Three simple steps to success

Consider these pointers before heading out on your search

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nittygritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Tax time – embrace it

Preparing for this unsavoury topic earlier helps reduce the sting at deadline time

e’ve experienced a deep freeze through much of February – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 2, and April 30 for filing your 2014 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and taxfree savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

New Horizon expands

LAKEFRONT CONDO FOOTPRINT IN BURLINGTON New Horizon Development Group has made another splash in the Lake Ontario waterfront condo market by acquiring Bridgewater Residences on the Lake, two luxurious condominium buildings and a four-star hotel, initially launched under the Mady Development Group banner. New Horizon Development Group’s aim is to have Bridgewater Residences set the mark for luxury condominium properties in Burlington. “Throughout Southwestern Ontario, there is only a limited supply of waterfront condominiums with unobstructed views of Lake Ontario,” says New Horizon president Jeff Paikin. “To be able to offer this level of world-class elegance on such a pristine piece of land is a game changer for both our company and the city of Burlington.” Paikin’s unwavering belief in the project was quite apparent, as he and his wife were amongst the first to purchase at the development, long before there was any indication that Mady Development Group was looking to sell its stake in the signature site. “Simply being one of the initial purchasers was a source of immense pride and excitement for my entire family. amilton may be only less than an hour’s drive west along the Queen Elizabeth Way, but it has long lived in the shadows of its big city neighbour Toronto. Long known as Steeltown, The Hammer and other less-than-complementary monikers, Hamilton has undergone a fundamental transformation that has the city poised for long-term prosperity. For homebuyers considering purchasing in the area, there are good reasons to consider Hamilton. The city has been cited as among Canada’s most welcoming areas, particularly for first-time buyers. The Real Estate Investment Network, for example, has named Hamilton as the top real estate investment town in all of Ontario through to 2018. Continuing diversification of the city’s economy, coupled with increased accessibility provided by the transportation improvements, provides a strong economic base, the group says. In a few short years, Hamilton’s economy will be unrecognizable compared to past decades. In recent years, Hamilton has seen significant expansion in sectors such as health care and post-secondary education, offsetting a historical reliance on steel manufacturing. Indeed, Hamilton’s economy today is much more diversified than the Hammer of old. Economic growth in Hamilton is strong. The Conference Board of Canada, in its Metropolitan Outlook – Winter 2014, cited the Hamilton-Burlington economy as one of the fastest growing in Ontario for 2014 – forecast to grow 2.5 per cent. Hamilton’s gross domestic product (GDP) is being boosted by renewed demand for steel and growth in several other manufacturing industries. Hamilton’s housing market will experience steady demand in 2015, as homebuyers moving to the city and increasing job creation support strong existing homes sales,

according to Canada Mortgage and Housing Corp. (CMHC). “The housing market will benefit from more people moving into than out of Hamilton,” says Abdul Kargbo, CMHC’s senior market analyst for Hamilton and Brantford. “These out-of-town buyers and a tight resale market will continue to support house prices. “Growing housing demand is leading to residential intensification through infill and redevelopment, with multi-unit housing rising to 56 per cent of starts in 2015 and 2016, up from 44 per cent in 2011.” Non-residential projects underway in the region include major expansions in the health care sector, and millions of dollars spent on infrastructure improvements. The city is working with Metrolinx, the provincial body responsible for expanding transit in the GTA and Hamilton area, and is awaiting a final recommendation for the project. Other recent significant industrial news includes Canada Bread’s new $100-million, 375,000-sq.-ft. bakery in the city’s industrial park in Glanbrook, replacing three smaller operations in Toronto. The project is to create 300 permanent jobs, as well as 120 construction and 31 seasonal positions. Columbian Chemical also recently announced a major expansion of carbon black production at its plant in Hamilton. Beyond these industrial expansions, Hamilton is also seeing a marked increase in other types of businesses moving into the downtown area. CMHC says job prospects are expected to continue to improve, and Hamilton will likely fare better than other Ontario markets due to its increasingly diverse base of industries, which keep the labour market more balanced. Thanks to billions of dollars in infrastructure improvements around and within the city, as well as expanded GO Train services, the “new” Hamilton is becoming more accessible as well as desirable. Buyers can acquire more affordable property here and commute to Toronto, or other neighbouring communities such as Burlington, Oakville or Mississauga. An emerging condominium market provides buyers with an even more affordable entry into Hamilton. Developers see this potential and a number of new projects are underway from all of Sonoma Homes, Losani Homes, Empire Communities, Multi-Area Developments, New Horizon Homes, Spallacci Homes and Country Green Homes, with many aimed at first-time buyers and priced accordingly. Hamilton also has plenty going for it in terms of culture and entertainment. It is home to the Royal Botanical Gardens, a major tourist attraction and significant local and regional horticultural, education, conservation and scientific resource. The city is also home to the Art Gallery of Hamilton, Ontario’s third largest public gallery. For sports enthusiasts, there’s the Hamilton Tiger Cats of the Canadian Football League, and the Hamilton Bulldogs of the American Hockey League and play out of Copps Coliseum. Copps, located downtown, which also serves as a venue for concerts and other events. If living in the city is not exactly your favour, development is also leading to growth in adjacent areas such as Ancaster, Dundas, Flamborough, Glanbrook and Stoney Creek. Empire Communities, Homes by DeSantis, Losani Homes, Branthaven Homes, Mattamy Homes, Rosehaven Homes and other builders all have communities under way in these towns.

The Bank of Canada made a surprise move recently by announcing a rate cut to its overnight rate by onequarter of one percentage point to 0.75 per cent. Most economists expected the Bank, if anything, to increase the rate, which had sat at one per cent since September 2010. Instead, it lowered the rate in response to the recent sharp drop in oil prices, which is acting as a drag on economic growth. “What the Bank of Canada is essentially telling us is that they are more concerned about the global demand for oil and the economic implications for the country, than they are about the elevated housing prices – to them, housing value is essentially the lesser of two evils,” Calum Ross, mortgage broker, told New Home Guide. “What consumers need to realize is that any time interest rates go down, real asset prices go up (especially real estate). It’s always important to keep in mind – people buy payment, not house prices. What we are seeing right now is that the bond markets – the Government of Canada bond markets, more specifically – which is what interest rate mortgages are

priced off of, have had a significant three-day slide.” The question then became whether Canada’s major banks would follow suit with their own mortgage rate cuts – and some did in the days following. The BoC’s action supports the continuation of ultra-low mortgage rates, when many experts expected rates to inch up with this latest announcement. Variable-rate mortgages are determined by the prime interest rate, which is linked to the BoC’s overnight rate. Th is time, the major banks seem to be weighing overall economic health, as well as competitive factors, more so than usual before dropping their rates. BoC is now forecasting real GDP growth will slow to about 1.5 per cent in the fi rst half of 2015, before Canada’s economy gradually strengthens in the second half of the year. The bank is projecting real GDP growth will average 2.1 per cent in 2015 and 2.4 per cent in 2016. The economy is expected to return to full capacity around the end of 2016. Although there is considerable uncertainty around the outlook, the Bank is projecting the negative impact of lower oil prices will gradually be mitigated by a stronger U.S. economy, a weaker Canadian dollar, and the Bank’s monetary policy response. The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters, BoC says. “Outside the energy sector, we are beginning to see the anticipated sequence of increased foreign demand, stronger exports, improved business confidence and investment and employment growth.” The Bank’s next rate announcement is March 4.
