In the Bluegrass, more than 10,000 people die from cancer each year, with lung cancer as the most common cause of cancer deaths in the state. In fact, Kentucky has the highest rate of new lung cancer diagnoses in the nation.
“There are currently 84.8 cases of lung cancer per every 100,000 people in the state, while the U.S. average is only 54.6 out of every 100,000,” said Dr. Irfan Waheed, Pulmonologist at Med Center Health.
“It is a silent killer, so when someone notices symptoms the cancer may have spread or is at an advanced stage. Examples of symptoms include coughing up blood, shortness of breath, or pain in the chest.”
Early detection is critical. Med Center Health offers low-dose CT lung cancer screening, a noninvasive scan that can detect lung cancer at its earliest stages. When lung cancer is caught before it spreads, the likelihood of surviving five years or more after diagnosis improves to 63%.
“When we detect lung cancer at stage one, it is much more treatable,” said Dr. Rahul Rajeev, Cardiothoracic Surgeon at Med Center Health. “We can surgically remove the portion of the lung that has cancer, and we use minimally-invasive
techniques, so most patients won’t have any functional difficulties after surgery. Stage one cancer is usually characterized by a small tumor that has not spread outside the lungs.”
Med Center Health was recently named a Center of Excellence by GO2 for its ongoing commitment to providing the Southcentral Kentucky community with patient-centered, evidence-based lung cancer care. Med Center Health offers the area’s only Lung Nodule Program. This program offers next-level, fasttrack care to bring new hope for patients. The Lung Nodule Program’s goal is to detect cancerous lung nodules at the earliest stages and then provide treatment quickly before the cancer advances to a higher stage.
Med Center Health’s Lung Nodule Program consists of a team of 12 providers, including pulmonologists, radiation oncologists, medical oncologists, and cardiothoracic surgeons. Together, this team of providers has more than 200 years of clinical experience. The team meets every Friday to discuss new patients.
“We review all of the cases we are going to see in clinic that day,” said Dr. Rodney Steff, Pulmonologist at Med Center Health. “As a group, we determine
what each patient needs next — whether that’s a CT scan, PET scan, blood test, or surgery. By the time the patient sits down with their physician, we already have a clear plan for diagnosis and treatment.”
At Med Center Health, lung cancer screening is more than a test — it’s the first step in a comprehensive, coordinated approach to care.

“Amy is my best decision.”

Dave Chandler likes to say he came to Bowling Green “for one semester” in 1977 to figure out how to pay for the next. One semester became a life. After earning a geology degree at WKU and two years in the field, he took a flyer on real estate, worked a decade at local brokerages, then launched Chandler Real Estate and bought his first property in 1986. Amy (formerly Amy Hale Milliken) is Bowling Green born and raised. She sped through WKU in three years, graduated from law school, and walked straight into public service. In 2004 she was appointed, then elected, as the first woman to serve as Warren County Attorney, a post she continues to hold.
Work still animates Dave, but he’s honest that his passions have widened. “Real estate built our platform. Golf keeps me sane. Service gives it meaning.” Amy’s passion is service in both her job and nonprofit work. “My job is where the law meets people’s everyday lives. Victims, families, kids. You can’t phone that in.”
The couple’s giving has a consistent thesis: expand access and widen ladders. On the Hill, Dave’s lead gift helped create Chandler
gift reflects their belief in education’s power to transform lives.
“The goal is simple. Leave it better than we found it.”
They knew of each other for years, but the real connection started with one of Dave’s “curiosity lunches,” his practice of inviting someone interesting to a monthly meal for a year. They’ve now been married two years, with a life orchestrated around three daughters—Abby, Chloe and Ruth E— and now a grandson as well. They now have a calendar that often bends to the cheer schedule. “Family first,” Dave says. “If it’s not on the calendar, it isn’t real.”
Memorial Chapel, a quiet, interfaith place for reflection that he hoped would offer “a place of solitude” to WKU’s students, faculty, and staff. This past year, a $7.5 million leadership gift from the Chandlers helped deliver a new home for the Gordon Ford College of Business—now Amy and David Chandler Hall. “Western Kentucky University holds a special place of pride in our hearts,” Dave said when the naming was announced, adding that the
Off campus, their philanthropy shows up where stability is built early. The Foundry Christian Community Center’s preschool initiative is one they often highlight, and the couple’s support has been public and sustained, including a major gift toward the preschool’s launch. “If you change the first five years, you change a neighborhood,” Dave says. United Way, Junior Achievement, local arts organizations, and neighborhood efforts have also benefited. “We try to back people doing the daily, unglamorous work,” Amy says.
Ask what they’re most proud of and each points to the other. “Amy is my best decision,” Dave says without blinking. “She sees the person in front of her, not the problem.” Amy returns the serve: “Dave’s story—from a single-parent household to building companies and then giving those resources back—is why I fell in love with him. He’s never forgotten where he started.” Dave credits a village of “coaches, preachers and my mother” for keeping him aimed in the right direction, and he talks often about two

