You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Visit an existing community built by the company and talk to anyone you run into during your tour. Naturally, you should spend some time visiting several different sales offices and show suites. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier – and that much more enjoyable!

CHBA – Alberta appoints
NEW PRESIDENT
(CHBA – Alberta) has appointed Tally Hutchinson, of the Daytona Group of Companies, as its new president. Hutchinson takes over from his previous post as the Association’s vice-president, succeeding president Stephen Amonson, president and general manager at Ashcroft Master Builder in Lethbridge. Hutchinson became president of the Daytona Group of Companies in 2007 and has served on the boards of both CHBA – Alberta and Edmonton Region. Edmonton-based Daytona is a builder of quality homes and communities. The company was founded in 1993 by Tally’s father, Ralph Hutchinson, who also served as CHBA – Alberta President in 2007. The company has grown over the years to serve Grande Prairie, Lethbridge, Regina and Saskatoon. Daytona plays an active role with Alberta’s New Home Warranty Program and the Professional Home Builders Institute. “Residential construction is one of Alberta’s most important industries, with investment of more than $18 billion in new home construction and renovation. This year, builders are expected to start work on 38,600 single- and multi-family homes – that’s more than 100 homes a day and up seven per cent over 2013,” says the incoming CHBA – Alberta president. “Our concern is that prices are also rising in many cities and making it more difficult for Albertans – especially young people – to achieve the dream of home ownership. Our Association will be focused in the coming year on ensuring that provincial government leaders understand the impact of new legislation on the affordability of homes and choices about how and where people live,” Hutchinson says. CHBA – Alberta is actively engaged in the review of the Municipal Government Act and consultations for proposed changes to the Condominium Property Act. “These are complex pieces of legislation, but the principles we bring to the table for discussion are simple. How will changes affect the price of homes, and are they fair to our customers and our industry? We look forward to working with Premier Jim Prentice and his team to find solutions that will support economic growth and provide Albertans with the high quality of life that makes this province a great place to call home,” Hutchinson says. f you’re shopping for a home in any of Canada’s larger markets, you’re likely experiencing some sticker shock. But good news – housing affordability has improved slightly in the second quarter of 2014, according to RBC Economics’
mortgage rates and your future
latest Housing Trends and Affordability Report. It’s not that the price of homes has dropped – in fact, prices have actually increased. Rather, it’s the record-low mortgage rates that have tempered Canada’s high cost of housing. Unfortunately, some experts say it’s only a matter of time before rates rise. RBC’s housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income. According to the report, the affordability measure declined by 0.9 percentage points from the first quarter of 2014 to 48 per cent for twostorey homes; dropped by 0.6 percentage points to 42.5 per cent for detached bungalows; and fell 0.4 percentage points to 27.4 per cent for condominium apartments. To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., your GDS should ideally be 32 per cent or less of your pre-tax household monthly income. In reality, a GDS of 32 per cent and an affordability index of 48 per cent is quite the gap.

What does this mean for homebuyers? Quite simply, they’ll have to increase their income, or decrease their housing budget – and expectations. If you’re dreaming of a single-detached, two-storey life, be prepared to spend 48 per cent of your pre-tax income, providing you earn at least an “average” income. After taxes and living expenses, that doesn’t leave much for your rainy-day fund, never mind retirement in 35 years! Adding a little lighter fluid to the already burning issue of housing affordability is the mortgage rate factor. Yes, rates still sit at record lows, but not for long, according to the report. “Longer-term rates will begin to rise later this year in anticipation of a return to tightening mode by the Bank of Canada in 2015. While continued growth in household income will provide some offset, we expect rising rates to erode housing affordability across Canada and weigh on homebuyer demand.” So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Stress-test your mortgage against a higher rate before you commit to any purchase. Sure, you may be able to afford your dream home at today’s mortgage interest rate of 2.99 per cent, but in five years when it’s time to renew at 5.99 per cent, will you still be able to make those payments? Before you sign on the dotted line, factor in all your other expenses. Do you have student loans? Do you drive a car? Do you expect to eat on a daily basis? Do you have kids, or are you planning to in the future? Do

“Alberta’s housing market was still on a roll in the second quarter. Home resales increased for the fifth time in the past six quarters, registering their fastest quarterly advance in nearly four years. Second-quarter resales were the second-best on record (unadjusted for seasonality) in the province. The good news for homebuyers was that the supply of homes for sale finally increased meaningfully. New listings jumped by 12 per cent in the second quarter (relative to the first) to a multi-year high. This long-awaited supply response helped ease some, albeit not all, of the ongoing market tensions. Alberta has been a sellers’ market since the latter part of 2012, which led to rapid price increases in areas such as Calgary in the past year, yet escalating prices largely have been taken in stride by homebuyers. Solid growth in household income provided substantial offset, such that affordability continued to be attractive. Affordability improved modestly in the second quarter, with RBC’s measures for Alberta easing between 0.2 and 0.9 percentage points.”

