloo are not much further to the east, with London to the west. It’s less than three hours to Windsor and the U.S. border, and 90 minutes eastward to Toronto. Havelock Corners is already home to more than 100 families and will eventually embrace 3,000 residents. A tour through the existing streets showcases homes sculpted with classic architecture and natural elements. Offering Woodstock’s most impressive selection of homes, the collection ranges from freehold bungalow townhomes to fully detached homes on 30-, 36-and 42-ft. lots ranging in size from 1,059 to 2,458 sq. ft. For those eager to embark on the Woodstock way of life, a number of inventory homes are available with quick move-in dates as early as April 2014. Senator is accepting registrations for its upcoming release of 50-ft. lots for homes with a custom-like design all their own. For a limited time, Senator is making it even easier to buy a home with its Easy Own Event, featuring five per cent down with all closing costs included. With homes starting at $209,900, your new home can carry for as little as $1,000 a month – less than rent! All homes feature a five-appliance package, hardwood on the main floor, oak staircase and gas fireplace. Woodstock is where you’ll find the air is cleaner and the grass is greener with economic growth, and Senator Homes has a home and a country lifestyle waiting for you. Sold! New HorizoN’s fine-tuned recipe for building success

t

hough New Horizon Development Group has been building quality homes for the past 25 years, it continues to hit new highs of success – case in point, its MINT project in Oakville. In just 18 hours, more than 380 condo units, 70 per cent of its inventory, was sold – and that occurred even before the sales centre had opened or sales brochures had been printed. It became Oakville’s fastest selling condo development. Buyers are attracted to the condos’ classic looks, complete with high performance kitchens, elegant modern baths with designer cabinets and spa tub, as well as their luxurious finishing touches. In addition, MINT presents buyers a slew of benefits and a club-like atmosphere that includes the use of a silver screen theatre room, party space, fitness centre and bike share. It is evident that New Horizon is offering its customers more than just homes. It is giving them opportunities to have a quality lifestyle in a vibrant area, full of amenities, including the New Oakville Hospital and Sheridan College campus. History repeated itself with Harvest, a collection of freehold townhomes off Dundas Street West and Bronte Road in Oakville. Sales were vigorous before the project had even officially been launched. Its two-storey French Countryinspired stone and stucco townhomes features distinctive designs backing onto premium conservation lands.

36 NEW HOME & CONDO GUIDE SWO | MARCH 15 - 29, 2014

Inside, an open concept look provides a feeling of space where buyers can imagine themselves hosting dinner parties and simply relaxing. The Uptown Collection amps up the luxury quotient, with three-storey European designs with sophisticated touches such as balconies, French doors and over-sized windows. Thanks to plenty of advance buzz and repeat buyers, a buying spree happened again in Hamilton with City Square, a project located in the prestigious Durand District. It became the fastest selling condo development in the area and has to date sold more than 90 per cent of the units in the first two towers. A third is in the works. Next up is the Waterfront Trails development, featuring two condo buildings and townhomes, right on the shoreline of Lake Ontario in Stoney Creek. Again, “affordable” and “luxury” are the key words. A dog park, biking paths and manicured trails virtually right off the doorstep give buyers access to some of the most unique amenities around. More details will be forthcoming late spring or early summer.

“Our ultimate goal is to always provide customers with the affordable side of luxury.” You can bet that the same amount of care and quality will go into this latest project. Since the start, when Jeff Paikin and Joe Giacomodonato begin the New Horizon Development Group, its principles have focused on providing buyers with intelligent, affordable and lifestyle-driven real estate opportunities. It’s a winning formula that has been applied to many other well-regarded projects, such as Haven, Vibe I and II community condos, Times Square, Shine and Nouveau, a quality lowrise community. “Our ultimate goal is to always provide customers with the affordable side of luxury,” explains Paikin. “We will continue to transform neighbourhoods with what savvy buyers really want: great locations, smart suites, stylish selections, as well as outstanding value.” MARCH 15 - 29, 2014 | NEW HOME & CONDO GUIDE SWO 37

