Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, show suites and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers. First, be clear about what you want and expect in a new home and in your builder/developer. Remember, the range of prices in the newhome market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better-quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

THE CANADIAN DREAM HOME has a new laundry list of “must haves” UTILITY BILLS CAN COST A HOMEOWNER even more when they

go to sell their property, according to the recent Century 21 Canadian Home Critics Survey. According to the survey, Canadians overwhelmingly report that they would select a home with energy-efficient upgrades (41 per cent) over updated finishings like granite countertops or hardwood floors (22 per cent). “It’s well-known that homebuying is an emotional process, so understanding the shifts in where

buyers place value is key to a sellers’ success,” says Todd Shyiak, national director of operations, Century 21 Canada. “Location is still important to today’s homebuyers, but the sheer volume of information available has made them more aware of how a home’s features can impact their lifestyle.” So, how are Canadians judging your home?

Layout, location, location. Layout is the most important consideration when selecting a home (27 per cent), even over location factors such as the desirability of the community (26 per cent) or commute distance (12 per cent). Layout also has the strongest impact on homebuyers’ first impression of a house (39 per cent) while a home’s size carries much less weight (11 per cent). CONTINUED ON PAGE 54…

Buyers are willing to renovate for looks but not for repair. Only 13 per cent of Canadians view the need to renovate rooms as a major home-buying deterrent. Yet, 30 per cent will walk away from a purchase if they notice just a small amount of water damage, even when the costly issue of outdated plumbing or electrical facilities (29 per cent) is considered. When it comes to homes, Canadians are clean freaks. If your house has old flooring, just make sure it’s spotless. Uncleanliness tops homebuyers’ list of turn offs (60 per cent), whereas dated flooring (40 per cent) or bold paint colours (18 per cent) have much less impact. The Goldilocks’ effect: Buyers look for homes that fit just right. Forty per cent of Canadians say their motivation for buying is to “better fit a new life stage,” followed by the desire to “have a home of their own” (29 per cent) and “because it’s a smart investment” (just 10 per cent). Size matters to millennial homebuyers, boomers have bigger concerns. Millennials look more at the face value of homes, including square footage (millennials nine per cent, boomers four per cent) and room count (millennials 12 per cent, boomers three per cent). In contrast, boomers are more concerned with lifestyle factors, such as how well the space is laid out (millennials 18 per cent, boomers 34 per cent) or if it’s located in a desirable community (millennials 18 per cent, boomers 30 per cent). For boomer buyers, it’s what’s inside that counts. Boomers are less likely to be turned off by a home’s cosmetic features, such as dated flooring (millennials 51 per cent, boomers 36 per cent). This demographic, who may be settling in for retirement or downsizing, seek homes that won’t cost them time or money in the long run. Boomers prefer homes with energy-efficient upgrades (millennials 29 per cent, boomers 54 per cent) and are more likely to avoid ones with outdated plumbing or electrical facilities (millennials 23 per cent, boomers 32 per cent).

alloween has come and gone, but home hunters may still be spooked by something much scarier than ghosts and goblins – headlines and market predictions. My family recently went through the process of selling, then buying a home. My excitement at seeing that Sold sign on our front lawn was quickly overshadowed by fears of buying the right home at the right time, amplified by the latest

headlines screaming “Buyers beware: It’s a seller’s market out there!” In a casual chat with a real estate agent about my plan – selling the house first, then buying a new one – he advised me to take the reverse route and buy first. “It’s a sellers’ market,” he said. “Selling won’t be the problem, it’s buying that you should be more concerned about.” Buying before selling? While the idea of taking our time to house hunt, pack and move appealed to my husband and I, the possibility of paying two mortgages simultaneously, or settling for less than list price in the interest of a quick sale, were certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go, regardless of what the headlines or “experts” said. This approach gave us the security of knowing exactly how much equity we had to put toward our new house, and eased any fears of getting stuck paying two mortgages. To us, this peace of mind was worth the risk of possible bidding wars and being beaten out by a bigger, better offer. In fact, we almost expected that scenario. After all, it is a sellers’ market, right? While it’s a good idea to pay attention to real estate reports and all the accompanying advice – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the housing market, though many may try. While the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Then, factor in your own individual circumstances – family, job, finances. Your guess as to what the future holds in your specific situation is very possibly better than any expert’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks or months, while you search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should you buy now, or wait until this feverish frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts. Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a smart home-buying decision without being scared off by that story you saw on the six o’clock news. The key message? Buy when you’re ready for the market, not when the market is ready for you.

