Smaller households, smaller homes Canadian households are shrinking, according to Stats Canada. Seven decades ago, the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become
increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes we live in.
Welcome to spring, finally

Spring is finally here – no, it really is – a period in the real estate industry normally associated with busy season. It’s that time of year when, after what’s turned out to be a pretty mild winter, many Canadians emerge from hibernation and want to get out and search for a new home. Builders, too, often use this period to launch new developments, and add incentives to entice buyers into snapping up remaining inventory in existing communities. Spring this year in Calgary comes with the additional market
characteristics that may be a little more challenging than other parts of Canada. Still, combine these developments with what are expected to be continuing low interest rates, and you have a pretty welcoming environment to begin your home search. And if it takes a little longer than the spring season, as the Alberta and Calgary economies regain lost momentum, take your time – homebuying opportunities will likely still be there later in 2016.

Showhome Review | BROOKFIELD RESIDENTIAL
cover story
Brookfield opens popular showhome models in
Fireside in Cochrane BROOKFIELD RESIDENTIAL is marking its first time selling
homes in a community outside Calgary city limits with the opening of two stunning new showhomes in Fireside in Cochrane. “We’re really excited to bring our unique home styles to Cochrane,” says sales manager Ashley Buchanan. “We launched in February and we’re getting a great response from people, many who are residents in Fireside and want a different design or to move up. “We’ve brought our most popular models to Fireside,” Buchanan says, noting the two showhomes are the Belvedere and the Hudson. “The Belvedere has been one of our most popular floorplans in Calgary the past 10 years, and we’ve refined it so there is no wasted space. It’s very efficient and meets the needs of families today. 8 YPNEXTHOME.CA
“The Hudson was launched in Symons Gate (in northwest Calgary) in 2015 and it’s been extremely popular. I think 80 per cent of the homes we sold in that community have been this model because it’s a very versatile three-level split-level design with lots of options.” In fact, one option at the 2131-sq.ft. Hudson showhome in Fireside is an awesome dog wash station off the mudroom from the garage. “A lot of people say this is a brilliant idea and want to include it in their home even if they don’t have a dog because they

can wash off muddy boots and clean up before going into the rest of the house,” Buchanan adds. Walking into the Hudson, the entry is down a few steps from the main level creating a sense of privacy, and proceeding up the stairs you get a great view of the two-sided fireplace that is shared with the outside and there is a large great room, kitchen and dining area all on the same level. Up a few steps from the main level is a spacious bonus room
highlighted by a stunning brick feature wall, a 14-ft. vaulted ceiling and, depending on the elevation, it’ll have either large windows or sliding glass doors to a balcony. The top floor has a large master bedroom with a walk-in closet and spa-like ensuite featuring a freestanding tub, double vanities and a walk-in shower. It also has a goodsize laundry room and two secondary bedrooms, but there is an optional layout that includes a fourth bedroom.
“The Hudson has a mini-estate feel at a great price point,” Buchanan says, noting it’s priced from $452,000 plus GST. The 1,445-sq.-ft. Belvedere, which starts at $372,000 plus GST, has a central kitchen “so it really feels like it’s the heart of the home and it offers a great space for entertaining. The unique feature in the home is the curved staircase, which is an architectural detail that you don’t expect to see in a smaller home,” Buchanan says. “It also has a large great room and dining space, which has room for a table that can seat six or eight.” Upstairs, the master bedroom has a nice ensuite with a walk-in shower, although you can have a tub, and there are two secondary bedrooms, a full bathroom and laundry room. The standard plan has a two-storey space open to below, which was closed in for the showhome to feature a full laundry room upstairs. “We have a great variety of lots in Fireside that we don’t often get to offer in the city,” Buchanan says, including walkouts, those backing onto greenspace and some deep lots. Brookfield is also currently offering a special incentive of $15,000 in free upgrades. For more information, visit the Fireside showhomes, open 2 to 8 p.m. Monday to Thursday and noon to 5 p.m. weekends and holidays, or visit discoverfireside.com or livebrookfield.com MAR 25 - APR 22, 2016 | NEW HOME GUIDE 9

