The modern structure is a whopping 12,730 sq. ft, and really is something that should be seen to truly appreciate. (Don’t be shy. The home has seen a steady flux of other curious souls, and they’re always a-twitter with oohs and ahhs around every turn and new discovery. “Another family room? Another kitchen? Oh wow, did you see that other closet? And have you been down to the basement yet?” Apart from the music playing through the built-in speakers throughout the home, these questions are truly the home’s soundtrack.) It has everything you can imagine you’d want, and more. “My wife Seema and I, we started talking about moving to a bigger home, and that led us to talk about all the things we wish our home included, things that would make living that much easier,” says Sunny Sahni, president of Platinum Signature Homes, the builders of Araylia. “So we started a wish list, and suddenly we were at 12,730 square feet,” he laughs. “We collaborated on everything to create this,” Sunny said. “Seema wanted a design centre and I wanted a huge showhome, so we combined the two.” In fact, Flaunt Interiors Interior Design & Feng Shui, Seema Sahni’s design company, did all the 26 YPNEXTHOME.CA
design and furnishings for the home, and imported materials from around the globe. Main floor For starters, the house has five garages, enough space for your luxury cars and perhaps the cars of your friends who you plan to entertain in the home. The grand entrance of the home gives off a high-end luxury hotel yet homey feel, and it’s the perfect appetizer to whet your appetite for the rest of the luxurious home. The foyer boasts 23-ft. ceilings, a two-pane glass waterfall, gorgeous marble-like flooring (which is featured throughout the home) and a view of the second floor. One of the most unique rooms in this unmatched home is right off the
foyer. A perfectly circular bathroom is one-of-a-kind. The bubbly pebbled wall in the middle of the room is as unique as it is functional, acting as a backsplash for the vanity and privacy wall for the toilet. The bright purple, seatbelt chairs in the kitchen are funky, functional and formal, all at once. Second floor The beautiful glass staircase, with rich, wooden, open risers, lead you to the second floor of the house, another jaw-dropping experience. There’s a “bonus room” at the top of the stairs, not that this home requires more bonuses. But the layout and
design have combined to create a comfortable family hangout, a great place to play video games or do homework. There’s a stunning design feature in one of the rooms on the second floor. A triangular, geometric green and blue pattern along the walls got its fair share of oohs and ahhs from other showhome visitors, and was just another example of the care and attention Seema and her team took to decorate the home. The master bedroom has a movieworthy walk-in closet that seems to go on forever. There’s space in there for everything from ball caps to ball gowns and everything in between. One showhome guest wished she could fill the closet. Her partner did not seem to find her musings amusing.

The lower level of the home is a spacious entertaining basement, equipped with a huge wet bar, golf simulator, gym and movie theatre. The wet bar is something out of a movie. It has bar fridges, an ice machine, microwave, wine chiller and dishwasher. There’s also a built-in water feature with LED lights and bubbles fronting the physical bar. A double-sided fireplace partitions the bar and sitting area from the HD golf simulator, which any sports bar would be delighted to have. Further down the hall is another office/den and huge closet (perfect for seasonal clothes and gowns), which is right by the large home gym and a guest bedroom. The home theatre room is massive, and has funky zebra-print carpets, five recliner leather chairs and an area for lounging. and not sure where to begin? Here are six homebuying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home. 38 YPNEXTHOME.CA
3. Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a
mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. IT’S TIME TO DISPEL some organizing myths that may be keeping you stuck in your mess:
1 | Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2 | Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. On the flip side, visual types lose focus when there is too much to look at, so they need products that allow them to contain their belongings to minimize the visual clutter. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.
4 | If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