You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities. GO VERTICAL OR GO HOME. When

CLEAR UP VALUABLE TABLETOP SPACE. We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look. Running out of kitchen-cabinet space? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space. MAKE THE MOST OF CEILING SPACE. Rather than putting up a wallpaper

border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, and allows the kids to enjoy them. ADJUST YOUR STORAGE SYSTEMS. A common misconception is that once

you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.

AVOID SHAMPOO OVERLOAD IN THE BATH. For a more streamlined look in

your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space. STORE MAGAZINES CREATIVELY. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise-wasted vertical space.

STEADY OUTLOOK FOR CANADA’S HOUSING MARKET IN 2015 with some moderation in 2016 ACCORDING TO THE FOURTH QUARTER 2014 HOUSING

Market Outlook, Canada Edition1 released recently by Canada Mortgage and Housing Corp. (CMHC), housing starts in 2015 will remain similar to levels observed in 2014 and in line with economic and demographic trends. By 2016, some moderation is expected. “The trend for housing starts has been up in recent months, particularly in multi-unit structures. This has been broadly supported by key factors such as employment, disposable income and net migration, which are expected to continue to be supportive of the Canadian housing market over the 2014-2016 forecast horizon,” says Bob Dugan, chief economist for CMHC. “CMHC’s latest forecast calls for a slight moderation in multi-unit starts during 2015, which will be offset by an increase in single-detached starts. Looking ahead to 2016, expectations are for total starts to moderate as builders focus on reducing their inventories.” On an annual basis, housing starts are expected to range between 186,300 and 191,700 units in 2014, with a point forecast of 189,000 units. In 2015, housing starts are expected to range from 172,800 to 204,000 units, with a point forecast of 189,500 units. For 2016, housing starts are forecast to range from 168,000 units to 205,800 units, with a point forecast of 187,100 units. Multiple Listing Service (MLS2) sales are expected to range between 467,400 and 482,000 units in 2014, with a point forecast of 476,100 units. In 2015, sales are expected to range from 457,300 to 507,300 units, with a point forecast to 482,500 units. For 2016, resales are forecast to range from 448,000 units to 508,000 units, with a point forecast of 477,200 units. The average MLS price is forecast to be between

CMHC REPORT

CONDO STARTS RISE IN SEPTEMBER THE TREND MEASURE OF HOUSING STARTS in Canada was 197,747 units in September compared to 191,095 in August, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The increase in the trend reflects stronger starts activity since April, largely concentrated in multi-unit dwellings including condominiums,” says Bob Dugan, CMHC’s chief economist. “However, the currently elevated level of condominium units under construction supports our view that condominium starts should trend lower over the coming months.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the

multi-unit segment of the market which can be quite variable from one month to the next. The standalone monthly SAAR was 197,343 units in September, up modestly from 196,283 in August. The SAAR of urban starts increased to 177,019 in September, from 176,234 in August. Multiple urban starts in September increased to 114,579 units while the single-detached urban starts segment decreased to 62,440 units. In September, the SAAR of urban starts increased in the Prairies, Ontario and Quebec, and decreased in British Columbia and Atlantic Canada. Rural starts for the month were estimated at a SAAR of 20,324 units. ARE COLLATERAL MORTGAGES GOOD? IN THEORY…

hen you sit down with a mortgage broker or bank to talk about your mortgage financing options, one of the products they may offer you is a collateral mortgage. Collateral mortgages are a re-advanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage. In theory, this should be a fantastic product for mortgage holders. Normally, if you wanted to borrow equity from your home partway through your mortgage term, you’d have to refinance your mortgage – and pay a hefty penalty to do so. As well, whenever you refinance, you have to pay a real estate lawyer to oversee the transaction. Hello, legal fees – and more costs that need to come out of your pocket. Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. Why? Well, for starters, on paper, having a collateral mortgage can make it look like you have more debt than you actually do. Collateral mortgages are registered with a collateral charge, meaning lenders register the home as being worth slightly more than it is (up to 125 per cent more, in fact). They do this so that when the value of your home does go up you’re able to borrow up to 80 per cent of the increased value – not the original amount it was valued at when you first bought it. The downside to this is the collateral charge could make it look like you have more debt than you really do. If, sometime throughout your mortgage, you wanted to secure secondary financing for other things, a lender would have to review your credit history and would see this larger amount registered under your name. Depending on your financial situation at the time, this may be reason enough for them to decline your application for more financing.