Advice | THE HOMEBUYING PROCESS
Builders addressing need for healthier indoor air quality By Donna Moore
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DUE TO OUR CLIMATE, we spend
a good deal of time indoors, and for this reason the home building industry has taken strides in recent years to better understand the connection between indoor living environment and personal health. Builders are making an effort to address concerns about the quality of indoor air, so today’s new homes offer a healthier, fresher living environment. Poor indoor air can have a detrimental impact on your health, from a general sense of not feeling well to contributing to allergies. Moulds and dust, improper combustion of heating equipment and off-gassing from building materials, furniture and household cleaners can seriously affect the air quality in a home. Unfortunately, such contaminants are common and often present without the homeowners even knowing it. Extensive research has provided a solid underpinning for many of the techniques used by home builders to ensure good air quality in your home. In the Calgary region, several builders, developers and suppliers to the industry are contributing to quality and energy efficient homes. They are also working to create healthier homes and choosing measures that can reduce the environmental impact of your home and increase its comfort and healthiness. To help create a healthy indoor living space, there are various
T S E C
A
t
initiatives that can be undertaken. For example, good indoor air quality begins with solid construction that prevents air leakage and moisture penetration. So, eliminating dampness and cold spots increases comfort and can prevent mould growth. Exterior walls that are well-insulated with air barriers, vapour retarders and careful caulking are the starting points, supplemented by the installation of energy-efficient windows. Getting rid of moist, stale air is one way to ensure good indoor air quality. An effective approach to this is a heat recovery ventilator (HRV). The HRV serves as the lungs of your home bringing in fresh air from the outside and exhausting stale air from the inside. Excessive moisture, dust, and other “pollutants” that are part of everyday living are diluted and expelled throughout the day, and incoming air is filtered to ensure the system is not bringing in problems from the outside. It’s also pre-heated by the outgoing air to save energy – the heat recovery part of the system.
In today’s new homes, heating equipment is energy efficient and state-of-the-art. Forced-air furnaces deliver a smooth flow of filtered air for even temperatures. Combustion air comes directly from the outside and exhaust air is vented to reduce risk of noxious fumes inside your home. Increasingly popular are in-floor radiant heating systems, which provide steady, consistent warmth, reducing on-and-off heating cycles. Home builders are also able to reduce the amount of contaminants brought into your home by using low or no off-gassing materials. Your builder can also help you to plan ahead by choosing products that don’t collect dust or by installing a central vacuum system with direct outside exhaust. You can maintain healthy indoor living that can be enjoyed all year when you begin with the right home.

A: If you are building with Shane Homes or Creations by Shane Homes, visiting the Homzz website ahead of time is a great way to speed up your selection process at the Expressions Design Studio, says Brenda Kasianiuk, social media, marketing and sales associate for Shane Homes and Creations by Shane Homes. “Homzz is an online inspirational photo gallery featuring hundreds of professional photos of kitchens, ensuites, fireplaces, entertainment centres, wet bars, spindles and railing, showers and exterior elevations by Shane Homes and Creations by Shane Homes,” she explains. “Visitors can browse by floor plan model or they can view an inspiration gallery of photos. Our site is similar to Houzz, but only features photos from our homes. By browsing through the photos,
you can see a variety of design styles with unique finishings and features to help you determine your preference.” Users are able to register, create a secure account and save all of their favourite images in their own personal ideabook — in one easy to access location. From there you can easily share information with family and friends. Homzz also has a social sharing feature, which allows people to share images on Facebook, Instagram, Twitter, Pinterest, and other social media sites. Also, as a Shane Homes purchaser, when you book an appointment with one of the interior designers to choose your interior and exterior ASK AN EXPERT: by HEATHER RYAN design selections you will be able to review your favourite photos with them. “This is very helpful in helping you find the right interior and exterior selections to suit your personal style,” Kasianiuk says. “One of the goals we had in designing Homzz was to include photos of actual homes featuring the different options available on our floor plans,” she adds. “By having photos, purchasers don’t have to try and visualize what the space will look like. This can help in picking the model, choosing the options and designing their home.” This exciting design tool is available online 24/7. TURN YOUR LANDSCAPE DREAM INTO REALITY By Brad Jackman
WITH THE SUN SHINING AND TREES AND PLANTS blooming to life, landscaping may be at the forefront your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate before they begin the process. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are a few tips to guide you through a satisfying landscape construction experience and turn your landscape dreams into reality.
1
Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame. 22 YPNEXTHOME.CA
2
Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials it may be more or less of an investment one season to the next. However, it is sometimes more cost effective to do the whole project at once. Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision.
4
Know your options. When deciding which landscape company to hire, do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your options include patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices and it pays to explore all your options carefully. A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. Landscape 360 is a full-service landscape construction company. Hire a professional. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. MAR 25 - APR 22, 2016 | NEW HOME GUIDE 23

