Good things come in small packages – babies, puppies, kittens, stud earrings – and bathrooms. Don’t let the size of a room fool you into thinking there’s no way to make it function any better than it does. Eco-conscious living is becoming more prevalent, which means many homeowners have smaller spaces and homes versus large mansion-style houses, and a functional design doesn’t discriminate by size. A small space doesn’t mean you have to downsize your collection of hair care products, hairdryers, curling irons and other bathroom necessities. Just make sure you incorporate clever storage solutions in your small space. Choosing full cabinetry under the sink (even if it’s narrow) instead of a pedestal sink, amps up the storage possibilities. Open wood or glass shelves above the toilet can stylishly and neatly hold frequently used items and keep them at the ready. I’m a fan of high contrast and a firm believer that all spaces can benefit in some way from the use of colour, texture and pattern. Add interest through patterns on the floor or use polished or semi-polished large-scale tiles in varying tones or textures to bring in the glam, inject personality and make the space feel larger. Contrast polished elements with wood tones or intensely coloured vanities to express your personality. If you want a more monochromatic aesthetic, consider using various textures to create visual interest. Making it pretty is only half the battle, and you may want to consider hiring a professional to tackle that small space. The smaller the space, the more impact per sq. ft. (or inch) is required to get the biggest bang for your buck. Functional style is the name of the game to pack the biggest design punch and get the most out of your small space.

When you purchase a condo, the interior space of your home belongs to you. “Common elements” such as elevators, recreational facilities and outside grounds are jointly owned by you and the other homeowners in your condominium community. • Detached homes - A fully detached home provides the most privacy and often, the most space of any home type. New detached homes are commonly built on lot sizes between 35 and 60 feet, although some new-home builders may offer larger lot sizes. • Semi-detached homes - A semidetached home is joined to another home on one side. They often offer similar layouts and features as a detached home for a lower price, due to lower construction costs and marginally smaller lot sizes. If privacy is a concern, be sure to tour the builder’s homes to observe how sound travels from one home to the next. • Townhomes - Townhomes often offer more than you might expect. Many condominium

Buying a new home is an exciting process with a happy outcome – but few of us are able to find our dream home, delve into our bottomless pockets and move in the following day. While most of my clients have a fixed idea of the type of home they want before they begin searching, it’s common for buyers to change their minds mid-search. One client may realize they’re not as eager to mow a large lawn as they’d thought; another may discover the detached home they’d dreamed of is beyond their means. I encourage my clients to become familiar with the different property types on the market, and to keep an open mind. • Condominiums - Condos are often purchased by single people and couples without children. They offer a maintenance-free style of living, for which the owner pays a monthly maintenance fee known as condo fees. Condominiums tend to come with smaller or no outdoor spaces, but usually have an abundance of lifestyle amenities such as fitness studios, home theatres, hot tubs, rooftop terraces and party rooms. While we often associate condos with downtown highrises, they are increasingly popular in suburban areas; they may be townhomes, semis or even detached homes, and are common in adult-oriented gated communities. AFFORDABILITY TOPS CONCERNS AS REAL ESTATE SECTOR FOCUSES ON SUPPLY

A report recently released by PriceWaterhouseCoopers (PwC) Canada and the Urban Land Institute (ULI) suggests the real estate industry is monitoring tariff negotiations around steel and rising interest rates to see how it may affect housing affordability issues for Canadians. According to the 2019 Emerging Trends in Real Estate report published Oct. 10, developers, investors, lenders and other leading experts are cautiously optimistic. RESIDENTIAL REAL ESTATE

Land supply is the number one development concern heading into 2019 and the report suggests that all levels of government need to focus on the supply side of the issue, not just demand. The Edmonton and Montreal markets managed to bring new housing supply into balance with rising prices, but Toronto and Vancouver have not yet done so. “Dealing with the affordability issue is a shared responsibility between government and developers,” says Frank Magliocco, national real estate leader, PwC Canada. “While government addressed demand by introducing measures like tighter mortgage rules and foreign taxes, they neglected the supply side. Reducing regulation and making more land available for development in a timely manner will help address the affordability issue.” Richard Joy, executive director, ULI Toronto says the real estate industry is at a crossroads and it has started working with other sectors in order to thrive. “We’re seeing more and more collaboration 26  Eastern Ontario  |  Oct. 27–Nov. 10, 2018

between architects, construction companies and the technology sector working to redefine how Canadians live.” The proportion of household income needed to service the costs of a single-family home grew to 53.5 per cent in the first quarter of 2018, with Vancouver leading the charge with 119.3 per cent. High housing costs are pushing many Canadians, especially Millennials, to abandon the dream of owning a house in the city and instead, they are opting for the suburbs or other markets to find something more affordable. Rising interest rates and higher tariffs on foreign steel are top-of-mind for developers and owners. For example, tariffs on steel could translate into more expensive input costs for residential and commercial builders, ultimately putting further pressure on affordability. Drones were the top real estate disrupter identified in the report. There is potential in using drones to show job-site progress, and others are looking to integrate docking stations into communities to accommodate last-mile delivery needs. Autonomous vehicles, cybersecurity and construction technology were also identified as top technology real estate disruptors. The report also identified other factors such as GDP growth and affordability issues impacting the different real estate markets across Canada. The top five markets to watch in 2019 are: Toronto, Vancouver, Montreal, Ottawa and Quebec City.