//building blocks

The bounTiful benefiTs

of buying new » by Jeff Paikin Once you begin house hunting, one of your first steps will be to see what new home builders have to offer in your desired community. New homes

Jeff Paikin

Past President of HHHBA, has been in the building industry for more than 20 years. As President and CEO of New Horizon Development Group (Builders of the inaugural CHBA Green Home of the Year), there isn’t much in the housing world he hasn’t seen. Jeff will provide regular insight and perspective of what’s going on in today’s market and what buyers should be aware of as they prepare to make a purchase. He can be reached at info@newhorizonhomes.ca

have stepped up to win the hearts and minds of homebuyers for the better part of the past decade where we’ve seen an unprecedented explosion in new home construction and buying. Once considered a luxury reserved for the rich and famous, new construction has opened the door to all price ranges and styles including highrise condominiums, townhouses, active adult communities and single-family homes. Those who have purchased a newly built property will agree that there are fewer experiences more gratifying than watching your home emerge from the ground up. Seeing how each step leads to the next and knowing where all the studs, pipes and wiring are can be every bit as rewarding as choosing your carpet, counter-tops, and cabinets. CUSTOMIZATION One of the primary reasons that homebuyers are so drawn to new builds is that they get to customize just about everything in and out of their new home. Buyers are granted an abundance of design, color and material options. Being able to tailor a home to your tastes can be one of the greatest features of buying a new home. Keep in mind, the freedom of choice associated with buying new, extends beyond just fixtures and finishes. Don’t overlook the convenience and comfort afforded by modern floorplans and layouts. Today’s lifestyle is drastically different from what it was even ten years ago and many resale homes often lack the flow and space to satisfy. Take a tour of many existing homes and you’ll find poor layouts and wasted or unusable space. Builders today seek an integrated approach to family living with many of their designs. Friends and family often gather in the kitchen and cooking

38 NEW HOME & CONDO GUIDE SWO | MARCH 15 - 29, 2014

becomes a group project. Most people don’t want to be far from a TV or the rest of the family when they’re in the kitchen. Family rooms are placed next to the kitchen and eating areas to blend into one informal living space. Today’s kitchens are often larger than those found in older homes and feature many of the time saving conveniences that today’s cooks appreciate. ENERGY EFFICIENCY Energy efficiency is another major advantage new homes enjoy. There was a time in the not so distant past, where eco-friendly upgrades were considered a frivolous luxury, reserved for those who could “afford to care” about the environment. That is no longer the case. Many energy efficient features that were once pricey upgrade options have quickly become industry standards for all new homes. In fact, new home builders are required by law to meet stricter energy codes than in the past. Many existing homes were built when energy codes were either more lenient or in some cases nonexistent. Individuals who are committed to reducing their carbon footprint should keep in mind that it is far more cost effective to implement energy saving features in a newly built home than to retrofit an existing house. This creates a unique point of distinction for today’s new homes as compared to those built as recently as five or 10 years ago. WARRANTY Another one of the great advantages of buying a brand new home is the warranty. Purchasing a home is a significant investment, and you want to make sure it is well protected. In Ontario, every new home comes with a seven-year Tarion Warranty, which covers major structural defects and begins on the date you take possession of the home and ends on the day before the seventh anniversary of that date. For more information on Tarion warranties, visit tarion.com PRICING Make sure to take the time to compare the prices of existing homes to those of comparably-sized new homes. You’ll find that in many cases it’s actually cheaper to build new than it is to buy an existing home. Most homeowners looking to sell cannot offer the incentives or attractive financing options builders can to move their inventory. In the resale market buyers are often in competition with others and can be outbid. This process can be quite distressing for prospective buyers, who may have to agonize over the price to be offered and at the end of the day have nothing to show for their efforts. Contrast this with buying new – where usually a small deposit provisionally secures the property – and gives the buyer a reasonable time – usually a fortnight – to get the mortgage in place, see a solicitor and then conclude the contract. Fortunately, Southwestern Ontario is home to plenty of reputable home builders, both big and small, who are competing for your business... and when builders compete, the buyer wins! Happy hunting!

