Commercial Drive Comes Alive for Italy vs England Life is returning to normal, especially on Commercial Drive on July 11th, when the Euro Cup had the city in football fever, especially since Italy was playing England. It’s a neighbourhood steeped in history, the site of BC’s first Safeway, and a place where shop owners and neighbours still greet you, your kids, and even your pets by name. Here you’ll find friendly people with a “can do” attitude to life plus great schools and recreational opportunities. And yet, Austin Heights in West Coquitlam has flown under most homebuyers’ radar for decades. This issue, Sunny Hahm, Beedie’s director of marketing and strategy, shines the spotlight on this secret gem. Q: You’ve often likened Austin Heights to Edgemont and Dundarave. Why are so few people aware of this quaint, welcoming neighbourhood? 28 New Home + Condo Guide | July 24–Aug. 7, 2021

A: Even though Austin Heights is so connected to

transportation and amenities, it’s somewhat tucked away — which is a big part of its charm. There’s also been virtually no multi-family development here for a long time, because after Beedie built The Heights on Austin back in 2011, Coquitlam put a seven-year moratorium on high rises. Now that’s been lifted, the City has identified this as a great opportunity to revitalize the neighbourhood. There’s already an official Neighbourhood Plan to create a pedestrian-friendly, ‘main street’ with cafés, shopping, and outdoor seating that will further enhance Austin Heights’s distinctive character.

Q: You built a new safeway at the base of the Heights on Austin, but most shopping here is comprised of smaller, one-of-a-kind boutiques and eateries. Do you see that continuing? A: Absolutely. Other than Safeway, Austin Heights has

hardly any franchises or big-box stores. What you do find is multi-generational, mom’n’pop retail, and those are still thriving — even during covid. In fact, when we were looking for space to build the presentation centre for West, our newest tower, vacancy rates were so low it was almost impossible to find any. Q: What’s the recreation like in this neighbourhood? A: That’s an easy one — it’s amazing. The Vancouver Golf

Club, one of Metro Vancouver’s most prestigious private clubs, is just down the street. There are over 750 acres of green spaces and parks nearby including Blue Mountain Park, Como Lake, and Mundy Park. The Poirier Sport & Leisure Complex offers swimming, ice skating, an indoor track, gym, and venues for social events, plus there’s a future YWCA coming that will only be a five-minute drive. And, of course, you can access some excellent hiking and cycling trails nearby. Q: this has always been a family-oriented neighbourhood with good schools. Are there other educational opportunities as well? A: Again, absolutely. For young, growing families, there’s a collection of schools ranging from K-12 that are within a two-kilometre radius — so easy walking distance. And for post-secondary graduates and life-long learners, two Douglas College campuses, BCIT, and Simon Fraser University — where you’ll find the Beedie School of Business — are within a 10- to 15-minute drive. Q: What was your biggest surprise about the Austin Heights neighbourhood? A: How centrally located it is, and how easy it is to get

around. You can be on the Trans Canada Highway in two to three minutes, plus there are three SkyTrain stations nearby — Braid Street, Lougheed Town Centre, and Burquitlam. If you’re commuting by car to downtown Vancouver, it’s probably faster to get here than it is to get to Central Lonsdale because you aren’t going to be fighting bridge traffic. Q: is John B Pub — the Johnny B to people who’ve lived here a long time — still alive and well? A: It certainly is. Now that provincially we’re into Stage

the Mojave Desert, Vancouver is restricted to limited land resources. This, along with incredible demand from around the world, makes Vancouver a hotbed for market activity. When the recession hit, Las Vegas took five years to recover. Meanwhile Vancouver recovered in less than half the time. Another recent comeback for Vancouver’s real estate was one we are all familiar with, the global pandemic. As we approached the tail end of 2018, our markets were in a real estate slump. Just as the market in Vancouver began to snap back in late 2019, we were hit by COVID-19 early last year. Although this may have interrupted our market recovery, one thing that the pandemic proved was how resilient Canadians are and how in-demand our real estate is. Our industry and communities learned to adjust and adapt quickly to the new environment we were faced with in 2020. Within three to four months, the floodgates opened back up. Fast forward to today, and we are now facing an affordability challenge yet again. The resiliency and strength of our market over the last 20 years has echoed just how sought-after buying a home in Vancouver has been and will continue to be. Since

the pandemic, we have seen record high sales across Greater Vancouver and the Fraser Valley paired with incredibly low mortgage rates until the recent stress test introduction. What’s challenging about the future of our markets here is how tough this can make purchasing a home for local buyers. With the single largest wave of immigration on the horizon for Canada, things may only get more challenging. Yes, our market fundamentals have proven they can swing back and maintain their strength through economic ups-and-downs and government intervention. But will Vancouver ever become a place where the average household can afford to buy? BORROWERS BE AWARE CONSIDERING THE PENALTY ON A DISCOUNTED RATE

