Insecure… left out… hungry…under-valued… hopeless… embarrassed. Poverty hurts. It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children. Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage. It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive. United Way’s new direction, “Creating Pathways Out of Poverty,” focuses on three areas that provide the best opportunities for lasting change in our community – education, income and wellness.
high school completion, children and youth must have support for the full path to development. › Income Community members who have low income, and those experiencing homelessness must have the supports to attain greater independence and financial stability. › Wellness Individuals and families need timely access to supports that strengthen their well-being and the neighbourhoods in which they live. Join United Way and help Create Pathways Out of Poverty. Share this information with family and friends or volunteer. You can also donate at myunitedway.ca Show your commitment by visiting myunitedway.ca and sign the statement of support. Urbanity Custom Homes is proud to support United Way of the Alberta Capital Region’s public service announcement, airing to Dec. 8, 2013 on A&E, PeachTree TV, AMC and TLC. Together with United Way, we can create pathways out of poverty.

Think you can’t afford a home? It’s more affordable than you first thought
M
uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

Be prepared
This adage is never more true than when buying your first home
T
he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get the best of you – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we produce, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. With this knowledge, and your own enthusiasm, you’re well on your way!

Enjoy affordable luxury at
Walton’s VITA at Crystallina Nera By Heather Ryan
A vibrant new community that offers new homebuyers unique architectural styling and affordable luxury was recently launched in North Edmonton. Walton Development and Management L.P. (Walton) is creating VITA at Crystallina Nera, one of only a handful of master planned communities in Edmonton offering a stylish, modern feel combined with an affordable price point. “We’re really excited to launch VITA; it’s a vibrant, fresh community that offers something new and different to buyers,” says Jill Curtis, Walton marketing co-ordinator, Edmonton. “It’s a community that presents simple, modern attributes with an attractive price point starting in the low $300,000s making it obtainable for the first-time buyer and young families. We’re also providing buyers a variety of styles from starter to move-up homes.” VITA at Crystallina Nera is home to three distinctive architectural styles – Modern, Prairie and Craftsman – “and we’ve seen some fabulous elevations from our home builders, particularly in the modern styles,” Curtis says.
14
“The Modern exteriors have clean lines, large windows, interesting roof pitches as well as sleek materials, offering an eye-catching urban contemporary design,” she says. “If homebuyers want a more classic or traditional look they can choose a Craftsman or Prairie style or even blend the styles. VITA is going to have a beautiful streetscape that is something special and unique.” These visually stunning styles are reflected in VITA’s newly crafted showhome parade, which opened to the public on Nov. 23. Three outstanding builders –
Morrison Homes, Sabal Homes, and Homexx – are all offering rear-lane home styles in VITA and have created the six showhomes showcasing terrific features and stylish designs. Homexx is also building front-attached garage homes in the community and will open two showhomes early in 2014. VITA’s location in vibrant north Edmonton on 82 Street just north of 167 Avenue provides an opportunity for busy people to simplify life allowing them to spend more time with their family and friends. Residents have simple access to a wide range of established amenities nearby including restaurants, grocery stores, coffee shops, retail outlets, services and recreational facilities. The community also has simple access to Anthony Henday for ease of getting around the city, while major routes provide a simple commute to work and there is transit close by including a convenient park ’n’ ride. “We’ve designed VITA to make life a little easier for people so they have ready made access to all the amenities they need,” Curtis says, adding that VITA has pathways connecting to nearby parks, ponds and natural areas so residents can enjoy the outdoors. To learn more about VITA at Crystallina Nera, visit the showhomes open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m. and be sure to check out www.liveatvita.com.

