//EDITOR’S NOTE
Get it in writing
and have your lawyer review your agreement
B
uying a brand-new home offers you an opportunity to customize it to your liking. It can be a dream come true and an investment for the future – but don’t forget, it’s also legal transaction. The term “get it in writing” has never been more important than in the case of a new-home purchase. The Agreement of Purchase and Sale spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding, it’s impossible to prove what was agreed upon. For new homes, there is no standard Agreement of Purchase and Sale or contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one developer to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

e and other industry sources in New Home & Condo Guide have been writing more and more recently about Development Charges, trying to bring attention to this increasingly important topic – and what you might be able to do about it. DCs are the fees applied by various levels of government when homes are built, to pay for new roads, transit and other infrastructure. Now, we’re happy to report, home builders are getting creative, looking for ways to give buyers a break on rising new home costs. In one example, Edilcan Development Corp., a Toronto-based builder, found a way to freeze DCs at 2013 levels at one its projects – a master-planned community involving townhomes and three condominium towers. We don’t expect that all home builders will be able to find similarly innovative solutions, but the initiative is a shining example of what can be done – while home builder associations across the country lobby government on behalf of new-home buyers. Given that these rising fees are almost always transferred to you, the new-home buyer – along with your associated mortgage costs – such creative efforts should be applauded. As you’re out there scouting about for your new home, ask your builder how it is handling DCs, and if there are any opportunities to save.

If yo
dO yOu need
mortgage loan insurance? Buying a new home and not sure if you need mortgage loan insurance? Well, if you’re making a down payment of less than 20 per cent of the purchase price (what’s known as a high-ratio mortgage), your lender will almost certainly require you to have mortgage loan insurance. What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. But since the mortgage is insured – essentially guaranteed by Canada Mortgage and Housing Corp. – this program also enables consumers to purchase homes with a minimum down payment of five per cent.
What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default.
Mortgage loan insurance is not to be confused with mortgage life insurance, which guarantees that your remaining mortgage at the time of your death will not be a burden to your estate. The CMHC Mortgage Loan Insurance premium is calculated as a percentage of the loan and is based on the size of your down payment. The higher the percentage of the total house price/value that you borrow, the higher percentage you will pay in insurance premiums. If you’re putting down five per cent as a down payment and mortgaging the balance, your loan-to-value (LTV) ratio is then 95 per cent. Generally speaking, the higher the LTV, the greater the premium for mortgage loan insurance. For example, for an LTV of 95 per cent, the standard premium is 2.75 per cent of the purchase price; for an LTV of 90 per cent, it’s two per cent; for an LTV of 85 per cent, the premium is 1.75 per cent, and so on. The premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments. Without mortgage insurance, you may avoid the insurance premium, but you could also pay higher interest rates for the mortgage, as well as additional administrative fees. At the end of the day, for the vast majority of borrowers, the cost of CMHC Mortgage Loan Insurance is more than fully offset by the savings achieved. Under the CMHC Green Home program, buyers may qualify for a 10-per-cent premium refund and extended amortization period without surcharge, for mortgages used to finance an energy-efficient home. //insurance needs & options
Four things Canadians would rather do than think about insurance When it comes to thinking about insurance, new research has found that there are a lot of unpleasant tasks Canadians would rather do in place of researching coverage options. A recent survey commissioned by TD Insurance found that 62 per cent of respondents would prefer to shovel snow, spend a Saturday doing laundry, go to the dentist or even wait in an airport security line rather than think or talk about insurance coverage. The national survey also explored Canadians’ ability to estimate risks and the likelihood of certain events. The findings indicate that as a group, Canadians generally underestimate risks. For example, the survey found that 81 per cent of participants underestimated the likelihood of a home break-in, which is about 1 in 200 according to Statistics Canada. Furthermore, two-thirds (67 per cent) of those surveyed reported seeing themselves as more safety conscious than the rest of the population, even though statistically this can’t be the case. “When the probability of risks are not well-known it can be difficult to seek out insurance coverage that offers
the right protection,” says Craig Richardson, vice-president at TD Insurance. “We encourage customers to talk to their insurance providers to better understand their coverage. We strive to help customers weigh options against risks and factor in the necessary considerations to choose coverage that best reflects their needs.” The survey found that respondents were as likely to overestimate potential risks as they were to underestimate them. Asked to predict the chances of being injured, even slightly, in an auto accident in a typical year, 36 per cent underestimated the likelihood but 30 per cent overestimated. According to Transport Canada statistics the odds are approximately 1 in 130. “Studies have shown that many people prefer to avoid thinking about negative situations, even if they believe those situations are likely to happen,” says Dr. Edwin Weinstein, a psychologist and president of the Brondesbury Group who advised TD on its research for this initiative. “Shopping for insurance is one of those times in life where you’re forced to think about situations you would rather avoid. It’s not surprising that people would choose to shovel snow than consider the possibility that unpleasant things can happen.” The results also showed risk assessments differ across gender and age groups. For example, men were more likely than women to identify themselves as above average in safety consciousness and health. Almost three quarters of men (72 per cent) said they were more safety conscious than others, whereas only 62 per cent of women made the same claim. And, at 53 per cent, men were also more likely than women to believe they were healthier than others their age – only 44 per cent of women identified themselves as having above average health. Interestingly seniors over 65 years of age were the group most likely to rate themselves healthier than others their age, with 65 per cent choosing this option. “It’s great to have a positive outlook in life, but it’s also important to be prepared,” says Richardson. “Our advice is to expect the best, but plan for bumps in the road. For example creditor protection insurance – on a mortgage, car loan or even a credit card – can help ensure one doesn’t default on a loan in the case of a life event that makes it difficult to make payments.”