Mortgage rates are at historic lows, yet when looking for a mortgage, it is important to look beyond the rates you are being offered and pay attention on how much it will cost to break the mortgage. The lender will have two options to determine how much you will pay depending on the type of mortgage that you have. If you are in a variable rate mortgage, the maximum you would pay most likely is three-month penalty interest. However, if it is a fixed mortgage, you will pay the greater of either the Interest Rate Differential (IRD) or three-month interest. The IRD is calculated by determining the difference between the mortgage rate in effect and the rate available at the time of the pre-payment multiplied by the term remaining on the mortgage. The interest rate differential is meant to compensate the lender for having the mortgage paid early. Here’s an example: A client was looking to refinance their mortgage, as they wanted to take equity from their home for investment purposes. Their current mortgage was held by one of the big banks. When they signed their original mortgage, the bank had

offered them a discounted rate of 2.99 per cent and their mortgage was up for maturity in August 2023. One would think that the Interest Rate Differential (IRD) penalty might seem to be very low because of the effective rate of 2.99 per cent. Except the rate of the original mortgage was discounted from 5.27 per cent (posted rate at that time). Therefore, 5.27 per cent was used when calculating the IRD penalty. To the client’s big surprise, instead of paying $2,228 in penalty, they had to pay over $15,000 in order to break their mortgage with the bank. Since the penalty was substantial, the clients decided to wait until their mortgage was up for renewal. “Monoline” lenders (lenders that only work with Mortgage Experts) often use the contract or effective rate when they calculate the IRD penalty on fixed rate mortgages, unlike the banks. Since they use

actual contract rate, the penalty would have been much lower for the clients mentioned above. Working from home has become the norm for many of us during this past year, and home offices have progressed from being a passing trend to a necessary part of one’s everyday life. When the first stay-at-home order was announced, I remember seeing countless social media posts of newly set-up home 40 New Home + Condo Guide | July 24–Aug. 7, 2021

offices — everything from a beautifully furnished office room or bar stool at the kitchen island to a hole-in-the-wall basement or the dining room table! A couple of months and many backaches later, we continue to see many homeowners sell their properties due to lack of space for a proper workstation. Having a designated room for a home office has moved to the top of their wants-and-needs list.

Hopefully this new way of working is the only lasting effect from the COVID-19 pandemic. For now, it looks like it’s here to stay. Here are some things to consider if you are thinking of buying a new home, or perhaps looking for a way to make your current space work better for you. DEN? STUDY? FLEX SPACE?

Different developers seem to use different terms to often describe

the same thing. Or sometimes the same word to describe very different things. For example, I’ve seen all types of dens — some that are as large as a regular bedroom with a closet and sliding doors, some that are a part of the living space and provide just enough room for a desk, and others that are just an indent in the wall (I’m not even kidding!). Depending on your personal needs, either of those options

could work just fine of course. Determine exactly what kind of office furniture you will be using and how much of the total square footage. Do you really need to sacrifice for an office? Developers have quickly caught on to this new trend and we are seeing new projects include a lot of layouts that integrate a work area. When you are looking at a floorplan, there are a few things you should be considering: size,

natural light, privacy. Will your den also double as a guest room? If so, make sure it’s around 7 x 8 feet at the very minimum. A lot of builders tend to tuck their dens away, resulting in a real lack of natural light. If that’s the case in a layout that you’re looking at, perhaps the builder would agree to install pot lights in the den, or a cleverly located transom window. If you are like me, your office is full of papers and sticky notes that no one needs or wants to see — having a door or a privacy screen that can easily hide that eye sore from your guests or partners is a huge convenience. There has been a lot of innovation in the furniture industry in order to keep up with this new era — convertible furniture is all the rage these days. There are coffee tables, Murphy beds, bookshelves that turn into desks with just a couple of movements. These creative solutions can really come in handy when space is a luxury. One thing I have yet to figure out though is a way to make those super clunky but oh-so-comfortable office chairs work well in small spaces. If you have any ideas, let me know! If you are currently shopping for a new home and don’t need to have a home office yourself, I do still suggest keeping the above in mind — this will likely help with your resale value!
