Rather than increasing interest rates, as some predicted for 2015, the Bank of Canada dropped its interest rate target to 0.75 per cent at its latest announcement on January 21 – good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise; if they drop, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for home hunters, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant upward movement in 2015. However, we can’t assume that will be the case, and you shouldn’t wait too long to get preapproved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage, while you still can!

HOME SALES AND PRICES INCREASE IN 2014 Condo sales up 11 per cent
EDMONTON REALTORS WERE A BUSY BUNCH IN 2014, with sales recorded
through the Multiple Listing Service (MLS) system up more than 11 per cent over 2013, according to the Realtors Association of Edmonton. Sales of all property types exceeded expectations, attributed largely to a rise in affordable new condos and low mortgage rates. A total of 18,991 residential sales were reported in 2014, compared to 17,077 in 2013. Single-family home sales were up 9.8 per cent; condo sales rose more than 11 per cent; and duplex and townhouse sales saw a whopping 25.4-per-cent increase. Home prices were also up, averaging $367,228 – up 5.2 per cent year over year. Single-family homes finished the year 5.6 per cent higher over last year, at an average of $432,713. Meanwhile, the average price of a condo was up 4.5 per cent from 2013, at $252,175. “Edmonton and the surrounding areas experienced a great increase in volume of sales, but also a healthy increase in price. We did not see the sudden spikes in prices that we saw in 2007, but we did surpass the single-family record price in March of 2014,” says Association president Greg Steele. “An increase in newly built affordable condos and multifamily units coupled with historically low mortgage rates encouraged new buyers into the market. We also saw great migration into the province and a very tight rental market. These factors all play into a very active market in 2014.”

The all-year sales-to-listing ratio was 70 per cent (up two per cent from 2013) with average days-on-market at 47 days (down from 53 last year). The active market was highlighted by a year-end inventory of just 3,059 properties, a similar number to the end of last year.

The price of a single-family detached property dropped 3.3 per cent from $444,312 in November to $429,470 in December. Condo prices dropped 3.4 per cent in December to $247,099, while duplex/row house prices increased slightly from November to $355,978. December all-residential unadjusted sales were exactly the same as 2013 at 770, and down almost 38 per cent from last month. “Now that the holiday season is over and a new year is here, we expect listings and sales to begin to ramp up again,” Steele says. “We encourage both potential buyers and sellers to talk to their local realtor about their options in this market and what is right for them.”

I
’ve been buying the same planner for years, and I believe it’s the single most important part of my time-management success. I once tried changing it up and using a digital calendar instead, but I found that I was missing deadlines, confusing appointments and feeling overwhelmed. After a three-month trial, I ditched it and went back to my trusted paper planner. For a calendar system to work, you need to use it consistently. Choose one that suits your learning style and using it will come naturally. Your natural way of taking in information greatly affects which scheduling method will work best for you. Rather than trying to change yourself to adapt to your calendar system, select one that fits your learning and organizing style.
If you are a hands-on learner (kinesthetic), choose a planner with a texture that is a pleasure for you to touch. What feels best in your hands: leather, faux crocodile or cloth? The physical act of writing down appointments and tasks will help you remember them. Place a sticky note on the front on your planner and list on it the things you must do that day and cross items off as you complete them. Use stickers to highlight important activities/events. If you don’t require the portability of a planner book, another option is a wall calendar or a whiteboard (with the days of the week across the top and the tasks written underneath). Hang it across the room and wipe off each task as it is completed. The key to getting a good fit is to make your calendar interactive for your hands-on preference. You may also choose to use an electronic calendar to keep track of your commitments, as this will keep your hands busy while giving you greater flexibility and freedom to change plans when you need to. If you learn best by seeing (visual learner) paper agendas and large wall/ desk calendars work well for you. Choose a planner that is aesthetically pleasing to you. You will be drawn to fashionable colours, inspiring motivation quotes and beautiful pictures/artwork. Use bright coloured markers to highlight important events/activities on your calendar. Use sticky notes in various colours as reminders of important actions to take. A calendar with space for notes and to-do lists will allow you to see all of your commitments in one place, which will help you remember to check them more often. Alternatively, if you choose to use a computer calendar, you will likely want to print it out and use colour settings (i.e. to differentiate between work and family commitments). Most importantly for visual learners, keep your calendar in a place where you will get a clear view of it throughout the day. If you learn best by hearing/speaking (auditory learner), it would be beneficial to have your to-do list and schedule both in one place and have it nearby at all times. This will help you remember to stop for an errand while already in that area. If you want to manage your schedule electronically, be sure to set alarms as reminders of important events/ deadlines. You may want to set your computer so it opens and reads your to-do list each time your start it up at the beginning of the day. If you prefer to use a paper planner, choose one that accommodates your handwriting style; i.e. if you have large handwriting or like to make lots of lists, you’ll want to use one that provides ample space for that. Systems that provide weekly/monthly views will be more helpful to you, allowing you to look ahead and plan for both the busy and quiet times ahead. Keep in mind that we all use more than one learning style, but we have a preference for one in particular. Find and use the one that works for you!