Live the Good Life.
Live the Good Life.
CRAFTSMAN STYLE HOMES MINUTES FROM THE MODERN WORLD. It seems like small towns have become big towns and big towns are now small cities. What if you could have the best of both worlds, and live just minutes from everything, yet wake up to the sound of, well, nothing. We’re talking about enclaves of beautifully crafted homes surrounded by wine country and farmers’ markets. Instead of traffic jams and concrete jungles you’ll have conservation areas, bike trails and homemade pies just a hop, skip and jump away. Starting to sound pretty good isn’t it?
WHAT YOU CAN EXPECT FROM A PHELPS CRAFTED HOME. Since 1975 Phelps Homes has been crafting homes in West Niagara that have earned it a solid reputation. These new neighbourhoods feature craftsman style design with large front porches, stone and brick accents, large open concept living spaces, and beautiful designer kitchens. Visit all three of our finely crafted communities in Smithville. Come for a drive, stay for a lifetime.

Across the back of the home is the family room along with a fabulous kitchen that is sleek and contemporary with granite counters and stone-hued tile underfoot. Two graciously appointed models are available for viewing while illustrating two lifestyle possibilities. Family living is gracious and easy to achieve in the two-storey, fourbedroom Rousseaux of 3,157 sq. ft. Next door, the 2,212-sq.-ft. Halson features main floor living with a two-bedroom loft, ideal for empty-nesters or busy professionals looking to retreat to the lap of luxury and comfort. The Rousseaux gives a modern nod to the central hall plan of yesterday with a spacious two-storey entry that extends into the home in several directions. The den/home office is right here, with the addition of a bay window that takes advantage of the nine-ft. ceilings found on the main floor. There is an open-concept dining room. The garage door and mudroom are found beyond a door of waterfall glass where family gear is easily accessible but hidden from guests Across the back of the home is the family room along with a fabulous kitchen that is sleek and contemporary with granite counters and stone-hued tile underfoot. The dinette area with patio doors to the back, bridges the space between the kitchen and spacious family room.
Each of this home’s four bedrooms is its own private suite with a walk-in closet and ensuite or shared ensuite. Each tub is fully tiled to and including the ceiling, a detail often forgotten, but not here. There is also a full-size laundry. Double doors provide the entrance into the master suite with a walk-in closet lined with cabinets. Beyond another door of waterfall glass, the ensuite offers modern contemporary style with a pedestal tub set beneath the window against wall of glistening mini glass tile, next to the glassed-in shower. Water flows from wall-mounted fixtures into a pair of glass bowls in his and hers vanities set into a granite counter. Main floor living doesn’t get any better than within the Halson. Modern design begins at the entrance as a cathedral ceiling rises overhead in the private dining room. In the kitchen, solid surface counters are a contemporary balance to the rustic tones of the cabinets. The laundry room and mudroom are combined at the entry to the double garage, concealed behind a door of waterfall glass. Beyond the kitchen, a vaulted ceiling reaches high above the family room to the upper level with sitting area, two bedrooms and a bath. The pinnacle of drama is reached beyond the 10-ft. door of the master suite with the unexpected continuation of the vaulted ceiling. The height is reinforced with 10-ft. doors of waterfall glass that lead to the walk-in closet of custom cabinets and ensuite. At Evergreens at Southcote, these aren’t just dream homes, they can be reality for you and your family. //MORTGAGE ADVICE
Why mortgage rates vary from lender to lender » by ALYSSA RICHARD
ALYSSA RICHARD
is the Founder and CEO of ratehub.ca – a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.
Over the past several weeks, we saw mortgage rate wars continue in Canada, as different lenders all tried to get a bigger piece of the spring real estate pie. First, Investors Group offered a three-year variable of just 1.99 per cent. Then Scotiabank dropped its five-year fixed down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia. It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender-to-lender – especially from province-to-province? As it turns out, the answer is fairly simple. Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share. On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province. And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors. Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Toronto, where there’s a greater demand for housing and thus mortgages, there’s
Sin To
$
Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. a need for lenders to supply the lowest mortgage rates, so they can compete for a portion of the market share. However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, buyers have fewer lenders to choose from, so lenders can charge higher interest rates. On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers choose to keep the full commission, and others decide to split it with clients in the form of a lower rate. What does all this mean for you? If you’re thinking of buying a home this year, don’t just walk into your bank and accept the rate they offer you. Work with a mortgage broker who can find the best mortgage rate and product for you.