maxims: “In America, there is a price to pay for poverty and for success. You choose which one to pay,” and “It’s not how much money you have, it’s what you do with it.” The book that rewired his thinking early on was Think and Grow Rich, which he still hands to young entrepreneurs. Amy’s influences begin at home. “My dad told me I could do anything—and that included things people assumed a woman couldn’t do,” she says. “He expected excellence, not excuses.” Professionally, she cites mentors like Justice Charles Reynolds and Judge Basil Griffin for modeling fairness and backbone. In office, she has pushed on practical access—public-facing tools, collaboration with schools and law enforcement, and programs that keep families stable. Amy’s work has gone well beyond Warren County, she drafted the Ordinance which established the Right to Work law in Warren County, marking our community as the first county in the United States to pass anything like it, which created a domino effect of other county’s passing the same law. She’s also proud of the work that happens far from a podium: “When a victim feels heard, or a family gets to a better place, that’s success.”
As for the road ahead, they talk more about direction than destinations. “We want to keep building a legacy we’re proud of,” Dave says, citing continued focus on earlychildhood education, WKU and projects that make living in our community tangibly better. “Preschool, housing, talent—those levers matter.” Amy nods: “The goal is simple. Leave it better than we found it.” Their shared hope is that their proudest achievement is still in front of them.

On Saturday, January 31st, St. Joseph’s School hosted their annual bid and benefit auction at The Venue at 939 Adams presented by Lockshield Partners. Attendees arrived in Parisian-inspired attire to enjoy a night of dinner, drinks and an auction all benefiting St. Joseph’s School. Catholic education was established in Bowling Green to provide an education with strong academics but more importantly, a strong faith-filled education built around our Catholic beliefs and traditions and this tradition continues today. The school is an interparochial school, serving the children of Holy Spirit Parish, St. Joseph Parish and the community of Warren County. Set inside the gated Olde Stone golf course community, 863 Keystone Drive reads like a love letter to modern Southern living, with a coastal-point-of-view. It sits on a corner lot and immediately makes its presence known with double front porches, the kind that invite slow mornings, hellos to neighbors, and a glass of something cold when the day finally exhales. And then there’s the view: a deck that looks out toward the clubhouse and the 18th green, giving the home a sense of place that feels both polished and peaceful.
Built in 2022, the home offers roughly 4,073 square feet, four bedrooms, and four-and-a-half baths, with an openconcept layout designed for real life, not just showings. The heart of the home is bright and tailored, with a kitchen that’s ready for weeknight rhythm and weekend hosting alike, paired with a living space anchored by a gas-log fireplace. It’s the kind of backdrop that makes everything feel a little more intentional, whether you’re plating takeout or planning a dinner party.
One of the smartest touches is the primary suite on the main level, giving the home an easy, long-term livability. Upstairs, additional bedrooms keep everyone close while still offering breathing room, and the extra spaces in the home’s layout, including an office and bonus room, create options: a homework zone, a media room, a workout space or a quiet place to close the door and focus.
But what really pushes this home into “destination” territory is how it treats the outdoors as another living room. Covered porch space, a deck, and an enclosed patio extend the footprint into the open air, with details like outdoor lighting, a gas grill and a sprinkler system that make it feel cared for and turnkey. Add in the hot tub, and you can picture the routine: golf views by day, a soak under the stars by night. Even the practical elements are thoughtfully handled, including a three-car attached garage that faces the rear, keeping the street view clean and classic. Altogether, 863 Keystone isn’t just “upgraded” in the listing sense, it’s composed. It offers the comfort of a newer build with the charm of a porch-forward neighborhood, wrapped in one of Bowling Green’s premier lifestyle settings.

A love letter to modern Southern living.

