When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping;
» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. ttawa and other markets in Eastern Ontario might sometimes feel like they go unnoticed. Indeed, Toronto and surrounding area are often in the news, reporting spectacular price and sales growth. But, there is also the other end of the spectrum. Case in point: Canada Mortgage and Housing Corp. recently revealed that Toronto has joined Winnipeg and Regina as Canada’s high risk real estate markets. Why? A combination of price acceleration and overvaluation, caused by the fact that price growth has far exceeded gains in personal disposable income. This gives rise to modest risk of overvaluation. The national picture, meanwhile, remains low risk; overheating and

acceleration in house prices are not a concern at this time, CMHC says. Then there’s Ottawa – which remains safely in the low risk category. Not that this market is completely immune, however. CMHC says it is monitoring the risk of overbuilding, as condo units under construction are near historical peaks. Inventory management, therefore, is necessary to make sure these units don’t remain unsold upon completion – which is up to the builders to manage. So, while Ottawa area homebuyers may not experience the high – and in some cases double-digit – value gains seen elsewhere, nor will they likely face some of the challenging conditions that could await some of these other higher profile markets. CANADIAN HOME SALES EDGE LOWER BUT STILL STRONG IN JULY Canadian home sales activity edged slightly lower on a month-over-month basis in July 2015, according to new statistics from The Canadian Real Estate Association (CREA). The number of home sales processed through the MLS systems of Canadian real estate boards and associations declined by 0.4 per cent in July 2015, compared to June. While this marks the second consecutive monthly decline, sales activity in May, June and July reached their highest monthly levels in more than five years. July sales were down from the previous month in about half of all local markets, led by declines in HamiltonBurlington and in the Durham Region of the Greater Toronto Area. The monthly decline in sales for these two markets represents a pullback from record levels in June and likely reflects an insufficient supply of listings. By contrast, sales in Newfoundland and Labrador were up most on a month-overmonth basis, marking a rebound from a quiet month of June for the province. “National sales activity remains solid, fuelled by strength in British Columbia and the Greater Toronto Area, where listings are in short supply or trending that way,” says CREA President Pauline Aunger. “That said, markets elsewhere across Canada are largely well balanced and in some cases have an ample supply of listings.”
July sales were down from the previous month in about half of all local markets “It’s fair to say that the strength of national sales is still a story about two cities, but it’s equally about how trends there are spreading out in their respective provinces,” says Gregory Klump, CREA’s chief economist. “Trends in British Columbia and Ontario have a big influence on the national figures, since they account for about 60 per cent of national housing activity. As a result, the national picture reflects how demand is running high for the short supply of single-family homes in and around the GTA while the balance between supply and demand is tightening in BC’s Lower Mainland. These remain the only places in Canada where home prices are growing strongly.” Calgary continued to post the largest year-over-year declines in sales compared to last year’s record levels, though activity there is still running roughly in line with five- and 10-year averages for sales during the month of July. 16 NEW HOME & CONDO GUIDE EASTERN ONTARIO | AUG 22 - SEPT 5, 2015
Year-over-year price growth picked up in July for all benchmark home types tracked by the MLS Home Price Index. Two-storey single-family homes continued to post the biggest year-over-year price gains (8.2 per cent), with comparatively more modest increases for one-storey single family homes (4.9 per cent), townhouse/row units (4.5 per cent) and condo units (2.9 per cent). Greater Vancouver (11.2 per cent) and the GTA (9.4 per cent) continue to post the largest year-over-year price increases. Price gains in Calgary continued to slow, with a year-over-year increase of just 0.14 per cent in July – the smallest gain in nearly four years. Home prices were up from July 2014 levels by just under two per cent in Greater Montreal and by just under one per cent in Ottawa. Prices fell by about 3.5 per cent in Regina and by about 1.5 per cent in Greater Moncton. The national average home price continues to be upwardly distorted by sales activity in Vancouver and Toronto, which are among Canada’s most active and expensive housing markets. If these two markets are excluded from calculations, the average is a more modest $341,438 and the year-over-year gain is reduced to 4.1 per cent.

It’s Psychology 101: our surroundings affect our moods. Just as the colour of our walls can soothe or agitate us, so can the panorama from our windows. The view from your windows is closely tied to the issue of location, but is sometimes surprisingly at odds with it. Consider this: one condo may offer an amazing location in terms of access to parks and amenities – coupled with a view of a parking lot. Another may be out-of-the-way and surrounded by warehouses – but, as the tallest building around, offers sunset views that will take your breath away. To some extent, a great view depends on personal taste. But most of us understand the appeal of greenery and blue water, twinkling city lights, architectural landmarks and unimpeded vistas. Few of us want to wake up in the morning, open the drapes and gaze directly into a blank wall, a highway, a busy sidewalk or another person’s window. The reality is, one building will often offer views of both types. Even in a riverside condo, it’s virtually impossible for everyone to look out over the river. Depending on the view, prices in the same building can vary by tens of thousands of dollars. If you’ve already been condo shopping, you’ll know that units increase in price as the floors rise higher. Chalk it up to the view. Typically, buyers of new condos purchase their homes before they’re constructed. When you can’t tour your particular unit before purchasing, you may have trouble imagining the view, or you may forget to consider it altogether. My advice? Examine both the builder’s 3-D models and the physical