Hamilton celebrates a new era with
THE RESIDENCES OF ROYAL CONNAUGHT

A
new era began in Hamilton within the newly refurbished lobby of the Royal Connaught with a launch worthy of F. Scott Fitzgerald and company as the big and bold of Hamilton gathered to toast and talk about the future glory of this icon of the skyline. With fun and frivolity in the air as it was in the Roaring Twenties, The Residences of Royal Connaught have been released with much fanfare and celebration as this once glorious hotel undergoes a transformation into fabulous condominium suites of contemporary elegance. Names big and small, political, private and business-related, of Hamilton gathered to embrace this new beginning in its two-tiered lobby lit by three fabulous crystal chandeliers upon a white scape of marble and carved cornices. “We wanted visitors to enter through the grand lobby to begin their experience here,” says Ted Valeri of Valery Homes, which has partnered with The Spallacci Group to undertake this transformation. With this industrious display of initiative, the builders plan to draw substantial companies downtown as tenants in the retail aspect of the project. Valeri and Rudi Spallacci, of The Spallacci Group, share the same ideals that led to them spearheading this project. “We’re pleased this day has come,” says Spallacci, “and that we can bring people into this lobby to see what has begun. We can finally share our progress and our plans.”

VALERY HOMES & THE SPALLACCI GROUP | The Residences of Royal Connaught THE CONNAUGHT DRAWS THOUSANDS TO PRIORITY VIEWING
Riding the wave of the preview gala only days earlier, registrants eager for an opportunity to buy a suite at the Residences of the Royal Connaught lined up around the block to glimpse the future of this Hamilton icon. Three thousand people pre-registered for priority viewing leading up to the Grand Opening in early June. A busy sales team reports incredible sales the first weekend along with a crowded sales centre and constant tours through the model suite. With substantial sales expected, construction can begin in the very near future aiming for move-in dates by fall/winter 2016.
“We wanted visitors to enter through the grand lobby to begin their experience here,” says Ted Valeri of Valery Homes, which has partnered with The Spallacci Group to undertake this transformation.
Rudi and Anna Spallacci, Anita and Ted Valeri Photos by Jeff Tessier
“We’re focused on creating a new history right here, right now,” says Valeri. Spallacci is well-known in Hamilton and specifically in the downtown core for Terraces on King, a property next to Denninger’s that underwent several ownership changes before his company stepped in to create several floors of attractive residences above upscale retail shops. Today, history is repeating itself when the companies partnered to embark on the redux of the Royal Connaught. With only 122 suites available in Phase 1, and a list of 3,000 pre-registered potential purchasers, five per cent of those registered could be suite owners in the near future, calculations that are not lost on Valeri and Spallacci. Suites range from one-bedroom suites of 555 sq. ft. to the two-bedroom suites such as the Aberdeen of 1,077 sq. ft. now on view as the model suite. Within the model suite, you discover an ultra modern decor within these historic surrounds. Monochromatic finishes in a white and platinum scheme are punctuated by dark hardwood in the living room and bedrooms. Striking tile work in the master ensuite and second bath illustrate how simple lines and varying sizes can contribute vital interest to a simple palette. Of exceptional note are the interior doors of extended height that reach up to the 10-ft. ceiling. Waist-to-ceiling windows are set into the original openings. Each suite is individually climate controlled, has its own insuite laundry with some also featuring a Juliette balcony. The new construction will offer full balconies.
Using the existing framework of the structure as template, the architects of Karp Namisniak Yamamoto, of Burlington, used the past to create the present with suites that follow the original footprint of this former hotel that has hosted everyone from royalty to rock stars. Architect Stephan Namisniak says it was essential to respect the integrity and the structure of the building. “Working within these parameters we face what it is, to come up with what you see. We discovered the new within the old, the present from the past.” Three additional towers of varying heights will surround the existing building in elements of glass and steel to contrast its existing façade. In total, the entire complex will number 700 suites. Once construction begins on the existing hotel, completion is expected in 18 months. MyHoMe:
the simplest way to manage your new home warranty » by howard bogach
Tarion has continued to evolve over the past few years to help us better serve the hundreds of thousands of homeowners who have purchased new homes across Ontario. Owning a