WHY YOU SHOULD PAY ATTENTION TO THE BANK OF CANADA

very six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment. To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variablerate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.
If you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (2.50 per cent as of press time), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also increase by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. As of the latest BoC rate announcement, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up eventually, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come. 40 NEW CONDO GUIDE | VOLUME 22 ISSUE 11 | NewCondoGuide.com

PACKING TIPS
to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores, or purchase them from a moving company.
❏ Label boxes containing fragile items with large red lettering.
❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. These can also be purchased from a moving company.
❏ Place china in plastic bags and stack plates upright on their sides, not flat.
❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it.

❏ Pack your TV, stereo and computer in their original boxes whenever possible. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope?
ne of the life events that will have the biggest impact on your finances is the arrival of a new baby, and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full pay cheque. Yes, there are companies that offer a “top up,” but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year. For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3,333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch! On top of that pain is the fact that the first two weeks of your leave are unpaid, so your income calculation won’t start until the third week. And since it’ll take between four and six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food. Moms aren’t the only ones who can take time off with their new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time. Adoptive parents also get to take parental benefits and fall under the same rules as dads. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope? Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb! With a new long-term expense – a child – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked. Just because Canadians are guaranteed a year of parental leave from work doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan for it, and have the money we’ll need to make ends meet without going into debt. The best way to see the implication of that income drop-off is to live

Put the rest of your money away for emergencies, to buy the stuff you’ll need for the baby, or to start an education savings plan. If you can’t swing it for the months that you’re pregnant, you might want to reconsider taking the full year’s leave. The other thing you have to consider is which member of the family should take the most time with the baby. While, traditionally, women have done this, when the woman is the primary breadwinner in the family then the income loss to the family is felt doubly. Do the math to see who should take time off and how much, and how that will impact the family’s financial situation.
You have to make a budget that balances while you’re off, including a whole bunch of new categories that incorporate baby’s food, clothes, diapers, shampoo, creams, medical necessities, toys, activities, and don’t forget about savings. Also, don’t forget about the costs associated with actually getting the baby here: hospital rooms and parking. If you have a health plan through work, you may be covered for semi-private room. If not, you may have to settle for sharing a room with a lot of other crying babies. And don’t bank on being in the hospital for only one day. If there’s any complication with baby, you’ll be “living” at the hospital until baby can come home. Don’t add financial stress to your already over-stressed life. The arrival of your newest family member should be a time full of joy and excitement. But you can’t expect things to run smoothly if you’re a dope and don’t do some planning. People like to say they didn’t have any time to plan… that they were “surprised” by baby’s arrival. You’re kidding me, right? Nine months isn’t enough time to figure out how you’re going to cope? Or maybe it’s that you don’t want to face some hard truths. Well, you have a baby to consider now, so it’s time to wake up and smell the poop!

Location, location, location If you don’t have a separate room devoted solely for use as an office, then your first step will be deciding where your work space should be located. You may want to draw out your floor plan on paper and try setting it up in different locations until it feels right. Consider nook and alcove areas, corners, and spots in front of windows.
BEING AS PRODUCTIVE AS POSSIBLE AT HOME MEANS HAVING A DEDICATED WORK SPACE – NO MATTER THE SIZE OF YOUR PLACE
The work surface Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting there. Your work surface doesn’t have to be the typical desk – you can have fun with this piece and use something non-traditional, depending on your creativity and the amount of space you have. For example, a console, bar cart or floating shelf could all work well for this application.