One Rare Night: Unmasking PKAN was held at La Gala on Saturday, February 21st, bringing the community together to raise awareness and support for families affected by Pantothenate Kinase-Associated Neurodegeneration (PKAN), a rare inherited neurological disorder that impacts movement, muscle control and overall quality of life. The event honored the Pitcock family of Tompkinsville — Dr. Chris and Amber Pitcock, who lost their son John Luke to PKAN in 2021 at age 7 and continue to fight for their daughter, Gracie, who is 6. Their story continues to inspire hope and determination in the search for a cure.
Proceeds from the evening benefit the Loving Loic Foundation, a nonprofit dedicated to funding groundbreaking gene therapy research and supporting families affected by PKAN. Researchers at Oregon Health & Science University and the Horae Gene Therapy Center at UMass Chan Medical School are collaborating on a potential gene therapy trial that could treat — and possibly cure — PKAN, with hopes of beginning human trials as early as this year. The Southern Kentucky real estate market continues to prove its resilience, entering 2026 on the heels of another record-breaking year. While the national landscape has seen its fair share of shifts, our local region remains a beacon of stability and growth. According to the latest data, the demand for a quality lifestyle in Southern Kentucky is higher than ever, driven by steady population growth and a communityfocused economy.
Data reveals that 2025 was a landmark year for residential activity. A total of 3,081 units were sold, maintaining the upward momentum seen over the last several years. This activity was accompanied by a continued rise in property values, with the average sales price reaching $302,991.50. This trend underscores the enduring value of local real estate as both a personal sanctuary and a sound investment.
In a recent statement regarding the region’s trajectory, the 2025 President of the REALTOR® Association of Southern Kentucky (RASK), Christine Morgan, shared:
“Southern Kentucky continues to be a wonderful place to call home, and that is reflected in the strength of our real estate market. People are putting down roots, businesses are investing and our communities are growing with purpose and pride. Homeownership remains an important part of the American dream, and I am confident our local market will remain strong as we continue building a future that serves our entire community for years to come.”
As we look further into 2026, the sentiment remains optimistic. With favorable interest rates stabilizing and continued investment in local infrastructure, Southern Kentucky isn’t just growing—it’s thriving.

AUCTIONEER/REALTOR
In 2016, Zachary French was working as a fire sprinkler fitter when a serious injury forced him to step away from the physical demands of the trade. What felt like a setback at the time eventually turned into an unexpected calling — one rooted in service, purpose and helping others navigate the most important transitions in life. This transition required a total shift in perspective, moving from the technical precision of construction to the nuanced, relationship-driven world of real estate.
While recovering from his injury, Zach found himself drawn to the fast-paced, highstakes world of the auction industry. What started as mere curiosity quickly evolved into a passion. He went on to attend the Kentucky Auction Academy in Bowling Green and later earned his real estate license during the height of the uncertainty of the COVID era — determined to build a career centered on transparency, strategy and a people-first mentality.
Today, Zach specializes in real estate auctions, estates, land and residential property throughout South Central Kentucky. His work often involves families navigating major life changes — estates, inherited land, downsizing and complex property decisions — situations that require more than just a sign in the yard but rather a high level of empathy and a customized strategy. He understands that these moments are often the culmination of a lifetime of hard work, requiring a steady hand and a compassionate ear
“I believe every property and every family deserves a thoughtful plan,” Zach says. “Especially in estate situations, there’s a lot more at stake than just numbers. There’s history, responsibility and emotion involved, and that deserves a high level of care and respect.”
Zach’s unique approach blends the urgency and market driving power of the auction block with the patient guidance of traditional real estate, allowing sellers to choose the specific path that best fits their financial goals and timeline. He works closely with a network of buyers, sellers, attorneys and fellow agents to ensure each transaction is handled with absolute clarity and professionalism from the first handshake to the final closing. By bridging these two worlds, he provides a comprehensive toolkit that standard listings simply cannot match.
A significant portion of Zach’s business comes through agent referrals, a testament to his reputation within the local industry, and he’s quick to express his gratitude for the professional community that surrounds him.
“I’m incredibly thankful for the trust of my referral partners,” he explains. “This business works best when we collaborate. I’m always happy to step in as a resource, a problem-solver or a specialist when another agent needs specific support for their client's unique needs.”
Known for his straightforward communication and steady presence, Zach has built his professional brand around one simple defining promise: Zach has your back.
“It’s more than just a tagline for me,” he says. “Real estate is often an individual’s or a family’s largest financial asset, and when people trust me with that responsibility, I take it seriously — every single time.”
Outside of the office, Zach and his wife live on a farm in southern Barren County with their three children and dogs. He enjoys spending his free time outdoors hunting, fishing, camping and hiking — and values the same sense of community and stewardship in his personal life that he brings to his business every day. Whether he is out in the field or at the auction podium, Zach remains deeply committed to the land and the people who call it home.

