CELEBRATING 25 YEARS
“Turning Ideas into Reality”
For over 25 years, Gulf States Real Estate and our affiliate companies have been providing commercial and residential real estate brokerage, property management, construction, and development services to our clients. I would like to say that this was all my idea, but it was not. Over the years, our clients challenged us to expand our service mix to better meet their needs.
Certainly, it was not an easy task to build a TEAM of individuals with diverse talents, backgrounds and experiences. However, with the right people, we have been able to produce some incredible projects for our clients and within the communities where we are. We are now active in over a dozen states around the U.S. Our geographic diversity combined with our unique product mix have proven to be essential in navigating natural disasters, pandemics, major shifts in business climates, and increasing governmental regulations.
I am so proud of our team! I want to thank them and our clients for their contributions and support. Looking forward with extreme confidence to “Turning Ideas Into Reality” for the next quarter century and beyond. -Mike Saucier, President

As Executive Officer of the Northshore Home Builders Association (NHBA), Jenny Dexter’s days revolve around the needs of the organization’s members—namely builders and professionals directly connected with the home building industry—running the day-to-day operations of the membership organization and managing administrative functions for their other entities, including the NHBA Charitable Trust, Raising the Roof Foundation, and the NHBA PAC.
PEOPLE YOU SHOULD KNOW
Dexter Jenny
“As a membership organization, NHBA is the most influential advocate for home building professionals on the Northshore,” Dexter notes. “We advocate at the local, state, and national levels regarding code and regulatory requirements, elevate our members by providing educational opportunities and resources on best practices, and engage with members by providing a variety of events and networking opportunities. We also promote our members and industry by showcasing our members, partnering with other organizations, and instituting workforce development programs. All of this is tremendously beneficial to the larger community.”

Dexter has officially been part of NHBA since February of 2024, when she took on the role of Executive Officer, though she was briefly involved with the organization 20 years ago as a beneficiary of Raising the Roof for Charity raffle home and through grant opportunities while she served as Executive Director of K-Bar-B Youth Ranch in Lacombe, Louisiana.

“Having lived in St. Tammany Parish for most of my life, my roots in the community run deep,” Dexter notes. “Having earned a degree in Psychology from the University of New Orleans and later obtaining a master’s degree from the University of South Alabama, I feel has equipped me with an understanding and appreciation for diversity in human behavior, but also organizational dynamics— both of which have served me well in my current position. In my work as EO, my greatest challenge is building upon the legacy of my direct predecessor, Amy Ybarzabal, and that of previous Executive Officers while also starting new initiatives and growing the organization and benefits of membership.

“Having lived in St. Tammany Parish for most of my life, my roots in the community run deep.”
“Throughout my career in the non-profit sector, I have held various leadership positions focused on serving different segments of our community including children adolescents, young adults, and older adults,” she continues. “However, a common thread across these roles has been a focus on ensuring access to quality, safe, and affordable housing—which ties into my work at NHBA. Due to my previous professional experience, I bring a variety of nonprofit and leadership skills to NHBA, including fiscal management and budgeting; organization of fundraising events; working in affordable housing opportunities; working with federal, state, and local grant funders and regulatory bodies; managing personnel and strategic planning, as well as being able to look through the lens of diversity and inclusion to meet the needs of everyone.”
Outside of NHBA, Dexter’s focus is trained on raising her two children, ages 15 and 13.

BRINGING UP BABY
STORY BY LIESEL SCHMIDT
Women have been having babies since the beginning of time, but bringing a little one into the world, like everything else, has gotten more and more expensive. According to recent research from the PetersonKaiser Family Foundation (KFF) Health System
Tracker, giving birth costs an average of $18,865, including pregnancy, delivery and postpartum care. In many cases, insurance can mitigate those costs, but not everyone has insurance.
And then comes the costs of caring for your new baby.
Food, clothes, diapers, toys, strollers, bedding… the list goes on and on.
Aside from the costs, there are feelings of isolation and being overwhelmed that can follow on the heels of giving birth, when there’s no time to shower, much less eat a hot meal or spend time with friends. Postpartum depression is also a common concern, though it’s not always an issue that new mothers know how to address or even recognize.
All of these are reasons that Haute Off the Rack digital content creator, Jennifer Perrault, launched Haute Mama Collective in May of 2022, shortly before the birth of her second baby boy. “I had really challenging pregnancy and postpartum experiences,” she explains. “Still, I realized that I was fortunate because I had all the support and resources I needed to get through the challenges. I wanted to create an organization that would help moms who aren’t as lucky to have the village that so many of us do. Every mom deserves to enjoy being a mother, and I hope to encourage all the women who are fortunate enough to have both the financial and physical support they need for their own families to give back to the women who do not have the same type of care that they deserve.”
To that end, HMC hosts events that celebrate motherhood and womanhood, during which time items are collected to donate to local charities providing mothers in need with products and services such as those offered by Northlake Crisis Pregnancy Center and Touro Hospital. “Our mission is to make motherhood a little easier by connecting new moms to goods and services that set them up for success, and I’m proud of bringing women in my community together to create awareness that fellow new moms need our help,” says Perrault.

