Trapped in a ‘70s gas guzzler By Jim Rivait

That’s how it must feel to about 20 per cent of Edmontonians who live in places built during the 1970s when disco ruled the dance floors and avocado green was the hot colour in appliances. The reality is that a lot of our homes are starting to show their age, a fact we confirmed doing research to help organize a technical briefing on the energy efficiency of buildings for Alberta’s Climate Change Advisory Panel. The panel’s search for ways Alberta can reduce greenhouse gas emissions began by bringing together experts in all kinds of buildings – from office towers to single and multi-family homes. The buildings where we live, shop and work are responsible for eight per cent of emissions with the residential sector accounting for less than half of that total. New homes coming onto the market in recent years are far more energy efficient. That has kept total emissions from residences from growing even while the total number of homes has risen. A new wave of energy code changes now starting to take effect will raise standards even higher. The big source of residential greenhouse gas emissions is the million singleand multi-family homes that were built before the start of the new millennium. Take all those homes from the 1970s, for instance. A CHBA study completed a couple of years ago looked at how much energy was consumed by a popular style of home from the era – a 2,100-sq.-ft., two-storey “four-square.” Homes like this would consume 343 gigajoules (GJ) annually. CHBA updated the original construction specs and determined that the same home built today according to current codes would need just 116 GJ a year – down 66 per cent. The big improvements can be traced to changes in the building envelope and the energy-consuming devices within the home. The energy needed to heat homes has fallen sharply, from more than 80 per cent of the total in the mid-’70s to slightly more than half today. There may well be an opportunity for Alberta to lower its emissions’ total and improve its environmental record through a program to help pay the costs of retrofitting older homes. We’ll have to see what the Climate Change Advisory Panel recommends when it sends its report to the provincial government in late October.

MORTGAGE TYPES

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

CONVENTIONAL: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The down payment has to be at least 20%. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Hundreds of guests were treated to an all-out Hawaiian affair, where they enjoyed amazing food, entertainment and celebrated Rohit’s many accomplishments throughout the year. The Tiki party featured amazing island inspired cuisine, including a seared Mahi Mahi with fried rice, grilled pineapple with coconut ice cream, and even a pig roast for some delicious pulled pork sandwiches. Mai Thais & Piña Coladas were also on hand to keep guests at the outdoor extravaganza hydrated! Highlights of the event included the incredible performances put on by Hawaiian dancers hailing all the way from Los Angeles that showcased beautiful hula and Tahitian dancing, and exciting fire performances! To the delight

of the crowd, members of the Rohit team also got in on the dancing to raise funds for Homeward Trust, a local charity aiming to fight homelessness in the city. buying a home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you should consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. or condo, buyers are faced with the dreaded decision of what upgrades to put their hard earned money towards. The list of potential upgrades is often long and daunting, especially for someone who is “new” to buying new. It is important to look at how long you want to live in the home for, potential projects or short-term renovations you may have in mind and the best return on your dollar. There are a couple ways to look at upgrades. There are the ones that can be done only during the building process (or are extremely expensive afterwards), ones that make the most sense during the building process and ones that are 50 YPNEXTHOME.CA

Other areas to consider for upgrades during the building period of your new home can be additional lighting, pot lights, additional outlets (especially on a second floor), additional fireplaces, larger windows, larger windows in the basement and a rough in for the basement. Heading off to the second floor, the beige shag carpeted stairs lead you to the bonus room, though in this house it’s more like a second living or family room. It’s large, bright and airy, and it’s vast enough for a desk, couches and a TV. There’s also a balcony overlooking the front door, so you can see who is stopping by from upstairs.

Finally, builders have the opportunity to earn points for volunteerism. The builder with the most combined points wins.

Daytona Homes helps raise $150,000 for cancer research

ON FRIDAY, SEPT. 11, Ralph Hutchinson, CEO of Daytona Homes and Daytona Acquisitions, along with this wife Janet, hosted a fundraising evening in an effort to help bring the latest technology in cancer research to Alberta. The Hutchinsons reached out to their network of friends and colleagues to gather donations for the Alberta Cancer Foundation benefitting the Cross Cancer Institute and successfully raised $150,000 that will go directly to funding a new, state of the art PET-MR scanner. Myka Osinchuk, CEO of Alberta Cancer Foundation, explained the impact the new scanner will have on cancer patients by stating that “the PET-MR is an evolutionary step up in imaging which will increase understanding of how cancer works, leading to personalized cancer treatment. The machine will be the first in western Canada and considered a cancer game changer.” In appreciation for all the donations, the Hutchinsons hosted a Suitcase Party. Everyone gathered at the Villeneuve Airport for a chance to be taken away for the weekend on a private jet to Sydney, BC. The event could not have been possible without the generous event contributors. Bill Carter, from Bill Carter Aerobatics, provided a stunt filled airshow; Ricco Ferry, owner of Allegro West End, provided the incredible Italian menu; and Gurvinder Bhatia, owner of Vinomania, took guests through a tour of Italian wines that paired perfectly with the menu. This was the first Suitcase Party for Daytona Homes and Hutchinson Acquisitions Corp., and the event was a great success that brought attention and raised much needed funds for a worthy cause in our 96 YPNEXTHOME.CA

MANY CANADIANS LOOKING TO LOCK IN

a long-term mortgage

Canada’s continuing low interest rate environment has Canadians thinking now is the time to lock in a longterm mortgage. A new poll from CIBC reveals the majority of Canadians, 74 per cent, would opt for a medium or long-term mortgage if they were to acquire, refinance or renew a mortgage today. Twenty-seven per cent think now is the time to look beyond the traditional five-year fixed mortgage for a term of up to 10 years. “Canadians are recognizing that today’s historically low rates won’t last forever and some are looking for ways to bring predictability to their finances over the long term,” says Barry Gollom, vice-president, mortgages and lending at CIBC. “Most Canadians tend to opt for a fixed rate over five years when choosing a mortgage today. With more than one in four Canadians now saying they would choose a longer term of seven or 10 years, we may be seeing the start of a shift to longer terms.”

BENEFITS OF A LONG-TERM MORTGAGE

Locking in to a fixed rate, medium or long-term mortgage can reduce the stress that can come with following interest rates. “If interest rates rise in the next year or two, homeowners with shorter term mortgages or variable rate mortgages could see their payments move higher,” Gollom says. “Having a medium or longer term fixed rate can act as a measure of stability and protection – especially for those who have recently bought their first home.” The prospect of rising rates may not be something Canadians have to worry too much about in the near term. During its interest rate announcement on May 27, the Bank of Canada announced it was going to hold its overnight lending rate at 0.75 per cent. “The overnight rate has only been sitting at 0.75 per cent for a little less than three months now, after Governor Stephen Poloz finally decided to cut it down from the one per cent it had held steady at for nearly 4.5 years,” says Alyssa Richard, founder and CEO of RateHub.ca. “That decision was made in January, in an attempt to shield highly indebted Canadians from the negative impacts of the significant drop in oil prices (and job losses that have occurred as a result).” CIBC says the shift to longer term, fixed rate mortgages signals growing interest by Canadians to gain greater control and certainty over their largest financial obligation. With a consistent and predictable mortgage payment at today’s low rates guaranteed for many years, Canadians may have the opportunity to pay down their mortgage faster and minimize interest costs, which will help to keep them on track for their broader financial goals. “Finding an expert who can crunch the numbers on a variety of mortgage options while factoring in your other debts, your savings goals and your personal risk tolerance is an extremely important part of the evaluation process,” says Gollom.