trending lower in December THE TREND MEASURE OF HOUSING
was 192,047 units in December compared to 194,807 in November, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a sixmonth moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The modest decline in the trend in December reflected lower levels of both multiple and single-detached starts,” says Bob Dugan, CMHC’s chief economist. “Overall, activity in 2014 continued to be supported by employment growth and migration with starts remaining essentially unchanged at 189,401 compared to

187,923 in 2013. These factors are expected to continue to promote stability in the pace of new home construction during 2015.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for swings in monthly estimates and obtain a more complete picture of the state of Canada’s housing market. In some situations analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next. The standalone monthly SAAR was 180,560 units in December, down from 193,199 in November. The SAAR of urban starts decreased to 162,915 in December, from 173,627 in November. The decrease was led by multiple urban starts, which decreased to 103,054 units in December from 110,766 in November, while single-detached urban starts decreased to 59,861 units from 62,861. Urban housing starts saw relatively large declines in Atlantic Canada, Quebec and the Prairies, while urban housing starts registered modest gains in Ontario and British Columbia. Rural starts were estimated at a seasonally adjusted annual rate of 17,645 units.

THERE ARE MANY ADVANTAGES TO buying a new home.
There are no scratches on the floors, no wear and tear, no signs of life before you. Buying new means you get your home, your way – you choose the floor plan, the finishes and features. And possibly most importantly, you get to choose the home builder. Remember that a little research goes a long way. Selecting a location, development and design is important to your lifestyle and the value of your investment, but selecting the builder who will make it all happen is an equally important consideration. You might ask, how different can one builder be from the next? Think about all the different types of homes and condos out there, and therein lies your answer. Some focus on soaring skyscrapers, others are strictly lowrise; some have an eco-friendly agenda, others are about the luxury features. Take note of what you want, then do your research to determine what home builders can deliver your wish-list. Canada Mortgage and Housing Corp. offers these helpful tips to guide you in your search: ›› Do your research. Find out who is building in the areas you’re interested in, the types of homes offered, and the prices you can expect to pay. Ask around for names of reputable builders, or better yet, visit a completed community and speak with a resident who’s already been through the purchasing process. ›› Ask questions. How long has the builder been in business? What kind of experience do they have? How many communities do they build each year? This speaks to the builder’s expertise and reputation.
›› Make sure the builder belongs to an industry organization and has the licences and registrations required to operate in Alberta. Ask for references, and contact them to find out if past purchasers are satisfied with their homes and the service they received. ›› Once you have narrowed down your list, visit some presentation centres and show suites. Tour each one in detail, comparing what you liked and what you didn’t. Take your time, and if you feel you don’t know enough about construction to make an informed decision, bring someone with you who does. ›› Read through each builder’s website and their marketing materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a building site to see the team in action. ›› If you’re considering buying in a brand new development, take a tour of the community. If it hasn’t yet started to take shape, visit the municipal office and review the master plans. Is this is the type of community you can see yourself living in for years to come? ›› Bring a camera and take notes for future reference. A home is the biggest purchase you’ll make in your lifetime. While it can be easy to fall in love – and so tempting to buy on a whim – look before you leap. After all, you’re choosing the place you and your family will call “home” for the next five, 10, or perhaps many more years. LUXURY HOMES ARE SELLING FASTER THAN YOU CAN SAY “FOR SALE,” ACCORDING TO SOTHEBY’S INTERNATIONAL REALTY CANADA‘S LATEST TOP-TIER REAL ESTATE REPORT.
That upward trend is expected to continue well into 2015, with historically low mortgage lending rates, a solid Canadian economy and an ongoing flow of immigration, migration and foreign investment into Canada’s major markets – particularly Vancouver, Calgary, the Greater Toronto Area and Montreal. The report released today examined properties sold in the $1-million-plus range in 2014, analyzing sales volume, the number of days on market, and the percentage of homes that sold over asking price. The findings reveal double-digit gains in the sale of luxury homes. The GTA led the pack with a 38-per-cent increase over 2013 – head and shoulders above Canada’s priciest market of Vancouver, which saw gains of 25 per cent, and Montreal’s 21 per cent. With demand up and inventory down, luxury homes favored sellers in 2014, showing a drop in days on market and a rise in the number of homes sold over asking price in the GTA and Vancouver. The steady rise in the benchmark price of a typical, detached single-family home (now well beyond the $1 million mark in what are considered “conventional” neighbourhoods) has propelled the price of luxury homes upward in these cities as well. According to Sotheby’s International Realty Canada president and CEO Ross McCredie, “2014 was another benchmark year for high-end real estate in Canada, as demand continued to be fueled by historically low lending rates, a strong economy and steady immigration and migration into Canada’s major cities. We expect the market to remain strong in the GTA and Vancouver well into 2015, and for demand to outweigh available inventory, especially when it comes to detached singlefamily homes. The outlook for Montreal and Calgary is positive, but more conservative – both cities are heading into the year positioned to maintain balance.”

