Canadian home sales rebound in October

CANADIAN HOME SALES INCREASED IN OCTOBER 2015 from the previous month, according to

recent statistics from the Canadian Real Estate Association (CREA). The number of homes trading hands via MLS systems of Canadian real estate boards and associations rose by 1.8 per cent in October 2015 compared to September. As a result, national activity stood near the peak recorded earlier this year and reached the second-highest monthly level in almost six years. The national increase was driven by monthly sales gains in the Lower Mainland of British Columbia together with the Greater Toronto Area (GTA) and surrounding areas, led by the York Region, Central Toronto and Hamilton-Burlington. The national average price continues to be pulled upward by sales activity in Vancouver and GTA, Canada’s most active and expensive housing markets. If these areas are excluded from calculations, the average is a more modest $339,059, and the year-over-year gain is 2.5 per cent. “The continuation of low interest rates is supporting home sales activity,” CREA President Pauline Aunger says. “Even so, the strength of sales activity varies by location and price segment across Canada. All real estate is local, and realtors remain your best source for information about sales and listings where you live or might like to in the future.” “October extended resale housing market trends of recent months,” says Gregory Klump, CREA’s chief economist. “Single-detached homes continue to be in short supply while demand for them remains strong in a number of active and populous housing markets in C2 YPNEXTHOME.CA

British Columbia and Ontario. Meanwhile, an ample supply of condo apartments remains. The balance between supply and demand is generally tighter for single detached homes than it is for condo apartments and that’s unlikely to change any time soon. For that reason, price gains for single-detached homes should continue to outstrip those for condo apartment units for some time.” Actual (not seasonally adjusted) sales were up from year-ago levels in half of all local markets, led by the Lower Mainland region of BC, the GTA and Montreal. Gains there were largely offset by a drop in activity in the Calgary region, where sales were down considerably from the record set last year for transactions during the month of October. Year-over-year price growth slowed in October for one- and twostorey single-family homes, but picked up for townhouse and condo units. Two-storey single-family homes continue to post the biggest year-over-year price gains (8.7 per cent), followed by one-storey single-family homes (6.02 per cent), townhouse units (4.9 per cent) and condos (4.4 per cent). Year-over-year price growth varied among housing markets tracked by the index. Vancouver (15.33 per cent) and the GTA (10.33 per cent) continue to post double-digit year-over-year price increases. Meanwhile, price gains in the Fraser Valley have accelerated to 10.5 per cent. Prices in Calgary edged down by about one per cent on a yearover-year basis in October and slipped lower by about 1.5 per cent in Saskatoon. Prices also fell by a slightly more than four per cent in Regina, extending year-over-year price declines there that began in 2013. Prices in Ottawa remained stable compared to a year ago, and were up from October 2014 levels in Montreal (1.4 per cent) and Moncton (3.8 per cent).

This luxurious building will house 200 five star hotel rooms, 300 condos, a panoramic restaurant on the 54th floor and an 360° observatory on the 55th floor. These Platinum LEED buildings will be made of tinted blue glass allowing for an array of natural light. Every condo suite will face south offering ideal views of the Ottawa River and Parliament Hill. This is a one-of-a-kind project for the city of Gatineau.

These towers will not only be a major tourist attraction for the national capital, they are expected to create an economic boom in the city. The towers are forecast to bring in more than $8.1 million in city taxes to the City of Gatineau; they will create roughly 1,000 new jobs and will attract 1,000 new residents to the city. Place des Peuples will contribute to the City of Gatineau’s urban densification plan by 10 per cent.

Use this opportunity to create a space that speaks to your guests, while making them feel comfortable and invited. De-clutter! The first step to enhancing your entrance is to remove all clutter. For me, clutter is my arch nemesis! Take this opportunity to remove everything from the area. Remove all shoes, shoe racks, benches, tables, umbrella holders, magazine racks and wall mounted hooks. This is not to say they won’t be re-introduced to the area, but when starting over in a new area of your home, it is important to start with a fresh palette. Hide the shoes Once the area is free of clutter, determine what your needs are for this space. If you are lucky, you will have a front hall closet that you will be able to outfit with built-ins or closet accessories so it will meet all of your needs. There are several closet kits making storing shoes, umbrellas, hats and mitts easy, effective and out of sight. For your seasonal accessories, remove these out of the area completely until they are needed for the season. A great option is to fill a space bag with your seasonal ware and then store it in another area of your home.

Multi-purpose furniture If you are living in a smaller space, such as a condo, or without large front door closets, don’t lose hope! There are so many products on the market that will hold everything and keep it all out of sight. Whatever you buy, make sure it has a lot of hidden storage. There are front door benches that either open up to baskets for storage, or have baskets underneath; these are perfect as they also provide a place to sit when putting on shoes. If there is not enough room for a bench, you can also install a hanging shelf with hooks and hidden baskets. These are great as they provide a lot of storage without taking up any floor space.