The Estates
at Waters Edge W
hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. Residents can also enjoy the beachfront recreation area, children’s playground, on-site walking/cross-country ski trails and future development includes a fitness centre, hot tub and outdoor swimming pool to complement existing amenities. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities. 20 NEW HOME GUIDE | NOV 22 - DEC 20, 2013
A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. Lot prices start in the low $100’s, and twobedroom residences with a completely landscaped lot start in the low $300’s! Onsite showhomes are available for immediate possession. Prepping your landscaping
for the winter By SLC Ltd.
after flowering and to prune summer blooming shrubs in the dormant season. Pruning too late in the growing season will encourage new growth that will be damaged by frost. When pruning, use caution to make the cut at a slight angle about a quarter-inch from the branch. Some shrubs need to be wrapped with burlap to protect them from frost. Spreading a layer of mulch around the base of the plants to provide insulation for the winter is a great help.
With the arrival of our long cold winter, it is
essential to complete a few projects to keep your landscaping and garden protected through the dormant winter months. Prepare shrubs, trees and grass now, and they will return healthy in the spring. Hopefully, you were able to get a few of these done in the last few weeks before the snow. Winter Landscapes: Preparing Your Lawn It may appear that the grass has stopped growing in the fall. However, the roots are actually growing deeper to prepare for winter. Fall is the best time to fertilize and reseed your lawn. Feeding the lawn in the fall will give the roots a boost before winter arrives. A second feeding before the first snowfall, will keep it winterized and strong through the freezing weather. If your lawn has some bare patches, fall is a great time to sod or reseed. Adding sod gives you an instantly perfect lawn that will be a pleasure when the warm weather returns. To firmly establish new sod, keep it moist for the first week after it is laid. After the first week, it can be watered as needed. Winter Landscaping Tips for Pruning Shrubs and Hedges Pruning is important to encourage healthy growth in spring. A good rule is to prune spring blooming shrubs immediately 24 New home Guide | nov 22 - dec 20, 2013
Landscaping Tips for Trees Like most of the plants in your yard, trees need special care. It is important to keep tree limbs away from power lines and away from the roof of your house. Branches can easily pull down gutters or cause other costly damage if they are hanging over your house. When planning to prune trees, consult with a professional arborist. Preparing Landscape Fixtures for Winter Walkways and patios can take a beating in cold weather. Shifts in temperature and humidity can cause concrete and brick to heave and settle unevenly. Keeping them free of water build-up and debris will reduce the chances of winter damage. If you noticed water or ice accumulation last winter, take steps now to provide proper drainage. This can be as simple as adding a small gravel drainage channel next to a walkway or fixing a gutter that drips onto steps. Remember to have you irrigation system blown out, and disconnect any outdoor garden hoses. Winter Fun Hot tubs and spas will be a welcome treat in the cool weather. Make sure the heater and pump are functioning properly. If not handled correctly, water could freeze in the pump, pipes or the hot tub itself, causing irreparable damage. SLC Ltd. is locally owned and operated, providing residential/commercial landscaping, commercial snow removal services to Edmonton and surrounding area. Alberta to lead Canada in economic growth in 2014: BMO Economics A l ber ta’ s

expected to remain atop the provincial pack through 2014, according to latest the Provincial Monitor report from BMO Economics. “Real GDP is on pace to expand 2.5 per cent this year before picking up to 3.3 per cent in 2014 amid postflood spending and continued growth in the energy sector,” says Robert Kavcic, senior economist, BMO Capital Markets. Flooding in southern Alberta was a major economic disruption in the summer. “While the initial impact was clearly negative for the provincial economy – given the disruptions to consumer spending, tourism, distribution and a pipeline – the province estimates that repair and rebuilding activity will add 0.2 percentage points to real GDP growth in 2013,” says Kavcic. “Across the province, our commercial clients continue to express optimism about the economic environment for business growth,” says Robert Hayes, senior vicepresident, Alberta and NWT

“ Across the province, our commercial clients continue to express optimism about the economic environment for business growth.” Division, BMO Bank of Montreal. “Our customers tell us that they have confidence in the province from an overall business perspective, as well as in their own capabilities to innovate successfully, create jobs and grow their businesses and to compete effectively on the larger global stage.” Employment growth remains firm at 3.6 per cent year over year in August. “Alberta again leads the country by a healthy margin in job growth; the private sector has more than offset a one per cent year-over-year drop in public-sector employment,” says Kavcic. “The labour market remains relatively tight with the jobless rate holding below five per cent – the second lowest in Canada. Alberta continues to draw steady inward migration flows from other provinces.” Housing markets in Calgary and Edmonton continue to outperform national trends. “Housing sales in both centres are posting double-digit year-over-year gains and average prices in Calgary are storming back to levels seen at the market peak in 2007,” says Kavcic.