ADI Developments hosts event in support of Canadian diabetes assoCiation

Gauging the pulse of the local arts scene, ADI Development Group recently invited the community to ARTINDEX, a live and silent auction in support of the Canadian Diabetes Association.

Bringing together nine local artists, many with a direct connection to the cause, ADI’s auction raised nearly $7,000, with all proceeds going directly to the Canadian Diabetes Association. Auctioneer Bob Cowan helped drive the bids high in the live auction as excited guests fought to secure their favourite piece. Throughout the evening, the energetic crowd bid on silent auction pieces around the LINK Presentation Centre. “It was great to bring nine local artists together, spotlighting the immense talent in our creative community, while supporting an amazing cause and raising awareness for a healthier lifestyle,” says Tariq Adi, CEO of ADI Development Group. The evening marked the Canadian Diabetes Association’s first major event in Halton, launching into the community. “The event was amazing, the evening was high energy, from the supporters to the local artists. People approached me Photographer Inger MacKenzie with ARTINDEX host Saud Adi, COO of Adi Development Group. Inger holds up a shot from her original series, “The Face of Diabetes” created for exhibit at ADI’s ARTINDEX. The picture shows 13-year-old Lucy McFarland, the ambassador of the Juvenile Diabetes Research Foundation.

enthusiastically, wanting to support more incredible events like this one,” says Lori Gregory, manager of mission funding, Ontario for the Canadian Diabetes Association. “The thing that drew me to the Adi boys is their eye for detail and their unique blend of modern design with everyday functionality,” says artist Sanjay Patel, whose live auction abstract painting inspired by Bronte Creek sold for $1,250. “I try to create work that has the same focus, so they are an ideal partner for an artist like myself.” For ARTINDEX hosts Tariq and Saud Adi, COO of ADI Development Group, diabetes is a cause very close to their hearts, as their younger brother was diagnosed. “They were the perfect host for the event because, like myself, diabetes affects their immediate family. I hope this is just the first step we take together to help the Canadian Diabetes Association’s Halton chapter,” says Patel. While bids continued to climb, guests enjoyed Burlington’s culinary arts as Chef Matt Kershaw of the Alex served up diabetes-friendly and heart-healthy tastes throughout the evening. An exciting live auction piece, Amy Shackleton contributed her unique style of gravity painting; Shackleton uses ketchup bottles to squeeze paint onto the canvas and rotates it to create detailed images. Her work deals with images of urban landscapes being flooded by nature. “I was excited to get involved with ADI Development group because we share a vision – my work is linked to nature in a similar way,” says Shackleton. Like her work, LINK Condos + Towns link contemporary design with the lush greenery of Bronte Creek. “Being able to help support the Canadian Diabetes Association with my art is wonderful. My older brother was diagnosed with diabetes at a young age, so I am passionate about this cause,” says Shackleton. From Lana Kamarić’s uncanny surrealist paintings, to Mark Zelinski’s diverse global photography, each artist brought a different flavour to the exhibit. ADI Development Group says it looks forward to another successful event next year. “ADI Development Group strives to promote a healthy lifestyle in the communities we build. By working with the Canadian Diabetes Association we were able to shine a light on prevention and the importance of health,” says Tariq Adi. Located at the corner of Dundas and Sutton in Burlington, LINK Condos + Towns offers studios, one-bedroom, one-bedroom plus den, two-bedroom and two-bedroom suites and townhomes, ranging from 437 to 882 sq. ft. priced from the low $200,000s. The presentation centre is located at 5210 Dundas St. W. (just east of Appleby Line), Burlington, open Monday to Thursday from noon to 6 p.m. and Saturday to Sunday from noon to 5 p.m. For more information, call 905.592.2028 or email link@bakersales.info. To register, visit adidevelopments.com Left to right, Tariq Adi, CEO of ADI Development Group; Bob Cowan, host of CHCH Morning Live; Saud Adi, COO of ADI Development Group; and Michael Ashley Smith, RBC.