Add colour Once you have brought back what you need to the area, it is time to add colour and accessories! No matter what the style of you home, it should start at the front door and continue through, creating unity. Add pops of your accent colour throughout your front entrance in the form of candles, a throw pillow on the bench, and art on the walls. Choose something that will speak to your visitors, as this is the first impression they will have of your home. Arouse the senses Scent is the strongest sense tied to memory, and when someone enters your home, it is the perfect time to arouse their senses. Add a soft and welcoming scent through candles or oils at or near the front entrance. Next, add textiles in a variety of textures, starting with a carpet at the entrance. Lastly, marvel their sight with the beauty of your new space. No matter what you choose, follow these simple rules and the front entrance of your new space will leave your guests wanting more!

Identifying the housing needs of Generation Y By Marnie Bennett WHEN CONSIDERING FUTURE TRENDS IN HOUSING,

builders need to take a long, hard look at demographics. The young adults of today are the homeowners of tomorrow – or so we hope. Generation Y (which ranges roughly from teens to 30-year-olds) has been analyzed from here to eternity; the group is usually described as eco-conscious, tech-savvy, urban, exceptionally social and prone to postponing marriage and children. Given labels like these, builders are left to consider what type of housing will appeal to this generation. Let’s take them one by one: Eco-conscious. It’s not hard to believe that this generation is “Greener” than those before: these kids have been taught about saving the planet throughout their school years, and have been recycling their entire lives. Many of them will be drawn to homes with Green features – the splashier, the better. Homes with Green roofs and solar power, for instance, will catch their eye. Tech-savvy. Naturally, this generation will look for homes that are wired for current and future technologies. To sell a home that’s truly “Internet-ready,” developers may consider purchasing package deals at a discount from the provider, with fees to be bundled into condo fees. But where Gen Y’s technomania will really come into play is in the way homes are marketed: through social media, smartphone apps and whatever else is headed down the pipe. This is beginning to happen, but soon it will be the norm. Urban, social and single. It’s true that many Gen Y (or echo boomers, as they’re sometimes known) are drawn to bigger cities for school, work, the culture and the nightlife. To satisfy their social needs, their ideal home might be situated in a lively, walkable downtown area, close to cafes, restaurants, trendy shops and dog parks. Condominiums are the most likely bet to meet all these criteria; they can also function as meeting-places, if they’re outfitted with rooftop patios, gyms and lounges. Condos are usually the most affordable option for buyers with a single income; and buyers without children are typically less likely to miss backyard space.

It’s also been well documented that many Gen Y-ers live at home with their parents – never having left or having “boomeranged” after college or university. (This fits with one of the other stereotypes about this group – that they are emotionally close to their parents.) Some are wisely saving for a down payment on a home, but certainly not all. Gen Y-ers are just beginning their career paths, and many of them don’t make a whole lot of money. Many rent their own places and will continue to rent for a long time. So, what’s the answer? As far as urban homes go, it might be a radical downsizing of condos and apartments. “Pocket condos” have been around forever in New York City, and are now showing up in many major cities. They can combine location, thoughtful features and terrific common spaces at an affordable price. The only question is whether Generation Y is willing to make the trade-off: fewer possessions for a greater urban experience. Only time will tell! PLANNING TO BUY A HOME and not sure where to begin?

Maybe it’s your first home, or it’s been a while and you’re ready to move up to a larger property. Here are six homebuying tips to help you prepare.

1.

GET WITH THE PROGRAMS There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. Prime Minister Justin Trudeau has promised to modernize the program to allow Canadians to dip into their RRSPs to buy a home more than once, including when impacted by life changes such as job relocation, death of a spouse or marital breakdown. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca

SAVE YOUR A-- OFF First-time buyers require a minimum five per cent of the purchase price as a down payment. Using the 2014 figure for the average house price in Canada, $451,000, that would amount to $22,500. To put down 20 per cent and thus avoid high-ratio mortgage insurance, you’d have to save $90,200. Ouch. Oh, it gets better – er, worse. In Toronto, 20 per cent of the average price would be $130,000; in Vancouver, $181,000.

PLEAD WITH THE BANK OF MOM AND DAD If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. And more buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did.

BECOME TECH SAVVY Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device – and of those, 22 per cent used a mortgage related app. All of these figures are growing.

BEFRIEND A BROKER OR BANKER Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers which offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers.

RESEARCH, RESEARCH, RESEARCH These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Make future holidays merrier by properly packing seasonal decorations By Chuck Resnick

HOLIDAY PREPARATIONS such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time. In other words, it pays to plan, even 12 months ahead. It is worth taking the extra time to organize and preserve your decorations for the following year. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. Here are some tips from Two Men and a Truck to keep in mind while packing away holiday decorations:

Delicate items » Wrap breakables in paper or bubble wrap. Do not use newspaper — the print may wear off on ornaments. Use tissue or packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. » Decorations that contain photographs or food should be sealed in an air-tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice where ever they are stored. » Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that form individual cells for delicate items. » Keep extra hangers, hooks and ornament parts in a labeled bag or box.

Lights » To prevent tangles, wrap lights around empty gift wrapping paper tubes. » Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them. » Store coloured lights in a dark place to prevent fading — especially blues, greens and purples. Wrapping paper » Hanging garment bags provide good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. » To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. » Ribbons and bows can be saved and reused; pack loosely so they keep their shape. Some Other Considerations: » Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together. » Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. » Use a “Wardrobe Box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and easily store it away on a hanger.

» If you haven’t used a decoration in a few years, donate it. If it is damaged, get rid of it. » Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture. » The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. » Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.