Get organized Maintaining a clutter-free area while working is very important, because clutter is distracting. Utilitarian boxes, glass vases, pegboards and vertical shelving can all be good storage solutions for items like your pens and paper. Let there be light Cut down on eyestrain and headaches by making sure there is ample lighting in your work area. Position your computer monitor so there’s no glare from a window or overhead light, and invest in good task lighting for your desk. Have a seat Choosing the right chair has a lot to do with how often you will be sitting in it. YOUNGER HOMEBUYERS NOT MAXING OUT ON THEIR MORTGAGE PAYMENTS Today’s Gen X Canadians want enough flexibility in the budget to afford things like travel after paying their monthly mortgage. According to a recently released TD Survey, one in seven (14 per cent) Gen X Canadians consider themselves “House-All” buyers who go to the higher end of what they can comfortably afford when it comes to their mortgage, leaving less room for discretionary spending. But, according to the survey, Gen Xers are fairly evenly split between those who see themselves living in their current home forever (42 per cent) and those who see it as a stepping stone to a different property (45 per cent). “More than two thirds of Gen X Canadians have told us they don’t want their entire budget allocated to mortgage payments,” says Nupi Zubair, associate vice-president, Retail Products at TD. “It’s possible to own a home and not feel handcuffed to the mortgage, but it does require careful saving and planning before signing on the dotted line. Buyers need to purchase a home at a price they can afford, while still budgeting for the other things on their list of priorities.” Zubair says that, in addition to the sale price of the home, Gen X Canadians need to factor in other costs of home ownership – such as taxes, maintenance, closing costs and insurance – and set a budget for all of the discretionary things they want to do. “One way to have more disposable income every month is to make a larger down payment up front, which ultimately reduces the size of the mortgage and monthly payments,” says Zubair. “Keep in mind though, a shorter amortization period and making payments weekly, rather than monthly, can increase overall monthly payments but lower the overall costs of the mortgage. It really comes down to the buyer’s priorities.” The survey found sale price is the most important factor for Gen X Canadians buying a home, followed closely by location and the future appreciation of the home. This was particularly true for those who consider themselves “House-Plus” homebuyers, but even “House-All” buyers put sale price at the top of their list, too. Access to public transit and proximity to schools were much lower on the priority list for all categories of Gen X Canadians, including those who planned to stay in their home forever.

The easiest way for buyers to do this is to set up a regular automatic savings plan and add to it any special monetary gifts or bonuses received. First-time buyers can also take advantage of the RSP Home Buyers’ Plan to build a bigger down payment.
SAVE FOR A DOWN PAYMENT.
Start by listing all sources of income, including any potential help from family. Then list all non-discretionary expenses, such as food, utilities, insurance, and car or student loan. What’s left will be the amount available for mortgage payments (replacing current living expenses), savings, and any discretionary spending buyers may want to account for.
SET A BUDGET.
BUY THE HOME THAT FITS THE BUDGET. The mortgage should be realistic based on the available budget. If it’s not enough for the desired home, consider holding off and save for a larger down payment, or look for a less expensive property. The alternative to waiting is finding ways to cut back on allocated discretionary spending money each month.
Buying a home is one of the most important investment decisions Canadians will make, so take the time to talk to an experienced professional. Work with a mortgage specialist and financial adviser in tandem to help develop a strategy to save for a down payment and, after closing, help maximize available funds for discretionary spending and future financial goals, such as retirement or a renovation down the road.

INDUSTRY LEADER AWARD WINNERS THE CANADIAN HOME BUILDERS’ ASSOCIATION – ALBERTA
(CHBA – Alberta) has honoured outstanding volunteers for their dedicated service during the Industry Leader Awards held on Sept. 20 at the BUILD 2014 conference in Jasper. A highlight was the induction of Calgary’s Harry Stepper into the CHBA – Alberta Hall of Fame. Stepper began as a labourer for Stepper Custom Homes, founded by his late father Rudy, and he worked his way up to Chairman of the Stepper Group of Companies. He fosters a corporate culture that empowers the entrepreneurial spirit of employees. He also encourages staff to enjoy their work. “If you have a fun environment, that’s when you accomplish more and enjoy what you are doing.” Stepper’s contributions to the Association include serving as president of both CHBA – Calgary Region and CHBA – Alberta. He was the winner of the 2003 Beaver Award as Canada’s outstanding buildermember of the year and has continued to be a mentor for new CHBA – Alberta leaders. His company has a proud record of community service, including building homes in El Salvador and raising funds to help children with cancer.

Her industry record includes leading the growth of Homes by Avi Edmonton when it won national recognition as Builder of the Year. She is vice-president of Qualico Group’s Augusta Fine Homes, building the brand in the Edmonton market. MAPLE LEAF AWARD The award is presented to a CHBA – Alberta general member (non-builder) who contributed to the betterment of Alberta’s industry. John Kozole, president and CEO of the Alberta New Home Warranty Program (ANHWP) and the Professional Home Builders Institute (PHBI), was recognized for raising the bar for professionalism in the industry. Kozole led ANHWP through a period of change that included the introduction of the New Home Buyer Protection Act and he oversaw PHBI’s launch of the Residential Construction Site Manager program – Canada’s first occupational designation in the industry. His service as a board director includes CHBA – Alberta and the Canadian Home Warranty Council. LOCAL HBA LEADERSHIP AWARD CHBA – Lethbridge Region was honoured for its community partnerships, programs to enhance training, and forward-thinking safety initiatives. The association has pledged to build 10 homes to support the Lethbridge College Trade & Technology Expansion Project and is working with the college to develop industry standard training for areas not designated as apprenticeship programs. The Building Bridges program with the Holy Spirit Catholic School Division gives students hands-on construction experience, encouraging youth to enter the trades. Lethbridge is a provincial safety leader by making COR/SECOR certification mandatory for members, and fosters a positive safety culture through partnerships with the Alberta Construction Safety Association and Alberta Occupational Health and Safety. An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags.
What’s in your freezer? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing safely. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently. Keeping track of it all. If you are trying to resolve on-going issues, (like if you have a dispute about your home repairs or an item you ordered online arrived damaged), attach a sticky note to the paperwork to remind you of the current status. Be sure to keep track of all phone correspondence with the company, including the date and person you spoke to and what they told you.