YOU HAVEN’T REALLY EXPERIENCED HOME HUNTING until you take a group of builders, designers, developers and suppliers to another city for a two-day blitz of show homes. Our Association’s fifth US housing tour’s destination was Denver, the capital of Colorado and a magnet for millennials. We loaded onto a tour bus to tour communities ranging from mountain-edge suburbs to bold urban redevelopments such as Stapleton, the city’s former airport site and now home to more than 20,000 people. This group of pros rolled through almost 50 homes, noting the smallest details of construction techniques, layouts and features and looking at the big picture of how communities were designed. They took hundreds of photos – banking visual ideas to take home to consider incorporating in their own projects. Most of all, they asked questions. We were fortunate to connect with the best source of answers – the wonderfully helpful Metro Home Builders Association, who joined us on the bus and set up fascinating presentations on their market – especially the unique challenges of meeting the needs of millennial home hunters. Denver is growing fast as hightech companies flee the overpriced Silicon Valley market for communities where coveted knowledge-economy 60 YPNEXTHOME.CA
workers can enjoy mountain biking in the morning and a fine craft beer in the evening before catching a baseball game downtown – and still afford a home. There was a lot to learn and Edmonton CHBA members were once again well represented, with senior executives from some of the city’s biggest builder/developers to smaller firms serving infill demand. These were all companies that – even in a slower market – invested in seeking out forward-looking ideas to makes their homes better. Many have been on previous tours to some of America’s most interesting housing markets – San Antonio, Orange County in California, Phoenix, and Silicon Valley. All these cities are unique but they are a source of ideas and inspiration and ideas. Of course, our annual home tour represents just a tiny fraction of the ways Edmonton CHBA members strive to understand what their customers want. CHBA’s nationwide homebuyer preference study – powered by Avid Ratings Canada – is another example of how companies learn how to meet the high expectations of Edmontonians.
At the same time, the team of professionals that develop communities and build homes are also constantly upgrading their skills and knowledge so they are better able to compete to become your choice when investing in a new home. Members also compete for awards locally, provincially and nationally through CHBA in a myriad of categories to test – and improve – their products. The outcome of all that work is on display at Edmonton show homes – and you don’t have travel to Texas, California or Colorado to see the best ideas or learn about the opportunities in the current low-interest rate environment to build your dream. The Canadian Home Builders’ Association – Alberta represents over 1,600 business members including new home builders, renovators, developers, trade and supply companies, and professional services. THE HOUSING MARKET has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into homeownership.
There’s something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s minuscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence — assuming you have a decent landlord. Homeownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.
Steady as she goes Your employment prospects should be stable before you consider buying a home. Homeownership requires a number of regular payments — mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an homeowner, and overall I like ownership more.

Early 2016 Calgary & Edmonton Home Buyers Benefit Most From Market Conditions Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower levels of sales and listings – and a greater level of choice in the spring/ summer months – characterized by higher levels of sales and listings. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions. Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels. Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).
In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region. Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016. For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.

AN INCOME PROPERTY can be a good
way to make money, especially in retirement. However, there are some things you need to think about before taking the plunge. Here are the advantages and disadvantages of buying an investment property: Advantages You can use leverage: If you have equity in your home, you can use it to help finance the purchase of another property. In a low-interest rate environment, mortgage rates are lower as are the costs of buying an income property. You’ll build up more equity when you earn rental income to pay down the mortgage. In the future, you could use that additional equity to buy another property – or properties – but you should ensure you can make larger mortgage payments when rates increase. You can earn additional income regularly: As long as you have a tenant, you’ll earn monthly income on a regular basis. The more investment properties you have, the more you could potentially earn. You don’t often get regular income from other types of investments. You get tax deductions: While you’ll earn rental income, you’ll also be able to deduct any expenses. Advertising, insurance, maintenance and repairs, property taxes, and legal fees are just a few of the expenses that are deductible. It’s best to consult with 80 YPNEXTHOME.CA
your accountant to find out what costs you can deduct. Disadvantages You may need additional financing: If you want to buy a multi-unit property and intend to live in it, you’ll need a down payment of between five and 10 per cent, depending on the total number of units in the property. But when you purchase a property you don’t plan to live in, you need a down payment of at least 20 per cent. Also, some lenders won’t recognize 100 per cent of the potential rental income you might expect to earn; some may consider just 50 per cent, while other lenders might consider 80 per cent. In other words, you could be forced to make a bigger down payment to qualify for a mortgage. You may not always have a tenant: Ideally, you’ll earn enough rental income to cover your annual costs. However, you’ll still need to make mortgage payments without a tenant. You should be prepared for the worst and have an emergency fund for the times you don’t have someone to rent your place.
Your property isn’t a liquid investment: If you own stocks or bonds, you can buy and sell them quite quickly. However, it can take a long time between listing your property for sale and the closing date. This might be a problem if you need the money right away. You have additional responsibilities: Being a landlord can be a difficult job. You’re responsible for any maintenance and repairs that need to be done. But there are also some headaches you have to deal with, like a tenant that damages your property or misses a rent payment. The alternative is to hire a property manager. He or she can take care of those problems but at a cost to you. While an investment property will provide you with additional income, it’s good to be aware of the pros and cons before you ultimately decide to make a purchase.