Coventry Homes wowing buyers in
The Terrace at Schonsee
C
oventry Homes is wowing customers with two showhomes in the northeast neighbourhood of the Terrace of Schonsee. The Omega and the Galaxy might be different when it comes to style, but both homes are built for family living and are chock-full of Coventry’s standard features, including solid granite countertops, hardwood flooring and stainless steel appliances. At 2,239 sq. ft., the Omega is contemporary in style, unique in design, and punctuated with a touch of drama and grandeur. The mood is set the moment you walk in the front door and into the sunny foyer, where grey tones here and throughout lend a modern feel. Windows in the foyer are the first hint of what’s to come as far as maximizing natural light. Further in is a flex room. A smart feature here are the pocket doors that add to the spacious feel of the room. The area can be used for an office or a formal dining room as it is in the showhome. The wow factor in this home is the great room. Here, the ceiling rises a dramatic 17 ft. – the full two stories. Sunlight fills the space as it shines
through the windows on the main floor and on the second level. The feature wall boasts a fireplace with a contemporary tile surround. You can mount a television above the mantel, and above that is a large art niche. The kitchen and dining nook are lightfilled, again thanks to floor-to-ceiling windows. An L-shaped island provides plenty of workspace for prepping meals and also includes a flush eating area. Stylish full-height subway tiles complement grey-toned cabinets. While there is more than enough cabinetry, a corner pantry provides even more storage space. The bonus room on the second floor overlooks the great room, giving it a loft-like feel. It’s the perfect spot to relax and gather with the family. nov 22 - dec 20, 2013 | New home Guide 31

The kitchen’s timeless dark-toned maple cabinetry and glass tile backsplash add pizzazz to a classic look. There is plenty of counter space and cabinet storage in the main kitchen that includes an island with flush eating bar.
The master suite is truly a retreat. A large walk-in closet, a room unto its own, is just the start. The bedroom itself is roomy, inviting and sunny with a spa-like ensuite that features a soaker tub, a walk-in shower and dual vanity. Other rooms include two delightful children’s bedrooms that easily accommodate a bed, desk and dresser, and a convenient second-floor laundry room makes the task less of a chore. The 2,072-sq.-ft. Galaxy next door is only slightly smaller, but big on style. For those who prefer a traditional style, the Galaxy has a formal, classic look. The dining room, just off the foyer, is elegant and sophisticated, while the kitchen’s timeless dark-toned maple cabinetry and glass tile backsplash add pizzazz to a classic look. There is plenty of counter space and cabinet storage in the main kitchen that includes an island with flush eating bar. A convenient feature off the kitchen is a butler’s pantry, as well as the walk-through pantry that leads you to the garage entrance so groceries can be carried right into the kitchen. 32 New home Guide | nov 22 - dec 20, 2013
The great room is a large, yet cosy spot with its traditional stone fireplace. Like the Omega, the great room is open to the kitchen and dining nook for ease of entertainment. Upstairs, you’ll find the washer and dryer cleverly hidden behind double doors. The two kids’ bedrooms have walk-in closets, and the bonus room features a vaulted ceiling. The luxurious master suite is well appointed with a full ensuite and a spacious walk-in closet. The Galaxy’s finished basement adds another 750 sq. ft. of living space. A fourth bedroom is perfect for out-of-town guests or for the teen who wants some privacy. A full
bath, a large play area and an entertainment area that includes a corner fireplace turn the basement into a functional and livable space. Whatever your taste or style, with the two Schonsee showhomes, Coventry has demonstrated that it can fulfill the wishes of your dream home. Both showhomes start at $535,000, which includes the lot and the finished basement in the Galaxy. Coventry Homes is a semi-custom builder and can adjust any floorplan to suit your needs. They also have a wide selection of standard products to choose from – more than 100 cabinet options, roughly 150 tile selections and 30 solid 1.25-in. granite countertops, to name a few. The showhomes are located at 17111-71 St. NW in the Schonsee community. This up-and-coming master-planned community is nestled in the northeast of Edmonton. The backdrop to the community is the 42-acre Schonsee natural area and wetland, and to the north is an undeveloped rural area. Residents have the benefit of a tranquil neighbourhood with all amenities just minutes away. The Namao Centre, North Town, Northgate and Londonderry Malls cater to all your shopping needs. Schools, recreation facilities and entertainment are also nearby. There is quick access to the Anthony Henday and the Yellowhead Trail, downtown is 20 minutes away, and the Edmonton Garrison is a quick drive north on 82nd Street. For more information, please visit coventry-homes.com or call 587.524.6955. Showhomes are open for viewing Monday to Thursday 3 to 8 p.m., weekends and holidays noon to 5 p.m. at 17111-71 St. nov 22 - dec 20, 2013 | New home Guide 33

