Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new home costs. How? You can thank a party completely unrelated to the home building industry – Canada Border Services Agency (CBSA). As our story on page 14 discusses, CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies. Why is getting a home inspection as important as it gets? By Cody Battershill
ONE OF THE MOST important things
when buying or selling real estate is to ensure that you get a professional (and thorough) home inspection before making any decisions! Whether you are buying a resale listing or perhaps a new property directly from a builder, a home inspection will provide you with the confidence to move ahead and commit fully to a purchase while also uncovering any potential issues that may not have been noticed at an initial glance. And for sellers; if you are selling your property, a home inspection can make you aware of any issues that need to be fixed before listing that could potentially be a legal burden after the sale. Absolutely no one wants this kind of head ache! A proper inspection consists of an indepth visual examination of the entire home structure including: » mechanical systems » air-conditioning system » electrical system » heating system » interior plumbing systems » roofing and ceilings » walls and visible insulation » doors and windows » home foundation » basement and any other visible structures If you are attending the inspection and the inspector has missed one of these or you are unsure if they have covered it or not, make sure to ask! After an inspection is completed, the inspector will provide you with an analysis of any findings he or she has – both positive and negative – and point out any major concerns while
also giving suggestions on how to go about fixing any problems (mostly for sellers or builder responsibility). Learn during the inspection Another benefit of getting a professional home inspection is that usually you (the buyer) have the opportunity to accompany the home inspector and learn a great deal about things such as initial and standard maintenance tasks as well as about the property’s core components and structure. The more knowledge you have about these types of things can help you maintain your home to the fullest while also boosting resale potential over the years until it’s time to sell. Once you buy a resale home there is very seldom a warranty and typically no recourse if you have missed a defect or maintenance item. Missing such a thing could end up costing you money, although I have seen exceptions mostly related to improper or no disclosure by the previous seller which then leaves the decision up to the buyer to take legal action. To spend $400 (give or take) to safeguard your decision and have

peace of mind that your future home is sound is one of the best investments you can make. Same goes for sellers who want to make sure that buyers are made aware of all defects and issues with the home before selling. A lengthy and professional home inspection could save you untold thousands of dollars or at a minimum give you the full picture to make an educated decision. Happy house hunting, and remember – get a professional and thorough home inspection before making any decisions!

wanted to make a home in one of the most popular communities in northwest Calgary’s will need move quickly with the launch of the final phase. “We’ve just released 125 lots in our final phase of Nolan Hill, which will complete the community well ahead of our anticipated schedule,” says Steve LePan, marketing director for United Communities, developer of Nolan Hill in northwest Calgary. “We initially expected Nolan Hill would be
developed over seven or eight years, but because the response has been so tremendous it’s only been five years since we broke ground. “Nolan Hill really benefited from the hot market in 2014, leading the way in permits in the northwest, but it continues to be in high demand because it has so much to offer,” he says. “And what’s appealing about in this final phase is buyers can purchase a new home in an established community with all the amenities already in place.

“We have the Gates of Nolan Hill, which is a really great retail spot with a Sobeys, State & Main pub, a gas station, liquor store, a barber, pet hospital and hot yoga, as well as eateries – really everything you want within walking distance,” he adds. “We also have playgrounds, parks, pathways, ponds already built and people love the location and its convenient access to major routes and nearby shopping centres, the theme, the architecture and the abundance of greenspace.” Phase 10 offers the last opportunity for people to buy a front-attached garage home and the just released lots provides a choice between 29-ft.-wide zero lot line and 34-ft.wide standard. “A number of the lots are on

Exorbitant duty on drywall hurts business, homebuyers: CHBA PROVISIONAL DUTIES on gypsum board
(drywall) recently announced by the Canada Border Services Agency (CBSA) represent punitively high additional costs for business and homebuyers, according to the Canadian Home Builders’ Association (CHBA). CBSA invoked the Special Import Measures Act on Sept. 6, making a preliminary determination of alleged dumping of certain gypsum board originating from the U.S. to western and northern Canada. The ensuing duties, effective immediately, will have far reaching detrimental effects on struggling Canadian businesses and economies, CHBA says. “The scope of the anti-dumping investigation only considers the domestic market for drywall producers, not the impact on the rest

of the industry and end-users,” says Kevin Lee, chief executive officer, CHBA. “There was not sufficient attention paid to the unintended downstream effects of this decision or the implications for the public interest. “These extremely high duties ranging from 105.2 to 276.5 per cent, on about half of the drywall sold in western Canada, will severely affect the businesses of drywall contractors, builders and renovators, who will face losses on contracts already in place for the months ahead. At a time when our governments are seeking to avoid further housing
price increases, this duty will send both house prices and affordability further in the wrong direction.” “Supply shortages and higher costs for drywall are the last thing we need in the already vulnerable Alberta market,” adds Carol Oxtoby, a developer in Calgary. “We should be concerned that smaller companies may be forced into bankruptcy, as existing contracts may force them to fully absorb cost increases. As the Alberta economy seeks to recover, a duty that harms businesses and damages affordability for homebuyers is a major step in the wrong direction.