Named Ontario Green Builder of the Year for 2013

E

mpire Communities has been awarded Ontario Green Builder of the Year by EnerQuality for 2013. “We’re thrilled with this award,” says Paul Golini, executive vice-president of Empire Communities. “It’s a great tribute to our determination to design homes that set the standard for sustainable living.” EnerQuality’s Ontario Green Builder of the Year Award recognizes a builder that raises the bar for the rest of the industry through leadership in improving the environmental, energy efficiency and overall technical image of the industry and Empire is honoured to receive this coveted award. Empire was one of the first production builders in Ontario to adopt Energy Star as a standard in 2007– and its newest project, Mississauga’s Glow, is no exception. Scheduled to launch in April, each of Glow’s 54 new townhomes will be constructed to Energy Star standards. “As standard features, our homes include Green components such as whole home energy monitors, EnviroSense 90 per cent Thermal Efficiency water tanks, solar ready conduits, and more,” says Golini. “Not only does this reduce the homes’ carbon footprint, it also results in significant savings for our homeowners.”

IMAGINE

Imagine, Empire’s master-planned community in Niagara Falls, is taking sustainability to the next level. “We’ve introduced the power of renewable, eco-friendly geothermal technology to Imagine,” says Golini. Using the energy from the sun that is absorbed and retained by the earth, geothermal energy can save homeowners up to 80 per cent in total heating costs. Imagine’s geothermal

Imagine, Empire’s master-planned community in Niagara Falls, is taking sustainability to the next level. technology is a trail-blazing Green initiative for this masterplanned Niagara community. Imagine will also have a selection of other Green options for residents to choose from. One unique option is an electric car charger. Empire has installed an electric car charger at the Imagine sales office for visitors to see and use if they have their own electric car. The company has also installed car chargers at its head office in Vaughan for all employees and associates who drive electric cars. When new-home owners move into their home, Empire has a Green Team of experts that educate them on how their home runs efficiently, so the savings begin as soon as they move into their new home. They also provide a move-in gift for each new-home owner that is comprised of entirely environmentally friendly products. The most significant master-planned community ever launched in the Niagara Region, the vibrant homes of Imagine offer ideal living spaces for a variety of families, from empty nesters and retirees, to young families and second-home vacationers. The first residents of this successful community in Niagara moved into their new homes for Christmas and more are moving in weekly. Empire brings its commitment to sustainability to all its lowrise projects, including Wyndfield in Brantford, Summerlea in Binbrook, Victory in Upper Stoney Creek, Wyndance in Uxbridge, Riverland in Breslau, Lakeside in Brampton and its new project set to launch in Mississauga in April – Glow. SUSTAINABLE PARTNERShIPS

“At Empire, we are always working with trades and manufacturer partners to test and measure new, Green technologies in our homes,” says Golini. “The Ontario Green Builder of the Year Award is a testament to the success of these partnerships.” To learn more about Empire and its many Green communities, visit empirecommunities.com MARCH 15 - 29, 2014 | NEW HOME & CONDO GUIDE SWO 55

dgewater Estates is Terra View Homes’ south Kitchener community nestled in a quiet pocket close to all amenities and a breeze away from the Grand River and all the recreational opportunities you could ever ask for. You’ll find these majestic family homes set within natural surroundings between the Grand River and Idlewood Creek. Shopping at Fairview Park Mall, schools, dining and recreation are right there – as well as skiing, hiking, biking, canoeing… you name it. The extension of Fairway Street through Edgewater Estates has increased exposure to this hidden gem of a community and made it accessible to even more opportunities for residents. There is instant access to Hwys. 7 and 8, for easy travel through the city, while Hwy. 401 offers a direct route for