Collateral mortgages are a re-advanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage The second and final reason collateral mortgages aren’t always as great as they sound is that you can’t transfer them to another lender – not even when your mortgage term is up. See, collateral loan agreements aren’t registered with your land title or registry office. Instead, they’re registered under the Personal Property Security Act (PPSA) of Canada. For that reason, it may contain terms that other lenders don’t agree with. So, if you ever decided you wanted to switch lenders, you would need to hire a real estate lawyer (and pay those legal fees) to get out of your agreement. Now, I’m still not saying you should just steer clear of these products. If you think you’ll need to borrow equity in the future, and plan to keep your mortgage with the same lender, a collateral mortgage would be a great product! Tell us about your partnership with LG. Jillian Harris: LG approached me about six months ago to be the ambassador for its new Door-in-Door refrigerator. Given my love of design, food and entertaining, it was the perfect fit. The fridge is amazing for entertaining – a beverage centre, where guests can help themselves! When it comes to kitchen essentials, what is your favourite item? JH: For a bit of luxury, I would say a wine fridge. I pretty much bought my house because it came with one. I also think a great big kitchen island is so important for everyday cooking, as well as entertaining. Describe your dream kitchen. JH: All white with some gritty elements, such as exposed beam, an industrial chandelier, large windows and open shelving. Oh, and a few French baguettes in a basket on the counter! If you could cook with anyone, who would it be? JH: My grandmother, she is my muse. We cook together all the time, and she is so inspiring. You love to entertain and throw beautiful, inspiring parties. What are your top entertaining tips? 1. Making food ahead of time – it is a huge sanity saver. 2. Use rental companies for tables, chairs, glassware, utensils and linens – it is a lot less expensive than people realize. 3. Being present in the moment – I can spend so much time preparing and hosting the party, that sometimes I forget to enjoy it. Do your hosting, and then be resolved to enjoy yourself, too! Where do you look for inspiration when planning a party? JH: My cousin Tori’s blog, fraichenutrition.com. She’s a dietitian and an incredible cook. She inspires me with her Euro-rustic approach to food, which I love. And, in terms of decor, I look to Monika Hibbs. She has beautiful style.

What do you love most about entertaining? JH: I love to treat people. I love having guests come over and serving them the best food I can make, putting on the best party I can. I want people to leave having had a really great time. That makes me really happy. How can you use existing decor to make a party hosted at home comfortable and stylish? JH: Using your kitchen island as a serving station or buffet is a great idea. Bring your indoor furniture outdoors, and create an interesting set-up to stage your food (weather permitting, of course!). What are the top entertaining trends this season? JH: For decor, an all-white palette is still big this year, but mixed with rustic elements and metals, such as serving food on an antique cutting board. And for food, the ‘mini’ trend (think one-bite apps) is still going strong! You are known for your fabulous sense of style. How do you like to dress when you entertain? JH: When I throw parties, I usually pick a theme and get everyone to dress accordingly, which makes for great, fun photos.

Chilled Caprese Tomato Bites

This ideal finger food is a no-cook, little-prep, handmade crowd pleaser created by Jillian Harris and inspired by the LG Door-in-Door Refrigerator. The tomato gives a farm-fresh feel, while the creamed mozzarella adds a rich taste. Ingredients 1 pint cherry tomatoes, halved 3 tbsp. heavy whipping cream 1/2 pound fresh mozzarella cheese, sliced 6 fresh basil leaves 1 garlic clove, minced Directions Scoop out and discard the pulp of cherry tomatoes. Invert tomatoes onto paper towels to drain, and insert skewer. In a food processor, combine the cream, mozzarella cheese, basil and garlic; cover and process until blended. During a move, whether it’s across town or across Canada, it is important to give electronic items special treatment so they arrive in one piece and in good working order

et’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families. One of the most common questions we get is how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice I have for accomplishing this goal requires some forethought: keeping the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. Another thing to remember is that most of these television sets are mounted on wall brackets, and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner and printer cables into the same box. When these items all arrive together at your new digs, you’ll be very glad you did!

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way.