“I also love bringing women together at these events to celebrate friendship, philanthropy, and motherhood. I call these women who take time out of their days to donate and attend the events ‘Haute Mamas.’ To me, a ‘Haute Mama’ is sincere, authentic, caring, and uses their privilege to give back to others. They care about their children and the well-being of themselves, their families, and their communities.”
HMC currently only collects physical items for mothers in need. However, event guests may also donate money toput towards specific items requested from the benefitting facility to be purchased following the event.

What makes you standout as a realtor?
I maintain my ranking of being among the top 20% of real estate agents in the greater New Orleans area. One thing specifically that I am proud of is my reputation within the industry. I have worked in this industry for 10 years and have a great working relationship with my fellow agents in the market. I bring a level-headed and professional approach to the table and it’s all about making a win-win for our clients.
Who was a mentor to you?
Sue Dericks was a mentor for me in this business, being a sounding board and sharing her knowledge and expertise that she gained throughout her 30 plus years in the real estate industry. Unfortunately Sue passed away this year, but she left a positive legacy on our community. Sue being with Keller Williams, our brokerage created the Sue Dericks Legacy award that I was awarded this year. I was so honored and will continue to carry on her legacy in our community!

It Makes a Difference: Why Work with a REALTOR®
The state’s real estate market has been fast-paced and competitive, primarily because the available inventory is low. Whether you are dealing in residential or commercial, especially in this climate, real estate transactions are time-consuming and complicated.
Is it worth your time and money to hire someone who has kept up with industry changes inside and out, and is engaged in the business full time? Definitely! A REALTOR® who is knowledgeable and professional will save you time and money. Real estate licensees who are members of the National Association of REALTORS® (NAR) and the state association, Louisiana REALTORS® (LR), market themselves as REALTORS®, and they are accountable to a strict Code of Ethics to remain in good standing. Partner with someone who can handle all the details, so you don’t have to.
What makes a knowledgeable and professional REALTOR®?
Real estate transactions involve one of the biggest financial investments you will ever experience. Here are four ways to ensure you are well-represented:
Save the stress. A Professional REALTOR® should make the process feel seamless, handling issues that may arise during negotiations, inspections, the mortgage process, etc. REALTORS® are better equipped to handle difficult situations in your best interest, keeping you at ease during what could be a long and stressful process. More importantly, they should commit to maintaining regular communication from day one until closing so that you are always in the loop on your transaction and prepared for the next step. A REALTOR® will keep you focused on your negotiating position, especially in a multiple offer situation. Leveraging the service of a good REALTOR® to manage
your transaction can save you thousands of dollars and unnecessary stress. Time is money. Scheduling open houses and showings can be overwhelming.
An advocate looking out for you and only you. Professional REALTORS® are part of an association to keep a pulse on the ever-changing rules and regulations governing property sales, which can directly affect the market. Remember, this is a legal transaction with a lot of moving parts. You need someone who fully understands the entire process and brings expertise to the transaction. Select a REALTOR® that understands your needs and puts your interests at the forefront. Make sure to work with a REALTOR® that has good relationships with others associated with the transaction – this means expert recommendations on professionals to help you navigate any unforeseen issues.
Get the inside scoop. Your REALTOR®’s knowledge of the community and information about specific neighborhoods and development plans is invaluable. REALTORS® are often pillars of their community, serving as a collective voice and invested in issues that protect homeownership and property rights. They know the market and have the tools to identify and connect great opportunities for buyers and sellers. The engaged REALTOR® pays attention to the constant flow of information from NAR & LR on issues that impact the real estate market.
A professional you can trust. Committed to learning. A trusted REALTOR® goes beyond licensing requirements to seek out educational opportunities, like nationally recognized designations or certifications. Knowledgeable REALTORS® go beyond the minimum continuing education required for licensees and have a thirst for information to better serve you. They may leverage the experience of their colleagues or associate with companies that offer ample growth opportunities. Be on the lookout for REALTORS® with valid credentials in their signature or business cards - like ABR, CCIM, CRS, GRI, SRS. Taking and investing in these additional steps better prepares agents to handle tricky transactions with skill and poise.
Louisiana REALTORS® (LR) is the statewide trade association of 16,000+ residential and commercial practitioners. Its mission is to connect REALTORS® to resources for success while championing economic development and serving as an advocate for homeowners and private property rights. There are 10 local associations across the state under the LR umbrella – each one provides location-specific resources and service for its members.
Unlock and see why a REALTOR® is the key. Visit larealtors.org/consumers to find a REALTOR® today.