OWNER & BROKER ASSOCIATE NEXTHOME REALTY EXPERTS
Connor Raymer’s real estate story started early, and it has never slowed down. After beginning at Western Kentucky University in fall 2010, he earned his real estate license in April 2012 at just 20 years old while completing his degree in Corporate and Organizational Communication with a minor in Sales. He graduated from WKU in 2014 and later obtained his Broker license in June 2018 at age 27, strengthening the foundation for a career built on both experience and long-term commitment to Bowling Green.
Raised in a real estate family, Connor was involved in the business long before he ever had “Realtor” in his title. During the foreclosure boom, he helped with REO properties and supported the back end of transactions through BPO data entry, property preservation coordination and operational field work. That early exposure shaped how he works today: practical, process-minded and focused on doing things the right way.
Today, Connor and Greg are celebrating nine years as owners of the NextHome Realty Experts franchise in Bowling Green, following a decade serving South Central Kentucky under Raymer Real Estate Services. While they operate one local office, they’re aligned with the broader NextHome franchise, which has grown rapidly over the past decade, now spanning more than 600 offices and 5,500 agents nationwide with over $11 billion in annual volume. Just as important to Connor is the team close to home: he and Greg lead the Raymer Team alongside a group of trusted local agents, many of whom have been with them since the early days. He describes it as a high-character, relationship-driven group they’re proud to represent in the community.
A lifelong Bowling Green resident and a 2010 Greenwood High School graduate, Connor met his wife, Becca, at WKU. They’ve been married eight years and are raising three boys, including twins JJ and Bo, plus their youngest, Hunter, with a fourth son due at the end of April. Their nine-year-old mini goldendoodle, Murphy, holds “family baby” status and keeps the household glued together. The Raymers are members of Crossland Community Church, and most evenings are spent at a ballfield or basketball gym. Connor also enjoys WKU athletics, Colts football and family trips to 30A and other go-to spots.
Connor serves on the Bowling Green Area Convention and Visitors Bureau Board and volunteers through Crossland. He believes servant leadership is both a responsibility and a privilege. In real estate, his daily challenge is helping clients move past one-size-fits-all market narratives. His approach is educationfirst, because “there are markets within markets,” and every decision is nuanced. JAGOE HOMES
Ashley Bell is a New Home Sales Consultant with Jagoe Homes, where she has spent the past five years helping buyers find the right fit in Bowling Green’s fast-moving market. A Western Kentucky University graduate, Ashley earned her bachelor’s degree in marketing in 2017 and quickly gravitated toward new home sales for a simple reason: it lets her connect with people while guiding them through one of the biggest financial decisions they’ll ever make.
Ashley currently lives in Stagner Farms, a Jagoe neighborhood, which gives her a firsthand view of what today’s buyers want in a community and in a home. When she’s not in a model home, you’ll likely find her baking, reading, or spending time with friends and family. What she enjoys most is watching a home come to life, from the first conversation to movein day. “Being able to connect families with the home that’s right for them is truly a blessing,” she says. Clients appreciate her steady communication and relationship-first approach, and Ashley is clear about what matters most to her: “I have my clients’ best interests at heart, and I’m there every step of the way, whether they’re finding a home, building, or closing.”
She credits Bowling Green’s continued growth to a strong employment base, its proximity to Nashville, and more remote workers choosing a city with charm and an ideal size. Ashley expects that momentum to continue as more people discover Bowling Green and its local restaurant scene.

REALTOR CRYE-LEIKE EXECUTIVE REALTY
Now entering his tenth year in the real estate profession, Klay Kelley remains dedicated to guiding his clients through every milestone of their property journey. His initial attraction to the field stemmed from a desire to transform ambitious dreams into tangible results. "I love that I get to meet so many different people along the way when I am helping my clients," Klay says. "Whether a client is buying a first home, downsizing, purchasing an investment property or leasing or purchasing a space to start or grow their business, it is so rewarding to work with clients and be able to help them reach their goal towards ownership or find the right house that they have been dreaming about."
Navigating today’s market requires a steady hand, particularly as buyers face the continued obstacle of increased borrowing costs. Klay prides himself on being a proactive problem-solver who helps clients find a viable path forward despite these economic shifts. "While current rates are higher than they were a few years ago, it is key to have clients connected with a lender that I know is going to do an excellent job and be tuned in with the most recent programs and offerings. To overcome the challenge of higher rates, I always like to get my clients to speak with a lender about all of the options available, whether that is a refinance in a few years when rates are lower or doing a rate buy-down with the lender."
In a complex industry, Klay believes that success is built on a foundation of integrity and meticulousness. He understands that a seamless transaction requires more than just a signed contract; it requires a realtor who is a tireless advocate and a sharp strategist. "The purchase and sale process has a long list of things that will go into it, and to effectively serve my clients I need to have a keen attention to detail," Klay says. "I often will encounter things within a sale or purchase where I will need to work through something to get a solution, so it is important to be a critical thinker and to be willing to go above and beyond. I also strive to be dependable, because clients are looking for consistency and I work to be in constant communication with individuals."
Licensed in both Kentucky and Tennessee, Klay offers a versatile skill set that benefits both those looking to list their home and those searching for a new one. "Although the two transactions are different, I use my sharply-honed negotiation skills for both buyers and sellers," Klay says. "My marketing and branding expertise comes into play when assisting my clients where I am listing and selling their homes. When it comes to buyers, I take keen attention to detail to listen to their needs, and then help locate the perfect property to meet their needs."
Looking toward the future, Klay is incredibly optimistic about the trajectory of the local region. He predicts that the coming five years will bring continued expansion to Bowling Green, fueled by a thriving local economy and its proximity to other major hubs. "We are seeing the benefit of growth from being business and industry-friendly through initiatives by the Chamber of Commerce and our ready workforce in the area," Kelley says. "We are also seeing growth as Nashville has grown, and as a result, we are seeing an influx into our area of residents and businesses that have been a natural outflow, given how close we are to Nashville."
Away from the closing table, Klay is deeply committed to his community. He focuses his philanthropic efforts on supporting the foster care system in Bowling Green, specifically through his involvement with the James 1:27 events, The Foster House Inc. and the various outreach programs offered by Living Hope's Foster Care Ministry.