So pretty, and definitely an indoor wreath unless your going to shellac it. Paired with cinnamon hearts, this really is a gorgeous burst of colour for the holidays.
ASPIDISTRAS – OR HOUSE PLANT LEAVES How amazing is this – paired with your Christmas colours, accented with a few ornaments – gorgeous! You could also use corn husks, which is more typical of this design

#YEG stands for...
Youth, Energy, Growth
jim rivait Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.
by Jim Rivait Edmonton Twitter users often include the term #YEG
in their tweets to let people know they are commenting about this city. The origin of the #YEG hashtag is the code used to identify the Edmonton International Airport – but the letters could well stand for something else: Youth, Energy, Growth. Home builders have a great vantage point to observe how the energy of a young and growing population is transforming Edmonton. This year, Canada Mortgage and Housing Corp. predicts Edmonton area builders will start on 13,900 units, up a healthy eight per cent from 2012, as a combination of employment growth, low interest rates and a rush of new residents gives the market extra energy. Contrast the strong upward trend here with the rest of Canada, where the number of new homes built this year is expected to fall by almost 14 per cent. Each new home represents a major vote of confidence in the future of Edmonton as a place to build a career, start a business or raise a family. New-home buyers – many of whom are buying their first place – are seeing Edmonton as a great place to put down roots and participate in the region’s economic growth. The same youthful energy that is driving the housing market can be seen in the election of Mayor Don Iveson, who at 34 years of age is a couple of years younger than the median age for the city. It can been be found in the Make Something Edmonton campaign to promote new ideas here or the Light the Bridge project that is raising $3 million to install thousands of programmable LED lights on the High Level Bridge. New ideas have a chance to take flight when a city is growing the way Edmonton is. And we are growing dramatically. Edmonton itself has added more than 100,000 residents in the last half decade. Nearby communities are also growing fast, with Spruce Grove, Stony Plain, Leduc and Fort Saskatchewan all increasing in population by more than 20 per cent over the period covered in the last five-year census. Beaumont grew an astounding 48 per cent. Growth is nothing new in this part of the world. Population statistics from the City of Edmonton show that the population has increased every year since 1932, when the number of residents dipped by 672 to 78,387 36 New home Guide | nov 22 - dec 20, 2013
during one of the worst years of the Great Depression. That’s an 80-year-long winning streak that remained unbroken despite the ups and downs of our energybased economy. Newcomers may notice that growth is not always welcomed here in the same enthusiastic way it is embraced in cities that are struggling economically and fighting desperately to hang onto jobs and people. There is a lot of grumbling in the media about the pressure to provide new roads, schools and hospitals to accommodate a growing population. But our newest fellow citizens have recognized that despite the stresses that can arise from growth, they are more than outweighed by the opportunities available in an expanding economy. Let’s welcome our new neighbours and recognize they are helping to write a new chapter in Edmonton’s story. They are bringing a great deal more to the region than infrastructure costs, just as did the newcomers in the past that arrived with their own dreams and built the city we enjoy today. Celebrate the #YEG spirit – Youth, Energy and Growth. The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies and professional services.