Being NABORly
By Liesel Schmidt
Necessity is said to be the mother of invention… but it’s also often the mother of change.
When Leslie Ortego welcomed her fourth child into the world and discovered that he was on the Autism Spectrum, she realized she needed to find a career that would allow her to parent and care for him differently. “Ultimately, I needed more control over my time,” she recalls. “A good friend of mine who was already achieving great things as an agent suggested that I do the same.”
And so she left her career as the director of sales for a national hotel chain and obtained her real estate license. She subsequently joined the Northshore Area Board of Realtors (NABOR) in 2014 as a Realtor and was elected to the board of directors in 2019 before her appointment as 2024 president.

“I've had the honor of leading and nurturing a top-producing real estate team, overseeing the growth and success of a couple brokerages and spending considerable time coaching agents across the Northshore and beyond,” says Ortego of her career over the last ten years. “I specialize in helping first-time homebuyers, and having the privilege to help change people's lives through homeownership is one of the most satisfying opportunities I've been a part of. Under my guidance, 300-plus first-time homebuyers have turned their dreams into addresses.
“I feel that serving as the 2024 NABOR president highlights my commitment to both my profession and my community,” she goes on. “It's a role that requires balancing the interests of a diverse group, a skill I've honed through years. “

In addition to her work as a Realtor and serving as the 2024 NABOR President, Ortego is also a huge supporter of the local Realtor community. She is actively involved with several causes, including the 5K Purple Run for a locally owned domestic violence advocacy group as well as advocating the rights and inclusion of individuals on the Autism Spectrum.
Local involvement is essential because it's the glue that holds neighborhoods together, transforming them from just a collection of houses to a supportive, and connected community,” Ortego says. “By engaging in local community initiatives, we can help contribute to the area's growth and well-being, ensuring it remains a place where you love to live and work. It also opens the door to meaningful connections, shared goals, and making our community not just a location, but a home.”
In whatever role she fills—both professionally and as the single mother to five—Ortego does so with a desire to leave her mark: “In the end, my notable achievements are not just awards or titles, but all of the lives I've been honored to touch, the communities built, and the l egacy of resilience and determination that I hope to leave behind.”

Really Works!

Direct FROM THE GROWERto You

The idea for Garden Spot of Mandeville began decades ago when Judy King started growing ferns in greenhouses on her property, in Bush, Louisiana. Ferns take a while to grow to a size in which they are sellable and so Tommy, King’s husband, started growing vegetables to sell since they are faster and smaller. It was at this time he realized the potential of growing annuals and perennials and selling them to friends.
Word began to spread and people from all over started coming to the greenhouses in search of beautiful plants. They eventually had the idea to open The Garden Spot of Franklinton, an outdoor store created to sell locally grown, quality plants. The store became very popular, enticing people from all over and so the King’s decided to open a store in Mandeville to reach a larger audience.
Thus Garden Spot of Mandeville was born and today both locations are run by Tommy and Judy’s daughter, Sandy, and her husband Tony. Just as they started, annuals and perennials are still grown at the local greenhouses and both locations continue to serve their communities well with high quality, locally grown plant materials and expert customer service.
Garden Spot of Mandeville is a family-owned retail garden center, offering customers a wide selection of high-quality products. Our annuals and perennials are grown at our nursery located in Bush, Louisiana, and our shrubs and trees are sourced from local nurseries so you can rest assured that your plants are coming directly from the grower to you.

MOM FIRST, MORTGAGE MAVEN SECOND BartoStephanie SUPER MOM
Stephanie Barto is not just your typical mortgage professional; she’s a powerhouse balancing career success with the joys and challenges of motherhood. Since 2003, she’s been deeply entrenched in the mortgage industry, excelling as the branch manager and senior loan officer at GMFS Mortgage since 2012. With a remarkable track record, she’s been the state’s top loan officer for an impressive 11 out of 12 years, a testament to her unwavering dedication and expertise.