building site, up close and from a distance, to help you envision the view. Look into plans for undeveloped land nearby to see how your view may change over the years. Consider your unit’s orientation – which rooms will get sunlight at what times of day? Then, weigh what matters most to you against what makes the most investment sense, taking into account that a unit with a good view will nearly always get you a better return. If you decide your money is better spent on square footage, or if an unimpressive view is all you can afford, there are always ways to make the most of what you’ve got. The recent collapse of the Chinese stock market and subsequent economic woes may seem like a world away, but the effects are being felt globally – including here in Canada. What might it all mean for the Canadian housing market? It’s early days yet, and the assumption is that ongoing woes in China will hurt us. True, a troubled Chinese economy hurts Canadian shipments to that increasingly important export market, particularly from BC and Alberta. But when it comes to Canadian housing, there may actually be a benefit. It’s well known that Canada is a popular destination for Chinese real estate investors, and Canada Mortgage and Housing Corp. (CMHC) has said the number of foreign investors in Canada may be higher than documented – meaning there is continued strong interest in the Canadian housing market. “We know it is common for foreign nationals to invest in Canadian real estate,” Alyssa Richard, founder and CEO of ratehub.ca, told New Home Guide. “Because Canada’s market is more stable than China’s, it has become common in large cities, especially Vancouver, for Chinese nationals to invest.” The economic downturn in China could affect Canadian real estate in a few ways, Richard says. “Because investment in China is uncertain at best, sometimes yielding only losses, Chinese investment in Canadian real estate could increase.

“If these Chinese investments in Canada are short-term, however, that could cause significant corrections if there is a collective divestment in the future when the Chinese economy turns around.” It is also possible, Richard says, that Chinese investment in the Canadian housing market will not see much change. “Chinese investors will not likely withdraw investments here right away, as there’s no real alternative back home to supplant their assets. Many investors will also be hurting back in China, not allowing them to further invest overseas. With no funds for new investments, the Canadian market could stay relatively level.”
The economic downturn in China could affect Canadian real estate in a few ways CMHC Deputy Chief Economist Jeff rey Harris told New Home Guide that it is “difficult to determine the effect foreign buyers may be having on the price of housing, as the available information on foreign buyers is largely anecdotal. Immigrant demand for housing should not be confused with sales to foreign residents.” CMHC’s October 2014 Rental Market Survey included questions on foreign ownership of Canadian condominiums. Specifically, property managers were asked to provide information on the total condominium apartment units owned by people whose permanent residence is outside of Canada. “Foreign condominium investors represent just 1.7 per cent of owners across the eleven centres surveyed,” Harris says. “The CMAs with the highest percentage of foreign investment in condominiums are Toronto at 2.4 per cent, Vancouver at 2.3 per cent and Montreal at 1.5 per cent.” The CMAs with the smallest percentage of foreign investment in condominiums are Edmonton, Regina and Winnipeg, all at 0.1 per cent, followed by Calgary at 0.2 per cent and Saskatoon at 0.3 per cent. In theory, this could mean these markets are less exposed to risks associated with any divestment by foreign owners