Are all Insulations created equal? A
s the temperature outside gets lower, we all start to spend more time indoors. We assume that the great indoors will protect us from the cold weather outside. How well your home does this depends mostly on your building envelope; and it’s not quite as simple as you think. Your building envelope is your only line of defense against the weather outside. It’s a multi-layered system that, when done correctly, will protect you and your family from the elements for years. Your envelope is a complex interlocking structure of barriers (Weather, Moisture, Air and Vapor), insulation and framing. Now I could write on for quite a while on all of the components and their interactions, but I thought we’d just tackle one: insulation. Insulation is familiar to most of us, but the real ins and outs of it are not. We are told that R-value is the way to buy insulation and that higher is better. This is not necessarily the case. Let’s start with batt insulation. Batt has been a staple in the homebuilding industry for years. Your standard batt insulation is rated based on a perfect installation and a variety of other variables in place. A perfect installation means that all the edges are flush with the studs, nothing tucked in (this causes compression and reduces the effectiveness of the insulation); also anything else in the cavity has been cut around (this too avoids compression). Ask your builder to see a home at insulation stage and look for these signs of a less than perfect installation. Each mistake could potentially cost you money & comfort. Batt insulation is also subject to air infiltration which can make it lose a substantial amount of effectiveness. This is easily handled by a properly installed exterior air barrier, ask to see it. Properly installed air barriers are as monolithic as possible & joints should be taped. Even with all this done, batt insulation will lose some of its value at low temperatures due to convective loops of air moving within the insulation itself. Cellulose insulation has been around for years as well. It is primarily recycled newspaper with some additives to resist fire & mold. Cellulose is denser than batt insulation and
is less susceptible to the internal convective currents that affect batt insulation. It still requires a good exterior air barrier to help it retain its insulation value. Cellulose does have a tendency to compact. This reduces its insulation value. Both cellulose & batt insulation is subject to any kind of moisture reducing their effectiveness as well. Foam insulations are the latest newcomers to the insulation field. These come in two main types: board stock and spray applied. Foam insulation is also the most expensive of the insulations available, so it is up to you to decide if it’s worth it. Board stock foam is quite common. We see this very often in exterior applications. Foam board insulation can help cellulose & batt perform better by providing a pretty decent air barrier while also reducing the effect of the internal convective currents. The issue with outboard foam is that some can also be a vapour barrier and can trap moisture within your walls causing mold & rot. This should be calculated out by a professional. Spray applied polyurethane is rising in popularity. We’ve all seen it on TV and that’s because it provides a high insulation value, seals the air out (which can be as much as 25% of your heating bill) and handle moisture very well. It is also the most expensive of all common insulations. As it becomes more popular, the cost is expected to drop. This is also a product that can be installed incorrectly. This product should only be installed by a certified technician. As you can see, there’s more to comfort than meets the eye. Discuss with your builder their process for ensuring you and your family are getting the comfort you deserve. Stay warm.

100 Women…
2,400 Reasons to Celebrate! Graciously hosted at the home of Krishna Gupta,
Rohit Group of Companies, on Nov. 4, what started as a small gathering of friends in 2010 to fill baskets with items for WIN House, has grown to 100 women arriving with hundreds of new, beautiful items for “Baskets of Hope”, an initiative intended to help make Christmas special for women escaping violence. Over 2,400 new items were donated, everything from plush bathrobes, snuggly blankets and beautiful handbags, to chocolates and gift certificates… all intended to help wounded women feel cared about and valued. Baskets of Hope founder Dianne Young says, “I am overwhelmed with the response to what began as a small group of friends who joined me to do something to support women escaping violence. Last night, 100 women came together to reach out and touch the hearts of those who feel alone, scared and often forgotten. I am truly humbled by this outpouring of support. There are no words to describe the generosity of women in Edmonton… a wonderful demonstration of the special bond that links us all.”
Business leaders, community members, family and friends gathered to make the 2013 event a memorable one. Krishna Gupta, president of Rohit Charities closed the evening with, “Words cannot express my gratitude for what has been accomplished here tonight and I want to thank each of you from the bottom of my heart for taking the time to be kind and generous.”
What started as a small gathering of friends in 2010 has grown to 100 women arriving with hundreds of new, beautiful items for “Baskets of Hope”, an initiative intended to help make Christmas special for women escaping violence. About Baskets of Hope
Founded by Dianne Young in 2010, a handful of women gathered together to fill baskets with new, special items like lotions, bubble bath, snuggly socks, scarves, etc… the things women reach for when they need to feel comforted, This seed of an idea has grown into an annual event to support Women’s Shelters across Edmonton.