But beyond her professional achievements lies Stephanie’s most cherished role: being a mom to her three beautiful children, William, Lillian, and Jack. Juggling the demands of a high-pressure job with the responsibilities of parenthood isn’t easy, but Stephanie and her husband have mastered the art of teamwork. They’ve honed their organizational skills, relying on meticulous planning and unwavering routines to keep their family running smoothly.
For Stephanie, being a working mom isn’t just about paying the bills; it’s about setting an example for her children. She wants them to understand the value of hard work and commitment, and she leads by example, showing them that success is achievable with determination and perseverance.

Stephanie’s commitment to her clients is equally admirable. Her motto, “Changing Lives One Mortgage at a Time,” isn’t just a tagline; it’s a way of life. She understands the importance of her role in helping individuals and families achieve their dreams of homeownership, often sacrificing personal time to ensure her clients receive the support they need.
Finding a balance between work and home life hasn’t always been easy for Stephanie, but over the years, she’s learned to seamlessly integrate the two. Her office has become a second home for her son, where he can do his homework while witnessing his mom’s dedication firsthand.
Despite her demanding schedule, Stephanie prioritizes quality time with her children. Whether it’s working out together at Ochsner or creating magical memories at Disney, she treasures every moment spent with her family.
Stephanie’s love for her children shines through as she describes each of them with heartfelt affection. William, her kind-hearted soul; Lillian, her strong-willed mini-me; and Jack, her humorous, loving snuggle buddy—each one holds a special place in her heart.
In Stephanie Barto, we see not just a successful professional, but a loving mother whose dedication and love enrich the lives of everyone around her. She embodies the true essence of a supermom, inspiring us all to strive for balance, success, and above all, love.

PAWS FOR A CAUSE |
Ribbon Cutting by Parish President Mike Cooper of the Rainbow Bridge donated to the community by Scott’s Wish x Mardi Paws
“Paws for a Cause” commemorated the productive collaboration and notable accomplishments of Scott's Wish, Mardi Paws, and the St. Tammany Parish Department of Animal Services.
Scott’s Wish and Mardi Paws extends its heartfelt appreciation to the community for its unwavering support, enabling us to extend a helping paw to the sole open admission animal shelter serving St. Tammany Parish—the St. Tammany Parish Department of Animal Services. Over the span of nearly four years, we've facilitated transports to loving homes up north, provided specialized medical veterinary care for injured strays, supported adoption initiatives, and constructed play yards for enrichment. These collective efforts have contributed to the department's commendable “no-kill” accomplishment.

CHIC CHATEAU

The massive home in Madisonville where Mandi and Brandon Buie are raising their four children is an impressive and imposing sight from the moment you set eyes on its white stucco French modern exterior, surrounded by meticulously manicured landscaping.
Story: Liesel Schmidt
Photos: Eugenia Lubrano-Gangi of NOLA RE Marketing

Built in 2020, the home comprises 3887 square feet of living space to include five bedrooms and four and a half baths. Inside, the towering windows allow generous light into the homes spacious rooms and open floorplan. Immediately demanding attention overhead in the living room, coffered ceilings seem almost to mirror the casements of the windows at the back of the home, overlooking the backyard. Grounded in medium-toned white oak plank flooring that runs throughout the home, the home bears a cohesive aesthetic of modern luxury set against a canvas of creams and whites that allow Mandi’s love of Gilded Age design and French influence to shine through. “I love making things pretty,” says Mandi, who homeschools her four children in the home, while her husband, Brandon, is the owner of Roof Guardian, LLC. “It’s always been my passion, to create beauty, peace, and harmony in my surroundings. I’ve always loved designing both fashion and interiors, especially repurposed pieces, vintage angels, and Blessed Mother statues.”

“It’s always been my passion, to create beauty, peace, and harmony in my surroundings.”

That love of beautiful things is evident throughout the home in its décor, luxurious finishes and styling. The kitchen, one of the most used spaces for the large Buie family, is particularly note worthy for its white custom cabinetry along the perimeter of its L-shaped space, with backlighting in the glass-fronted side cabinetry and a striking tiled backsplash. Dual islands offer contrast, with a dove grey center island and a far island in black cabinetry—all crowned with Calcutta marble. Thermador appliances add a sleek touch, with stunning twin beaded chandeliers hanging overhead.