Tour the three model homes onsite and see for yourself. commuters to Toronto, Hamilton, London or Mississauga. Edgewater Estates is almost complete and you can’t lose with the selection still available. While lots are limited, some include prestigious locations such as conservation lots, backing onto the park and in crescent locations with wider, deeper backyards. There is still a walkout lot and a transitional lot available, bordering conservation lands. Lots are all 40- and 45-ft. In addition, because Terra View limits the number of homes it builds in a year, each homebuyer gets 1:1 attention ensuring a home as close to custom-built as possible. As if that isn’t enough, Terra View is offering homebuyers something everyone wants – a gourmet kitchen plus $15,000 in upgrades. In addition, all Edgewater homes are Energy Star certified as a standard feature. Often these aren’t features you can see, but they are definitely features you can feel, in terms of home comfort, and in your wallet through greater energy efficiency and fuel savings. Edgewater Estates features everything you would come to expect from one of the areas finest home builders. Tour the three model homes onsite and see for yourself. While all are superb, The Cambridgeshire is noteworthy for showcasing Terra View’s commitment to Green building that has led to several industry and community awards. Terra View Homes has helped pioneer Green home building practices in Canada since 2006, when the company became one of the first Guelph area home builders to exclusively build Energy Star homes. The LEED model home is an essay in environmentally conscious building, incorporating the key elements of Energy Star, GreenHouse, Built Green and LEED, from the foundation to roof-mounted solar panels. The model showcases features

such as energy-conscious systems that include a 100-gallon tank and an in-floor hydronically heated concrete slab to store solar hot water, an ERV to provide filtered air to all rooms, ultra high efficiency solar-assisted gas boiler and water treatment of city water. Inside, there are ultra low flush toilets and water-saving fixtures, LED lighting plus CFL lighting used throughout, a buried cistern to supply toilet flushing and irrigation, bedroom ceiling fan to reduce use of central air, recycled paint, readily renewable resources such as cork flooring, quartz countertop made from recycled granite waste and dozens of other details. It also illustrates “Age in Place” features that accommodate mobility needs in the future, including a residential elevator. This model home at Edgewater Estates is just an example of the investment in research and design Terra View has made as it addresses the needs of homebuyers of all ages with homes of comfort, quality and enduring style. Also a leader in customer service, Terra View is pleased to be a finalist in Tarion’s Awards of Excellence for customer service excellence. History, culture and long-term prosperity in

KITCHENER-WATERLOO » by WAYNE KARL

K

itchener-Waterloo may have once been best known as the home of Kitchener-Waterloo Oktoberfest, meat processor Schneider Foods and the Ontario Hockey League’s Kitchener Rangers. But while rich in German heritage and other culture, the town of about 220,000 has more recently gained a reputation more for high technology than pork sausage and beer-inspired oompahs. In fact, this vibrant community located in the Region of Waterloo in the heart of Southwestern Ontario, help form the three point-towns that make up “Canada’s Technology Triangle.” Kitchener-Waterloo and Cambridge today comprise one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. Today, the area boasts a thriving advanced technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors. Complementing these strengths is a naturally advantageous location off Hwy. 401, close to major Canadian cities Toronto and Hamilton, as well as to entry points to the US at Michigan and New York.

All of this has the region poised for long-term economic health. Employment and population growth, two key factors in housing demand, are both doing well in the area, though they are not without their challenges in the short term. Residential construction is picking up – in particular, single-detached starts have recently gained momentum due to a tightening of the resale market, according to Canada Mortgage and Housing Corp. With the resale market expected to begin softening only in the latter half of 2014, single-detached starts will finish the year slightly higher. Low inventories of completed and unabsorbed rowhomes and the recent growth in housing demand will lead developers to increase rowhome starts. Following a brief slowdown in 2013, condo starts are set to return to elevated levels, as net migration will continue to support housing demand. MARCH 15 - 29, 2014 | NEW HOME & CONDO GUIDE SWO 65