o, you’ve decided to buy an investment condo. Congratulations! As a first-time investor, there are five questions you need to ask yourself before buying a new condo:
Are you looking to make a short- or long-term investment? What kind of return are you hoping to achieve? Are you more interested in income or capital gain – or both? Deciding what your goals are up front will better help you achieve them in the long run.
This is a very important question many first-time investors fail to answer before buying a new condo. Will you buy, hold and rent for the long term before selling? Will you buy pre-construction and then flip (assign) your unit prior to final closing? Will you buy pre-construction, close on the unit, rent it out for one or two years, and then sell it? Will you buy, wait for completion, and then refinance and re-invest the proceeds? Assess the risks and rewards associated with different exit strategies, and start with the end goal in mind. 4 WHAT SHOULD YOU BUY?
Buying a new condo for investment purposes is different than buying one to live in. Some units make better investments than others. Questions to consider include: • Which locations are likely to experience the most growth? • What type of unit is the most attractive to renters? • Which type of unit tends to appreciate faster than others? 5 WHEN SHOULD YOU BUY?
Understanding the typical marketing cycle that a new condo goes through, from pre-construction to completion, will help you identify the right time to buy. When buying for investment, it is generally best to buy at the earliest possible stage when a new building launches. This is when prices are the lowest, and availability of investor-grade suites is highest. But there are other great opportunities to buy, including right before the developer meets the sales target to secure construction financing, or during the occupancy stage. In both of these instances developers tend to be highly motivated to sell and this is when they often introduce great buyer incentives or cash discounts.

EDMONTON BUILDERS ARE WINNERS
Jim Rivait is executive officer of CHBA Alberta. Starting his career working in government, Jim has spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.
W
e all know how seriously people take the Edmonton-Calgary sports rivalry. That fiercely competitive spirit extends beyond the sports field to include home builders. Once a year we host the CHBA – Alberta Awards of Excellence in Housing. Builders from Edmonton, Calgary, Red Deer, Lethbridge, Medicine Hat and Grande Prairie are eligible to compete for awards in 23 categories, and the right to boast that they are Alberta’s best. With Edmonton and Calgary by far the largest cities in the field, it’s no surprise that they tend to dominate the action – though smaller centres also have plenty of innovative builders who always vie for a share of the honours. Factors considered in the judging include curb appeal, layout, functionality, finishes, special
features and value. We had 156 judges who volunteered their time to evaluate the record 417 entries. The awards also open a window on the range of needs in the Edmonton market. The categories for single-family homes start at less than $245,000 and rise to more than $1.75 million (that does not include the cost of land or GST). When the Alberta housing excellence awards started back in 1984, they were focused on affordable housing and prices were capped at $39,000. Going into the awards ceremony on Sept. 19 at BUILD 2014, it was once again shaping up to be tight contest between Edmonton and their Calgary rivals. Projects from the Calgary region had 32 finalists, with Edmonton area projects just behind them at 29. And Calgary came away with a victory – barely – with 10 awards compared to nine for Edmonton. But this isn’t like the Canadian Football League where the Stampeders have an 11-game win streak against the Eskimos. Last year Edmonton builders came away with 14 awards and Calgary trailed way behind with six. And the reality is both cities have great builders who compete hard for a share of the marketplace – including bragging rights. You can check out the list of winners on the CHBA – Alberta website. Participation in awards programs is just one way CHBA members stand out from the crowd. As association members, they led the way in Canada on providing their customers with a warranty for their new home.
Factors considered in the judging include curb appeal, layout, functionality, finishes, special features and value Nowadays, they participate through CHBA in the process of developing new building codes. So, not only are they knowledgeable about what the rules are today, they also are preparing to deal with future changes. That’s important when the technology used in homes is becoming more advanced. Better insulation and more efficient appliances ensure that modern homes are always the right temperature. The same innovations mean lower costs to heat and cool a home. But keeping on top of the latest and greatest improvements takes dedicated professionals. What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid.