SENIOR COMMERCIAL LENDER NMLS #1014851
MONTICELLO BANKING COMPANY
Nick Dunn brings two decades of banking experience to his role as Senior Commercial Lender at Monticello Banking Company, pairing a steady, relationship-first approach with the real-world perspective that comes from being in the trenches alongside business owners and investors. A Western Kentucky University graduate, Nick has built his career around helping clients make confident decisions in commercial and rental real estate, whether they’re purchasing a first investment property, expanding a portfolio or developing a project designed to serve the broader community.
That long-view mindset also shows up in Nick’s day-to-day life. He and his wife, Haley, live in Tompkinsville with their two sons, Louie and Benny. If you’re looking for Nick outside of work, there’s a good chance you’ll find him in the stands at a basketball game, making it a priority to show his boys what support and consistency look like. Louie plays travel basketball with SOKY Hustle in Glasgow and The Warren Elite in Bowling Green, while Benny is just getting started with kindergarten basketball in Monroe County. “I believe in leading by example,” Nick says, and that means building a home environment rooted in support, ambition and hard work. The Dunns are members of the Tompkinsville Church of Christ, and when their schedule allows, family time looks like weekends by the pool, a round of golf or a quick trip together to reset.
Nick’s commitment to community also runs through his involvement with Kentucky Farm Bureau and youth basketball programs. For him, service is personal: those leagues teach kids teamwork and sportsmanship, keep them active and pull them away from screens for a few hours each week. “I serve because I want to put into it what my sons are getting out of it,” he shares, “and I want to give other kids the same experience.”
Professionally, Nick’s path into lending started early. He went to work in banking straight out of high school and continued working in a bank throughout college. That hands-on foundation shaped the way he operates today, because he learned the business by doing it, long before he had a diploma in hand. “The experience while I studied was invaluable,” he notes, “and it set me on the perfect path.” For the past 15 years, he has focused specifically on commercial lending, working with clients through market highs, challenging cycles and everything in between.
Ask Nick what he enjoys most about his work, and he doesn’t start with rates or structures. He starts with people. He values meeting customers who become friends and lifelong clients, and he’s proud of the way those relationships evolve over time. “My clients have grown and learned with me,” he says, “and weathered financial storms as the market has shifted and grown.” There’s a unique satisfaction in watching a borrower’s early plans turn into a thriving business or a staple property in the community, and Nick has had the privilege of seeing that story unfold again and again.
He primarily serves clients purchasing or developing commercial real estate and investment properties, including projects that provide housing and services in lowerincome areas. In a market like Bowling Green, he sees steady opportunity driven by both growth and connection. Nick credits the area’s resilience to the people and businesses that shape it, and he points out that sometimes the most meaningful professional relationships are built in unexpected places, from networking events to continuing education lunches to a hometown basketball league. In his view, that mix of industry and community is part of what keeps Bowling Green moving forward.
Nick describes himself as humble and persistent, with a standard of professionalism that helps clients feel confident in the process. He’s also quick to emphasize that he isn’t doing it alone. With support from the full team at Monticello Bank, he works to make loan decisions fast, clear and practical. “My goal is always to make a deal work,” he says. “My clients are part of the team that brings a closed loan to the finish line, and I want them to feel like they’re an active participant in the process.”