Canada’s most millennial friendly housing markets By Wayne Karl

aspirations. Your targets are a little off, so we’ve assembled Canada’s most millennial friendly housing markets to help you. Many of you – those 18 to 34, the generally accepted age range for millennials – seem to be aware of what’s going on in Canadian real estate. Others, though… According to the 2016 Bank of Montreal Millennial Home Buyer Report, 76 per cent of Canadian millennials who currently rent, expect to buy a home within the next five years. But affordability is cited as a major concern. Affordability challenges Our first clue comes with what they expect to pay – an average of $350,000 on their first home (but more on this later). Wisely, two thirds anticipate they will need help – with $35,000 of that amount coming from family. The average expected down payment is 15 per cent, or about $53,000. (Reality check: while saving for as large a down payment as possible is wise, we wonder if aiming so high is realistic for these first-timers.) As a general guideline, buyers can assume the mortgage you can qualify for in today’s market is about five times your income. “So, if you’re looking to qualify for a $400,000 mortgage, the basic income requirement would be $80,000,” says James Laird, president of CanWise Financial, in-house mortgage brokerage for mortgage comparison website RateHub. “It’s important to note that it’s a mortgage qualification, not the home price. If you have a reasonable down payment saved, this contributes to increased affordability.” According to RateHub’s calculator, “affordability” is based on the household income of the applicants purchasing the house, the personal monthly expenses of those applicants (such as car payments and credit expenses), and the expenses associated with owning a home (property taxes, condo fees and heating costs). The issue of millennials needing help in buying their first home also surfaced in two other recent reports. RBC Economics’ latest Home Ownership Poll indicates 24 per cent of millennial respondents say they are more likely to consider purchasing a home with a family member. Another new poll, from ReMax Canada, says 37 per cent of millennials expect help with their down payment from a family member or friend. 82 YPNEXTHOME.CA
“For many millennials, homeownership is a natural part of their journey and we’re seeing the next generation eager to get into the market, even if that means exploring alternate options like buying with family or a friend,” says Erica Nielsen, vice-president, Home Equity Finance, RBC. Expected purchase prices vs actual prices The problem with millennials’ homebuying target purchase prices from the BMO survey comes when you compare them to actual prices. Their national average target price of $350,000, for example, is well below the Canadian average home price of $512,621, as of the first quarter of this year, according to the latest Royal LePage House Price Survey. That $350,000 expected purchase price, in fact, barely exceeds the national average price for the most affordable housing type – condos – which is $344,491. Also surprisingly, 51 per cent of BMO respondents say the type of property they hope to purchase is a detached home. (Reality check: have you checked the prices of those in your market lately?) But rest assured, prospective millennial homebuyers, there is hope. Millennial friendly housing markets We’ve assembled the most millennial friendly markets across the country – what housing types you can buy in what markets, at less than the expected average price from the BMO survey. In the following tables, we’ve laid out, province by province, what millennials expect to pay for their first home and their expected average down payment, based on the BMO survey. We’ve also projected the monthly mortgage payment on a five-year fixed rate at 2.59 mortgage on a 25-year amortization. We then list the available housing types in major markets in each province that are priced at less than the expected average price – based on actual average home prices as of the first quarter of 2016, from Royal LePage. As you can see, in many markets, millennials may have to adjust their desired housing types and purchase prices, given what’s available in certain areas. Still, there are some very millennial friendly housing markets. ATLANTIC CANADA home price expectations, BMO report Average expected home price: $253,990 Average down payment: 13.39% ($34,009) Monthly payment: $995.41
Reality check: For those hoping to buy in Montreal, you might want to budget a little higher, since all housing types in Montreal Centre, East and West are above the average expected home price.
Reality check: Limited condo supply in Atlantic Canada, and nothing in any housing type available at the expected price point in St. John’s, Nfld. ONTARIO home price expectations, BMO report Average expected home price $415,110 Average down payment: 15.97% ($66,293) Monthly payment: $1,579.09
PRAIRIES home price expectations, BMO report Average expected home price: $264,388 Average down payment: 20.56% ($54,358) Monthly payment: $950.17
Reality check: Condos in Regina are just slightly higher than the average expected home price, at $275,138. ALBERTA home price expectations, BMO report Average expected home price: $386,480 Average down payment: 15.2% ($58,744) Monthly payment: 1,502.17
Reality check: Buyers in Calgary and Edmonton, investigate home prices in your city, as there may be deals to be had given the recent downturn. BRITISH COLUMBIA home price expectations, BMO report Average expected home price: $478,113 Average down payment: 15.85% ($75,780) Monthly payment: $1,818.89
Reality check: Ontario millennials – get used to the idea of a condo being your first home. QUEBEC home price expectations, BMO report Average expected home price $234,735 Average down payment: 12.82% ($30,093) Monthly payment: $927.54