The Belgravia
Green Effect
One Edmonton company is leading
the way with an innovative, ultra-efficient residential project in Edmonton’s Belgravia district. With multiple awards won for sustainable housing design, including Best Infill Project in North America in Greenbuilder Magazine’s 2012 Green Home of the Year Awards, Effect Home Builders are building net-zero energy homes that are helping spark public interest in green building solutions. Belgravia Green consists of three infill homes built on adjacent lots in the quiet, mature universityarea neighbourhood. Two homes are occupied and the third, a showhome for Effect Home Builders, is listed for sale. All three are designed to approach or achieve net-zero energy status, where a house produces as much energy throughout the year as it consumes. As Effect’s first foray into net-zero energy construction, the company spent years developing and refining its expertise in energy efficient homes, and is now eager to share its experiences. “We had a very open approach,” says Les Wold, Effect’s managing partner. “Fundamentally, it’s what we believe in. To build to a higher standard is not necessarily that much more complicated. It just requires you to be aware of the different components and how the house functions as a system, and we saw this as an opportunity to demonstrate that and to encourage as much awareness of Green building practices as possible.” Effect’s outreach efforts earned it a nomination for an Emerald Award, which recognizes environmental excellence in Alberta. The development also received accolades from Effect’s peers, winning 62 New home Guide | nov 22 - dec 20, 2013
both provincial and national 2012 Green home awards from the Canadian Home Builders’ Association, and the company has been honored for two years running with an Environmental Recognition Award from the Canadian Home Builders’ Association. The success of the net-zero Belgravia project helped Effect capture the attention of celebrity builder Mike Holmes. The Holmes Group named Effect as the first home builder to be granted the authority to build Holmes Approved Homes in Edmonton. Interest Belgravia Green has generated in other prospective homeowners allows Effect to incorporate many of its concepts into other projects, says Wold, and the company is continuing to explore ways to reduce costs and find more sources for environmentally friendly products, equipment and materials. homebuyer, you’re hearing a lot of talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will the new mortgage rule changes affect me? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and more – which got Time is your ally. me thinking about Time can turn the next wave of any bad real estate f i r s t - t i m e homebuyers, and decision into a what pearls of good one. wisdom I could bestow on them. 72 New home Guide | nov 22 - dec 20, 2013
I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed me a story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty…” Here are a few things that I’ve learned about real estate 1. Real estate has peaks and valleys, but there has never been a future peak that is lower than the past one. Just give it time. 2. Time is your ally. Time can turn any bad real estate decision into a good one. 3. Equity is your safety net. It can supplement a pension and give you financial options in later years. 4. Your mortgage is a forced savings program. C O N T I N U E D O N PA G E 7 4 . . .

Global uncertainty There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can A lot of people are in this situation today and paralyzed control in your world. Ask yourself about your own by all the noise around them. Canadians paying off their debt the good old-fashioned way –
spending less: RBC poll Debt levels are on the rise across Canada,
the number of Canadians who report being debt-free has decreased. Fewer than one-quarter (24 per cent) of Canadians are now debt free, down from 26 per cent in 2012, according to the third annual RBC Debt Poll. Canadians are focusing on financial fitness with a yearround emphasis on spending less and saving more. As the number of people carrying debt has increased, the average personal debt (non-mortgage) reached $15,920 in 2013 (up from $13,141 in 2012). Anxiety around debt is still a reality for many, as nearly four-in-10 (38 per cent) Canadians are anxious about their debt levels, up from 34 per cent in 2012, but the same number of Canadians (38 per cent) are comfortable with their debt. According to the poll, in an effort to practice financial fitness and reduce personal debt, Canadians have gone back to basics – reining in spending by putting off big-ticket items, including vacations and vehicles. “Despite the rising debt figure, there is a noticeable trend to responsible debt behaviour over the past year,” says Kim Taylor, director, personal lending, RBC. “We are also seeing that others need to take a step back to better manage the debt they are carrying. Before you start on any new routine, it is always best to set goals and have a plan in place. Marathon training often begins with a 5k race, and a financial plan with a path to debt repayment is key to your financial fitness success.” The RBC Debt Poll found that there was a great divide between western and eastern Canada, with debt levels increasing a staggering 35 per cent in the west compared to 10 per cent in the east since 2012. Alberta, faced with regional floods earlier this year, showed a significant increase in debt load, rising 63 per cent from 2012. Despite the higher percentage of debt in the west, residents of eastern Canada (41 per cent) are more anxious than their western neighbours (34 per cent) about their debt levels. “Regardless of where you live, it remains clear that Canadians on the whole can benefit from understanding the true cost of debt and responsible borrowing practices,” says Taylor. “If you’re uncertain about debt, talk to a professional and build a roadmap on how to get to where you need to be. Knowledge is power, and a planner can help provide you with the tools you need to move forward.” 84 New home Guide | nov 22 - dec 20, 2013
“ If you’re uncertain about debt, talk to a professional and build a roadmap on how to get to where you need to be.” Taylor offers the following tips on getting financially fit: › Get to know your debt: credit cards, loans, lines of credit – how much do you owe? › Online calculators such as the Debt Reduction Plan are available for you to get a better picture of your exact debt figure. › Schedule an appointment to speak with an account manager. › An account manager is your best tool to help provide unique solutions for you to work on your financial fitness. › Look at your options: what do you think makes the most sense for you to manage debt? › Ask yourself: What are you most comfortable with and what is the best way for you to pay off your debt? A consolidation calculator can help you determine what’s best for you. › Make a plan to reduce your debt and stick to it. › Like any fitness plan, this is no different: you need to stick to it to see results.