home comes with a great deal of responsibility, and keeping track of all the tasks involved can be complicated. This is why we are always striving to make managing your home’s warranty more convenient. Tarion is constantly updating our online service, called MyHome, which is designed to help homeowners stay on track when it comes to their warranty coverage. Just about all new houses and condominiums in Ontario come with a mandatory warranty that begins when you sign a purchase agreement, and lasts seven years from the date of first possession. This means that if you are a new homeowner, you have warranty protection, guaranteed by Tarion Warranty Corp. MyHome is the simplest way to manage your warranty. As soon as you take possession of your home, you can register. The service allows homeowners to securely submit 30-Day, Year-End and Second-Year Forms. You can also view any submitted forms and official correspondence. Tarion will send you automatic email alerts so you don’t miss any important deadlines. This is crucial, because timing is essential when submitting warranty forms. Missing a deadline may delay – or even jeopardize – a claim. This is not a new service – it has been in place since 2009. However, Tarion implemented a number of enhancements to MyHome in 2013. These include the ability to upload supporting documents to an account, such as photos, receipts and
agreements, and a feature allowing homeowners to schedule a conciliation inspection online. Tarion’s Accessibility for Ontarians with Disabilities Form is now available on MyHome for homeowners to complete and submit electronically. A live-chat customer support function was also added last year to help homeowners navigate MyHome as they use the site. Over the years, we’ve seen a steady increase in homeowners using our electronic services to manage their warranty. Our most recent numbers tell us more and more homeowners are choosing MyHome, with the number of users jumping from 50,000 in 2012 to 73,731 in 2013. In total, 61 per cent of all warranty forms received in 2013 were through MyHome. MyHome isn’t the only way Tarion has been improving and updating its services. In the past few years, we have been moving from a primarily paper-based organization to a more electronicbased one to effectively serve the needs of all our stakeholders. In 2013, we launched multiple social media channels as a way to engage new-home buyers. Our Facebook page offers valuable updates, educational materials about the warranty process and industry related information that is relevant to new-home buyers. Tarion’s YouTube channel includes online videos to help new homeowners navigate the warranty process. We even offer the Homeowner Information Package electronically, which helps ensure homeowners are always accessing the most recent version of this document. So, if you’ve purchased a new home, sign up for MyHome to make managing your warranty easier. New home purchasers can register for MyHome by visiting tarion.com and following the MyHome link on the homepage. You will need to provide your home’s enrolment number and original date of possession (which is the warranty start date). This information is on the Certificate of Completion and Possession (CCP), provided by the builder. If you have purchased a new home and your builder has not informed you about the mandatory new home warranty that you are entitled to, contact Tarion as soon as possible. You may be dealing with an unregistered builder, which is illegal in Ontario. As always, if you have a question or would like more information about Tarion, visit tarion.com or find us at facebook. com/TarionWarrantyCorp. Finally, if you have some suggestions on how to improve our services, contact us through one of our various channels. Tarion welcomes your comments on how we can continue to improve our services.

GREAT GULF’S Active House – sustainable comfort
F
rom its clean and modern exterior to its soaring ceilings and light-filled spaces, there is something different about one home in Niagara’s Rolling Meadows. This is Active House, Great Gulf’s sustainable twist on the single-family home and the first of its kind in Canada. Designed with intent to create healthier and more comfortable lives for residents, while reducing maintenance and operating costs, Active House is a model for future home design and better living. Room by room and space by space, Active House is equipped with energy efficient and environmentally sustainable features. Skylights and large windows provide natural light reducing the need for artificial lighting. Airflow driven by cross
ventilation and the “stack effect” (hot air rises, cold air falls) provide better air quality throughout. Motorized windows are uniquely designed to moderate the interior temperature with remaining heat and cooling needs powered by renewable energy from Bullfrog Power. A cistern collects rainwater for flushing toilets and irrigation, reducing costs and conserving water. The home’s many features can be managed by the touch of a finger. A built-in automated control system, which also has the ability to connect with the homeowner’s computer, tablet or smart phone, allows the user to control features such as windows, blinds, lighting, skylights, humidity and temperature.