Urbana in Nolan Hill Showsuites provide an all-inclusive package for homebuyers
28 YPNEXTHOME.CA
CREATIONS BY SHANE HOMES recently opened two new showsuites for its immensely popular street town development – Urbana in Nolan Hill. The Deco and Turin showsuites are 1,510 and 1,368 sq. ft., respectively, featuring modern design selections and highly functional open floorplans. “The street towns may look smaller from the outside, but once you step inside they feel much larger and do not feel like a townhouse,” says area manager Deb Gearey. “They feel like a single-family home because the designs are so open and bright, as well as the stairs are strategically placed, so there’s no wasted space. There is also a wide open space in the basement that can be developed into additional living space. “The designs are very clever and we’re getting a really great response from people,” she adds. “We just opened the showsuites in mid-February and have already sold several of the Deco models because people love the design so much.” The Deco welcomes you home with a large front entry that has two closets and windows surrounding the door bringing in plenty of natural light, while spotlighted art

niches flank the entry to the living room for an elegant touch. The open design of the living room and central dining room is perfect for entertaining, and the kitchen with its large island ensures ample space for serving family and friends. There is a mud room off the kitchen and a halfbath tucked around the corner from the living room. Upstairs, the owners’ suite is large enough to accommodate a kingsized bed, there is a good-size walkin closet and the ensuite features a five-ft. shower. Two generously sized secondary bedrooms, a full bathroom and a convenient laundry complete the second floor. “The second showsuite is the Turin, which is a best seller for us; it’s a nice starting point for couples or young families because of the price point and the open concept,” Gearey says. “People love the kitchen because the peninsula can seat four quite comfortably and there is plenty of room to entertain.” The Turin’s front entry opens to the living room that is made bright by three large windows. There is a spacious central dining room and a niche by the stairs, which can hold a hutch, hall table or a desk. The modern U-shaped kitchen offers substantial counter space and storage and there is a mud room with an ensuite off the rear entry. “People love that this floor plan offers a large owners’ suite with an ensuite that has lots of storage, a large walk-in closet and a walkin shower,” Gearey adds. Again the design provides for spacious secondary bedrooms, a full