how to take finances FROM MINE AND YOURS TO OURS, AT ANY AGE FIRST COMES LOVE, AND THEN COMES… A JOINT BANK ACCOUNT.
Whether a couple is cohabitating in their 20s, getting married in their 30s or remarrying in their 60s, at some point in any serious relationship, the conversation about joint finances will surface. Regardless of life stage, successfully integrating finances requires open and honest communication to determine how to best combine and plan for the future together. According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan. “A common first step in combining finances with a partner is a joint account for shared household expenses, and like other aspects of the relationship, communication is key to keeping things harmonious,” says Janice Farrell Jones, TD Canada Trust. “It’s important that both parties

“ Couples can also further streamline by making savings automatic with pre-authorized transfers into a TFSA, RSP and a child’s RESP.”
Paying down student debt and saving for a home in the future, for example, are common goals for many couples in their 20s. As with any financial goal, it’s important to discuss and align on key considerations like timing, affordability and overall expectations. In the case of homeownership, couples should also make sure they agree on whether they are buying for the long or short-term as it will have a financial impact down the road.
have a clear understanding of household finances – from day to day spending to long-term savings and investments – and all aspects of each individuals finances – from everyday banking to credit card management – to set the framework for a strong financial future together.” TD Canada Trust provides some advice that may help in maintaining financial harmony when integrating finances with a partner at any life stage: The 20s Combining finances is often a first for many couples in their 20s, whether it’s renting an apartment together or working to pay down existing student debt. When and how to share money will always vary depending on an individual couple’s financial situation and relationship, but communication is always key. “Start by discussing debt, saving, spending habits, financial goals, and credit history to determine if there is anything that may affect the ability to secure future loans together,” says Farrell Jones. “Next, work together to create a household budget that meets the needs of expense and debt management and has a little left over to put towards the collective financial goals.” 92 New home Guide | nov 22 - dec 20, 2013
The 40s Paying down debt, raising kids and saving for retirement – with many financial priorities, streamlining is essential for couples looking to combine their finances in their 40s. “First and foremost, couples at this life-stage should focus on what will make life easier, financially, together,” says Farrell Jones. “Consider working with an expert to make sure each individual financial strategy aligns with the other to maximize savings potential and keep all of the household financial priorities on track. Couples can also further streamline by making savings automatic with pre-authorized transfers into a TFSA, RSP and a child’s RESP.” Some couples may choose to merge certain aspects of their finances, while retaining individual accounts for additional saving or discretionary spending. Whether a couple decides to combine everything, keep everything separate, or somewhere in the middle, it’s important that both parties are ultimately working towards the same financial goals. The 60s Likely, many couples in their 60s have a solid financial base, but with fewer peak income earning years remaining, it’s important to have a clear picture of what retirement looks like and what it will take, financially, to get there. “Spending time with the grandkids will have a much different price tag than travelling the world, so alignment on the retirement vision is essential,” says Farrell Jones. “If there is not enough saved for the type of retirement a couple wants, they should work with an expert to help determine how much more needs to be saved and ensure each individual financial plan complements the other to maximize savings and investments.” Whether married or common-law, couples should also ensure their retirement savings strategy takes advantage of spousal RSP contributions to help reach their retirement goals faster while lowering income taxes now and in retirement.

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by
1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
106 NEW HOME GUIDE | NOV 22 - DEC 20, 2013
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

T-D Mortgage Your Neighbourhood C.U.
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