GREAT GULF | Rolling Meadows
Toronto Architectural firm Superkül was enlisted to design the model based on a concept devised by the Active House Alliance, in Brussels. Comfort, energy and environment were the prime considerations. Active House embraces the inclusion of ample glazing – in the form of high performance windows and skylights, for natural lighting and ventilation, while offsetting any inefficiency with other renewable energy systems. In Great Gulf’s 3,300-sq.-ft. prototype in Thorold, the exterior is a handsome composition of black brick and cedar cladding. The walls are airtight due to the use of closed-cell foam and insulated sheathing board. Hybrid windows on both of the home’s two storeys optimize the solar heat gain on the north, south and east elevations of the house during the winter months and low solar heat gain windows on the
Room by room and space by space, Active House is equipped with energy efficient and environmentally sustainable features. Operable skylights and patio doors leading to a back patio also make rooms brighter. The open-concept layout features soaring ceilings to embrace maximum amounts of daylight and promote cross-ventilation. Upstairs, a bridge with a glass barrier runs the length of the house. Panoramic windows in the master bedroom, and open staircases throughout also help to reduce the need for artificial light. A slatted wood divider between the living and dining areas provides shading, and contrasts the marble fireplace. The home has now been sold but will continue to inspire new model for sustainable living in future communities across Canada. For more information, visit greatgulf.com

TFSAs – take care with recontributions » by GeorGe e. Dube For real estate investors, the tax-free savings account (TFSA) represents an opportunity to begin to assemble a war chest for future investments, while investing the funds on a tax-free basis. But be aware of recontribution rules – A costly mistake that 72,000 Canadians made in 2010. Generally speaking, your contribution room to a TFSA is set at $5,500 per year as of 2013, cumulative. So, after three years, you can contribute $16,500 to your TFSA in total, if you started in 2013. The beauty of the TFSA is you can take the funds out and recontribute the same amount without losing any contribution room. In other words, you can take $4,000
out, recontribute the same and invest on a tax-free basis within the TFSA. A catch is that the recontribution must be done in the next calendar year. Otherwise, it’s treated as an overcontribution and penalized significantly. For exAmple:
2009 – $5,000 (contribution) 2010 – $5,000 (contribution) <$3,000> (withdrawal) 2011 – $3,000 + $5,000 (contributions) During the summer of 2010, Canada Revenue Agency recognized that a huge number of Canadians, 72,000 to be exact, misunderstood the rules which were generally thought to be poorly described to begin with. CRA provided leniency in most cases. But don’t expect this leniency in the future.

Spring is the season of new beginnings. But it can be hard to appreciate it if you’re stuck indoors trying to sift through the accumulation of winter clutter. Fortunately there are some easy techniques to help you get a jump-start on spring cleaning. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free: › Start By Sorting and organizing cloSetS. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.
› Sort out itemS no longer uSed or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. › uSe Sturdy BoxeS with
dividerS for packing BreakaBleS. Make sure cardboard
boxes are structurally sound. Dishpack boxes with adjustable inserts that form individual cells are a great option for fragile items.
› think green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc.
Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell.
› care for hazardouS materialS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. › concentrate on
diSinfecting SpaceS. Change
air filters, rotate mattresses and vacuum under furniture.

aterfront parks, greenspaces and recreational facilities promise year-round fun for people of all ages. A downtown core, anchored by a majestic landmark and a long-established farmers’ market, is alive with activity. A diverse business sector and prominent Canadian university bode well for its continued growth. And with easy access to Hwy. 401 and other major roadways, it’s ideal for today’s on-the-go lifestyle. Welcome to Guelph, Ont., a city established in 1827 by John Galt at the junction of the Eramosa and Speed Rivers that’s now home to 118,000 residents and counting. Central to this family-friendly community is a delightful downtown where historic buildings such as The Church of Our Lady – circa 1888 and whose steeples are visible from many parts of the city – pleasantly mingle with an enticing array of shops, restaurants and services, from unique clothiers and spas to out-of-the-way bistros. At the nearby River Run Centre, a magnificent performing arts venue set along the banks of the Speed River, residents enjoy world-class music, dance, comedy and live theatre. Many of these same residents reserve their Saturday mornings for a trip JUN 21 - JUL 5, 2014 | NEW HOME & CONDO GUIDE SWO 65