bathroom and an upstairs laundry. “A number of buyers are also opting to develop the basement to get a fourth bedroom.” Urbana’s collection of 96 twostorey street towns feature a double detached garage, front and rear landscaping, a patio, a chain-link fence and, most importantly, no monthly condo fees. As well, exceptional standard features abound such as nineft. main-floor ceilings, granite countertops, stainless steel appliances, tile backsplash, upstairs laundry with full-sized washer/dryer –
and all starting at an affordable price in the $390,000s including GST. Besides the new showsuites there are two other street town models available the 1,463-sq.-ft. Ardis and the 1,553-sq.-ft. Milan. A 1,368-sq.-ft. Aldyn showsuite is also available for viewing. Urbana in Nolan Hill street towns are 80 per cent sold. Secondly, the true cost of home ownership typically ranges between 20% and 40% more than a mortgage payment alone, so buyers need to be comfortable with total monthly housing costs that are 20% to 40% above their current rental rate. Advice | CALGARYISM
10 Things new-home owners should do right away to begin saving money By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DID YOU JUST MOVE INTO a new home? While you’ll definitely have a ton of things to do around the house post move-in, there are some simple tasks you can do that will help reduce energy and maintenance costs and send you well on your way to saving some coin over the long term. It is recommended that you do these tasks as soon as possible as you will save more, and, they will be much easier to perform before you lose all that new home hype nearly all buyers have after move-in. Without further ado, here they are:
1. Adjust the hot water tank temperature down to about 55 degrees Celsius Most people don’t have the need for water hotter than 55 degrees Celsius. Water at temperatures any higher than this can actually end up burning you or your children anyways and it takes an incredible amount of energy to keep it above this range. Think about it; you’ll save money and make your home safer at the same time. 2. Buy a water heater blanket for the hot water tank Most brand new water heaters are well-insulated, although some are definitely better than others. It doesn’t cost much to buy a water blanket for the hot water tank; it will improve its efficiency enough for long-term savings by reducing the amount of heat it loses to the environment (no 34 YPNEXTHOME.CA
real system is perfect). Make sure you avoid covering the top, bottom, thermostat or burner compartment and follow the instructions very carefully. 3. Wrap exposed water lines with insulation Just like your hot water tank, water pipes also lose heat to the environment. Wrapping them with a good quality insulation is easy to do and will save you some cash over the long haul. This works especially well in cold basements and garages where insulating pipes can affect the temperature of circulating water through your home by a degree or two. 4. Change the air filter Check your AC unit and/or furnace air filter right away once you move-in as it could be clogged up from dust and
other airborne grains resulting from construction. You’ll want to pick up maybe two or three air filters at once from your local home department store and change them every three or four months – maybe more often during spring and summer as dust tends to accumulate rapidly during warmer seasons. A clogged filter not only impedes air quality, but also negatively affects the flow of air through your home meaning that your air handling system has to use more energy to do its job – while pumping out lower quality of air. No one wants that! 5. Consider installing ceiling fans Ceiling fans are an inexpensive and efficient way to keep air circulating through your home. Because of the movement of air that they cause, you can get away with keeping the
or south side of your home can also shield it from those cold prairie winds during winter time. Also, let’s not forget that mature trees are a lovely addition to properties if in the right position and have the potential to add substantially to your homes resale value. Planting them as soon as you move in means they will mature and begin serving their intended purpose before you know it. 9. Double-check the attic insulation – and add more if need be Chances are that your new home may have an unfinished attic. Grab a ladder and take a gander inside with a flashlight while checking to see if there is insulation between beams, on the ground and that it is at least a foot thick everywhere you look. If you are unsure as to what kind of insulation to buy, try the local home department store – those guys are experts – or check your basement storage to see if there is some left over from construction.
thermostat a degree or two lower in the winter and a degree or two higher during the summer. Remember that fans should be blowing air downwards during the summer and upwards in the winter. Simply find the reversal switch on the fan at the beginning of each season for best results. 6. Buy a clothes rack for the laundry room Hang drying your clothes is one way to guarantee that they stay in tip-top shape for a very long time. It is also a great money-saving method that will cut off a few bucks from your energy bill every year which does add up over the long run. 7. Buy CFL or LED lightbulbs (if you don’t have them already) Considering that these types of
lightbulbs have more longevity than your typical ones and are most cost efficient, there is no reason not to buy and use them in your new home. Most new properties come with full LED lights already, but it never hurts to have more waiting for when they do eventually die out. 8. Plant shading trees close to your house Planting deciduous trees on the western and eastern sides of your home can help reduce heating and cooling costs year round. During the fall and winter, deciduous trees lose all there leaves allowing more sunlight to hit the side of the home. On the flip side, during spring and summer when the leaves bloom they act as a shield to sunlight and keep the home cooler. Planting coniferous trees on the north
10. Window films If you’re really adamant about saving some cash, you can always invest in special window films to help prevent heat loss during the winter and heat absorption during the summer. Sure, the amount of coin you’ll save may be very small, but it all adds up over time. Start Saving Now! Collectively between all of these methods, you could be saving anywhere from a few hundred to over a thousand bucks depending on your home and measures taken. Either way, I would say that the initial financial investment is definitely worth it – don’t you? Average household income SUNNYSIDE AND KENSINGTON are
two of the most beautiful inner-city neighbourhoods you will find in Calgary. Steps away from the Bow River, residents find themselves in nature with an incredible view of downtown Calgary. This vibrant and bustling community is overflowing with great coffee, amazing food and fantastic retail. Lifestyle Sunnyside-Kensington has a vibrant and cultural lifestyle that encourages residents to be active and get outdoors with their family. It is a small-business owner’s paradise with a lot of support from the Business Revitalization Zone and other retailers. With its wide selection of great restaurants and cafes, you can expect to see the rest of Calgary flocking to this foodie hub on a regular basis. Vibe People often describe the area as half yuppies and half hippies — an exaggeration, perhaps, but the mix of luxury shops and high-end dining with indie coffee and consignment shops furthers that thought. 46 YPNEXTHOME.CA
Meet the neighbours Baby boomers meet hipster barisatas with a healthy dose of young families, resulting in a diverse, vibrant and cultured community. The area houses higher income professionals, while young artists and musicians also choose to call it home. An abundance of parks and schools make this area desirable for families that are active and passionate about living in a welcoming and flourishing community. In the area Living in this area is more expensive than other inner-city neighbourhoods. However you can still afford to get great food and coffee for a decent price. The Safeway grocery store is among the most expensive locations in the city, but the frequent local markets make it easy for consumers to buy produce directly from its source. Planes, trains & automobiles Sunnyside-Kensington is excellent for utilizing Calgary’s public transit system, with bus and train services catering to residents and visitors. A thriving cycling community means bikes are

more visible on the roads and plenty of bike racks are dispersed throughout the neighbourhood. Cars are also welcome, thanks to the very busy 10th Street, but good luck trying to find parking in the area. Real estate The real estate market is booming in Sunnyside-Kensington. Beyond the beautiful heritage homes that inhabit most of the area, there are many renovation projects in the works along with brand new condo developments. There is also a fair amount of mid-century walk-up apartments that are ideal for renters. However, finding the right home might take some time due to low vacancy throughout the inner city.

Advice | MORTGAGE MOGUL
Are you working with the right team? AS A FIRST TIME HOME buyer, to
say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So where do you start? Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage. As soon as your mortgage preapproval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions. After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future. Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with the company that holds your car or life insurance may be an excellent start. If you are looking to see if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like 48 YPNEXTHOME.CA

“Making sure you are surrounded by the right team of professionals can make all the difference from start to finish.” a mortgage broker, they will shop your application to several different companies looking for the best price and coverage. Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer. Like any professional, not all are created equal, so calling around or getting referrals from friends and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation.
Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage. By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…this has been a mortgage moment with The Mortgage Mogul.
