Apples to apples If you are thinking of renting a new place, get started sooner than later. Vacancy rates are exceptionally low in many markets today, and with house prices rising and steady population growth, there are many people who prefer to rent in a prime neighbourhood in a great building rather than own. Renters Guide is a great source for helping you find the perfect place to call home. As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the

answers to the following questions beforehand: • What monthly payments would I be comfortable with? • How long do I plan on leasing for? • What locations will I consider? • Does the rental property cover my needs in terms of parking, transit and other key considerations? Once you’ve determined this check list, shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best. When you rent an apartment, you are covered by the Residential Tenancies Act. It stipulates what your rights and responsibilities are. But, did you know that if you live with your landlord, the Residential Tenancies Act doesn’t cover you? Most don’t realize what they’re getting into when they live with the landlord. Now the act still applies if you’re renting a self-contained unit within the same building – but if you’re renting a room and you share a kitchen or a bathroom with

the landlord, it does not. While the property owner may make a great roommate, you need to be aware that you are not protected legally. Rent increases, privacy, terminating your residency – that’s all up to the landlord’s discretion and not mandated by law. It leaves a tenant in a pretty risky and uncertain position. ST. VITAL IS A SPRAWLING

suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and Seine River marks the east. Carriere Avenue is the northern boundary and Rural Municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet itâ€™s

largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. Traffic is constant east to west and on main cross streets, covering large expanses of land by hi-speed roads. Buses are frequent especially at the northern intersections.
