Life at the top The penthouse. While rental living isn’t always considered glamourous, the penthouse has always had a special cachet. There is prestige in living in the penthouse, an air of luxury – that you’re living lofty as a renter. Penthouse suites are often bigger, with spectacular views. far as Mission Street following the Red River west along Tache Ave. and later Lyndale Dr. A large area with francophone residents, Saint Boniface extends east past Archibald St. to Plessis Rd., reaching the Perimeter Highway. St. Boniface offers dance at the Franco-Canadien Cultural Centre, theatre in the cemetery, a stop at the chocolate shop or a bite at Chez Sophie walking on the Esplanade Riel. Life is enjoyed by most on the street every day of the week. There is great diversity, and definitely francophone culture.

St. Boniface is affordable for a middle income bracket, though it caters to high end condo owners along the river. A small budget can live here resourcefully within reach of city services. Traffic is constant over the bridges, so there are several traffic lights and mildly congested routes. The airport is not convenient and there is a smoky industrial area in the east consuming large plots of land. Close to downtown, there are several bus routes and river walks for pedestrians. Have you heard the news about hydro prices these days? Or do you enjoy your luxury of not having to pay attention to that issue. You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask.If there is any wrong info, have it corrected. Leases can be negotiated, changed and rewritten. Once it’s signed, those are the rules.

2. Know your rights

Each province and territory has its own set of rental rules and there will be a landlord and tenant board or government office that enforces them. Know how to access them and understand the basics. If anything in your lease contradicts the rental law, the rental law overrules. If you have issues during your tenancy, these are a great place to start to find out what your rights are and how to resolve them. You’ll also need to know how your deposits work and how to give proper

A lot of renters are under the misinformed impression that the landlord has you covered. The landlord has insurance, but it’s coverage for the building – literally the structure, mechanicals and the common areas. You need tenant’s insurance to cover your personal belongings. Imagine if you had to replace everything you own at once. Clothes, furniture, electronics, kitchenware etc. Imagine a pipe bursts and destroys much of what’s in its path. And it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that. If a visitor has an accident in your premises, insurance foots the lawsuit bill. Rental insurance is quite inexpensive. Many leases stipulate you must have it, but even if it’s not mandatory, it’s not a good idea to skip it. 4. Spare key

While you don’t want to give anyone who doesn’t live there access to your building, there’s only a certain number of times you can go to the super and ask to be let into your apartment. In fact, many buildings have rules prohibiting that. Have a spare key and either leave it with trusted friends and

family, or find a secure spot for it – like your office desk. 5. Check your credit

If you’re thinking about moving – now or in the future – keep an eye on your credit. You’re going to have a bit of trouble moving with bad credit since most landlords now do a credit check as part of the application process. If you pay bills late, try to break the habit. See what’s on your credit report and try working to repair it. Plus, sometimes mistakes get made. You don’t want a mistake to cost you a rental opportunity – or any opportunity for that matter!

Get a bundle buggy or laundry cart to store your soap and make transporting loads to and from the laundry room much easier. (Bundle buggies are great for taking stuff to and from the car too). Keep a stock of supplies and get into the habit of reloading your card or replenishing your stash of quarters after each laundry day. That way you’re not scrounging and scrambling if you need to do an emergency load or want a last-minute outfit. 7. Super building super

You’ve asked for your door to be unlocked, your toilet to be plunged, your sticky door lock to be fixed. Your superintendent is the key to a smooth experience. You may never need them or you may run on a string of bad luck and need then plenty. Get to

Take pictures or make a video

Hopefully you’ll never need it, but if you do and tragedy strikes, a video of your home or a good set of pictures will make it easier to create that itemized list of possessions for the insurance company. Open your cupboards, your closets and your drawers. A bunch of quick pictures on your smartphone or a video walkthrough of your suite will help you tally everything if anything ever goes wrong.

Five ways to make moving a cleaner, greener process By Chuck Resnick

WE NEED TO THINK of the

environment with every activity even moving day can be cleaner and Greener, and it doesn’t take much effort. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process: 1 Plan ahead. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site. 2 Research. Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular

garbage. Look up the specialized recycling depots for toxic products in your city. 5 Reuse. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Elevator Etiquette: The 10 Commandments

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.

10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that 4 4 YPNEXTHOME.CA

is impossible, never put your germ-infested hands on the floor buttons. 5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!