Over the last two years, the family have made the spaces theirs, from the well-appointed playrooms to Mandi’s impressive “Queen bedroom” closet. “When we first moved back to Louisiana from Evansville, Indiana, where we’d been living, we went to the Parade of Homes,” says the Chalmette native. “Walking into a Troyer Builders home was love at first sight, so when this house became available in Madisonville, we just felt that it was meant to be. We’ve only lived in this house for two years, but we definitely love sitting on the patio, watching the girls on the trampoline, and our youngest dig in the dirt and ride his four-wheeler. I love being upstairs when time stands still for a bit, doing schoolwork on the floor with the younger three of them, and my oldest allows his dad and me to hang out with him sometimes in his man cave for a little while.”

Crawfish Cookin’ for a Cause held their annual fundraiser at the Mandeville Lakefront Splash Park. Teams competed for a chance to boil the best crawfish in town while gathering the community together for a great cause. All proceeds benefit Grant’s Gift Foundation and Project Red Light.

HOGAN + CONOR
With a shared love of the law to get the ball rolling, Hogan Paschal and Conor Gaffney’s first meeting in 2016 started on common ground and kept them rooted in place. “We met in law school at a party in New York City hosted by a mutual friend,” explains Hogan, who, like Conor, is now a practicing lawyer.
“We immediately hit it off and then just spent the whole night talking.”

Story by Liesel Schmidt // Photos by Josh Williams
All that talking turned into a relationship, and after five years of dating, Conor knew that it was time to make the contract between their hearts a binding one. “My parents had come into town, but I had no idea why,” Hogan recalls of the day in 2021 that changed everything. “We were in our backyard, and Conor asked me to marry him. After he proposed, my parents came over with champagne. We celebrated before a nice dinner at The Franklin, one of our favorite spots, and then he surprised me with a party with our close friends at a bar in our neighborhood.”
Two years later, on October 28, 2023, Hogan wore a simple, bias cut silk slip dress, reminiscent of Carolyn Bessette Kennedy’s dress from the ’90s, to meet Conor at the altar. Standing on the front porch of The Derbes Mansion in New Orleans, the couple exchanged some very personalized vows and were pronounced married before leading their 177 guests in a second line around the block and into the backyard of the mansion for their reception.

Being in New Orleans, the food being served was reflective of the local cuisine —to include rabbit fricassee, white beans and mirliton stew, gumbo, and other favorites with a heavy New Orleans influence, all catered by Elysian. “People were absolutely raving about the food and how delicious it was,” says Hogan. “We had many guests from out of town who had never been to New Orleans before, and I think we gave them a good taste of all that the city has to offer, with the food and the second line and the whole feel of the day.”
Sweetening up the night, the couple offered their guests three cakes from Bywater Bakery—one dragonfly, one chocolate, and one Chantilly crème. After the evening came to a close, the festivities continued in true New Orleans form with an after-party, which featured a very special guest. “Our good friend ran to our house and brought our dog, Willa, over to the after-party, which was very much a highlight,” Hogan says.
Having been sent off to start their new lives together, the newlyweds honeymooned in Namibia, Africa. Back home in New Orleans, they have a lifetime of love to look forward to—along with some very well-crafted debates.

FACULTYfeature Veronica Fucich
ASSISTANT PRINCIPAL
WHISPERING FOREST ELEMENTARY SCHOOL
Who, specifically, in your life influenced your decision to become an assistant principal?
I knew I was interested in becoming an administrator when I saw the Assistant Principal at my own school, Kellie Ainsworth at Bonne Ecole Elementary School, interact with the students. She knew everyone's names and knew their families. She greeted them all in the mornings, and I wanted to have that kind of impact on a school. It became a goal of mine.
What is your biggest challenge as an assistant principal?
The biggest challenge I face is wanting to do it ALL. I am hands on, and I try to be everywhere at once. This is an easy way to get burned out, so I have figured out how to prioritize my day, and the students are always at the top of this prioritized list.
What do you feel is the biggest reward of being an assistant principal?
There are so many rewards! It is hard to narrow it down, but when I load the buses in the afternoon, and I tell our students to have a good evening and receive a ton of hugs goodbye, along with smiles and waves—my cup runneth over! Rewards galore in this job.

How do you foster an engaging learning environment for students as an assistant principal?
I try to support our teachers any way possible. They are the ones in the trenches. They are the ones who create these amazing, warm classrooms where so much learning is taking place. When I support them, I know I am fostering an engaging environment for all students to be successful.
If you could leave the students with one message, what would it be?
For our Whispering Forest students, I would assure them they are cared for; they are important, and they are our future. We don't take this lightly, and there are grown-ups all over campus who want to see them to do well and celebrate their successes. I'd also tell them to be kind, read books, and learn something new every day. After all, they are in the right place to do just that!