If you’ve fallen behind and your credit record has become tarnished, where should you go from here? First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history. Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be. You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise. Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card — anywhere from six months to a year — you can ask for the security requirement to be dropped and your deposit returned. Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

WHY YOU SHOULD PAY ATTENTION TO THE BANK OF CANADA

very six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” At least, this is what they’ve been screaming since September 2010. Well, the Bank recently shocked everyone by dropping its rate to 0.75 per cent. Related reading includes how the economy has shaped the central bank’s decision to change (or not change) the rate, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment. To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.
If you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each of these announcements. If the overnight lending rate goes up, so could your mortgage payment. Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (say, at 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. Before this latest BoC rate announcement, the overnight lending rate sat at one per cent for four years straight. Economists don’t predict any major upwars movement in the near future, so you may not need to worry about this for a while. When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal. Having just bought a new house, I remember that feeling well. My husband and I were swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home was more expensive. Second, it was further away. Third, it was in a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house – and we still consider it worth the trade-off – we couldn’t help those pangs of fear. So, how can you cure that case of “I wish I never...” and “What if...”? Here are three ways to stop buyer’s remorse dead in its tracks: STOP LOOKING. You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal. STOP LISTENING. You’ve made your buying decision based on your needs and

Should I have waited out this hot market? We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say it, the home you just purchased.
wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. Does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it.
STOP WORRYING. You’ve done your homework, haven’t you? You’ve scoped out
a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals: realtor, home inspector, lawyer. What more could you have done? Buying a new home – especially for the first time – is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it. Nothing will ruin your home-buying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment.

five things to watch in Canadian real estate in 2015.
‘OVERHEATING’ IN THE HOUSING MARKET
Bank of Canada Governor Stephen Poloz spooked many Canadians in December when, in releasing the Bank’s semi-annual Financial System Review, he said that home prices could be overvalued by as much as 30 per cent. Only weeks before, the chief economist for Canada Mortgage and Housing Corp. reassured Canadians that overheating wasn’t a serious concern. “The housing market does have a fairly bright outlook,” Bob Dugan said. “We don’t see overheating as being a problem in any of the markets across Canada,” he said. “Some markets are stronger than others, particularly in western Canada.” We also sought insight and reaction from a leading mortgage broker, Calum Ross. “Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy,” he said. “Saying there is a Canadian housing market is not that dissimilar from saying there is a Canadian temperature – the term itself is irrelevant.” MORTGAGE RATES
In its most recent interest rate announcement, the Bank of Canada once again held its influential overnight target rate at one per cent – where it has sat since September 2010. Most economists don’t expect any notable rate increase in 2015, including BMO’s chief economist Douglas Porter. But if rates do begin to inch up, the impact will be interesting to watch. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter said. “We do believe that at long last rates will begin to creep higher, but we are only looking at a quarter-point hike by the Bank of Canada.” Calgary, Toronto and Vancouver – which have seen significant price gains in the last few years – are among the markets most vulnerable, he says. 66 NEW CONDO GUIDE | VOLUME 23 ISSUE 02 | NewHomeAndCondoGuide.ca

Canadians are loving the cheap gas at the pumps these days – freeing up coin for us to spend on other consumer goods – but falling oil prices could cause a farther reaching economic shake-up. Is it a short-term blip or a more prolonged development that could lead to dramatic change? TD Economics, for one, forecasts downgrades in economic growth in the oil-rich economies of Alberta, Newfoundland and Labrador, and Saskatchewan. In its latest Provincial Economic Forecast in December, TD said real GDP growth in Alberta is expected to fall from its recent trend rate of more than four per cent to 2.3 per cent in 2015-16. Accordingly, after topping the 2014 growth charts by a wide margin, Alberta is expected to trail Ontario (2.5 per cent) and BC (2.4 per cent), where activity is expected to gain a step relative to 2014. A prolonged oil and gas slump could also affect the real estate markets in Alberta – but experts say any slowdown will only bring the province more in line with growth in the rest of Canada.

ven at the best of times, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you. Think of the following tips as “moving etiquette”:

This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause inconvenience. » Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.
» Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. » Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it.
» Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.
» As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease – some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving.
» If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet.
» Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage.
» The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer, or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized.