SUMMERSIDE IS a new neighbourhood at Ellerslie Road between 66th street and Parsons Road, notable for the 28-ft.-deep, 32-acre Summerside Lake, designed for swimming, fishing and nonmotorized boating that is exclusive to members of the Summerside Residents Association. Lifestyle Residents enjoy the laid back feeling of life on the lake. Paddle boat, kayak and canoe rentals are available, should you feel like getting out of your lounge chair. Kids will enjoy the lakeside playground, sandy beach and surrounding lawns. In the winter, the lake is converted to a skating rink and winter programming is offered by the residents association. Vibe Rows of cottage-like homes line up behind green boulevards. The wide sidewalks are busy with young parents pushing baby strollers and tikes learning to ride without training wheels, likely on their way to Lake
Summerside for a day of fun at the beach. A to-do list of errands is easily tackled with commercial services close by. Meet the neighbours Summerside is a family neighbourhood. Although there are young professionals, empty nesters and seniors residing here, it is obvious young parents have chosen this safe and friendly neighbourhood to raise their children. In the area The cost of rent seems to vary depending on the unit’s distance from the beach. Rent is not necessarily cheap, but reasonable. Many of the restaurants, cafes and retailers in Summerside are franchises. The price of services, a meal or a pint of beer will be the same here as it is anywhere else. Planes, trains & automobiles The development of Summerside began before Edmonton experienced its massive economic boom and

some residents got in early. Bus routes come through Summerside and nearby neighbourhoods are easily accessible, but Summerside is largely a car-dependent neighbourhood. Access to major freeways makes getting around the rest of the city easy enough, but expect a longer commute to downtown or anywhere north of the river.
Real estate Although the newer homes are still priced comparably to nearby neighbourhoods, starter homes are no longer as affordable as they used to be. First-time homebuyers are renting out suites in their homes and this benefits the rental market.