As for entertainment, Kitchener has a lot more going for it than just Oktoberfest. From Bingemans camping resort and family playground, to Chicopee Ski Club, to the Children’s Museum, the KitchenerWaterloo Art Gallery and the Farmers’ Market, there is always plenty to see and do in town. The economy will be moderately supportive of housing demand, as employment increased slightly in 2013 compared to the previous year. Growth in the labour force, due primarily to migration, will cause the unemployment rate to increase. With the second largest goods-producing sector in Ontario, employment here will benefit from a strengthening U.S. economy in 2014. Unemployment is expected to remain unchanged at seven per cent in 2014, where it’s been for two years, but down from eight per cent in 2010. In terms of population, net migration accounts for more than 50 per cent of the growth, CMHC says, and is expected to average more than 3,000 annually. The city, in fact, is second only to Toronto in attracting immigrants, with almost all of them under the age of 45. In addition, the 2011 Census showed population in the Triangle grew 5.7 per cent to 477,160 in 2011 from 451,235 in 2006. Companies such as Toyota Canada, Com Dev International, Innovative Steam Technologies and Heroux-Devtek are expanding production, helping power the manufacturing sector to forecasted growth averaging 6.2 per cent between 2011 and 2014, according to the Conference Board of Canada. In addition to growth in high tech, the region has also seen expansion in the educational sectors in recent years. A new health sciences campus of the University of Waterloo, located in downtown Kitchener, opened in 2009 and is expected to inspire further social and economic spin-off benefits. Redevelopment of the downtown block includes new condo, retail and hotel projects and other improvements. Ontario has committed to building a new provincial courthouse in the downtown area, which could lead to further job growth in the legal sector. Transit expansion, an important element for any growing city to accommodate new residents and housing development, has also been a focal point for Kitchener. Th is facilitates transportation not just within the city but also eases commuter traffic to Hamilton, Oakville, Mississauga and Toronto. Regional Council has been discussing a light rail transit system to service the Tri-Cities for years. Officials are negotiating funding agreements with the provincial and federal governments to cover the estimated $790-million cost of the system. Meanwhile, GO Transit is also expanding service to the area. In 2009, it extended bus services connecting Kitchener with the Milton GO Train station and the Square One Bus Terminal in Mississauga, and in 2011 GO extended train service on its Georgetown line through Guelph to Kitchener. As for entertainment, Kitchener has a lot more going for it than just Oktoberfest. From Bingemans camping resort and family playground, to 66 NEW HOME & CONDO GUIDE SWO | MARCH 15 - 29, 2014

Chicopee Ski Club, to the Children’s Museum, the Kitchener-Waterloo Art Gallery and the Farmers’ Market, there is always plenty to see and do in town. And, of course, there are the Kitchener Rangers of the OHL, a fi xture in town since 1963. Playing out of the storied Kitchener Memorial Auditorium Complex, the Rangers are especially noteworthy because they are a publicly-owned team, operated by a 40-member board of directors comprising season ticket holders. Th is a rarity in sports today, and speaks to the level of community spirit and involvement in Kitchener. So, what does all this mean for prospective homebuying in KitchenerWaterloo? For one thing, KW-Cambridge is ranked as the number two investment area in Ontario between 2013 and 2018, according to the Real Estate Investment Network. In addition to the strong economy, a commitment to infrastructure improvements and transportation projects will help drive the economy and real estate market in this area, the group says. Builders seem to agree, as all of Branthaven Homes, Dunsire Developments, Empire Communities, Eastforest Homes, Fusion Homes, Laurel View Homes, Losani Homes, Monarch Corporation, Reid’s Heritage Homes, Terra View Homes, Kenmore Homes and Andrin Homes have developments underway in Kitchener, while Haastown Holdings and other companies are building in Cambridge. Despite the growth, Kitchener remains proud of its German ancestry, harking back to its founding in 1854 as the Town of Berlin. Today, about 25 per cent of residents are Canadians of German descent. Oktoberfest still serves as an annual celebration of this heritage. The nine-day event, based on the original German Oktoberfest in Munich, is

the largest Bavarian festival in the world outside of Germany, and runs every October from the Friday before Thanksgiving to the Saturday after. Whatever Kitchener has going for it, it seems to be working. In a recent survey of residents conducted by Environics, 91 per cent of citizens indicated they were pleased with the strategic direction of the city and the services provided by the municipal government. All told, it sounds like a recipe for continued prosperity – and “ein prosit!”

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal

fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. Where do you want to live? Th is question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.