temperatures here, a landscape consultation might not be on your mind. But should it be? Hiring a landscape contractor should be exciting and satisfying, but it can be a discouraging time for some homeowners. Are you unsure of where to begin? Not sure who to contact? Here are a few tips to get you started on your landscape construction project. Have a plan. You can never call a company too early to plan for the following 34 YPNEXTHOME.CA
season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early, can allow for your project to be started in your desired time frame. A consultation with a reputable landscaper is the best place to start when planning your outdoor project. Here, you can essentially interview your landscape contractor and become familiar with their ideas, company procedures and overall vibe. Hiring the right professional landscaper
is the most important step of your project. It is beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Once a professional is selected a conceptual landscape design can be established. This will allow the homeowner to help visualize their yard before construction begins. It is important to understand that quality landscaping requires substantial investments of time and money. Thus, having a budget and planning around that budget will be crucial. One should also consider what kind of space is desired. Must it be safe for children? How much entertaining do you do? Are you a gardening green thumb? Or would you prefer no maintenance at all? Budgeting for today and tomorrow FOR MOST PEOPLE, purchasing a home is a very exciting time, but it can also often bring on stress and anxiety. As a mortgage professional, it would be easy for me to just simply qualify my clients for the purchase of their home and arrange their mortgage financing. While we use terminology such as “total and gross debt service ratios” when it comes to qualifying, it goes far beyond what the computer or even an underwriter says you are approved for. I like to take into account, what I like to refer to as the reality test. The last thing I want is to be contacted by a client regretting their home purchase, because they are struggling to make the mortgage payments. What I recommend clients do prior to purchasing a home is preparing a detailed budget. The reason is, even though I am mandated to use two affordability ratio calculations to determine whether a client qualifies for mortgage financing, there are so many variables that these ratios don’t take into account. This may include such things as vehicle, life and home insurance costs, cell phone and internet bills, clothing and restaurant expenditures just to name a few. Once you receive the keys to your new home and have made a few mortgage payments, there are other costs you need to budget for. Whether it’s the purchase of a new vehicle, or the cost of fuel and repairs to maintain an existing one, an increase in condo fees and property taxes, or the purchase of new furniture for your home, these are just some of the financial obligations you might be dealing with sometime down the road. In today’s interest rate market, we are enjoying some of the lowest mortgage rates we have ever seen. But as the old saying goes, “all good things must come to an end.” This too will be the case with interest rates, as they will eventually increase, but when and to what extent, we

don’t know. So for clients who are borrowing money at today’s historically low rates, be mindful that if rates go up significantly, they might experience what is referred to as “payment shock.” One thing to consider when purchasing a home is to not necessarily purchase based on the maximum amount you qualify for. By doing this, you are giving yourself a buffer to allow for any unforeseen expenses or increase to your mortgage payment down the road. At the end of the day, it is exciting
to purchase a home, and start generating your own equity instead of contributing to someone else’s by renting a place to live. It’s all about finding balance. The key is to make sure that you are not “house poor” from the get go, and give yourself the flexibility to be able to manage unforeseen expenses or increases to regular monthly costs. Proper care for your flooring Q: We’re buying a new home so could you provide me with some advice on the proper care and cleaning of different types of flooring? A: “Homes today can have three or even four different types of flooring so it’s important to know how to maintain each one as it will contribute to a longer life for the product,” says Mike Houssin, general manager of All Floors Design Centre, which is a long-term supplier of flooring to Shane Homes. “I also recommend that people choose the right flooring types to suit their lifestyle. For example, if you have dogs and children you may want to choose laminate over hardwood.” When it comes to hardwood and laminate floors the maintenance is similar – regularly vacuum with a soft brush attachment or use a microfibre dry dust mop, and use a slightly damp mop to spot clean. You can also occasionally use an approved cleaner such as the Bona line of products.
“It’s important to not introduce too much moisture to these floors and you don’t want to use any detergent-based cleaners as they can damage the surface,” Houssin says. For tile floors, you can clean them similar to hardwood and laminate floors, however, you can also mop them with mild soap or a specified tile floor cleaner. “With tile floors you want to use a cleaner that does not contain acids or ammonia as they can damage or discolour the grout.” With carpets, Houssin suggests vacuuming two to three times a ASK AN particularly EXPERT: byin HEATHER RYAN week, high traffic areas to keep it looking like new. “Clean any spots or spills immediately with approved products such as ShawR2X cleaner. Also, in order to comply with most manufacturer warranty guidelines, I would recommend having the carpet professionally steam cleaned every 12 to 18 months,” he says. “And you can find more information on carpet cleaning at www. carpet-rug.org.” Houssin also provides some general advice: put down mats inside the exterior doors to avoid tracking dirt onto the rest of the floors; clean any spills promptly; use protector pads under furniture legs especially with hardwood and laminate floors to prevent scratches; and change the air furnace filter regularly to reduce air borne dust particles. Homes by Dream launches in two Dream communities

nown for developing highly-regarded communities in Calgary and area for more than two decades, Dream will, for the first time in the Calgary market, expand its traditional role with the launch of its Homes by Dream brand in the company’s Vista Crossing development in Crossfield and its award-winning EvansRidge community in northwest Calgary. The addition of its homebuilding arm will enable Dream to fully achieve its ambitious vision for its communities, preserving a high standard of quality throughout – right from turning the first soil on site through to homeowners walking through their front doors. While a fresh face on the Calgary building scene, Homes by Dream has actually been building homes in Western Canada for more than 40 years, and Dream has assembled an experienced team of professionals locally to take the homes from design through to construction, says Michael Tandara, director of marketing.