Try Googling “Ottawa renovator” and you’ll get almost 100,000 search results. How do you know which ones are reliable, professional and have the skills to get the job done? The answer is: choose one of the 47 renovators which are members of the Greater Ottawa Home Builders’ Association (GOHBA) and are recognized as RenoMark contractors. The home renovation business is booming in Canada. Canadians spend $64 billion a year on home renovations, outpacing the purchases of new homes. The renovation sector accounts for four per cent of Canada’s GDP. On average, 40 per cent of Canadian homeowners renovate each year, spending $15,000 per project. While these figures may come as a surprise to some, they shouldn’t. For most of us, our homes are our most valued investment. On top of that, Ottawans love their homes. The popularity of television programs, magazines and websites dedicated to new homes, design and home renovations speaks to our love of home decoration and development. With all this home renovation activity, it’s hardly surprising we hear more and more stories about projects gone wrong, contractors disappearing with money and the stress that bad renovations causes people. The GOHBA gets two to three calls every month from homeowners with non-member renovation problems. Every renovation is a unique project – no two are alike. This poses challenges for both the contractor and the homeowner. There’s often pressure on the homeowner to make fast, mostly irreversible, decisions. With older homes, renovators often face unexpected challenges and issues. Renovations are prone to go over budget, and homeowners would be wise to have a 20 per cent contingency budget.
With all this home renovation activity, it’s hardly surprising we hear more and more stories about projects gone wrong
THE BENEFITS OF HIRING A RENOMARK CONTRACTOR 1. RenoMark contractors are bound by a code of conduct Ottawa’s RenoMark contractors abide by a renovationspecific national code of conduct, supported by the Canadian Home Builder’s Association and by GOHBA’s own code of ethics. Th is states that members shall deal honestly and fairly with customers and shall avoid misleading or deprecating advertising. 2. RenoMark contractors provide detailed written contracts One of the most important keys to a successful renovation is planning. Before starting any work, a RenoMark contractor will prepare a written contract with a detailed scope of work (SOW). A SOW describes the work to be performed and lists all milestones, reports, deliverables and end-products, along with a timeline for all deliverables. 3. RenoMark renovators provide warranties for their work When you use a RenoMark renovator, you will receive a minimum two-year warranty on all work, excluding minor home repairs. With renovations, a warranty is a written guarantee promising to repair or replace the renovation within a specified period of time. Th is will give homeowners peace of mind when choosing a renovator.
4. RenoMark renovators have proper insurance in place Every RenoMark renovator is required to carry a minimum of $2 million in liability insurance. Th is protects homeowners in the event that someone is injured on their property as a result of the renovation project. Th is insurance can also be counted on should any of the work result in damages to neighbouring properties. RenoMark renovators are also required to have coverage for workplace safety and employers’ liability, too. And all subcontractors must have proper insurance and workplace safety coverage. 5. RenoMark renovators are knowledgeable professionals Home building is a highly-regulated industry. These regulations are both municipal (City of Ottawa zoning by-law) and provincial (Ontario Building Code). A RenoMark renovator has up-to-the-minute knowledge of all regulations. RenoMark renovators understand how to shepherd applications for building permits and approvals through the approvals system. They are competent and experienced in working with municipal staff – crucial knowledge in getting renovation projects completed on time and within budget.

10 tips for creating a guest room in your new space » by JANE LOCKHART

Hosting overnight guests is always better when you can accommodate them comfortably. Be they friends from out of town or close family over for a special occasion, creating a “home away from home” will allow them to stay in comfort – and provide you peace of mind. Here are some tips to consider when creating a guest room in your new space. 1) Begin by selecting a bedroom that is large – but more importantly, away from your privates spaces. A room that is off on its own or even in another section of the house can assist with the different schedules you and your guests may have. In addition, you may wish to “assign” another bathroom in the house to them if their room doesn’t have an ensuite. This keeps the family bathroom free for your family to use and not impact your guests. 2) Add hooks to the bedroom wall or on the back of the doors in the guest room. This provides a good space to hang wet towels, robes or even handbags and knapsacks 3) Add a chest of drawers somewhere in the room, even if it’s in the closet. This is important for guests who are staying over for more than one night as they may not want to live out of their suitcase, and this gives them a space to unload. If you don’t have the room, add a night side table with drawers, rather than doors, so this can be used for clothing storage instead. 4) If you know your guests will be staying for an extended visit, you may want to provide them with a laundry basket to keep in their room. This can be a bin or basket that folds up so you can store it when not in use. 5) Provide hangers in the closet. Don’t assume that the extra closet in the guest room has hangers! It’s sometimes the smallest things we forget and this can be hard for a guest to manage without. 6) Provide a stack of fresh towels and a bar of soap on a small stool or ottoman. This can be dressed in a decorative way that makes a guest feel welcome. Adding a small card with a “welcome” note is an unforgettable touch.

7) A water pitcher and glass set is an important element to add to the bedside table, so guests can have water at their leisure. Adding a map or photos of the local area beside it can also be a way to help long term guests know where they are and the sites they can go see, both with you and on their own. Even a few gift cards for local restaurants as a welcome gift can be well received by those who will be staying for a longer visit. They, too, may want a break from the house. 8) A TV with cable is a must for a guest who will be staying longer than a few days. This doesn’t have to be in the

guest room necessarily, but it should be available to someone who wants to peruse the news or relax away from family. 9) Adding some pocketbooks and magazines to the guest room is also a nice touch, as this provides a guest some night reading for relaxing with before sleep. 10) And finally, for those who are nearest and dearest, you may want to add fresh flowers to their nightstand for when they arrive. This is a nice touch that reminds your guests that you are happy to have them stay with you. Its never easy having guests stay as everyone’s routine is interrupted for the duration of their stay, but it can be an easier experience for everyone if you are able to provide your house guest with as many amenities within their designated space as possible. This allows them to create a mini routine without depending on you as much. And that will then leave you both the time to socialize more and enjoy each other’s company!