to the Guelph Farmers’ Market. A focal point of the downtown for more than 180 years, this year-round tradition has long been a go-to place for fresh fruit and vegetables, quality meats and cheese, baked goods and preserves and delicious food prepared by market vendors. Also in downtown Guelph are the Sleeman Centre (home to the Ontario Hockey League’s Guelph Storm and local concert, family activity and sporting event hotspot), the Old Quebec Street Mall and the Guelph Civic Museum. Outside the downtown core, many parks, trails and conservation areas offer a breath of fresh air while indoor facilities such as the Victoria Road Recreation Centre/Victor Davis Pool and the West End Community Centre boast arenas, gymnasiums and multi-purpose rooms. Guelph residents and their guests also enjoy a myriad of annual events, including the Guelph Spring Festival held every year at the end of May, The Guelph Jazz Festival, John Galt Day, The Guelph Contemporary Dance Festival, the Downtown 5 km Run, Art on the Street, Winterfest and The Guelph Film Festival. Historical walking tours also take place every Sunday afternoon in the summer. When they’re not at play, Guelphites are hard at work within several of the city’s stable economic sectors. These include research and development, manufacturing, agricultural operations, environmental management and technology as well as service. Among the city’s largest employers are the University of Guelph (that includes internationally renowned institutions such as the Ontario College of Agriculture, the Ontario Veterinary College and The Aboretum, one of the largest and most comprehensive plant collections in Ontario), the hospital and health care centres and numerous large companies and manufacturers. Other community attributes are Stone Road Mall, whose 150 stores and service represent the largest enclosed shopping centre in Guelph and Wellington County, an appealing array of golf courses, farming activities for the whole family and sporting opportunities for children and adults, alike. Guelph has also earned various honours including Canada’s Most Caring Community, one of the top 10 places to live in Canada for four out of five demographic categories and Canada’s safest city from Maclean’s Magazine, Richard Florida (the director of the Martin Prosperity Institute at the University of Toronto’s Rotman School of Management) and Statistics Canada, respectively. 66 NEW HOME & CONDO GUIDE SWO | JUN 21 - JUL 5, 2014

A focal point of the downtown for more than 180 years, this year-round tradition has long been a go-to place for fresh fruit and vegetables, quality meats and cheese, baked goods and preserves and delicious food prepared by market vendors. The city is also undergoing a major transformation of the downtown core and surrounding area courtesy Envision Guelph, the official plan for residential and commercial development, natural and heritage conservation, and the transportation and energy systems. The city’s economic development department is also working on Prosperity 2020, a strategy to enhance
Guelph’s position as an excellent place to live, work and invest in, and to continue to grow the city’s talent base. New economic development programs are expected to emerge from this initiative. Another recent initiative is the Guelph Innovation District, a partnership effort from the City and the province designed to support the local economy and create jobs. The district will meet employment and housing targets of Guelph’s growth management strategy and Ontario’s Growth Plan for the Greater Horseshoe by supporting economic activities and jobs with a focus on clean, Green economy and innovation. The city anticipates the district will accommodate 10,000 of the more than 32,000 new jobs projected for Guelph by 2031. As with any growing community in Southwestern Ontario, a long-term vision for transit is a priority. The Transit Growth Strategy is intended to provide a roadmap for growth over the next 20 years, improving inter-city service and connections to GO Transit. With a winning combination of rich heritage and culture, progressive economic and environmental development, it’s no surprise more home builders are setting up shop in Guelph. Tricar Goup (see Cover Story page 14) and Reid’s Heritage Homes are just two developers offering new product, ranging from highrise condominiums to single-detached homes to bungalows. A variety of other companies are active in neighbouring communities. JUN 21 - JUL 5, 2014 | NEW HOME & CONDO GUIDE SWO 67

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01 02 03
Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
05
06 07
Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

//FUNDAMENTALLY SPEAKING
Mortgage essentials It’s a hot topic in a changing landscape, so learning as much as you can is time well spent

Mortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home. The Bank of Canada, in its latest rate announcement on June 4, once again held its influential overnight target rate at one per cent – where it has been since September 2010. Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial fi rms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down

payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.
